Fantastic experience: Second month in the rental house, and the heat stopped working. Roger was on it and made sure that we got a highly competent HVAC professional out to fix the problem super quick.

Positive experience: We had a challenging experience with a tenant, and while the tenant screening process at Archwater was the weaker part of the process, the team truly made up for it with their responsiveness and dedication afterward. The tenant ultimately proved to be very difficult to manage, and there were some background details that, in hindsight, might have warranted closer attention during screening. Once the issues began, Archwater worked tirelessly to handle a very complicated situation. The tenant filed a complaint with the city, and Archwater managed all communication with the City of St. Petersburg, guiding us through the inspection and complaint process with professionalism. When repairs were required but access to the property became a challenge, they coordinated with service providers, city officials, and law enforcement to ensure everything was properly resolved. In the end, Archwater stayed fully committed to managing the property and seeing the process through to completion. Their persistence, communication, and follow-through were impressive and very much appreciated.

Negative experience: Working with Archwater has been one of the most frustrating and disappointing experiences I’ve ever had with any business. From the very start, the process was disorganized, unprofessional, and filled with red flags. When listing my property, I was not given a copy of the signed lease—nor was I even allowed to review it before the tenant signed. It was only after they said "we aren't supposed to share this, but here is a copy of the signed lease" that I received it. It’s required to share the lease to get homeowners insurance… not to mention the fact that it’s my home and I’m not entitled to see the lease? Wild. The listing photos were poorly done despite being taken by a “professional” photographer, and the rental post itself contained multiple typos and inaccurate details that made my property look bad online. Communication throughout the process was consistently beyond poor. My property manager was often condescending, inconsistent, and unreliable—promising timelines that were never met and frequently backtracking on information previously given, which showed a complete lack of experience. They also spoke rudely to my tenant, which reflects poorly on both me and the property. I even heard them speak negatively about me on my Ring cameras when the property was shown to potential tenants. When I spoke to the owner about this, he said that he’s received complaints before about the property manager and asked to see the list of issues I had written down about this individual. When I emailed this information to him, nothing changed of course. Finally the owner agreed to handle my property himself, but then never followed through with the agreement and I had to continue to work with this property manager. I was given no access to an owner portal, no visibility into maintenance work orders, and no transparency about which companies were being hired or at what cost. Instead, I would receive a single monthly email with a generic spreadsheet attached—no real updates, no details, no accountability. The maintenance charges were outrageously high, and it appeared that the property manager was not even present during the work being performed. Additionally, I was pressured into making quick decisions about major repairs involving significant expenses. This is unacceptable. When I expressed dissatisfaction with the services on multiple occasions, I discovered there was no clause in the contract allowing me to terminate services immediately, despite the clear lack of professionalism and process. During a phone discussion about ending the contract, the owner of the company hung up on me—an absolutely unacceptable level of conduct. Even more confusing, I was warned not to speak to the tenant directly, yet the owner of the company later instructed the tenant to contact me directly about negotiating an early lease termination. If the property management company's role is to enforce the lease and mediate between landlord and tenant, why am I being asked to do their job? Especially when I was practically threatened not to do so… Finally, as the tenant lease came to a close, the company once again advised the tenant to coordinate with me directly, leaving me to chase penalties, locate keys, and handle issues that should have been managed professionally by them. What was I even paying them for? Overall, Archwater has proven to be disorganized, uncommunicative, inexperienced, and disrespectful. The entire experience was a nightmare from start to finish, and I would strongly discourage any property owner against trusting them to manage their investment. An absolute disgrace.

Fantastic experience: I'm a local Firefighter in the area and Archwater took care of me throughout my entire lease anytime I needed anything....even after my lease had ended. I would recommend Robert and his team to anyone. Super easy to communicate with and flat out good people. It was a pleasure working with you.

