Experiencia positiva: Overall, my experience has been good, although there are a couple of situations that have not yet been resolved. When I signed the contract, I was enrolled in an AC filter delivery program. The filters were supposed to be delivered every two months; however, I have not received any deliveries yet. I have already spoken with Carlos Barbosa about this matter, but so far, I have not received an answer or an update, and I am still waiting for a resolution. Other than these issues, everything has been going well. The payment process through the website is easy and convenient, and I also appreciate the easy access to the different tools and support available. I would appreciate any assistance in resolving the AC filter delivery issue and providing an update on the status of my enrollment in the program. Thank you for your attention and support.

Experiencia fantástica: We just listed our home for rent with Spartan and it was rented within 24 hrs! We have been so impressed with their systems and processes. We have rental properties in Georgia and the service level has been night and day! 10/10 recommend!

Experiencia negativa: I did try to set up a time to view one of your properties and after having to select 3 time slots to view the home instead of just being able to pick one and having it confirmed, I then had to wait for a response that never came sent a follow up email and was then booked for a time that I no longer had available. I received continuous text message about the appointment and to confirm it, but when I responded to the message, I got an automatic reply that I couldn't respond that way. I also received a calendar invite to which I also sent a response asking to change the appointment time, to which I also never received a response. I then continued to get text message and finally just canceled the appointment because it had become such a hassle and was very indicative of the service, I would likely receive working Spartan Property Management. I left in the notes that exact same information. About 10 minutes later I received a phone call from one of your staff, I was thinking she wanted additional feedback on my experience, nope she was again trying to confirm my appointment, that I had already canceled. I then tried to give her all the feedback I've listed about but she cut me off to see if I still wanted to schedule an appointment. So yes, you very fully earned the 1 star I gave.

I’ve rented homes in Moore County before, and this has been the smoothest experience by far. From the start, their leasing and tenant placement process was professional and straightforward. The home was clean, well-maintained, and exactly as advertised. Communication has been excellent, and any maintenance requests were handled quickly through their maintenance coordination team. It’s clear Spartan Property Management takes rental property management seriously. They are organized, responsive, and truly care about both their tenants and the properties they manage. If you’re looking for a well-managed rental home in Southern Pines or Pinehurst, I highly recommend them!!

Experiencia negativa: UPDATE 9/30/2025: After 4 months of trying to get Spartan Property to address the mold issues in my home, they finally agreed to run a mold test in the house which came back with mold levels almost 10 times over the acceptable level!! That’s right, almost 10 times over the acceptable level!! I was then forced to leave the house as my health was severely impacted. One month later, Spartan finally agreed to remediate the mold but then they only did half the work to remediate the mold—they replaced the duct work but left in place the blower fan which is covered in mold. And then tried to tell me the owner of the property was too cheap to make the necessary repairs!! So in essence, they did nothing and I continue to pay two rents, my personal contents and furniture are destroyed, my health has been negatively impacted and I have incurred significant out of pocket expenses as a result of Spartan Property Management’s complete incompetence. Please don’t use Spartan Property Management for your rentals or to purchase your home. The owner, Birche Meese and his wife could not care less about properly maintaining the rental homes in their company or the tenants who live there. They care only about maximizing their own profit at the expense of their tenants. Whether you are looking buy or rent estate in this beautiful area, you want to do business with a high quality company who cares about their clients/tenants, conducts the proper maintenance of their rental homes and doesn’t subject their tenants to everything noted above. Spartan Property Management is not a high quality company, but is in fact a low quality, uncaring, greedy company who only cares about their own bottom line. 8/15/2025- I rented a home from Spartan Property Management on 6/23/2025. Within a week I identified a very bad smell in the house. I brought in multiple HVAC and plumbing contractors and they each found significant mold and plumbing deficiencies in the HVAC system. I raised the issue 9 separate times with everything documented and they are now claiming there is no issue. I’m having major headaches, respiratory issues and am wearing a N95 mask just to breathe. I have tried to work with them but they clearly don’t care. Please do yourself a favor and don’t do business with a company that engages in deceptive business practices and clearly couldn’t care less about their tenants.

