No issues with our deposits, inspections, etc. Th response to any problems with the property is immediate and at the tenant's convenience (very rare). Experiencia fantástica: Bella Apartments in Bonita Springs is simply wonderful! This is a boutique-style complex, brand new, much smaller than other complexes, and very upscale and stylish. The apartment has tons of storage space which we truly value. The design of the apartment interior is contemporary, and we enjoy our patio overlooking the pool. The halls look lcity-style with nice lighting - so pleasant to come home to. The pool is intimate and inviting with a barbecue there for residents to enjoy. The pool area has many umbrellas, lounges, and tables and chairs. The management is simply outstanding. After having two bad experiences in large complexes including maintenance and cleanliness issues, this is a dream. As homeowners from a different state who are also renting due to work, we are very happy that our “home away from home” feels like a home.

Experiencia negativa: We rented from this property management company and was thoroughly disappointed... Please be aware.. We took great care of the home with preventative work. We loved there for less than 2 years, and we knew we would not live there long term so we kept a lot of things in boxes and also nothing was hung on the walls, there were two of us, so never used second bedroom and rarely touched the den.. There is a reason I am sharing this. When we moved out, we had a professional cleaning company come out and do a move out cleaning and also had Stanley steamer to carpet clean and steam the flooring... This was totaled over $600.00.. not includong grout cleaning... When we got the final bill, and was asked if we agreed, we did not and provided that we did the cleaning and they hit us with costs of work on the walls that were not taken care of before we moved in initially. Stefany stated there is a law that is required to charge 255.00 minimum and they charged us 355.00. so on top of us cleaning they over charged the minimum and would not share who cleaned, which I am sure they didn't... Then on top of it, the work on the walls, they should have either had the prior tenant take care of, or the initial from the owner, which never happened, and we had to pay for it.. I am disgusted by not working with us.. they should have given us back the difference between the state law and cost they charged us and also they ripped us off on the painting and walls. I recognize there should be some costs, but they donnot run their business on fair and reasonable nor is it a company I would recommend or put my neck out. I have loved in 4 states over 15 years moving with my company and have not dealt with such negligence as I shared throughout the process what we were doing and if I was going to be charged, I would have gladly not paid 400 for streamers + Molly maida for a 2 hour clean out + my wife and I spending time cleaning... DO NOT USE THIS COMPANY if you do not want to lose out on over $1k especially if you maintained their asset for the owner.. I have a rental I manage through a property management company in another state and this would not be the case for the tenants...

Experiencia negativa: Recently searching for house on MLS and Zillow. Came across a rental that feels a lot like "click bait" and "bait and switch". House marketed at $4,756 and says nothing about seasonal or annual rental. After calling company and being switched between departments team member states price is probably wrong (listed on 7/11 per zillow). Explains is about $2,000 more per month with apologies that this happens all the time. I've never heard of MLS not updating fairly quickly. Not sure how you can advertise at one price, but then change when one calls, but I guess its a new world. Either way, doesn't feel right. My suggestion is take a look at their process for adding to listing services and marketing with 2nd looks and/or sign offs. I don't usually care and just move one which I will in this case, but this happened and should be recorded in case this happens again in the future and is more of a sign of habit or trend.

Experiencia negativa: I dont even know where to begin but i have lived in rental properties in 4 different locations and this is, BY FAR, theeee worst. I am not sure the owners are even aware of how poorly this property is being ...not even mismanaged, it's literally NOT BEING MANAGED. No maintenance is ever done as scheduled, no calls are ever returned. We have been forced to do most of the maintenance ourselves yet we're still paying top dollar for a home with a pool that is supposedly maintained by a company yet is forever turning green. The list of poor experiences is far too long to go into so i would I definitely advise you to avoid any property managed by this company.

