Experiencia negativa: If I could give them zero stars I would - worst property management company ever to exist. Extremely outdated, all the staff is extremely rude and condescending. No one ever helps they just try to screw you every chance they get. Also they do nothing to manage any community rather they just do whatever the Board tells them to regardless of ethics, boundaries, or actually "managing." A "MANAGEMENT COMPANY" is supposed to MANAGE a property; not be sheep. This place should close down.

Experiencia negativa: Can someone please tell me WHAT THIS PROPERTY MANAGEMENT COMPANY DOES FOR IT'S CUSTOMERS? I called about a dangerous hanging icicle overhead this winter and they ignored me. I called with a common plumbing drain issue and was left to fix and pay for it myself. Garages are common property in my association and are assigned by the management company. I called to get a simple garage assignment confirmation and was told to check my deed (garages are not on the deed since they're common). I responded explaining the garage assignment process and they didn't respond. WHAT TO DO?? Legal action next!

Experiencia negativa: Arthur Edwards Inc is the management company for Darlington Ridge Condo Association. Lisa R. Frank, is the VP Administrative Services, who is the representative for them. I was under contract to purchase a condo at the Darlington Ridge Condo Association but the sale fell through due to litigation against the seller of the condo I was purchasing that was uncovered during the title search but I was still charged by the HOA's management company Arthur Edwards Inc $470 for an HOA statement, which is a 1 pager, which just shows the condo fees, without my authorization for charging me that specific amount. They refused to refund me the $470 after I showed evidence that the transaction was cancelled by the title company. They have exorbitant fees, are thieves, and treat anybody who wants to live in their community unjustly. It's a good thing I won't be living in a community managed by Arthur Edwards.

Experiencia negativa: Arthur Edwards should be called a mis-management company, instead of management. They wouldn't even complete basic tasks, like paying bills on time, let alone deal with major issues. After more than a decade of managing our building, we are finding issues that could have been prevented, had they been addressed in a timely manner. They never took interest in what is happening or did a building walk-through, just waited for us to call them when something needed repair, which of course was a higher expense than maintenance would have been. Those expenses grew even further, because they never bothered to look for a vendor who would give us s reasonable price. I found their practice of using companies belonging to family and friends highly questionable, if not downright unethical. In other words, stay away.

I was told to get in touch with the property manager and before I could blink, someone was at the door to help us with our issues. I’ve been in business my whole life, and I have never seen such incredible service and such kind people as this property management company, Arthur Edwards Inc. I had to review this company for their well-deserve five star rating! I was also told that this is a family owned business and it makes the world of difference! You can absolutely tell by the attentiveness of their employees that family is in charge! I would highly recommend Arthur Edwards Inc. as a property management company if you are looking for one!

By being up to date with all the state required guidelines all Associations must adhere to in the state of NJ Arthur Edwards is sound company for any Association and Board to partner with, insuring the efficient and safe running of their building and the Association

Experiencia fantástica: I am President of a large private community. Since I have been on the Board we have had two previous property managers that promised us everything and delivered nothing. We then hired Arthur Edwards Inc., who also promised us everything, and delivered beyond our utmost expectations. They have the personnel and contacts needed to obtain vendors, get estimates, make recommendations and follow up as the work is being done. This may sound as if they wrote the review but they have truly made my life and other Board members lives much easier by taking away work that we previously had to do.

Experiencia negativa: The worst management agency. All they want is your money and no services! They NEVER call you back. I have been without pool passes for 6 days after going there, sending emails, voicemails. Next, is calling my lawyer! They are unreachable, with in person, emails, voicemails.

Our place looks beautiful and Arthur Edwards makes sure everything is taken care of especially the grounds and the town houses. Ed Frank, president of Arthur Edwards is always available and willing to help out with anything. This management company is the only company I would recommend. We are leaving a wonderfully managed community only to downsize.

Experiencia negativa: Our building has finally fired them and I couldn’t be happier! The most unprofessional management I’ve ever encountered. They never respond in a timely manner or in full clear sentences, they have ignored some of our emails for weeks and weeks. The communication style is nasty and hostile at all times even from Edward himself who is also highly forgetful and disorganized. All employees are low quality professionals. They have been puppets to the board, not holding board members to the same standards as all other residents. The list goes on.

