Experiencia negativa: I have been in my cottage for over 10 years and when PTLA took over in my 2024 - I have no words to even Express my disappointment in a Management company that absolutely has no idea how to handle property management. This was a family owned property and it’s really gone to heck and nobody at PTLA seems to give a care (keeping my words, PG) I have requested a work order to be completed at the time of the ownership change. Six months later, I ended up breaking my leg in three places on the very steps I had requested to be repaired. Money money money it does not matter they do not care about the residence.

I have been a tenant for over 5 years in Contra Costa county, CA and have lived at 3 of their properties as they have allowed me to transfer and upgraded to luxury accommodations. Maria Lacayo has been a dream property manager as she is responsive, kind and compassionate. She is the absolute BEST! She is most definitely an asset to PTLA. When I have any issue or concern, she handles it. I am a loyal customer of PTLA and it has been a pleasure to do business with them.

Experiencia negativa: They dont keep a good track of when you paid rent also they miss apply your rent from time to time to another buildings they manage that may have the same unit number as you

Experiencia positiva: Sandra has been very helpful, communicative and even assisted me in getting my car fixed when I received water damage from a leak. Overall great experience with Sandra, Tyler who was supposed to be our first point of contact has not responded to a single one of my messages. I even called the office one time they said that he was in, and he didn’t even answer.

Experiencia fantástica: Tyler has been awesome- he was working with me to find a 1 bedroom. However I voiced my concerns about Bart accessibility - being a reason I’ll look for something more convenient to my needs. He had no problem connecting me with his colleague Regina, who manages a property that fit my needs.

Experiencia positiva: We’ve been renting from CWP (now PTLA) for 13 years. Our point of contact has always been Nicole Williamson and she has consistently been a kind, responsive, and dedicated. Over the years, we’ve dealt with some ongoing flooding issues in the unit, which have been challenging — but it’s important to note that these issues were out of Nicole’s control and related to the owner’s decisions. Despite it being difficult to get permission for repairs or replacements for some things, Nicole has always done her best to act on our behalf and insist that the repairs be done. She is a good communicator, follows up right away, and genuinely cares about the comfort and safety of her tenants. Her professionalism and patience have been much appreciated over the years, and I really value her commitment and support.

Experiencia fantástica: Working with PTLA has been a dream so far. We've worked with Regina Stone to this point (signed lease agreement, move-in date confirmed) and she has been warm, prompt, courteous, and anything you could hope for in a property manager. I'm excited about our new apartment and the ease of working with PTLA through their web portal moving forward

Experiencia fantástica: I am a fairly new tenant moved into a unit about 5 months ago and although I have had 1-2 issues PTLA has done an amazing job with the maintenance thats been needed. They have the right people with the right attitude helping out throughout every process. Very professional and very friendly. I have had recent work in my unit and they have responded quickly and the work got done pretty fast too. I am more than satisfied with the work provided. Even when applying they were very helpful. As well, the manager at the office is kind and caring. Even the girl at the help desk is super nice. I only had one negative experience with one of their agents there but I think everything else makes up for it honestly.

Experiencia negativa: If I can give a zero rating, I will! I move into this apartment and since moving in, I have no had a single month of peace. If it’s not the faucet, it’s the drain. To top matters we finally moved out and because of a single stain on the carpet, they refused to pay back my deposit but instead sent another bill of over a thousand to cover the carpet. I’ve lived in different places and this is the worst experience I’ve had as a renter. Safe your self from trouble. I wish I had spent a bit more and have my peace. They are just the absolute worse!

Experiencia negativa: Let's start out with Nicole. nicole is somebody that uses threatening tactics Tries to use her husband's job as leverage against you because he's involved with the county which she resides in flat-out told me to my face when I first met her if I ever gave her any problems about this ran down unit I will just evict you. Then they send a fake contractor crew to fix things that don't know how to fix anything kind of like watching videos as you go and trying to put together a bathroom. Furthermore they try to send the same contractor crew called the handyman that doesn't exist into my home again and then when they try to text me from a different number and thinks that everybody deletes their call log sure enough I found my old text messages Sent them a screenshot of it and sure enough communications has stopped %100. Sure enough I get served with a three day quitter pay right after that by another PTLA staff member. These people are unprofessional do not know law at all And try to act like they didn't get your text message and try to get through you to repeat yourself. Because they think you are not the brightest person they belittle you constantly they act like all the damages is your fault when things are falling out of the ceiling when water is leaking into the wall your kitchen sink smells like black mold have rust all over the house but this is all my fault in their eyes you earned your one star a %100. One more thing if you feel strongly about your property being neglected and you feel like there is no hope there is hope do your research and you might be happy at the end.

Throughout our time with PTLA, Luci M and Lauren were so helpful, incredibly responsive, and completely attentive to any needs that came up. Emergency maintenance was consistently reliable, always friendly, flexible, and took care of issues with ease and thoroughness. We are grateful for the PTLA team, especially Luci and Lauren, and would highly recommend them to anyone looking to move in the area!

Experiencia negativa: Terrible at communicating. Their emergency maintenance number is useless as they tell you something and then the office in San Leandro calls to tell you that they actually don't do that so you get no help. But they sure love to charge you random charges for no reason and are on you when you don't pay. Slumlords!

Experiencia fantástica: I met with Monica Roe while viewing one of her properties, she was so nice a very professional. She showed me more than one unit and even asked my opinion regarding each unit. She was very detailed and patient with my many questions, which made me very comfortable. The property was very clean and well kept and that was very impressive. After meeting with Monica I was sold and will be applying for the unit that she showed me. Thank you again Monica!