Experiencia negativa: If you’re looking for a property management company who will know your property inside and out, who is organized and responsive, and who has a passion for service and hospitality, this company is not for you. If you want someone to unlock the front door and point people to an online application, make sure you aren’t paying too much for the service. I’m sure this type of company will survive in the current environment due to lack of available options. If or when things turn around in the real estate market, they will cost you business due to poor communication, poor work ethic, and being completely disorganized.

Lauren you are entitled to you opinion. You requested us to ask the owner to reduce he rent on a property by $ 250. it took This is almost a 10% discount. You were told up front that the owner was most likely not going to go for the reduction, considering the current rental environment. Nonetheless we sent the request to the owner and had a response in 4 days. I believe you stretching things a bit in your review. Simply because you did not get the answer you wanted you feel it is necessary to criticize our communication , organization, and work ethic. This just further indicates that we are doing our job. We get the inappropriate review rather than the owner for saying no to your requests.

Experiencia negativa: Joe was amazed at what all we had done- -- we left the property SO much better than how we got it. Our improvements were extensive, yet he took off $200 to haul off a broken rusted out moped that originally existed on the property. Not even ours. He looked me in the eyes and said he'd call me if anything wasn't just right for the return of deposit, but he didn't. He billed us. He could have wheeled that thing out for trash and the junk man would have picked it up before sunset just like what happened when I had to wheel out every cockroach-filled appliance left in the garage when we moved in. I helped him out, but it was never reciprocated. Not once. Didn't even get paid the $150 I was promised for repairing the lanai.

did on several occasions. I cannot approve giving you money that is not mine to give. Our company received no benefit whatsoever for the $150 lanai fix or the $200 charge to haul of rusted moped. As was stated to you in a copy of an email response from the owner, he stated he had hauled off many items from the property at your move in and the moped was not there or part of that process. It is not a list of items submitted to us which needed to be removed. The owner therefore feels it appeared after the fact and was left. I am sorry that you are upset about the charge, but you had the keys for an extra day and could have taken care of the situation. Once keys are turned in your tenancy is over and the turnover process from our standpoint begins. We cannot go back to each tenant and ask to come back to remove left items.

Experiencia negativa: I have to change my review after two years of living in one of their rentals. While they did see to the many issues with the home, they will lie to you straight in the eyes, so watch out for that. At our paper signing, when I asked if the well system had been checked, Stefany looked me in the eyes - offended that I even asked - and said YES. Once we moved in and I was feeling sick and my skin was completely broken our all over, we found out that the filtration system had been bypassed. The well people who fixed it said we’d been bathing in straight aquifer water those weeks. They got it fixed quickly, I’ll say that... We thought we had a good relationship with Joe, the manager, as he’d been so complimentary of what we’d done to the house with our own money (put $400 on the gravel driveway early on in our 2-year lease so it wouldn’t be a mud pit, added a palm tree, hibiscus, and other landscaping to the once-naked house, which we left when we moved). After we’d given our notice because we bought a house down the road, my husband asked Joe if he’d give him a call if there was anything out of place that would prevent us from getting our full deposit, and I watched Joe stand in our living room and say, “Absolutely. No problem.What you guys have done here is amazing.” After we left the house extra clean with shampooed carpets, we turned in the keys. Later we found out that they took $200 from our deposit to have an ancient, rusted moped removed that had already been next to a tree on the property and was not ours! Joe could have called to honor his word and my husband would have happily junked it himself, but again - these people lie. I have other examples but will stop there. Just be careful to get every teeny tiny thing in writing if you decide to rent from them.

