Experiencia fantástica: I’ve been a tenant of two properties through Double Z over the course of the past 10 years and I have always had positive experiences with the staff members and the agency as a whole. Lease renewals and inspections were always given plenty of notice and were conducted professionally. Maintenance requests were always completed in a timely manner, and if they couldn’t address it right away there was good communication by staff. In some instances, troubleshooting methods were provided directly by their maintenance staff. On the rare occasions in which I received written notices by Double Z to resolve issues (for instance when my yard had been neglected) they were professional and worked with me, not against me. When I moved from the first property, they actively assisted me in finding another rental that exceeded my needs at a reasonable price. In all, I had nothing but good experiences with Double Z and I would highly recommend renting a property through them. Had I not purchased my own home, I would still be renting from them to this day. Thank you to all the staff that make Double Z what it is!

Experiencia fantástica: We used Double Z to manage our property from the day we bought it until we sold it 8 years later. They have always been very responsive to us and the tenants’ needs. Communication was very efficient and our property was well taken care of . We would definitely recommend using Double Z.

Experiencia negativa: The star is to post that I am very worried about all the previous tenants and the issues they've dealt with regarding leaving the homes better then how it was received. There was also a posts about keeping your rental history clean the way it is if you don't want it to be a bad one. How would you use a yard if you can only water the grass and not enjoy it from worrying you will be charged extra and many other things?? Just wondering. -Potential tenant also a clean freak.

Experiencia fantástica: I had Double Z managed our home since 2009. To say we are deeply satisfied by their service is really an understatement. Let 16 years of doing business with them speak for itself! Never had any second thought of getting them back in re-managing our property. Their staff and maintenance (special mention to Linda, Robyn and Jeff) will make you feel you never left your house to be worried at all!

Experiencia negativa: I would give 0 stars if i could. This company is the definition of slum lord. They look for any reason to fine you. will 100% charge you for plumbing issues. i noticed bleach stains on my move in date and asked if there was a mold problem, they told me no... well go figure... really bad black mold problem. wooden framed windows that swelled shut during winter, ( i put my hand through one trying to open it and they charged me $250.00 for the repair.) My brother literally died while renting from these guys, i spent thousands to clean up the house including my own time. they took my damage deposit, and requested 3500 MORE!! After communications with Linda she told me we would squash the debt and move...then they sent me to collections.

Experiencia negativa: Zero-Star Review: Disappointing Experience. Steer clear- my experience with them was nothing short of disappointing. After taking over from the previous property manager, they introduced new fees that we hadn't been charged in previous years. It was clear that their priority was making money, not providing good service. Over the two years we were with them, rent increased by over $500, which was a significant burden. The agent, Linda, was unapproachable and preferred email communication. Her responses were often curt and unhelpful. We never had the opportunity to meet her in person, which added to the feeling of being just another tenant to them. The final straw was when they held onto our $1600 deposit. It was a frustrating experience that left a sour taste. If you value good service and fair treatment, look elsewhere. With them it is all about the money.

Experiencia negativa: I live behind a home managed by Double Z. Tenant has a large dog that is kept outside. Dog has a very loud bark. Dog barks constantly, day and night. Dog owner does not seem to care about the constant barking. Contacted Double Z and explained what was happening. Double Z promised to get back to me. They never did. Apparently they never spoke to the dog owner because the situation has not changed, dog is still constantly barking day and night. Tried calling Double Z back repeatedly and only get voice mail. Both Double Z and dog owner are irresponsible. Absolute thumbs down for Double Z property management.

Experiencia negativa: If I could give double -1000 stars I would. If you look at the reviews on here, it’s mostly people that are using double Z to rent their properties out or it’s people that are currently living in the properties or there are a mix of people that are trying to get into properties. I am here to really outline the problems that double Z has and its surrounding move out. It does not matter how good of a relationship you have with this company I promise you they will charge you $400 for cleaning which any place should already be obligated to do why are they charging you for that if you left the place looking better than when you actually moved in. They charge you for lawn care fees for over $800 even though you hire your own place or you know how to do good lawn care and it looks pristine and they still decide to take your money anyways. And let us not talk about how they never answer your questions and don’t give you direct answers. They will find any way they can to not take your money they purposely I believe did not answer my calls because they saw my name on the caller ID for a week prior to me trying to let them know that we needed to move out. I have emails also two double Z letting them know about mold in our property that we ended up having to move out over because it was so bad. We lived in a house for two years And the best place about the company is their maintenance guy. You can definitely tell that they treat him like garbage. I’m promising you that if you want to keep your rental history intact and be able to move to different places do not rent from this place no matter how desperate you are. I was never not on time with rental payments. We were not a pain in the butt. We took care of the property and we always did our best to communicate in a timely manner. They do not care about your family you’re worth or your dignity. They also will send you your bill in the mail for when you move out if your deposit doesn’t cover everything and then they tell you that they are going to send it off to collections in 10 days because they know if they send it off to Collections in that timeframe that it’s harder for you to take them to court. Just be ready and have your information, accurate and resources up-to-date when it comes to landlord tenant Laws and Pierce County because they will literally screw you over.

Thank you for your response. We spend a lot of time educating our residents at move-in and move- out on what is expected from them. I would prefer to never have a disgruntled client. However I find our letters are not taken seriously or not read at all; especially at move out. We as landlords are held to strict laws as well no matter how nice we are.

We have a 100% in-office policy that all communication must be in writing. We would never ignore any calls and you would have been told to place all concerns in writing to the broker. We treat all residents exactly the same. Everyone is treated the same. Business is business and policies are policies. Furthermore, we truly appreciate every client and we cannot be discriminatory in any practice.