Experiencia negativa: Do not move into the Peppertree apartments in Hayward, Roaches, and always turning the water off to fix the pipes, no hot water half the time, other tenants mess clogging up into bath tub/kitchen sink, landscaper blow all the dust on your car and do not blow it off. This place was horrible.

Experiencia negativa: Bad experiences from move in to move out at cedar apartments. I would not recommend. Was very unprofessional and un organized. No proper communication with landlords at Cedar apartments and after move out they charged us things that were already broke since move in. Disappointed overall.

Even if i don’t qualify for the apartment monica was awesome. Need more people like her who show urgency and the need and will to help people.

I had to travel outside the US for a family emergency and came back and didn't know that my voucher was about to expire. I had only 3 days left & I contacted different property managements but no one cared or bothered to help me only PTLA management, specifically, Monica! She was very understanding to my situation and communicated with different people to get me approved before my voucher expired (i had only 3 days left!). She’s very professional and caring and she gave me hope in humanity. People like Monica are the ones who deserve to be recognized for their work and skills that customers love and appreciate. I will definitely recommend PTLA to my family and friends as long as they have people work for them like Monica!

Recently Luci worked with us when our dishwasher was having issues, she was able to respond to us quickly and have a replacement installed in a very timely fashion which we appreciated. Experiencia fantástica: This email is more towards recent follow through and customer service from Luci who works out of the San Leandro office. I've had a few repairs needed at the property and Luci has continuosly found vendors in a very timely and remained involved making sure the vendors completed the job. Luci has always kept in contact with me informing of details along the way while communicating with the vendors, and when one of the vendors failed to give proper notification they were coming our for a delivery, causing a conflict with my schedule Luci again went above and beyond to ensure the needed appliances were still installed with minimal input from me. Experiencia negativa: Took our application money when the application did not go through. Listed $35 for application fees on apartment.com and other websites but charged us $45 each when only one person is leasing. Regardless of our efforts to secure the apartment and willingness to do everything in their list of requirements, we were discriminated against because of a pet and probably due to the credit score which we understood but because and only because one applicant was furloughed due to the pandemic (and had to borrow money before due to loss of income), which was beyond our control. We didn’t know about their pet policy beforehand because in the app, it doesn’t show that. If you are a veteran, military family or dependent or professionals and students and pet owner, stay away from their list of properties! The agent was extremely rude, almost to the point where she made us feel so small after losing jobs during the beginning of the pandemic. We were forced to beg (and we are professionals but because of the treatment made us undignified) even if you are able to pay rent on time (one reference is landlord where no history of late payment can be confirmed), when applicant missed sending the 2-month paystubs due to a problem in their website. It was unfortunate. The refrigerator in the apartment unit too is old and smelled of strong chemical/refrigerant so be careful of the refrigerants that are carcinogenic. Will tell others in my school and district to stay away too from this company PTLA mgt. overcharges application fees! My friend suggested to report to the business bureau and dispute charges. Our applications weren’t accepted and the agent still took our money and overcharged each applicant. Unprofessional, unethical and rude. To the housing authority and development, please crack down on landlords or property management who treat hardworking people and professionals like this like seeking a home is not basic human right!!! As if the pandemic is our fault and still had the audacity to take our money when application did not push through and was deemed incomplete. The applicants have since found better paying jobs and at the time we were still capable of paying rents but we couldn’t forget the rudeness we received from their agent. Their website wasn’t working/uploading properly and we couldn’t add the rest of the paystubs we have with us because of the website not allowing it, and she had to snap at us!! Her tone on the emails was so rude you’d think twice if she was really an agent or property manager! So remarkable (NOT) our experience that we had to share what happened on the unfortunate time that we applied for an apartment for rent. Rudeness, unprofessional and unethical. Why take the application money when the process cannot proceed ? If that is the kind of landlord or properly management you want when you encounter a problem with the unit and they bark at ya then go for it. We were even scared to ask if we can replace the old refrigerator in the rental unit with ours because of the refrigerant smell, with a newer stainless model because of her rudeness, yes THAT’s how RUDE she was!!! Skip this one and find better agents and apartments. We moved on and found better people, places, and property managers. And newer units like Creekside Terrace. The lady in CT was superb and professional. Doesn’t discriminate and treat you like trash if you cannot meet their requirements at the time you applied. and I don’t care. We have the right to complain because of a disservice by PTLA mgt. ! And we don’t even live in their unit we were just trying to see if we can get things to work to get the apartment by fulfilling what is required and extra! Imagine that level of rudeness when you can’t even ask a basic question just because they can act rude and you are at the mercy for approval! We work in multinational companies now (I also got hired recently) and in the process of teaching in a college aside from my main job, and we felt like we were made to feel like unworthy and dirt after the correspondence with their agent. Honestly. Dirt.

Experiencia negativa: Absolutely impossible to contact any property managers. Their saving grace is an employee named Sam, who has been helpful throughout the situation I'm trying to get through, but who is ALSO not able to contact any managers. I've tried through email, phone, and Sam, but multiple property managers are insisting on being MIA for an entire week so far. Ridiculous. Edit: They contacted me 5 months later!

Experiencia negativa: Formerly CWP. Difficult to contact. As a property owner, communications regarding my property are top priority. I need to be aware of repairs prior to being contracted out, and expect contractors to be competitive cost wise. PTLA has failed me on many levels.