Experiencia negativa: I was renting a condo and gave them a deposit. I was missing one document in my application. They deactivated my application without giving me a notice. I found out myself. They didn’t return the deposit, I never signed any document saying that it was not refundable. I talked to Stefany Córdoba and I agreed with all negative comments in previous reviews. She had such a bad attitude to the point of hang out the phone in the middle of the conversation, and let me be clear that my tone was calmed, she seems to be a heartless, cold person. She possibly gets the attitude from the owner. When I talked to him, I noticed no difference. They said they called me several times from the office phone number and I don’t have any of those phone calls. My phone bill can prove that as it keeps records of all incoming calls. To make the story short, they kept my money and I didn’t move in. I could imagine what would happen if I move out, reading all previous reviews, they will probably find out a way to keep it and more. Those giving good reviews are probably the condo owners, landlords. Most of the tenants are reporting issues with this company. For me it was such a bad experience. I found a better place and I’m very happy where I am now. But I was always remember the way they made me feel. They treat you like trash. I read a review calling them thieves and I completely agree with that.They don’t deserve a star, I’m giving one because I don’t have other choice and I will give it for the assistant Yeni Hernandez that was the only one that treated me in a proper decent way.

Experiencia negativa: After two years of living in the home and keeping it clean we were very disappointed when $1,200+ of our $1,700 security deposit was kept. Very dissatisfied and disappointed... pay attention to the reviews THEY WILL KEEP ALMOST ALL OF YOUR SECURITY DEPOSIT. At the end of the day the agents with the company have no say and the actual owners of the house who have no part in any of the process of the lease will say there are damages just so they don’t have to pay for damages that were there previously!!! We feel our security deposit was kept and used to upgrade there home. Renters beware.

Experiencia negativa: Disclaimer: I personally do not recommend renting from them. This is my personal experience from renting from them, and I urge all potential tenants or propery owners to do their own due diligence before doing business with them. They stated that my unit would be cleaned prior to moving in, it was not; and I had to request it be properly cleaned multiple times by email right after moving in. After moving anywhere, I thoroughly document ANY and ALL damage to the unit by photograph and written statement, which I get signed by the landlord and/or property management company. In this case, I have over 200 pages of documented damage prior to move in. During my stay, I repaired all of the small and minor damage the unit had at move in (scuffs, stains, marking on the walls, dents, broken and missing blinds, etc.) that the GCMG and/or the owner did not care to repair prior to move in. I asked Stefany at move in if she minded if I fixed the little things and she said she did not care. Towards the end of my lease, I reminded her of this and she said she (they) appreciated it. Upon move out, I had the floors cleaned and provided receipt of it to have the cleaning fee waived. GCMG charged me for cleaning when they did not even clean my unit before my move in. They also tried to charge me for a missing blind that I had replaced myself, with one that had a slight curve in it (I have a photo of it missing upon move in and one where it is replaced at move out - note: if a tenant replaces something that is clearly not there at move in, a property manager company should not bill you for fixing something that is "damaged," that is clearly not there at move in). The owner also contradicts himself and I have emails that clearly show this.

They will make your life a living hell. First with the $100 deductibles for any call you make to have service done. Not to mention many, many other problems we had. They will rip you off with every penny you have. I could go on, and on with the 4 1/2 years that we have been there. Also the owner Albert Shamon is another piece of work. DON’T RENT FROM THE MANAGEMENT COMPANY OR THIS OWNER!!!!! IS ALL I HAVE TO SAY