FYI I have noticed how high prices for cleaning and yard care have increased since Covid. I specifically tell residents (in writing) that cleaners and yard care companies are very expensive; many times over $1000. I agree; it's crazy but we must ensure the home is left clean. I have, unbeknownst to renters, gone back and forth with cleaning companies and disputed what they charge. However, it is not my company and I cannot set their prices. We charge you the renter, what they charge us. This is my reason for trying to warn renters when I receive their notices to move. We send a very detailed move-out letter informing renters what is to be expected at move out. It is no more than a renter expects at move-in.

Additionally it is very rate we send you to collections within that 10 day timeframe, depending on your move-out situation. We PREFER to NOT pay a collection agency anything. Please contact me directly in writing, and we can discuss it further.

Experiencia fantástica: As I read through the reviews for Double Z I find myself baffled by what I see. I get it, many who experience good service rarely take the time to write a positive review, while those who have negative experiences are willing and determined to let the world know about it. While I'm not trying to diminish other's experiences, mine is completely the opposite of what I've read here. Linda Baker and her staff at Double Z have been nothing short of amazing. Sure, we had a few hiccups during the move-in process, but who doesn't? It's how it's handled that matters the most and Double Z went above and beyond to make sure everything went as smoothly as possible and when the few things went astray, they quickly resolved the issues in the only way they know how -- professionally and curiously. I'm not accustomed to renting -- as I've owned for most of my life -- but Double Z made the process painless and informative. As a business owner myself, I cannot recommend Double Z enough and would like to take this chance to personally, and publicly, thank them for all of their hard work and effort. Experiencia fantástica: Double Z Property Management made renting our house easy. They took care of finding and dealing with tenants and any maintenance that was needed, all I had to do was collect checks. They also keep up on all the tenant/landlord laws and inform us of any changes. When we decided to stop renting and sell our home they were helpful with that process as well. I would reccomended them to anyone in the area with a rental home.

Experiencia negativa: This company fails to answer any emails or requests to tour their properties. Their lack of communication simply demonstrates how unprofessional they are as a management company. They keep uploading the same pathetic listings over and over again on Zillow. Makes sense why they have 1.4 stars on yelp, imagine that. Stay far away!

Experiencia negativa: Tried to look at a place they manage but the software they use is so buggy. The software they use to look at places requires you to upload your ID and a bunch of other information. Then you have to pay to even look at a place. 1.99, ok, fine. Pay the money, book a showing, get a confirmation email. Day of showing, there is no listing in their software for my upcoming appointment (That I got a confirmation email for). Weird, must be a bug. Go and try to book the same day / time. Get an error that I already have a showing and am linked to that showing. Click the link, get an error. So i paid 1.99 to get no showing. Tried to call them and got hung up on. So many red flags to start, I would stay away.

Experiencia negativa: Unfortunately my boyfriend and I had the same experience as everyone else here in the reviews. We left the house as we found it and still received only 7 dollars of our deposit. We were charged for a cleaning service which appeared to be routine as I assume they are obligated to do anyways in between renters. We were also charged for lawn care. We had hired our own lawn service to maintain and then one more time immediately before move out. However, they still took over 700 dollars from our deposit for their lawn service. The invoices are questionable and I can’t find much if any information on the lawn care company they they claim to have used other than an old Facebook page from 2020. My boyfriend and I did travel nursing for two years and this is the only place we did not receive our full deposit back as we work very hard to leave the place as we found it. I recommend you take these reviews seriously before deciding to rent from them. I went back and forth on writing this review because the girls at the office and the maintenance guy seem really nice and helpful when you are renting from them but it sounds like ultimately you will be scammed out of your deposit by their broker or whoever handles the deposits. If this many people are experiencing this issue then it seems to me like something fishy is going on.

Experiencia negativa: Me and my family applied for one of their residences and was denied. When I sent an email asking why we were denied I was first told that it is company policy for them not to tell me, but then I let them know that RCW 59.18.257 says that they have to give us a reason. I then was told that they aren't going to give me my $650.00 HOLDING FEE back and that they are only going to give me $500.00 of the $650.00 back. I called landlord tenant who inform me that RCW 59.18.253 says that if you are denied for a place, they are not entitled to keep any of your money except the cost of the screening fee and if they try to there are legal avenues to protect you as a consumer/tenant. We just want our money $650.00, and we most definitely won't try to apply to this company. At this point they are stealing from people knowing what WA STATE LAW says and if you don't know who to turn to for help or information people like this will continue to take advantage of people on limited income. If we could give them 0 stars I would and wouldn't recommend anyone to this company.

Hi Keia, We have provided you all the documents you signed. You paid a $500 holding fee. You were refunded this amount but preferred to place a stop payment on your money order. It seems you have not been able to. The admin fee is non-refundable. Please read what you sign. We are sorry we could not offer you a home. You did not meet our criteria. We do all we can to prescreen but if you are not upfront with us it's a waste of everyone's time and money.

We viewed a property late afternoon Friday told the agent to her face we are VERY interested, office closed over weekend walked in shortly after they opened Monday morning with deposit in hand and it's rented . Took out $6,000 to get it started took time off work all just to be let down. Gal in office rude and unhelpful!

Experiencia negativa: Wish I could give 0 stars. As others have stated, left the house better than we received it, but they are trying to take almost all of our deposit. Requested a joint inspection for leaving, but was denied multiple times. We have pictures and move in inspection documents that prove our case. They stated they had 21 days to give us back our deposit...on day 22 we reached out, and they gave us an inventory dated the day prior - still haven't received what little of the deposit they said they would give more than a week later. You are not allowed to talk to them, only submit terms via email. DO NOT RENT from this company because you will lose your deposit. They need to be held accountable for their thievery.