From the very beginning, they’ve taken exceptional care of my property and have treated it like it was their own. They've gone above and beyond in regard to keeping it well-maintained, recommending and filtering tenant requests, and updating me. Experiencia fantástica: Cierra at Spartan Property Management was absolutely AMAZING! We had a bit of a snafu when VRBO changed the price of our booking AFTER booking was made. Called Spartan and dealt with Cierra over the course of several days. She was extremely helpful and communicative. She not only helped us correct the booking error, but helped get us upgraded and made our experience in Southern Pines get off to an amazing start. The property itself was in great shape and was exactly what we were looking for! Would recommend working with Cierra, and staying at a Spartan property 100x over!

Experiencia negativa: Horrible property management company to deal with. Don’t rent with them! The property was sold while we lived there. They were horrible, expected us to accept every showing, no matter time/day. Then they took part of our deposit after we did an in person walk through to see if there were any issues. They told us we’d get full deposit back, then charged us for things they didn’t mention at walk through . And, after having a dozen showings, 2 inspections and 2 appraisals, they never even said thank you for our inconveniences.

Experiencia fantástica: I had a fantastic experience as a tenant with Spartan Property Management. They utilized an app for payment, documents, and work orders. Every work order was actioned promptly especially for A/C and heating. Move out was very easy and they responded quickly with any questions I had. Highly recommend if you are looking for a property manager or as a tenant.

Experiencia fantástica: We moved to North Carolina during Covid and looking at properties was a headache. We read the great reviews for Spartan Property Management and hands-down, we wanted to rent and do business with them. Moving during the pandemic was a disaster but Spartan made the process super easy and convenient for us. There was a lot of agent turnovers when we first got there but after a while, they retained great agents and communication has been great. We had to extend our lease for a month due to the military delaying to move us, and Spartan was super understanding and accommodating and they let us stay until we had to leave. All in all, a great experience and we still call North Carolina home all thanks to them.

The whole team is wonderful to work with but I must mention Carlos Garrido, the maintenance director. I couldn't appreciate his ability to stay on top of projects more, and am very thank full for his very quick response time on all projects large and small. Truly I am appreciative for the whole team, and cannot wait to accumulate more properties for them to manage. By the way, have had multiple management companies since 2011 between NC and WA, I can say I have absolutely not come across a management company as great as this one. The condo we are renting came in great condition but any time we have asked for a service request it has been taken care of almost immediately. Experiencia negativa: Homeowners - find another company to “shield your investment.” My experience with Spartan started out amazing when Bailee was property manager, but quickly went downhill after she left. Lots of turnover with various property managers and employees led to terrible communication. It got to the point where I knew I would have to follow up on emails after I sent them, and an entire week went by without a response or anyone answering my calls resulting in me having to visit their office in person just to speak to someone. (And yes, I called at different times of the day and sent follow up emails.) Multiple work orders went unfinished resulting in me and my husband coordinating contractors that Spartan should have done while the tenants were still occupying the house. The house was incredibly dirty when we moved back in and there was a clear difference in attention to detail on the move out checklists compared to when we moved out versus when the tenants moved out. I hope Spartan is able to hire a quality property manager and have the reputation it once had.

When the insurance adjuster informed me it may be a year for a rebuild, Elizabeth from Spartan had a beautiful, furnished home ready for me, a lease in hand for my insurance carrier and helped created a list of personal amenities that would be provided by the landlord. All this within 24 HOURS of the fire. Elizabeth and Spartan Property Management made my life much less worry free in a time of tragedy. I can’t thank SPM enough!