Experiencia negativa: WARNING!!!!! READ THIS BEFORE YOU RENT FROM THIS COMPANY: I implore you. Read all of the negative reviews carefully. Read them again and make note of the consistency. Make note of the owner's defensive response to these negative reviews. These aren't reviews posted by disgruntled former tenants. They are 100% true based on our experience with GCMG and in hindsight I wish we'd taken heed before we decided to rent from these people. Read this and AVOID making the same mistake we and others did doing business with GCMG. This is an absolutely despicable property management company. ZERO integrity. We rented a property through this group when we moved here not knowing the nightmare that was about to ensue. Whether it was extremely short notice property inspections (as in less than 2 days advance notice), to charging a $100 deductible for any and everything that broke in the home, to random charges that show up. Stefany Cordoba is the property manager you will most likely deal with and instead of treating tenants with dignity and respect has a cold, heartless, hard-nosed attitude that often makes it difficult to come to a peaceful resolution on different issues. We paid rent ON TIME for nearly 4 years, but were still treated like dirt on the rare occasion we needed anything from them. I won't go into specifics on some of the issues we've had with them over the years, but you are welcome to contact me directly and I'll gladly share my unbiased experience so you can avoid getting financially abused by these crooks. Our dealings with them was an audition to see if we'd ever use their services for properties we own in SWFL. Based on our abysmal experience, they will never manage any of our properties nor will we recommended them to anyone. UPDATE & RESPONSE TO OWNERS RESPONSE: I went by the office today to drop off our $3300 early lease termination fee and met the owner in person. I have some choice words to describe what I think of him after that encounter that I will not share here. Terrible encounter with this individual. There have been very few times I've felt as insulted as I was when I left their office today. Disgusting. Read the recent reviews by Semsija Purisic and Alice Zamfir. Deadly accurate descriptions of how these folks operate. Pay close attention to Alice's review. UPDATE 8/8: These fools kept our $1600 security deposit AND charged us an additional $1400 for repairs, many of which were things listed that didn't need repairing. We never were contacted to do a final walk-though so they just started adding repairs that weren't even needed. That's over $3000 of repairs they claim needed to be done on the home. This includes a $1900 labor charge. Are you kidding me? I can tell you that in nearly 20 years of moving to different states and renting from different properties, I've NEVER had a security deposit held or owed money for repairs for any property I've rented. EVER. They are straight crooks and will take every dime you have and find excuses to take more. They even charged us the $6 fee for the certified letter they sent. I feel sympathy for whoever rented the place we just moved out of. If you are reading this... DOCUMENT EVERYTHING through VIDEO, this includes taking photos and video of every single room and every single thing in each room when you move in and when you move out and save all of your email correspondence with them. Again I warn you to NOT do business with them. If you do, you'll be like me at the end of your lease or contract wondering what would have been if you'd paid attention to the negative reviews on Yelp, Google Reviews and others. All of it is true. We cannot begin to tell you how glad we are that we moved out and cut ties with this entity. Happy I never deal with these people ever again. STAY FAR AWAY! You've been warned.

We are thankful for the 4 years that you leased with us. As a professional property management organization, we uphold and honor the obligations of each lease contract outlined by our property owners, who trust us to manage their assets with care. we support a positive environment for our clients and staff. Due to the nature of the situation and the unprofessional behavior displayed in our office, we are unable to waiver from the requirements of your lease contract.

We review all lease contracts with our tenants prior to the start of a lease. This is a service that our owners find of great value as a proactive measure to ensure all parties are in mutual agreement and understanding. Lease contracts are between tenants and property owners. We are the acting agent for each owner. Most contracts stipulate a required time frame of notice for early lease terminations, and corresponding penalties associated with early terminations. In your situation, the owner refused to waive this penalty, to which, by your agreement, you are now held responsible.

I apologize for the inconvenience and frustration this has caused you at the end of your 4 years with us, however, you knowingly agreed to a contract and are now asked to abide by that contract. It’s unfortunate that we are unable to come to a more amicable end to our relationship and we do wish you the best in your next residence and future investments.

Ms. Mirlande is continuing to write bad reviews about Gulf Coast Management Group regarding an issue from 2017. Ms. Mirlande continues to make statements about Gulf Coast which simply are not true. Ms. Milande agreed and signed a contract. When the time came for her to fulfill her agreed to obligations under the contract she was unable to provide the obligations. As a result the owner of the property exercised their rights in the contract to collect from Ms. Mirlande. Ms. Mirlande had over a month to contact Gulf Coast and try to resolve the issue. However on the day the obligations were due she showed up and stated she could not fulfill her obligations. Gulf Coast has done nothing wrong and stands by the action taken against Ms. Mirlande. Experiencia fantástica: We are out-of-towners, and have one property that has been managed by GCMG for 5 years. They have provided us with quality work for the entire time. We have never had a management issue or tenant issue they didn't take care of. They keep us updated on the market changes, and have our best interest in mind. They have always negotiated a fair price for our renters, based on the fluctuating market values. Always professional, they reply quickly and accurately. We feel the management fee's are commiserate with the work they provide. We are considering a second property, and will have them manage this as well (We wish they ran our HOA). We are not paid in any way for this review. We believe that when you find a great company, you should share that.