Experiencia fantástica: They have been wonderful in helping us find a place in Tacoma. The place we are renting from them is beautiful and was kept in super good condition. The people, especially Robin and Christina, have been Very helpful. They gave us recommendations about the areas we are staying in too. All-in-all its been super easy to go through this whole process with them. Jeff, the maintenance guy, even helped jump our car after the battery died. Highly recommend using this company if you're looking to rent in Tacoma, WA.

Experiencia negativa: Horrible people to rent from. They do not disclose information about the neighborhood. Like people being shot and or killed around the homes they rent. Also cars being broken into on a daily basis. They over charge for rent and I know for a fact they are Illegally claiming one of their properties as a three bedroom house yet I know that one of those rooms the window can not open meaning no fire emergency exit and deemed not a bedroom by Osha regulations. So be extremely careful if you decide to rent from a bunch of liars and cheats and thieves.

Experiencia negativa: If they rent your house out for you, I'm sure you'll like them. When you're actively renting from them, they're pretty good, aside from maintenance timeliness. Once you move out though, they gut you. Don't expect your security deposit back. Don't worry about breaking your back to clean and tidy up, they'll just charge you for doing all the same things over again and their hourly cleaning fee is more expensive than a mechanic's fee. They'll write some retaliatory response about how irresponsible their renters are, believe it or don't, just read everyone's reviews and you'll see a pattern. As long as you know what to expect, use them at your own peril.

I understand your discouragement for charges when you moved out but I'm surprised with this 1-star review as we've always had a good relationship with you. Additionally it's been over a year since you moved out.

Double Z, Inc. strives to ensure that the lease our tenant's sign is clear and concise as to what is expected at move-in and move-out. Our very detailed move-in condition report additionally states what is to be expected. I know it's upsetting when a tenant moves-out and is hit with "unexpected charges" and that is why we send a very detailed "move out letter" informing you what is expected when you move out as soon as we received your notice to vacate. Please consider that all new tenants expect the home to be perfect upon move-in including yourself, and regardless of age, why would the next occupant be ok with anything less?

We only charge what a contractor charges the owner. We do not make a profit off of any vendor except our maintenance department and maintenance items are cut and dry. You broke it; we replace it at your expense. House cleaners/carpet cleaners/yard care company/Haulers/etc. are all small business owners that charge what they deem is necessary to get the job done. We do not dictate their rates but I assure you they are cheaper than most companies as we have used them for many years.

Experiencia negativa: I’ve been waiting to write this review until I didn’t live in the property, the best thing about this company is the maintenance guy. He’s definitely over worked but it’s still very friendly every time he comes over. All the reviews that state the repairs get done in a time fashion are from home owners, which makes me think double Z lies to them about how soon the repairs get fixed. They only have one maintenance guy and at time he takes two or three weeks to get out. Home owners should be aware of this company as they don’t do what they say. They completely ripped off the home owner for the house I was renting and I am going to file a complaint with that insurance company. ** update in response to the companies response This has nothing to do with the bill for move out , thought that was completely unjustified. My dog never dug any type of hole or anything in the yard. The fence was old and rotted and the boards where not properly fastened. He was able to slip of out them. He does not dig! Also, when the roof started leaking they took 3 days to get a tarp on it, all because the homeowner didn’t give them permission. When the home owners insurance came out to give a quote. The insurance company said they would be paying to repaint the whole ceiling. Which they did not do. They only painted the part that needed repaired.

Thank you for taking your time to review our company. I am honestly surprised by this review and have no clue what you are insinuating. The owner of your home requires we contact them for any repairs and we do not place insurance claims without an owner's involvement.

I entirely agree with you that our maintenance technician Jeff is amazing and provides outstanding service to our clients. Providing us a 1-star review hurts our maintenance department as much as our company since it is all one company. I know that you wanted your fence rebuilt over the 6 years you resided there; because your dog would dig and escape under the fence boards. We tried to obtain a new fence by providing the owner bids; however, they were not approved.

I have reviewed your account to see if we did not attend to a work order or a concern while you rented from us and do not see any work requests or disputes while you lived there.

My perception of this review is that you are upset over your deposit refund. You were charged for some animal damages, extensive cleaning, and extensive yard work. We always send out a comprehensive move-out checklist to our residents as soon as we receive their notice to vacate. If you had referred to this checklist you would have most likely not ended up owing money. If you'd like to go over any of the items that you were charged for please email me at [email protected].

Dear Robert, I apologize if the staff was rude in any way. This is uncalled for and I will further educate the staff. I tried to reach out to you via phone and have emailed. Rudeness is uncalled for by any staff member at any time. However, the staff will not allow themselves to be verbally abused (I'm not saying you were). Regarding us being "shady, manipulative, greedy" this is untruthful. The amount due that we are asking for is what is due and what you agreed to at move-in. It is not money in our pocket; it is rent, pet fees, deposits, etc. that were partially paid or not paid at move-in to assist you at move-in. We are very clear at move-in appointments; and even before move-in, on what is to be paid and what it is for. In fact, we worked with you by allowing you to move-in with less the the amount due. We also worked with you in allowing you to pay the pro-rated rent at move-in, versus one full month's rent (which is what we normally require at move-in ). You were given a full detailed accounting checklist at move-in and signed all payment agreements, in addition to your lease which also reinforces what is to be paid/charged/due.