Favorable to board members and seems to forget that homeowners pay maintenance for a resolve to issues as well. Edward Frank I reached regarding issues that are intrusive to privacy & exterior maintenance issues. I only receive request & no response to my concerns. I have been a member of condo associations for 15 years. Never once did I feel my family was targeted as a result of race issues neither. Never once to provide clarity.

The taxes that I paid for an additional 2 months were moved over but it took Arthur Edwards team over 2 months to notice and they charged me a late fee. I wish these companies would train their staff properly to prioritize. Hope they get better.

Experiencia negativa: I have to say I am quite disappointed in the lack of management mixed with very high fees associated with this company. Our community has had an issue now for some time with unit holders offering their homes as short-term rental properties in direct conflict with our HOA bylaws. All I see from this "management" company is letters to all homeowners reminding them of the rule against no short-term rentals. There has been no follow up, investigation, fines, additional communication with homeowners about continued efforts and so on. This is one of several items related to lack of management. In addition to a lack of appropriate management, the fees charged by this agency are approximately double what other agencies in the area charged for required documents. While a seller is responsible for paying transfer fees, the agencies set the amount and our attorney agrees that this agency is quiet unreasonable. Last, I have dealt with two ladies on calls to Arthur Edwards, Inc and was met with rudeness and complete disregard for my concerns. There is no level of clarity or comfort with Arthur Edwards and this is worth considering when shopping around.

Experiencia positiva: So sorry we left AE for Comet a few years ago. They were so much more responsive and easier to deal with. We got things fixed, without excuses. AE was consistent and fair. Better yet, they advised the Board from making bad decisions.

Experiencia positiva: My husband and I had an in ground swimming pool built by Arthur Edwards Pool Company. We researched and interviewed many other companies prior to signing with this one. A sales person came to our home to give us information and answer questions for us. My husband and I decided that Arthur Edwards was the most compatible to what we were looking for. We gave a deposit and signed a contract in December of 2020. At that time we were told by the salesperson Kevin that the pool would be completed and ready for use by the summer of 2021. Construction did not start until the end of August 2021 after my husband threatened to cancel the project. The pool was not completed until the end of November 2021 and we were unable to use it until the summer of 2022. During this period we made many attempts to call and inquire about the reasons and solutions for these delays. While we understood that poor weather and the pandemic played a role for these delays, we believe this was only part of the problem. Many of our calls and inquiries were met with rude responses or no response at all. Communication was poor with Margaret in the customer Service department as well. We never knew when the workers would show up to our home. We did not receive any courtesy calls beforehand no matter how many times I asked to be notified prior to the workers showing up. They would walk into our backyard without even telling us they were there. We did receive a call however when payment was expected. I will give credit where it is due. Our pool is now completed. The construction looks to be solid and we have had no problems with it so far. Arthur Edwards opened and cleaned the pool efficiently and effectively. We were visited by Arthur Edward’s son who explained how to work the pump. He was very knowledgeable and patient with us. Overall I believe we bought a good pool. This is a big investment and. this could have been a much better experience. Issues that my husband and I had with Arthur Edwards are issues that can be fixed and I hope they do so for their future customers.

Experiencia negativa: Yesterday I phoned our building representative about a van which was blocking the exit to the garage. The woman who answered the phone said that my rep was not in and that I should call 911. I asked to have the name of the resident who was receiving the delivery, and she said she would call me back. She never did. I ended up calling 911 and was connected to the local police, who sent a patrolman. I can't imagine how a company does not have backup personnel when a specific rep is not available! DO NOT USE THIS MANAGEMENT COMPANY. They can't even get the recycling company to come on designated days. ("We're working on it."

Experiencia negativa: Writing for Robert Del Grande -Northgate Condo - still waiting for branches and tree removal after a week of having a small snowstorm. In all the years we have lived here, we have never experienced this. By our bus stop, so many large fallen branches. Awfull! Absolutely no excuse for this. This wasn’t a hurricane or earthquake!! Not a good way for this company to start handling our property maintenance. Disgraceful!!!

Experiencia negativa: This is by far the worst property management company I have ever had the displeasure of living under in my long life. They not only harass the members of the communities in which they manage, but their employees make illegal entries into homes looking for "infractions" which they have no right to do. They have sent warning letters for things they say I have done when I was not even in the Country. When you contact them you rarely hear from them and when you do it is with a cold attitude and an unwillingness to assist you. They are more interested in collecting fines from their Boatworks residents. Stay far away from anything this company touches!