Experiencia negativa: These guys are horrible. When I was there they actually helped me prove I didnt owe the landlord $400 for an AC unit that he never maintained. Then when I left they not only hit me for it then had to pay a collection fee because they wouldnt even talk to me. They actually sent me an email stating I didnt own, then sent me to collections for it.

Experiencia fantástica: I have utilized Gulf Coast managing my properties for many years; their service and communication has been excellent. Their marketing, tenant selection, and unit inspection are a cut above your usual property management org. As an owner, tenant evictions are the most difficult things to manage; they have been on top of the couple of issues that we had. I don't usually recommend; however they have been such a great partner that i felt obligated to say something.

Experiencia negativa: I rented a property that over saw for three years and when I moved out they not only kept my security deposit but they also charged my mother $9000 claiming that I left all sorts of trash in the house and holes in the walls and that the place was filthy. Which is all a bunch of lies. The homeowner was already planning on repainting and replacing the carpet before putting the house on the market because it had been a rental property for over five years. I was a very neat and clean tenant and only had to move because the owner wanted to sell and I couldn't afford to buy. I don't appreciate the false accusations towards me and the lies they told. They ripped my mother off and should be ashamed of themselves. I did not leave the place filthy and there were no holes in the walls. I ran a cleaning company and was a professional at doing move out cleans. They are liars and thiefs. DO NOT DO BUSINESS WITH THEM

Experiencia negativa: IT'S A TRAP!!!! They don't even deserve a whole star. Whether you contact them or they contact you DO NOT FALL FOR IT. They are fast to get you in a house/Apt but when it comes to fixing anything that needs to be fixed they take for ever and when they do send someone to fix it they don't do the job right. And they'll take all your money at the end of your lease. If you do end up in their trap.. Make notes of everything. When I say everything I actually mean EVERYTHING. They'll give you a paper to write down everything in the apt that they didn't fix but will blame you so they can steal your money. Check every single corner of the house/Apt. BLINDS are the most important thing. They will tell you that they did a thural inspection and that you need to write down the things that you want to be fixed. Yeah just letting you know they won't. Write down everything you see. From a little nail hole on the wall to every single blinds that may be broken or missing. Trust me they'll change you half of your deposit to replace a couple of blinds that cost a dollar each at Home Depot. They won't let you buy the blinds yourself either. Make sure they also take the previous renter's trash out because they'll change you $200 for leaving it there. By trash I mean ironing table and oven pans. Little things that you think it's there because they left it for you to use are trash to them and will take your money for it. At the end of a battle to get as much money back from your deposit they will leave you with about 10% or 0. DONT FALL INTO THEIR TRAP!!!!

