Negative experience: Here’s what I’ve been dealing with since before Christmas. Brought to your attention in September of 2024. I have a hole going from my apartment to my neighbors apartment. Is this what I’m paying for?

Negative experience: Do Not use this company they think it’s okay for their tenants to live in mold infested apartments and refuse to fix it

Positive experience: Loved living here, Gabe was so helpful with the move in/move out process. He made everything so easy, and for the duration of living there he was always there if I needed anything. Any issue I had were resolved, in a timely manner. The location is okay, but other than that I would definitely recommend living here!! It’s wonderful to have management/maintenance on site who care about their tenants!

Fantastic experience: The property was definitely a hidden gem! Alex met me 3 times to show me several different units! He was so polite and got back to me right away. I wanted the last studio that was furnished and they even offered to move the furniture out to appease me. Highly recommend this place. They are also doing move in specials and gifts for 1 year leases. Brand new affordable and secured building, close to freeway, free parking too!

Negative experience: Fulcrum Real Estate took almost the entirety of my deposit for “carpet replacement” and didn’t provide any receipts of said replacement. I have emailed them several times about this issue and have not received a single response. Specifically, I have not received any responses pertaining to this matter from Erica Job, who had responded to prior emails about other issues. I feel that this is information that renters should know.

Negative experience: I go through a lady named Kandice & Aschley at Madrona Park. They have paid ZERO attention to me as a resident here. What They describe as “new & comfy” is really a joke. The dryer outlet started smoking when I turned the dryer on the first time, closet doors fell on my 2 year old nephew because the were not properly secured. They have black mold problems & ive mentioned I believe it’s in my house & STILL two weeks later nobody has bothered to come check. They discriminated against me for having to have a service dog by nagging me about proving I’m disabled, when I was simply just busy at work at the time they asked. These people are rude & im so glad my lease is only 6 months because this is NOT WHERE YOU WANT TO BE. I would not even give it 1 star, I just have to. Also, Kandice didn’t even allow me to fill out my own move in sheet, she filled it out & tricked me to signing the SEPERATE paper for it & said it was mushy the final signature. Even when I reached out to the companys manager, he didn’t even do anything

Fantastic experience: Chris is amazing he is extremely patient and understanding. My house tour was Amazing, he listened to all my questions. Most of all he deserves a raise for his outstanding work during my application process I appreciate him waiting and working with me so I can move in smoothly and safely with my children. He committed 100% communication with me and THA respectfully and on a timely manner we got everything done . Never once did he not communicate with me via e mail . Over all being able to move forward and close on my new home would not be possible if it was not for Chris. 5 stars ✨ I've found my forever home THANK YOU & GOD BLESS ♡♡

He was very professional, accommodating, and detailed with the information he provided me during my move out. One of the better property managers I’ve had in a while.

All 3 managers we have encountered have all been very kind and helpful, and very very good with communicating at all times! Maintenance always gets done when a work order is submitted. When I call the leasing office they are always friendly and helpful! Great real estate company to work with!

Negative experience: Web site and rent pay portal are a joke. Amenities offered at the apartment complex are non-existent despite the high rental prices. If their name is on the property, just stay away.

As people who were apartment hunting for the first time we were nervous about the process but Chris made it less intimidating. Fantastic experience: Review for Christopher Willis, Leasing Agent: I have been touring a million properties for the past few weeks. I won’t say that all of my experiences with leasing agents have been negative, however, a kind and friendly attitude has been seriously lacking with the majority. Then I toured one of Chris’s buildings and met with him one afternoon. I cannot say enough positive and glowing things about Chris Willis. He answered all of my questions, he followed up with me even several days after the tour, and he has such a kind and wonderful way about him. He is so helpful and he is HONEST. I have yet to have another leasing agent as great as Chris. I haven’t found a place suitable for the needs of my dog and I yet, and I hope I’ll eventually end up in one of Chris’s properties

Negative experience: Last July I provided proof of my renters insurance and sent this proof to the property manager. NO RESPONSE. July, August, Sept and Oct I have been charged $40 each month because they assume I have not paid my renters insurance, even though I have sent proof 3 seperate ytimes...NO RESPONSE.I have emailed the property manager and sent a message each month when I go online to pay my rent about the extra renters insurance charges...NO RESPONSE. In total I have sent atleast 7 emails concerning this issue...NO RESPONSE. I sent another email tonight after work with basically the same information of my proof of renters insurance that I have submitted several times asking what is it going to take to get these charges of my account? I gave a one star for Fulcrum because I had to. Communication with Fulcrum is beyond poor.

