Experiencia fantástica: I had great experience with NDI managing my rental property. I reached out to NDI Management in a difficult situation. I had filed for eviction of the tenant who had not paid for several months and I had to leave for an overseas trip that I couldn’t reschedule. Amy and Monica went above and beyond in getting the court order and then working with the Sheriff’s office to evict the tenant and get the property repaired for leasing out. Amy has been professional and responsive whenever I reached out to her.

Experiencia negativa: I rarely leave reviews especially negative ones because I am also a small business owner. I am writing this to warn other landlords. 1. Some staff including Phong, Monika and Ivanna were hardworking and professional. Unfortunately the leadership was deeply problematic. 2. The owner Amy verbally represented that management fees would be 7 percent for multiple properties yet 8 percent was charged. The accounting ledgers were extremely messy and disorganized. After the accounting staff quit we spent over two months correcting errors. 3. The leadership often avoided email communication making transparency and documentation difficult. 4. The property sat vacant for nearly 3 months with minimal effort. After termination notice a tenant was found within a very short time which clearly showed lack of effort before. 5. Vendor quality was poor and neither inexpensive nor competent. There were three separate water leaks yet the vendor failed to identify the root cause. I spent over 1000 dollars on repeated repairs with no resolution. After switching to a new property manager the actual cause was finally identified which confirmed the prior lack of competence. 6. Amy also attempted to sell me a property with serious foundation issues wasting significant time and money. 7. Most concerning the property management contract initially included a clause stating that NDI would automatically represent the buyer tenant if I sold the property. Under Georgia law sales representation must be separately and voluntarily agreed to at the time of sale. I had to explicitly insist this clause be removed. Good staff cannot offset lack of transparency poor judgment and serious integrity issues. I would strongly caution any landlord against using this company.

Experiencia negativa: Let me just share some things with you before you decide to rent from this company that has had to change their company name in the last few years.ive been a tenant for the last 10 years and in this time frame they only like you if your paying your rent on time and forget about repairs they send these moonlight companies to do the repairs and bill the property owner 30% above their cost and the repairs are below anyone's standards.I've given them a 2 month notice that we are leaving after 10 years and today they called and stated that I owe them 1.5 months of rent for early termination, this is a total slap in the face after renting for 10 years and never was late for rent ever. I'm at a loss for words after finding out this news from their office staffer Monika. We have spent thousands of our own monies to get things done to the house because they just can't seem to get it done properly.I would stay clear from this company because they have no interest in you nor the properties they represent they also claim if a waterline breaks during a freeze tenant will pay for repairs,who could image this,also our back patio has flooded since we moved in and after 10 years it still flood and I've sent many photos where it's came into the house (sent to Monika and Manny) they also installed new gutters that leak worse than the original gutters did and again many emails and phone calls and no resolution, we are their longest residential customer and between them and a cheap property owner you will get nothing fixed.

Experiencia negativa: I applied for a home that was listed for RENT and NEVER heard anything back, so I went back on ZILLOW to get the number for the company and the house was now listed for SALE. I called the company to see what was going on and the status and I was told the home was now occupied and that I can't get a refund because they ran my credit already. They're stealing folks deposits run and run fast.

Experiencia negativa: I called the management team and scheduled to see a house Saturday at 2:00 and they would email me the code to tour the house and I never received the code after driving all the way out here

Experiencia negativa: This company is a fraud and they will do everything they can to take your money. I would stay away from them because they will find every reason to take/ keep your security deposit when the lease term is over. I was supposed to get a refund back from my security deposit but management made up fraudulent charges to not refund me my money. They are dishonest and not loyal to their tenants which is why I am giving them 1 star. All of them them are crooks and they prey on their tenants. If you want to keep your money and not have it stolen or taken away from you then stay away from NDI maxim and all of their properties .

This company worked with me and found me the perfect location. My move in and out was a breeze. Any maintenance issue I had was remedied promptly and the staff stayed professional. They somehow charged me $1,000 to paint prime that was on the wall for minor markings. I will be seeing $0 from my deposit back. They are a scam. Make sure you record and take pictures of everything you do with them IF you decide to lease with them. I recommend NOT leasing with these people. They want to sit and talk about other companies but, they are just as bad. They want the house to look the exact way you got it when you rented it which makes no sense! All the good reviews on here are not true! Stay away and save yourself the headache! I will never recommend anyone to this company.

Fair warning : Confirm the codes before you drive an hour to a property because they send you the wrong one. When you call and complain they get an attitude with you and tell you you can't operate a lockbox.

Unfortunate their staff member Janet's husband (Tolman) felt the need to write a review and give it a score of 4 stars to redeem this despicable company! Agree with one of the other reviewers, expect hostile, bad attitudes, disrespect, low grade housing, with efforts to charge you fees that don't go back into the upkeep of the houses they manage. I'd rate it a ZERO (0) too if the app had the option.

The difficult & problem tenants who aren't paying or who are destroying the home, give them a hard time when they realize the company isn't going to allow it to continue. They have many challenges and at times face danger. I know they are doing their Job, and its not easy.

Even after that be ready ...you will loose 50% of your security deposit even if you return house the same cleaned condition. Also when giving rental references make agreement that they do not hunt for business from your references. They cookup reasons for holding your deposit... I'm waiting for my final summary from them.. so far I have lost 50% and also portion of my Sep month which auto credited rent to their account even through I moved out on Aug. Soon they will change address to get rid of these comments.. Janet - total unprofessional, rude, disrespectful and crooked mind lady. I was in meeting with Amy and suddenly Janet comes in and shouts at us. soon I will share facts..

The women there have the worse attitudes and when they are at fault they still have an attitude. When I moved out they charge me for stuff that was broken in the house already and I’m so stupid for not taking a picture but when I moved in I had wrote down everything that was broken in the house and gave it to them but they only response was that they fixed all the problems. The only person who is professional and knows how to speak to people is Amy. They wanted me to end my lease one month earlier because of the landlord of course but when I looked at my lease for early lease contract they had to pay me for moving out. This where they missed up I tell them and now they want to fix their problem and they caught attitude no apology or nothing. In my life I never do reviews on any company but this company pushed me too it.

What kind of business is this to show properties with roach infestations?! Sickening and angering that I drove so far for this home viewing! My skin is still crawling.... YUCK!

She came in my home an took pictures of everything blinds on Windows , bathroom, rooms everything mind you that all the wood was pulled up Apex had all that equipment in the way she told us that we had to move out the same way we moved in unbelievable sent us a check 500 dollars less then what we expected long story short had to go to the office fuss and argue which got no where spoke to Amy someone over Janet she very professional she refunded us our full deposit after make one call to the landlord which JANET Cleary ignored because she want to be the boss and love going to court everyone in the office was great especially (JENNY) the young lady at the front desk Not (JANET) ps... find a bed person to fill JANET position and double check for MOLD

Before you sign the lease they tell you that everything will be handled professionally... I'm here to tell you that is not the case; nothing is handled professionally. My family and I rented a house that did not have a certification of occupancy, did not have working smoke detectors / carbon monoxide detectors, and had not Past final inspection. I encourage you to record every conversation you have with these people whether you're looking to rent from them or an existing tenant; and yes this is completely legal as Georgia is a one-party state. If you are a current tenant and are having problems with a property you rented from them; record everything, document everything and don't trust them... They do not care about you... They do not care about your family... All they care about is the money... There are good property management companies; this just isn't one of them.