We were planning a move to the area and wanted a new home before our arrival. My mother had recently moved in with us and we had some specific needs. Given the market has been so "hot," I had some concerns we would not be able to get a home since we were still out of state. Schyler was amazing and assured me that they could help! Schyler and the Spartan team went above and beyond by providing a virtual tour, fast and efficient application process, communicating with the homeowners regarding a change of paint and coordinating painters access to the home. Experiencia negativa: If you're looking for a property management that is unorganized and takes advantage then this is the one. Several of their employees misguided me in my rental application, ran my application fee without my permission, and the owner himself refuses to give me a refund when we are already borderline homeless. They are all about the money they make and don't care who they take it from. They will fail to tell you that you have to be married in order to rent unless all tenants meet 3xs the rent. I was told you could have a co-signer, but was not told that they had to have 3xs the rent as well. After not meeting the criteria, the manager knowingly charged me for the applications even after my boyfriend asked for them to speak with me first. The manager claimed that my boyfriend approved the authorization which he did not. After explaining my experience the owner did not care to fix the situation and credit my money back. I did not authorize the transaction, but I guess customer service is not their thing. I am currently disputing the charges and I encourage anyone else that is thinking about going through Spartan to go to a more honest and reputable property management.

Experiencia fantástica: The property management is the best I’ve ever had from day one of contact, to almost two years in with my property. Balie is so responsive and quick to handle everything. I never worry about a thing. My rent check gets deposited right on time or warned if there’s even a slight delay. I get notified about problems and am given solutions- and the team takes care of everything. I just deduct it from the cost of my rent, and it’s like magic. I thought everyone had such a seamless experience for the cost, but I’ve been very lucky compared to property owners I’ve meant. I’ve recommended them to all of my friends, and I hope other companies can follow in their professionalism.

Experiencia fantástica: We had done prior business with buying our first home through Meese Property Group and was extremely excited to learn that they had started Spartan Property Management when we came down on unexpected orders out of state. We wanted to be able to feel like our home investment was in great hands, cared for like we would care for it, and allow for that stress to be reduced as we would be 1000+ miles away. Baile came right in explaining how the process works, her responsibilities, and ours. She was always dedicated and I always felt like she had our best interest at the forefront at all times. We tossed out a rental number we would have been more than happy with but Baile looked at comps and used her expertise at the professional to say that is too low. She shot for higher. In less than 24 hours of posting our rental I received a call from Baile that she really thinks we could step it up a notch. She was right. In less than a full week of our rental posted with SPM, we had our rental posted and a lease done for $200 more per month than we could have even imagined getting. Baile was a rockstar and we are extremely grateful for her commitment to us, our home, and our new renters. This entire process could have been stressful but it never was, thanks to Spartan Property Management. If you want your investment taken care of, choose the only property management in the Fort Bragg surrounding areas you can trust, SPM!

Balie Modesitt specifically is an phenomenal representation of the company and your property. She is professional, courteous, efficient and punctual. Ms.Modesitt has been nothing short of amazing to work with. As a tenant it is always a concern that you will have a bad or subpar landlord/property management company. With her it is the opposite. She will brighten your day and her passion for her job and helping others shines through in the work she does. I called Ms. Modesitt about a property for rent on a Holiday and was in an emergency situation where I needed to be moved into a place asap. She answered immediately and was extremely happy to help me. She processed my application quickly and I was given keys faster than I had expected. I have had a couple work orders submitted and each one was handled quickly, efficiently and there were zero follow-ups needed. I have referred her and the management company to everyone who has ever asked who the house is managed through and I will continue to do so. You truly are a representation of what it should be to only work for your property owners but the tenants as well!

Experiencia negativa: Worst property management group ever. Terrible to get information from about your home horrible to work with the could careless about you or your property. And if there’s an accident all of a sudden they are no where to be found even though you pay them for a service worst company you could ever trust with your rental property. They have no knowledge about anything if a situation arises for instance eviction or any legal matter they don’t do as requested from the home owner asked for a walk through to have my property checked on when rent wasn’t being paid, they would not do as I asked when tenants were not paying rent in order to make sure my property was being taken care of needless to say ended up by them not doing as I paid for and requested of their so called property management skills or lack of, left me with over 100k worth damage to my property would but if you want some one to take your money, side with tenants, fight you on your requests and not care about your property this is the right property management company for you.