In summary, there is a responsibility on your part for reading what you sign and knowing what you owe. To prevent this from occurring again, I have asked the office to take their time when residents call us with questions on what is due; as I feel this did not occur and caused all of your frustration.

Experiencia negativa: Don't apply! They keep your money! 0-Stars! My boyfriend and I recently applied for a property with this company after reading the requirements, which state poor credit may or may not affect approval. We do not have poor credit, We have multiple rental references, and make over $7500 a month. We both have been at our employers for over a year. We were told that applications take 3-4 days...this is NOT the case, we waited almost two weeks for our denial. EVERY SINGLE TIME you try and contact this property they do not answer the phone. They DO NOT return phone calls....ever In fact...Robyn in the office will tell you "noon is the best time to get ahold of her, and that she doesn't take lunches"...but when you call at noon, a man answers and tells you Robyn is "out to lunch!" The first property we applied for...or attempted to...(because you have to put down an in person $600 fee before filling out paperwork) We were told to come on down to the office with a cashier's check and then we could move forward. ( This is after MULTIPLE emails and calls requesting how to start the process) My boyfriend went to the bank and got the check and headed to the office after being told we would be first in line. Right before getting to the door with the money he was called and told that someone else had already dropped off a check for that property. We decided to view, apply and PAY for another property.... We submitted our applications...and waited and waited....and called and called...rarely being able to get a hold of someone. When we finally got our answer... They called my boyfriend and said there was a letter from the broker that made the decision and a refund check for us to pick up.... -150$ for processing the application that we already PAID to fill out. When we tried to call the broker to ask questions she refused to answer the phone or return our calls. Instead we got a snarky response via e-mail... stating "We should have read the rental requirements before paying, and that they would be keeping $150 to "process" the paperwork. On top of all of this, I never received the verification e-mails or was kept in the loop for any of it. They called my boyfriend anytime there was an issue, even with MY application.. They outsource to Landlord Solutions... which sent my boyfriend a detailed summary of his application as soon as it was finished...something I never received. I am not sure why there is a $150 "processing fee" when its completely obvious no-one in the office knows whats going on and everything is outsourced. They didn't even call me to tell me our application was denied... We live two hours apart from each-other.... This company is obviously shady, has absolutely no communication within it's office and has no consideration for its PAYING CUSTOMERS. Don't apply!

You must request that from the credit bureaus and your prior landlord, or public records.

Linda and Kristen both have been great at treating my tenants with respect and professionalism. As an owner, all information and tenant communication was handled very promptly. Experiencia negativa: after living in one of their rentals for two years and having done extensive cleaning and work when I moved out I left it in better shape than when I moved in I still got screwed out of most of my deposit! Stay away! They'll rip you off anyway they can. :-(

Experiencia fantástica: I have been with double Z for over five years and I have had nothing but good experiences with them, I as well had fallen on hard times a couple times while renting with them and in my experience as long as you communicate with them they are very easy to work with and they’re very understanding. In my over five years of renting with them I haven’t had much that needed to be fixed but when something did it was less than 24 hours before they were here fixing something or replacing something… They are very prompt with returning emails and/or phone calls. And as far as all the rude comments regarding Linda Baker she’s very professional and sweet as well as Kristen . I feel all these negative comments are from tenants that probably weren’t such great tenants… I would highly recommend renting from double Z to any of my friends.

Experiencia fantástica: Double Z property management took excellent care of my house for me for 9 and a half months. It was rented out in about nine days after it was listed by them. We bought the house in July 2018 but were not able to move in until June 2019. They found us good and reliable tenants. I would definitely recommend this management company and would use them again.

Experiencia negativa: I've rented from two agencies so far. Double Z and invitational homes. I would highly recommend invitational homes. The best thing I can say for double Z is they were prompt with repairs. They do however love their fines and fees. Make sure you have plenty of extra cash laying around if you want to rend from double Z.

I see we actually waived a late fee; you were only late that one time but you did incur a legal notice fee. This fee actually is paid to the legal company we use. They always treated us respectfully, they handled the few maintenance requests we had in a timely manner, the website made dealing with our monthly rent payments and entering any maintenance requests a very simple process. Experiencia fantástica: The staff and management is very professional and VERY nice. They do all they can to do to help people who fall on hard time as long as you communicate. Linda and Kristen have been very very helpful. They have done a lot for all of the people that rent with double z. My experience with double z is they have treated me with respect over the last 10 years in the rental. The people that get upset want to write bad reviews they are not true, try paying your rent and communicate with Linda or Kristen because i have been in that situation many times and they have been more than understanding and helpful. Experiencia negativa: I wish I could give 0 stars. Awful rental company. This was the first house I rented myself and I will never rent again. I’m scarred for life from how terrible thepeople are. Linda is very very rude and unprofessional. I called to complain about a fee I received from them (they will charge you for anything and everything) so I called to ask why and she said the neighbor had said they saw another dog in my front yard, specifically a pit bull. I have never had a pit bull and my friends don’t have pit bulls either. When I told her that she called me a liar then later realized she got my house mixed up with someone else’s, she called her customer a LIAR. Linda should not have any job that requires working with a living person. She is terrible. They will fine you for anything. Also Kristen’s husband will be recommended as a gardener and then tell the rental company about every little fault you have so they can place a fine on your door. Don’t use her husband!! Overall, I would not knowingly let my worst enemy live in one of their properties. I’m writing this to warn people and hopefully save them. I am now trying to buy my next house because I’m terrified of having another experience like this. Stay away from Double Z.

