Negative experience: 1JUL25 Update: They don’t want to take accountability of their accounting oversight and incorrect communication to the owner. They received the invoice which was not approved by me. And then billed me for it. There was plenty of opportunity to reject the invoice seeing that I already was paying $33k for another plumber to do the work that they know about. And I’m still waiting for my deposit and I got another $1600 fee for terminating early which at this point I just want to move on from them. But yes, even with their zero accountability you will still be charged when you leave. So they can’t hold their part of their contract but you have to. Owners STAY AWAY unless you enjoy having to manage your property management team. These other reviews seem bogus because let me tell you how irresponsible their billing department is and how disconnected their “Owner” support personnel are. I got charged for work that was cancelled because I requested my own vendor. I also got charged a nebulous “vendor fee” that the Owner support personnel Evan was telling me is tax. It is not tax because looking at the invoice for work that was not completed, the tax was $115 and the fee that Utopia charged is $125. They also keep charging me advertisement fees well after my tenant has been in the house for months. And then on the initial onset, I said look if the house needs cleaning please do so. He didn’t, and then the tenants complained. So he got it done after that. And I asked for the lease document several times and I was ignored until finally someone from the maintenance team did it. So just know, you are just another number to them. There’s no care, attention to detail, support they provide. At one point Evan told me to call the maintenance manager and tell her that I’m going with another plumber and I was like this is a $33k bill, I’m already stressed and your tasking me to do your job?? I just told you, and I’m on mission in the Army so I already have minimal time when I’m not on shift. Go with a smaller company if you don’t want the headache.

I wish I can give them minus 10... they sure talked a great sale at first but were so incompetent, leaving my tenant without heat for 71 days during the winter/holidays. Cost me, the owner thousands of dollars and TWO tenants leaving to make things "right" ... onward and upward with another company that is LOCAL and HANDS ON!