Experiencia negativa: This is, unfortunately, the very first time I'm writing a bad review on the internet. 1) If you look into the first room to the left in their office, you will see piles of folders on the floor! So, how do they keep from losing paperwork? That’s simple! They don’t. They lost my paperwork and it’s been tough proving to them that I did turn it in. They lost it! So, save everything. Every email, every text message, every maintenance document. Request a copy and save it all! This sounds overly-cautious and paranoid, but they will try to charge you for everything when you move out and if you haven’t saved everything, you will have a tough time fighting it! 2) Take photos of everything (light fixtures, windows, carpet, walls, bath tubs) right when you move in, and try to get those same camera angles and take photos right when you move out! Don't alter the photos at all, just move them to your hard drive. The EXIF data will show the original date the photo was taken and they can't argue with that. 3) Be super detailed on your move-in inspection. If there's little pin-holes in the wall, if the sliding glass door sticks, if there are no curtain rods, if the carpet looks old, etc. You should attach paper to it, listing all of the things clearly, instead of trying to fit it in the tiny spaces they give you. And make them sign a copy showing they received it! 4) Make a note of everything they tell you, even if it doesn’t seem to matter. If they marketed the place has “new flooring in the main area of the house,” then that means the flooring in the bedrooms is probably old and that the flooring in the main area was really bad, or else nobody would have paid to put new flooring down. So, make a note of that! 5) Don't expect Amy to talk to you, ever. Her phone rang while I was in her office and she exclaimed at the receiver, "No matter how many times you call, I'm not picking up," quite amused with herself. If you really need to talk to Amy, then go sit in her office. She’ll have a hard time ignoring you then. Alternatively, you can call the office number and ask to speak with Amy about a property you found online. She’ll be so eager to talk to you. Lifehacks! Literally, I asked Amy for a call more than 15 times this week. Her last email to me ended: "This email has all of the necessary information needed; therefore there is no reason for a phone call." Never mind the poor sentence structure; this was rude! 6) Maintenance issues are hard to get fixed, because I think they only have one person coordinating maintenance for all the properties they manage. Poor guy. He's really hard to get a hold of, himself. 7) Amy’s assistant Lisa is actually pretty awesome. Too bad Amy's not her assistant instead. Her going out of her way to follow-up with me today was greatly appreciated! Megan’s also good! She’s an actual human. She showed empathy and all! These two earned one star each for the company in my review. 8) Avoid the cleaning fee on the lease! Your unit will probably not be clean when you move in. So many others have said this in their reviews and I wish I listened to them! The WORST that happens is they put a claim on your deposit for $175 because you didn’t clean well enough. If you have sufficient pictures from the day you moved out, you can easily fight that, too! 9) And my last bit of advice: when you move out and they charge you for a ton of things fight them if you don't agree! Since you're following my advice, you have a paper trail and photos of everything that happened! You can confidently list everything out for them and prove that you’re competent enough to win this fight! I'm not saying don't rent from them. What I'm saying is to be diligent and keep records of everything with them, so you can get yourself out of having to pay for invalid charges along the way! I waited until I received word that I am getting my deposit back (yay) before posting this. This company needs to learn how to communicate as human beings! And they need to hire a temp to organize their files right away!

Experiencia fantástica: Great management company for out of state owners. We owned used them for over 5 years and they were always able to find us a renter for our rental property in a timely manner. Renters were screened carefully and repairs to the property were conducted reasonably. Kimberly communicated with us quickly and professionally. This group even helped us with an eviction that ended up in court and they took care of everything for us. I would highly recommend them.

Experiencia negativa: STAY FAR FAR AWAY!!! Both prospective renters AND home owners! These people are horrible. I rented a unit from them for two years & they not only treated me horribly and invaded my family’s privacy in ridiculous amounts for NO reason; they also ripped off the owner of the condo BIG TIME. I honestly feel sorry for the owner. They are stuck with this company to look after their unit. Also please note that they do NOTHING in keeping pedophiles away. No amount of complains or police reports that you may show them will get them to do anything to keep these people out of their units & home. This is no way to run a business; taking advantage of kind hearted & trustworthy people. If you do choose to rent or hire them to watch over your condo/home make sure you document EVERYTHING unless they WILL rob you blind in the end. Good Luck!!

Dear Ms. Huseman,

Per Florida Statute, the owner and management company are allowed reasonable access into the rented homes with 12 hours’ notice. With this said, GCMG only accessed the home you rented quarterly at the owner’s request. In your statement you said we had no reason to enter, but the reason for the access was per the agreement with the owner. Secondly, your complaint states that GCMG ripped off owners “Big Time”. Please note the owner facilitates all maintenance issues himself. Such unfounded statements insinuating that we cheat people is totally unwarranted and against the philosophy of our company. Your third statement regarding the fact that “we do NOTHING in keeping pedophiles away” is misdirected and unwarranted. We perform through background checks on all of “OUR TENANTS”. We have no control on other properties or the management of the community. Ms. Huseman, you are making criminal accusations without proof that we rob and take advantage of people. GCMG has not received any complaints from your owner.