Thank you for taking your time to review our company. I am honestly surprised that you would call me rude and unprofessional. I always met with James at the follow up inspections, and was always kind and explanatory in my actions. He and I always left on good terms. He seemed to understand what was needing to be done, and any question you ever emailed us or asked us were responded to promptly. The issues with your tenancy were the unauthorized-dogs, ducks, bunnies, hot tub, vehicles, and tenants.

I do not recall there ever being an accusation of a pit bull, but there was the accusation of a puppy. Which in the end became a Companion animal. I never called anyone a liar, I am not a combative person, and once again never met with you on any of the many interior inspections; except the one at which the owner was present to view her home. Yes there are fines for your non-compliance, they are very clearly explained in your lease and with any letter/legal notice to comply that we sent you.

Every contractor we hire is a licensed, bonded, and insured contractor. The landscaper was not even doing your yard when we got complaints, so your assumption that they were the ones that submitted the complaints is not true. In addition, you are free to use any contractor you choose and we do not realize a profit from any vendor we use except our maintenance department.

I am glad that you we were able to come to an agreement on your move-out paperwork after you were sent move-in and move-out photos. You took good care of the interior of the home and we sincerley appreciate it. However, we highly recommend that in the future you understand the documents you sign and understand you must abide by the terms of such document to avoid any of the many issues that occurred during your tenancy.

Experiencia negativa: I just want to point out how many people literally went out of their way to make a one-star review and share what sounds like a very genuine story. And how peculiar it is that there are almost no two, three or four star ratings yet every 4-5 one star review there is an over embellished over the top five star review that refers to double zz as the nicest most fairest people. This is only my personal opinion of course, but It just seems so weird that they are mostly referred to is absolutely horrible unfair and scandalous and occasionally extremely wonderful. Fake reviews to compensate for the real ones? Just use your good senses before you do business with these people and read completely through all of the reviews.

Double Z, Inc. strives to ensure that the lease our tenant's sign is clear and concise as to what is expected. Furthermore we send a "Departing Tenant's Letter" to all residents that provide notice to move, that further explains what is expected of you when you vacate. We want to make sure you are treated fairly which is why we stress that tenants take their own photos at move-in for their records as well as spend time reviewing their move-in condition report (which is very thorough).

In regards to your claim that we make a "windfall" at move out, this is just not true. We disclose any and all fees to the owners of the properties that we manage. I think tenants truly believe that when they are charged at move-out for any repairs/cleaning/yard care/hauling/etc. that we make money off of those items. This is not true. The only company we own that we use is our maintenace; whose rates are cheaper than any other licensed/bonded/insured contractor/locksmith. In addition, we provide all receipts to you when we send you your deposit disposition. We are a full disclosure company and do not hide anything. The tenant is charged for the work that is required to bring the home back to the condition it was when the tenant accepted the home. If the tenant is not charged the landlord has to pay for it.

I hope this explains a little how we operate and helps you comprehend that your statements are false.

Your home was sold while in management and your account was transferred to the new buyer who had asked you to vacate. I understand this can be upsetting. However, you resided there nearly 4 years with no complaints from you to us and I see a note that you were wanting to move to a different rental within our company. I have researched your records. I agree we had an issue with your stove. We hired a vendor that replaced it with a used one, that went out again, and then that vendor quit doing business and you were stuck in the middle of it all, but we took care of it as fast as we could. Please understand we don't always replace appliances with new appliances. I see there are notes that the chimney company was not able to reach you and the appliance company also had problems getting a hold of you. These could have affected the timeframe that it took to get the repairs completed. I am not sure if this was the issue, but we consistently remind all tenants to please let us know if their needs are not being met as we understand that when we subcontract work out we are depending on another company to fulfill our request. I know we repaired your fence as quick as we could when someone drove thru it. I never had complaints from you on the many interior inspections I did. I know there were issues with rent being on time and notices that we had to send you due to the yard not being taken care of, but we worked those issues out and I even waived late fees to help get you back on track. In summary, I apologize and I hope you will email me to let me know exactly what was done so we can prevent this in the future.

Experiencia fantástica: I have dealt with many property management companies. None have been as fair and honest as Double Z. Even though I was charged for some cleaning and small repairs when I moved and wasn’t too happy about it I realize this is their job. The entire time we rented from them I never had any problems getting repairs done or questions answered. It was a very good experience and we would definitley rent from them again if we are ever back in the area.

Experiencia negativa: Here’s where we’re at. We have given them our notice over the phone, in an email, and hand delivered a written notice as well. We understand we are responsible for November’s rent because we didn’t give our notice in time. They’re still saying we gave an improper notice and are breaking a lease. What we don’t understand...is why now all of a sudden my rent for October (that I have a receipt for) has mysteriously gone missing. Now I owe 2 months of rent, ($2200) plus $500 to break the lease that remember...I don’t have with them In fact, they didn’t know who the rent should be paid too since their deal closed on October 1st, when Reeder was still the management company. We paid rent to Double Z anyways just to be safe. See that sign right there? They think I’m going to pay for that because apparently I’m responsible for their advertising until this place gets rented, including ads online, as well as the rent each month until it does. Please, do NOT trust this company to rent from. They have a 2.5 star rating, and the reviews of why are scary! The worst of which is probably from a man who lost his fiancé and him and his children were given 20 days to vacate. They’re also doing this to my neighbors above who are also trying to move, because the landlord told us nothing here would change and now all of a sudden changes are being made Thank god we’re getting out of here before we singed a lease with this company. They also have no manager and the owner can’t be contacted other than through email, and when we went to their office it was empty. Makes sense why no one answers the phone ‍♀️ I am taking this to small claims court, but in the mean time, please share to get the word out. Families work hard to keep a roof over their heads and it’s not fair that this company just gets to come in and take all of that away. I do not want to see this happen to any of my friends/family, let alone anyone at all!

