Negative experience: What started pleasant and felt as if every sale was important to him, quickly changed to minimal communication from his team, and that our home was not a high enough priority to spare a moment to talk about. The following is only a small portion of what seemed constant issues. From an unapproved description being posted and the house going live with pictures and grammar corrections being to much a hassle, his words "this is getting ridiculous", to making us feel any request was a bridge to far with strategy on how our home would be marketed (I don't even know if it was on the Hernando County MLS where we live), to my wife being told that our entire personal lives with our children that we miss terribly, needs to be packed away, to me being the one to actually beg for open houses. I would be promised phone calls that would come hours later from the scheduled time. I asked what the issue was, and he said he was with clients. I asked, "What am I?" Or that Jac will call at X, and that call never came. I asked through emails for information. My most concerning one, which his team disregarded, was why, after a $26K price drop and agreeing to an open house from 11-1, it was never scheduled. I received an ominous message that said, "we have to talk." I had found a moment between procedures being done that day to call to speak with him. I tried, but he wasn't available. I called his associate, and he said they were in a meeting and he would call at 130. Didn't happen. My wife didn't want time to be lost, so she asked him through text to simply respond to the email I sent early that morning so I could read it when able. There was no response to the email, but he said he would call at 730 that night. No call. He called the next morning telling me that he doesn't believe he can make us happy no matter what he does and that we are at an impasse. I explained to him my views on the situation. My parents who live with us and spouse were listening to this call. They were shocked how retaliatory he was at me trying to say my piece that from the start everything felt it was on his terms only, no real working with us on the success of the sale. We felt hostage in a contract with zero results. We didn't expect miracles, but we do ask that a person does what they promise or state. If you live outside of the St Petersburg area, go local to your own benefit, so you're not made to feel inferior by the Jac Smith Group.

Fantastic experience: As a younger millennial, I had virtually zero frame of reference when I began my home buying process. Truth be told, I was doubtful that a real estate agent was even necessary in today’s day and age. For a variety of reasons, I was wrong. And I am thankful to have met Jake and his team at the Jac Smith group. Jake is the definition of a professional; responsive, level headed, and mindful. He of course did everything one would traditionally expect from an agent like suggesting listings based on personal taste and scheduling tours. But what distinguished Jake was his ability to effectively communicate at every step of the process. This was critical as one can often lose sight of the forest for the trees by, for example, being blinded by only one aspect of a new home only to ignore major structural issues or logistical problems like commute times. Jake provided an honest, objective assessment that I could trust. Not only that, but Jake facilitated communication between all parties so as to allow for a seamless process from offer to close. This is critical when unforeseen issues arise and resolution is time sensitive. Most importantly, however, is the readily discernible fact that Jake truly has the client’s best interest at heart and is not in this business solely to further his own interests. By way of example, I wanted to re-visit a property that was a bit out of the way. Jake was tied up himself—understandably so given my last minute notice—and could not meet me there immediately.