Experiencia negativa: I rented my first apartment from GCMG, it was the most horrible experience. The unit was disgusting and filthy when I first moved in.I complained and they sent the cleaner back but she didn't do much instead she discovered mold in the master bedroom, it took a month for all the construction to be finished and my fpl bill was double because of the huge humidifier left on, day and night for a month. Every other month the unit had maintenance issues. I wanted to move since the first day I moved into the unit. I didn't give a 60 DAY NOTICE, so I had to extend my lease for a month, HOA didn't approve and I had three weeks to find a place to live. When they sent me a receipt of my deposit they wanted an extra $140.00 for damages etc. on top of my $1190.00 deposit. We sent the letter of objection and got half of the deposit back. They automatically charge you $175 cleaning fee,even if you clean the unit spotless. LESSON LEARNED

Dear Ms. Contreras,

You stated that you were unhappy with the cleanliness of your unit at move in. GCMG followed up with your complaint and sent a cleaner back to re-clean the unit. The cleaner discovered the discoloration and possible mold and reported it immediately. The leak that caused this damage was from the unit above yours that we did not manage at that time. We responded as quickly as possible. The reason it took a month for construction to be completed was due to the coordination of two owner’s approval. In addition, which you fail to state in your complaint, is the fact that you were given a one month rent concession with the owner’s approval. Based on the amount of the concession, it would more than cover your FPL bill which you claim was double the normal amount. Your contract states you must give a 60 day notice upon termination. GCMG is not responsible for who the condominium association approves or disapproves. They must have a valid reason for the non-renewal. Lastly, your contract states that you will be charged a $175 cleaning fee upon your departure. What you consider clean and spotless may not be what other’s consider clean; therefore, we bring in a professional cleaning crew to ensure consistency in the quality and cleanliness of the units we turn over.

Their maintenance office has responded quickly and very efficiently. I have also enjoyed the online bill pay for residents which makes things super quick and easy.

Experiencia fantástica: I have used Gulf Coast Management for 6 years now. They have leased my condo since then and I have had such a good experience that I bought a villa and they also have been in charge of renting that unit also. They do great background checks on all of my tenants and in 6 years I have never had a tenant issue. GCM takes care of any repairs and lets me know the issue and fixes it without any work on my part. They provide monthly statements on both of my units and the checks come into my Account by the 10th of the month. I am amazed how fast they rent my units once vacant. Usually within 1 month I have a new tenant signed up and ready to move in. I have no complaints at all with GCM and would highly recommend them to anyone thinking of using a property Management Company in the Naples area.

Experiencia fantástica: Great company to deal with. They have been managing the rental of my condo for over 5 years. They have been responsive to requests from the tenant and have kept me informed every step of the way during repairs. I have been given personal cell phone numbers so I have complete access to the manager whenever I need it. Calls are returned in a timely manner and issues are addressed quickly and efficiently. I would definitely recommend this company to manage other properties. Keep up the good work Kim and team!

