Communication was extremely poor—multiple follow-ups were required, and responses were either delayed or not provided at all. There was a lack of transparency when requesting a breakdown of the charges, which made it difficult to understand or resolve the issue efficiently. Even when forms needed to be signed and adjustments requested, the process was slow and unclear. Overall, the lack of responsiveness and accountability created unnecessary delays and frustration. I would strongly recommend improving communication, response time, and clarity in billing processes to better support customers.

We’re truly sorry that your experience has been so difficult and frustrating. We understand the emotional and financial stress this situation has caused, and we wish things had unfolded differently. We take the matter very seriously.
Unfortunately, there are certain circumstances that are beyond our control. In this case, the eviction process was necessary, which understandably resulted in a sudden stop to rental income as well as legal expenses. Making matters worse, the court system in Stockton has been heavily backlogged, and even getting a case on the calendar has proven to be a monumental challenge.
Please know that we value our clients deeply and do everything in our power to protect their investments. That said, we cannot be held responsible for the actions of others. This tenant qualified to rent but failed to meet their obligations almost immediately upon moving in. This unforeseen circumstance is undesirable for all of us. Now, our role is to respond as swiftly and effectively as possible within the limits of the law and the resources available to us.

You're supposed to entrust your property to an agency for peace of mind, but here at UTOPIA, that's not the case. They pay 8% to stress themselves out month after month. They don't even deserve 1 star. Plus, there's no office you can go to and talk to in person here in Stockton.
