My experience with Ward Realty, and in particular Brian Rock, has continuously been wonderful and stress-free. Experiencia fantástica: I have been renting through ward reality for about 10 years. We have always had a great relationship with the staff and they always try to accommodate us as best they can. I have to say they have always nailed it. Most recently they were able to get me and my children the house we always rented with my husband. We hadn’t gone in a couple of years because of his illness and when he passed away last year the made it happen for me and my children. They got us the house on the week of his birthday. I can never forget that. See you same time this year .

Experiencia negativa: We had a very unprofessional and frustrating experience with Ward Realty. We drove 1.5 hours twice (once to see the property and again to sign the lease and write a check for the first month’s rent) and were under the impression that we'd get to live there. After that, there was almost no communication. We went a full week without updates or clarity on where things stood. Then, after we reached out more than once to check in, we were suddenly told another party had offered more and we no longer had the place guaranteed, despite us having signed the lease. We were even encouraged to raise our offer, which we did, only to be met with more silence. While the agent Patrick we worked with seemed like a pleasant guy and joked around with us, he failed to communicate what was going on and wasted our time, energy, and we had to scramble to find somewhere else to live. Disappointed by Ward Realty.

Experiencia fantástica: Ward Realty has booked my family vacation for the past seven years and they are excellent! They have a wide range of summer rentals to chose from, many at affordable rates. Every property we rented over the years was clean, properly cared for and exactly what we requested. The booking & payment process is super simple and check-in/check-out is always informative and very smooth. Brian Rock is a wonderful agent to work with. Such a kind and pleasant person and takes good care of his customers. Can't recommend Brian & Ward enough for a stress-free, fun-filled vacation at the Jersey Shore.

Experiencia fantástica: We have been using Ward Realty for over 30 years and we would not have continued to do so for so long if they weren't professional and responsive.

Experiencia negativa: Extremely unprofessional and unethical. We drove an hour and a half twice—once to tour the property and again to the office to sign the lease and hand over the first month’s rent (still not sure why this couldn’t be done online). Everything was supposedly finalized. A week later, after total silence, we got a call saying another party had offered more and that we no longer had the place. The agent (PJ) even pushed us to increase our offer, which we did, only for him to ignore us again. In the end, I had to reach out myself just to learn we’d lost it. Terrible communication, shady practices—and apparently the owner has even been in prison for arson. Avoid this company at all costs.

Experiencia negativa: Totally unethical. Paul Ward sent us a confirmation for 2020, which is a legal contract. When he sent the final forms he had arbitrarily changed out date without my consent. He argued there was no confirmation at all until I produced it. Then he said it was because of Leap Year! He had us look at another house and when we said it was acceptable, he told us it was actually not available. He has not returned our July 2019 deposit and I doubt he will. This in unethical operation illegally breaking contracts. And now, he's charged with arson from this past November, causing a million dollars in damage. He was always unethical, and now he's a criminal.

Experiencia fantástica: Paul and Brian at Ward Realty have gone above and beyond in helping us to rent our condo in Point Pleasant Beach. (900 Ocean Ave. Unit 36 by the way - it's an awesome place!) Highest possible recommendation if you are looking to rent, buy or rent out. They are incredibly knowledgeable of the area!

Throughout our stay, when things popped up they were VERY available and responsive -- couldn't have asked for anything more from them! Experiencia negativa: Read the negative reviews about Paul Ward and they are all true. Other agents are probably great but if there is an issue or concern and you have to deal with Paul then you can expect zero customer service. He does not care, he will not respond and he will scam you for your money. I hope someone will take legal action on him and that someone else take over. Please and Thank You!

He is genuine, honest, and exudes a down-to-earth warmth that makes others feel comfortable through the process of searching for a home. Showed me many properties that fit all of needs of what I was looking for. Trustworthy, reliable, funny, and never once did I feel pressured with making any decision. In my interactions with Brian, he felt like a friend while still sustaining the business ethics of his practice & craft, maintaining the perfect balance of PROFESSIONAL and PERSONABLE. Every encounter was enjoyable - He is a great guy all around & would def. recommend him.