Fantastic experience: We hired this company with the hope that they find us good renters on a super short notice. In fact, we had less than 30 days to find renters and provide valid proof to the bank that our old house was rented so that the purchase of our new home could happen. Roger came to check our property the same day we called and was very courteous, professional, and responsive in the future, as well. Roger, Robert, and Meagan worked with us promptly and professionally and made this happen! We would like to wholeheartedly thank Robert, the owner, especially, as he really went above and beyond when our bank was not satisfied with the rental proof that we initially submitted. Robert urgently prepared a different set of documents for us, coming back to his office AFTER the business hours, and was in contact with our lending officer. We are now happy owners of our dream house and our old one has good (hopefully, time will tell) renters. We can definitely recommend this company to others! Our business relationships have just begun and I will be happy to update my review in the future with more details.

Negative experience: Do not use this company, They have made many false accusations and kept my security deposit. I am in the process of a lawsuit against this company. I have rented from tons of people and never had an issue. For example, they had me do showings for people to come and rent and take over the place once my lease was up, they then claimed that I refused to show, which is obviously false considering I have phone records proving it. They also charged for the garbage can to be replaced which is the dumbest thing I have heard considering I am not the garbage man. Apparently they are clueless what normal wear and tear on a home is. Needless to say, do not use this company unless you plan to need a lawyer at the end of the lease term. They are crooks and as you notice the only good reviews are from landlords, not tenants. They also refused to fix a water leak for an entire month, my water bill was 215 dollars more and they have yet to reimburse this. Lazy and pathetic company, had me do their job of showing the apartments. If you read this review and have been one of their victims please reach out to me and I will give you money to begin a lawsuit with them as well. Edit: As viewers can see, photo evidence they knew of the water issue as well as an acceptably clean home. The fact Archwater mocks someone about a water issue, yet here is proof, says enough of their character, credibility and competency. Not to mention many false accusations. Any curbside "debris" was due to be picked up by the city if any was left, they do not do this on weekends. The fact anyone would charge for a curbside garbage can "missing" proves in itself there was no "leniency" as they suggest. The company has zero knowledge of how a municipality operates where they operate homes (I did leave a chair behind in the home and will own up to the travesty and devastation that must have caused). In 27 years of renting I have never dealt with such incompetency. In no way would I recommend renting from them and encourage prospects to find a home operated by the owner, even if it means waiting for the right place. In the event the company removes the mocking of the water issue I will upload the snapshot of that review. Their response in itself shows their character. They have no respects for tenants.

Negative experience: Robert is a very dishonest individual, do yourself a favor and stay away from this business. I was convinced by the reviews to hire Archwater, soon after I signed the contract Archwater was charging me monthly for new issues, fixing this and that by his own company and profiting of the charges. This didnt stop until I canceled my contract with Archwater and paid a big cancelation fee. Im happy to say I have had renters in my property now for over a year and dont experiance any issues like I had when dealing with Archwater. Lots of issues reported by Archwater were never confirmed by tenants. Dont trust this company, they say and do things so they can profit in every possible way from landlords and tenants, the 5% or 10% thats agreed upon to be their charge ends up like 30% to 40% of your rental income. Not to mention lying about receiving security deposits, also charging fees for communicating with the tenants, just so you dont find out anything you shouldn't. My tenant contacted me to get financial issues revolved because Archwater was only concerned in rotating tenants in and out while profiting from all the fees incurred by tenant and landlord.

Positive experience: Not very responsive and fails to follow up after applying. 07/28/2022 No messages left on my phone and no letter received. They also DO NOT do any repair or maintenance! The parking lot at Beltrees turns into a lake every time it rains and the property looks like a ghetto. Way overpriced. Reccomend looking elsewhere.

They take care of everything and have truly given me peace of mind when it comes to taking care of my home and renters. I'm happy with their rate and think they are well worth the price. Fantastic experience: Robert VanPamelen was our property manager for over a decade as well as our realtor when we sold the property in 2022. As our property manager, he placed excellent tenants at current market rates. He also handled several property repairs with speed, skill, and quality. A couple of these repairs were major repairs that he and his team of professionals handled well. During our recent sale, he provided solid marketing and advice such that we were able to close within a month of making the decision to sell. We are very pleased with him professionally and over the last decade have come to consider him a friend.