Experiencia negativa: Worst ever! Stay away! On first months rent the receptionist said I didn't have to pay my rent so I didn't, so I asked for a receipt that says my balance was $0. 2months later I get a phone call that I'm late on my first months rent and what right did I have to think I didn't owe on my first months rent. Then there were other issues such as a leak in the kitchen floor from a water leak that was never repaired, mold, a broken water faucet on the outside of the building that leaked water for 3 months. they never returned phone calls for maintenance issues or for other contract issues. My best advice would be to stay away.

We emailed and called and left messages. They did not return any calls or emails. Nobody responded to one email or message. I finally was able to get through to someone and the home is unavailable. Experiencia fantástica: Linda Baker is the most reliable, professional person I have met to date she has managed my home for 6 years and not once did I feel the need to question her ability to handle business. I love the fact she is no nonsense and very direct with her approach with me and the tenants which can seem offensive BUT not when she is entrusted with your home she is protecting your asset. I recommend her to anyone looking to rent out their home and know it is in safe hands, she does well to ensure you are in the loop on all that happens and is very flexible in her time to ensure you are confident in her decisions. Experiencia fantástica: I have lived with Double Z for close to 15 years between 2 different properties. This week I woke up at 4 am and smelled burning plastic. Could not find anything. Went back to sleep. Got up to get my kids ready for school and realized that the furnise was not working. I got on the phone before the office was open, called the emergency line and they were right on it. Offered to bring us space heaters so my kids did not freeze. They company got out here and fixed it and we were warm before the day was done. This also was not the first time I have had to call the after hours number. The staff if friendly, caring, down to early every day Joes. They care about their tenets you are not just another pay check to them.

Experiencia negativa: The worst company I have ever had to rent from, never fixed the problems in the house I had rats in a house in stelacoom,then when I moved out the charges me extra rent even when my lease was up.. it was the have fees for everything and have to come out once a year to inspect. Slum Lords do not rent from them.

Experiencia fantástica: We have used Double Z as our property management company for two homes in Puyallup since 2010. We no longer live in WA, and after working with a different company that allowed a tenant to damage our home with basically no repercussions, we switched to Double Z. Linda and the staff are attentive, responsive, and understand the concerns and rights of landlords, tenants, and HOAs. We've been through the ups and downs of owning rental properties, and are glad that we've had Double Z on our team.

Experiencia fantástica: Double Z managed my rental property for over 10 years and I appreciate their service. They kept in contact with me when there was a maintenance problem that needed repairing or when a tenant gave notice to vacate. Maintenance was fast and efficient. I appreciate that I didn't have to find a tenant on my own because of my busy schedule. It put my mind at ease knowing that Double Z was there. After many years I recently sold the property. Double Z worked with my realtor with no problems and everything went smoothly. I would recommend them without hesitation.

Experiencia fantástica: I have been renting from double z property for 2 years and I have never had a problem. I've had a little problems with the house and they've sent people out very quickly to fix it and if the problem was not resolved they got right back on top of it. Unfortunately the house we were in was bought by somebody else and we are no longer going to be with double z and even though they're no longer our property management team they have still been helping us navigate the Waters of the new Property Management Company and helping us get all of our finances done correctly as well as references to move. I would rate it six stars Linda did a great job and she's very accommodating as well as the rest of her team. *** UPDATE*** I just received my full deposit back. And I just finished today. All of theese posts about how bad this company is, I'm sorry I have not had even one pro0lem I have read here any where. And my house that first 2 months, seemed like alot broke and I never had any grief from this company. More so that they kept apologizing for the inconvenience to me. So I would give them 10 stars.

Experiencia negativa: Worst people ever to deal with!! Linda the owner never returns calls only responds to the emails she wants to answer and avoids answering questions she doesn't. That's why she won't talk on the phone. She didn't make our move out inspection claiming traffic was to heavy. We went the same way she said she was coming from and there was not traffic like she was saying. She said it would have taken hours. Yeah ok whatever. Anyways, We were in the house for 4 years and the owners were very impressed with how well we had kept their house when they came by. But Linda found every reason not to refund our $1000 deposit. We left the place cleaner than when we got there. The front yard was very good. The back yard was good. We covered holes from our dog. But upon move in it was listed as "VERY PET FRIENDLY". She charged us for someone to clean. And billed us for $300+. She tried to charge us again for the pet fee and carpet cleaning fee that we paid upon move in (which was nonrefundable in the beginning). Upon move out we were instructed not to turn off water and power or change it out of our name as Double Z would take care of it. After having so much trouble getting any answers from Linda I decided to call and find out if the power had been changed. Of course it has not and Linda has yet to answer any emails as to why it wasn't. Bottom line they still owe us $140.90 for remaining deposit and the power bill for 15 days. I do not recommend anyone to use Double Z. It will be the worst experience you will have. Also it was very obvious she did not do the inspection because some of the things charged for she would have known the number of things that were suppose to be there and such.