Experiencia negativa: Not what they used to be. For homeowners looking to rent out their summer homes, I would suggest looking elsewhere. I signed on with Ward to rent my beach house in February. It took them 2 months to get a listing with pictures up! Due to the house undergoing renovations I sent a new set of pictures and asked that they be updated. Another 2 weeks went by with no progress. When I complained, the realtor told me that nobody looks at the site and that interested parties typically call in and ask what houses are available. Really? I find it hard to believe that in 2019, people don't like to browse a site for potential summer homes. Needless to say, not a single person stepped through my front door to look at my house and no seasonal rentals were secured. I'm writing this review a full week after I cancelled my contract and listed with Barefoot. No response from the team and my listing is still live on their site. Go figure.

Experiencia negativa: You have been fairly warned do NOT do business with Ward, you won't get your security deposit back, in the beginning they will HOUND you to pay the deposit and will answer all your calls and then once summer is over forget it you will get nothing back and they will make any excuse not to give it to you. Renting summer home this year and have warned everyone never to use them

Experiencia negativa: Everything this was great until the end of the summer. I returned to my summer rental before my lease was terminated to find my rental cleaned out and all belongings thrown out in the garbage on the curb. Also with highly valuable bigger pieces locked inside the rental with new locks. I was locked out of my rental, my stuff was thrown out, and certain bigger items were locked inside. This all occurred before my lease was over. Real estate agent does not seem to care and does not answer all of my messages. Still have not heard from landlord, and real estate agent will not provide landlord's information.

My experiences were very positive in the past however since they've changed the staff now you can't get anyone on the phone or they don't follow up after you've talked to them. Maybe if you stand in person and cross your fingers the service will be better.

Experiencia negativa: I had emailed this reality company about a rental they had available. The agent Paul had emailed me back and had asked some questions about the rental. I replied immediately. Three days later I still did not hear back from him. I emailed again and received and email from Paul stating “oh I dropped the ball on you” and he would follow up with me tomorrow. Needless to say I did not hear back from him the next day either. I tried to call the office but was unsuccessful in reaching anyone. Horrible customer service. I was referred by a friend who uses them every summer. I truly hope she is not treated the same way I was. If you want to rent don’t rent from here. You’ll waste your time.

Experiencia negativa: BEWARE - Once they get your money you won't get it back. I've been trying for several months to get a response regarding our security deposit and still have not heard back. The lack of response is quite disturbing.

Experiencia fantástica: My multi generation family has rented houses from Ward Realty for the past few years. I would highly recommend them. Their website has very accurate descriptions of the property and I was never disappointed. Every house was spectacular. I never had an issue with cleanliness. I never had an issue with the return of deposits. If we every had a problem while renting a house, a quick call to Ward Realty and it was addressed immediately. I look forward to future fantastic vacations thanks to the wonderful staff assistance of Ward Realty.

Experiencia negativa: RENTER BEWARE!!!! Rented a house through Joe Napolitano. Joe and Bari. Weissenborn the landlord are crooks. Took our entire security deposit over lies. Tried to charge us 2300 dollars to paint the house after we moved out. The house was nicer when we left than when we moved in. We installed new floors and everything. Joe tells you nothing but lies, and to represent someone as awful as Bari reflects on the entire company. Do yourself a favor and if you plan on renting or buying from Joe, look elsewhere.

Experiencia negativa: Worst experience ever!! DO NOT RENT FROM WARD REALTY BELMAR!!! I trusted Ward Realty to rent me nice clean place by Beach and my house was completely infested with ants!! Disgusting!! They also promised to deliver the house to me ready to move in, but it was left dirty from some GROSS party people and I was forced to clean it all by myself, including blood stains, feces, re painting. NEVER DO BUSIINESS WITH THESE GUYS!!! THEY COULDNT CARE LESS ABOUT YOU!!