Experiencia negativa: Do not ever use this management group. They are absolutely horrific. The owner of my condo is selling and GCMG has expected ME to basically handle all appointments for inspections and technicians to do routine maintenance required for the closing. I was told I needed to take days off of work to be there for inspectors, etc. When I told them that this is THEIR job and that they are paid to manage the condo they skoffed and said it wasn't their job. They will do ANYTHING to make sure that they do not have to do any work. They don't return phone calls or respond to emails no matter how many times you call them. On the flip side, they called me about something and I missed the phone call because I was in a meeting. They then proceeded to call me again every 5 minutes and wrote me 3 angry emails about how I was avoiding their calls. I'm sorry that I have a job and actually do my job, unlike them. When I moved in to my condo it was a filthy disgusting mess. When I complained that it hadn't been cleaned they told me that it had been cleaned about 4 months back and basically too bad, they weren't cleaning it again. Also, they gave me 1 apartment key and told me they lost the other one and they didn't give me any mailbox keys because they said they lost them. I tried for weeks to get them to change the locks and they told me it was my responsibility to get a locksmith. MY responsibility. I couldn't even get into my mailbox. I finally called the owner personally to tell him what was going on and he was shocked and appalled at how GCMG was handling his condo. These people have the worst attitudes of anyone I've ever met. Talk about some of the angriest, meanest people ever (hint hint Kim). How any of these people still have jobs is beyond me. I don't know how this company still exists with how horrific their service is. Anyone below that has written a positive review was clearly paid to do so. It's very obvious from what they wrote. I would find it impossible to believe that anyone has even come close to having a good experience with this company. Go elsewhere!!

Experiencia negativa: Terrible experience. This team is incredibly unprofessional. Missed appointments, didn't return phone calls, take forever to do anything. NEVER answer the phone. I feel like I'm calling USPS or the DMV every time I called them. I'd assume from dealing with them that they are decent at renting and managing - if nothing goes wrong. But if anything occurs or they have to do any quality work on their end, they completely drop the ball. If a property management company can't keep their word or solve simple problems with a property, what's the point of hiring them?

Experiencia negativa: Dreadful, dreadful company to rent from, and probably not great if you're an owner either. The recurring theme is that they just don't care. They never respond to calls or emails, they don't show up for their scheduled inspections, and they hire bad contractors for maintenance. It took them three months to fix a shower leak. Not a little leak, a big leak. I had an entire shower and a bedroom wall ripped apart for three months. They eventually had to admit to their negligence, and the owner lost three months of rent on that square footage. Not only that, but the contractor had to retile the shower three times because they did it so poorly. Also, after they supposedly fixed the major leak in the one bathroom (and had ripped out the drain pan) I discovered the leak was actually from the other bathroom, which they quickly fixed and never mentioned. So the owner wound up paying for a new shower they didn't need, three new tile floors instead of one, and lost three months rent. All the while Gulf Coast did nothing to get in a decent contractor, or even insist that they show up. They also refused to fix the deck that had been rotting since the day we moved in. It was noted on every "inspection" and yet they did nothing. Nothing until I fell through it. They wouldn't even get someone in to fix after that, they only agreed to reimburse for materials after we fixed it ourselves. Now I can't get them to return my security deposit. The house was left in better shape than move in. Its been over 30 days, and no one will return an email or a phone call. They are either so wildly incompetent they don't know Florida tenant law, or think that no one will stand up to them and enforce it. I would highly recommend not renting from this company. And if you are an owner, I would seriously think twice as your house will fall into disrepair. I managed commercial real estate for two years, so I'm aware of how the business should and should not function. Run, its just not worth the lack of respect they refuse to show their tenants.

Experiencia fantástica: Louis, Kim and team have managed my condo in Naples since I purchased it in 2010. They secured tenants throughout, despite difficult leasing restrictions at the HOA. They are always available and professional and do whatever they can to meet my leasing needs. In addition, I went through GCMG to have an air conditioning unit replaced and they saved me at least 25% over any other estimate I had received. That's true value and money in my pocket! I highly recommend Louis and his team of professionals.

Experiencia negativa: Negative experience with this management company; I used to have prompt service until my condo's owner changed property management to Gulf Coast Property management (ex Synergy) - after switching, I got nothing resolved when i needed help, and after I moved out - they did not take the appropriate steps to switch the water bill to the new tenant (which I found for them). The way the water billing company works is - Property Management company needs to make the change. I moved in February, now it's August and I'm still receiving the water bill (forwarded to my new address, even though I called them numerous times, also the Condo Association, and the billing department - all they need is to make a call, since they are the authorized entity to make any billing changes. Very disappointed with their service!