We also spend an hour or more with our new tenants to go over all paperwork and answer all questions on what is expected of them and us, upon move-in and upon move-out. It is very clear that when a tenant disputes their deposit disposition on move-out that all concerns must be made in writing. This keeps everyone honest. We provide a very detailed move-in condition report and expect you to leave the home as you received it, minus wear and tear. The day you moved out you were told it would take me 3 hours to reach you and I was willing to reschedule for the next day (Saturday); you declined. I have no reason to lie about traffic conditions that day and was on my way to you when I called; knowing I was not going to make it there anytime soon. I honestly prefer tenants to be in the home when I do move-outs so I can point out the items that need to be done, as in your case-cleaning, treatment for the over-infestation of fleas, yard work, minor repairs. I have sent you numerous photos of the move-out as evidence for the charges. You were not double charged for anything and have been provided evidence of such. You were provided an email response from PSE to us acknowledging that we requested PSE to remove utilities out of your name the day you vacated. The issue is with PSE not us and as discussed we will follow up with them but you also need to follow up with them. I have photos and a Realtor to attest to the fact that I performed your move-out inspection.

Experiencia negativa: I can't believe I didn't listen to my friend Dylan who rented from them previously we put in an application on a house and advise them that our credit wasn't the best and they assured us that as long as everything else came back clean we would only have to pay an elevated deposit and it wouldn't be a problem at all we gave them $650 plus edit it and or $84 for the application process and then was told that they rented the home to a family member. As I was leaving the office somebody else stopped me that was in there applying and told me that they just recently said the exact same thing on a completely different listing and then a couple days later they called and asked if it was still available and it sure was to not use these people

Experiencia negativa: They are the worst....I am not giving them a star at all, but beings in order to post I have to give them one, reluctently,....These People are the worst to rent from. The one that is the worst is Linda Baker the home inspector for the company. Mean woman... We made each and every Payment on time for the last 5 years. We moved out in December and I left that house cleaner than when we moved in and I have the pictures to prove it, and yet they kept our entire deposit of 2000.00 and charged us additional for cleaning, and LIED about the condition it was left in, BUT I have pictures to show with time and date of move out, and also charged us for 2 windows that we were not responsible for, due to one broken before we moved in and one because of the seal due to old age..and charged us mowing the lawn when we had ICY weather beginning of January.This company will rip you off your last dime,.. I DO NOT RECOMMEND THIS COMPANY.

Experiencia negativa: One of the WORST places to rent from. Unfortunately we found out to late and lost out on our $550 holding fee. They said they cleaned the house, so we walk on on move in day the carpets are disgusting, there is mold, holes in EVERY door, paint all over the trim like a toddler painted the house, it smelt awful and to top it off used needles in the front yard. When we brought it up we got told we were exaggerating and they arnt gonna come out at our beckon call. Need less to say the health department has been notified and we found another place to live. Even their cleaning lady said she herself wouldn't live there.

Experiencia negativa: WHY DOESN'T GOOGLE INSTALL A NEGATIVE STAR RATING SYSTEM FOR SLIMEY LANDLORDS LIKE THESE GUYS!!! THEY DON'T DESERVE ANY STARS RUN.....RUN.......RUN.......RUN.......RUN......RUNNNNNNNNNN AS FAST AS YOU CAN IF YOU SEE THESE GUYS ARE REPRESENTING YOUR NEW RENTAL. Gave these guys a $850 security deposit to secure a nice 2 br. house in Edgewood to move into on 2/29. First of all this company is so lazy that they make you drive to a whole different county, where their office is in Spanaway, to sign the move in papers. I have been a renter well over 15 times as well as a landlord myself. Never have I not met at the property to do the key hand off and walk thru to look for damages prior to taking possession of the property. That should have been my clue, these guys are shady. So I show up to sign the lease agreement papers, with all my family and all my possessions ready to fly over to the new pad as soon as I sign. As I was questioning all these hidden fees, to the tune of an additional $300, another employee of Double Z comes flying in and says that there is a viscous dog in the car and they can't rent to me. Oh and that I lied on my application about having a boxer/hound mix, they suddenly became dog experts and said that I have a pittbull. And that since I somehow lied about a dog they never asked to see, that they were keeping my ENTIRE security deposit of $850. Not only am I out a place to move into, I am also out all of my hard earned money to find a new place. We are seeking every avenue to resolve this issue and get that money back since that is illegal. I never signed anything or was notified that that money would be 'stolen' if I or they didn't follow thru with the rental agreement. If I did lie about my dog's breed (of which all my vet records have always indicated that he is a boxer/hound) why would I have brought that lie to their office? Wouldn't I, if I lied, want to keep that lie a secret? I DID NOT LIE AND DOUBLE Z IS A FRAUDULENT COMPANY. Look for another rental if you don't want the headaches.

Experiencia negativa: My fiance and I rented from Double Z from the beginning it was terrible. We had to ask permission to have a plastic blow up pool in the yard for when it got hot and we had to ask permission to put pictures on the walls, it was ridiculous. I've never heard of asking permission to do those things. This takes the cake here now, when my fiance passed away double z gave me and my kids less than 30 days to vacate the house. Three days after he passed they put a for rent sign in the yard, they had people coming by looking at the house when we were still in there and didn't give us any warning. They put the house back on the market that same day as well asking for more money.ALL I CAN SAY IS THAT THIS BUSINESS EMPLOYS HEARTLESS PEOPLE THAT ARE SELFISH AND ALL THEY CARE ABOUT IS MAKING MONEY!!!! PLEASE PASS THIS AROUND AND DON'T GIVE THEM ANY BUSINESS. DON'T RENT ANY OF THEIR PROPERTIES!!! REPORTED TO THE BETTER BUSINESS BUREAU.