Positive experience: I've worked with Fulcrum for a little under a year. They have been crucial in helping me manage a newly purchased property. Joy is an amazing manager with a great work ethic and communication style. Don't know what I would have done without her! Also nice about Fulcrum is their weekly financial report which is very detailed. I'm doing 4 stars today because of the newness of the relationship but I feel pretty good about the prospect of 5 stars.

Positive experience: Fairly nice office workers. Updated features in the apartments. Sometimes it’s difficult to get ahold of office when you call or send in requests, but overall it’s a pretty good spot.

Fantastic experience: Other reviews are unfortunately quick to trash on living conditions and quality of complexes, but no matter where you go, those issues are going to be common. What sets Fulcrum apart is the people. Sara was incredibly helpful and although I chose to rent somewhere else, I’m grateful for her help and her professionalism. I wish I could’ve used her for all of my home hunting! She was very personable, and I truly don’t have enough words to touch on her excellence. I highly recommend reaching out and speaking to Sara, if she can’t help you find a place, she will at least brighten your day and make your week!

Fantastic experience: I would work with Fulcrum again in a heartbeat. Working with Dustin to help rent out my house was a very pleasant experience. It’s my first rental so I was very nervous about everything but he was so knowledgeable and helped me every step of the way.

Fantastic experience: Amazing company, the Leasing Team for Pierce County is top notch!

Negative experience: It is no wonder that this place has an F Rating from the Attorney General and the BBB of Washington State. They are negligent in providing competent services for tenants. They state a holistic approach on their website but are nothing more than a too high volume portfolio compared to the level of staffing to provide the necessary needs of both clients and tenant. It is a money grab. During Covid, they manipulated every opportunity to gouge renters and once Covid ended they raised everyone's rent 30% making it impossible for many to stay in their home and did not provide an adequate alternative option for those that couldn't afford the increase. Many were forced out. In addition, service requests go unattended and bad or faulty appliances create higher than normal utility costs.

Negative experience: How do I go about finding the cooperate office number.

Negative experience: Don't care for their people. Money hungry company. New places they just built use some of the cheapest materials which just sets you up for them to take your deposit. On top of the fact they have some of the highest rental prices.

Negative experience: Rented an apartment 5 years ago through them. The account balance was sent to collections because they never bothered contacting me to let me know there was money owed after moving out. Screw this company.

Negative experience: After explaining my bardriers to sara the leasing agent she encouraged me to apply and I have several guaranteed platforms vouching to pay my rent for 9 months as well as all move in costs..I also have a job and a consigner and letters of recommendation and letters from the court proving I'm getting my criminal charges vaccated, I even offered to pay a higher security deposit or to pre pay my rent but Sara couldn't even call me back I got a denial in the mail. Nice company ..don't expect them to work w anyone they discriminate 100 percent

Negative experience: So you finally got fired for misManagement. You were absolutely the worst property management company I’ve dealt with. Anya would only come by to increase rent, never once introducing herself once she took over. They didn’t repair issues and had even let a broken window done by their landscaping crew go unfixed. You raised rents every 2 months and near everyone moved out of our tightknit community because of it. You deserved to be fired. If you are thinking of using them as pms- don’t. I lived there near 10 years (8 before fulcrum took over.) and never have I seen a exodus as I did under that poor management company. If you are being taken over by Fulcrum… I wish you well… and if you are mislead by any of their claims - I have the photo proof.

Negative experience: There is a reason they have a F grade by the BBB. They buy out management and then jack up current residents prices so they can get new people in. Cassidy Cobb never answers her phone and the Thurston Co manager Nadine doesn’t answer her phone. Whatever you do, do not rent from anywhere Fulcrum takes over. They will jack up your rent and force you out.