Experiencia negativa: WOULD GIVE A NEGATIVE STAR IF POSSIBLE! Our rental unit, a duplex, was at 1312 175th Street Court East, Spanway, WA. The duplex was on 176th - the main drag between Meridian and Pacific Avenues. Incredible noise all hours of the day and night. Miserable in summer when you HAVE to have windows opened. Deafening noise. And don't even think you will be able to hear your TV with all the noise. Horse stables across the street caused a massive influx of large flies around the unit most of the summer. It was war between us and the flies as they constantly tried and suceeded to get in the house. Gross. Septic backed up, were without toilet for days. Neighbor had it worse than we did - their solution was to have the carpet pulled up - sewege soaked carpeting - and put fans on the carpeting to dry it out. Smell was beyond horrible. He was without toilet for a week! We had to contact the septic company ourselves for them to come out and fix the problem. Never had anyone from the company stop or check out the disgusting problem. Backed up in the shower and tub. WE had to clean the crap out ourselves. Clearly they did not service or pump the septic as they should have. The unit rented was not clean when we moved in, foot high weeds in the yard and flower beds full of weeds. All was marked on our in-check. We had over $2,000 in deposits, cleaning fees paid when we moved in. We received $286 when we moved out. "Linda" did the out-check, was very rude and condescending towards us and apparently took the opportunity to provide new carpeting, on us, to the owner. Charged us for weeding the flower beds! I rarely put reviews on-line but feel compelled to warn other potential renters to NOT use this company. I would not suggest this rental company under any circumstances. I've been a renter for most of my life and I've never seen a shadier group of people eager to appropriate your money for their own betterment. Predatory practices to put it mildly. I feel ripped off and cheated. These folks need to be banned from renting to any JBLM civilian or military employees.

Experiencia fantástica: I had been looking for a rental home for a few months with NO luck, then I called Double Z. The lady that answered the phone was extremely courteous and helpful. I have been living in my new home for almost 6 months and all I can say is, THANK YOU! to the wonderful staff at Double Z! I have and will recommend them to anyone looking to rent a home.

Experiencia negativa: This company is absolutely ridiculous. I called for 3 weeks trying to look at a house. Not once did I get a return phone call. I emailed as well with absolutely no response. I know the house had sat vacant for a month and when someone FINALLY did answer the phone, she apologized and told me they had JUST rented it. I am absolutely speechless at the lack of responsiveness and professionalism. We will continue to look for a home, but will avoid this company at all costs. By the looks of their reviews, everyone else should do the same.

Experiencia negativa: Looking for a home is a daunting enough task, and Double Z makes it worse. We were convinced that we wanted a particular home, and just wanted to see the inside to verify it's condition. We called and left our info, and were assured someone would call us back with an appointment to see the house. Didn't happen. Left an e-mail..no response. Called again three days later and was told that Linda would call us with a time to show the house. Two days later, still no call. Finally, Cami called on the fifth day at 1100 a.m. on a Friday to tell us that they would not be able to show the house until Tuesday, as they were closing up the shop to go on a company vacation over the holiday weekend. We have been in a hotel since arriving here 9 days ago. Who wants to wait another 4 days just to see a house?

Experiencia negativa: Wish I could give a negative star review. Just HORRIFIC!!!! Not only did they just plain NOT respond to any of my requests in a timely manner. (Ok, I take that back, ONE!), but they sent mail to the WRONG ADDRESS with both our names spelt incorrectly! I requested proof that they cleaned the rugs with the $ that was included in our fees. They sent a receipt with a work order FROM A DIFFERENT ADDRESS! We had flooding in the basement....FLOODING!! And they didn't get back for weeks. The latest problem took a month to get back to me...A MONTH!! I figured out why they picked the name Double Z...because THAT is what they do!! ZZZZZzzzz on the job! Do yourself a favor and go with someone else!

Experiencia negativa: Shady!! Not a company I would recommend, if you're a landlord or a tenant. They're horrible at returning calls. You have to stay on them or you will never hear from them; except when they like to drop by unexpectedly, with no notice, which is against the law. They don't seem to understand landlord/tenant laws very well, just quiz them and find out. Plus they have some questionable staff that are far from professional, but rude, not helpful, and not good at taking messages either and passing them along! I only ended up being under their management because the house I'm in was sold and the new owner decided to use them. Big mistake! I've let the new owner know that they may want to consider a different management company because they are breaking laws. Lastly, and this is based on a private contractor who used to do work for them that I met by coincidence, they inflate their repair and maintenance costs and pass them on to the landlord...very shady. Beware!!!

Experiencia negativa: These people are very extremely unprofessional, after waiting until the 11th of the month to view a listing, the month thru Realitor ( Clammy) didn't show or even have the curtisey to call and cancel. We were left to wait for over an hour and a half! And when I call her the next day She told me the house was no longer on the market. NO APOLOGY,NOTHING! Not to mention that the will attempt to steal every dime of your deposit when it comes time for you to move.You decide. Never again.

Experiencia fantástica: I have had Double Z managing my property now since 2008 and have been satified with all of their services. The constantly repair small items for next to no cost with their own maintenance people. I also live in Germany, so I never have the chance of meeting anyone face-to-face or seeing the property in person, however when I ask the office to provide pics they do it in a very reasonable time and whenever I want special requested quotes (like for painting the outside of my house a new color) they are very attentative and prompt. I believe that the upkeep of a house is one you have to be practical with and prepared to do... and that's exactly what Double Z does! Stating that Double Z makes outrageous charges on the property owner's invoices is completely NOT!!! something I've experienced in the past 5 yrs with working with them.

Experiencia negativa: Unfortunately we have a property listed with them. Every interaction I have had with Linda Baker has been horribly unprofessional and then she tries to apologize. Doesn't inspect the property once a year like she is supposed to. Doesn't inspect the property before refunding deposits. Sends unreasonable bills for repair work. Doesn't take responsibliity for her errors or her staff's errors. Needless to say, we will be taking our business elsewhere.