Negative experience: Unethical. UPDATE: the realtor just lied in the below response message. This man created a bidding war for a “move in fee” after we were confirmed to be the first applicant and we were confirmed to have been approved. In fact, he’s now trying to make it sound as if we weren’t even approved or were poor candidates to help his PR. Further, when I told him that he was practicing unethically over the phone, Robert said “welcome to 2021” and hung up on me... yes...UNETHICAL

Negative experience: "It's 2021 (followed by hanging up)" inspiring words from Robert. The housing and rental market is hard enough for locals, Archwater believes it's morally and ethically right to have a "optional move-in fee" bidding war between parties. As if rent isn't high and competitive already, the idea of this practice is unbelievable. Shadey and exploitative practices like these is the epitome of what not to do.

He was very responsive in meeting with us and listing our house for rent within a couple days of our initial contact. Through Archwater's multiple listing approach and vetting process we found lovely tenants that are a perfect fit for our house, I like that Archwater offers options to accommodate the unique needs of their clients. Negative experience: well after 2 yrs. Of living in one of their apartments as was good until I didn't renew my lease, I was never late with my rent with 1 exception when my daughter passed away, so I was a few day's late but they didn't charge me a late fee so I was grateful for that, but when I let them know I was not going to renew my lease things went sour, I thought I pd 1st & last months rent up front but they told me that it was a security deposit so then they charged me $79.50 + $5.00 per day after that, then they add $75.00 fee for closing the lease on top of $150.00 to process the lease in the beginning, then they asked me for both keys they gave me when I 1st rented the apartment, so I gave them both keys as requested, then they charged me $150.00 dollars to change the locks? I left the apartment cleaner then it was when I moved in but regardless they charged me $100.00 for cleaning, then they tack on $150.00 for refurbishing? Then they added another $95.00 closure fee that is the only fee I don't dispute because when I spoke to Robert on the phone prior to moving in he told me about that, then comes the water bill every month they charge you an additional $22.00 per month processing fee on top of the actual bill and another $4.00 if you pay by credit card, also when you pay your rent they want a cashiers check no personal checks so if you pay with a debit card they charge you an additional 5% of your total rent, that's 2% higher then the credit card companies charge to run a credit card, so I wouldn't recommend their company to anyone, and I would advise anyone renting from them to read carefully what you initial & sign, because I was told over the phone that the only fee would be $95.00 if I left the apartment clean and didn't cause any damages which I complied with both, they sent me my lease electronically and I was foolish enough to just initial where they highlighted and also sign where I was told, I should of read it more carefully but I took him at his word, I had to move because of my health and have been under tremendous stress over the loss of my Daughter & Father 2 months after my daughter passed away, so needless to say this anxiety over these ridiculous fees hasn't helped, and I moved 1 door away with my neighbor and haven't seen anyone cleaning ( probably because I left it clean) and nobody refurbishing anything, also never saw anyone changing the locks & neither have any of my neighbors, also they claimed $130.00 fee for a process server , I was never served anything, I gave them plenty of notice I was moving out and I was out a week early I just spent the last week cleaning the apartment, so my advice to anyone renting from them be careful and read everything before you commit to renting , I never had an issue with their company Besides of not being able to give them a personal check for rent and saving the 5% of the rent and having to pay an additional $22.00 on top of the actual water bill , so when they did this at the end of me living there I was shocked, I'm no lawyer and maybe some of the things they are trying to do to me is legal but that doesn't make it moral !!!

Fantastic experience: Hi I am currently a tenant of Archwater Realty and I must say Robert is a pretty descent landlord of all i have come across...The first time I met with him He was very professional and attentive! I had a major Utility fixture where my water wasnt working and he did an amazing job handling the situation immediately...Ive had a few other issues as well but each time hes been right on it so dont hesitate if youre thinking about becoming a Tenant!

Negative experience: This man, the owner Robert, is dishonest and unethical. If you can avoid him do. He will lie and take your money. Over the phone he seems kind and honest. In person he looks trashy and is very sneaky. He will say over the phone $500 security deposit and then after you paid the application fees and meet him he will come up with fake fees that benefit him, so the $500 deposit then becomes $1500 in fees. He does not tell you this until you have paid the application fees. He’s the worst. He’s a liar and very dishonest.

Our agent, Robert Vanpamelen, made the entire experience almost enjoyable , from our initial contact and viewing of several units, educating us on the St. Pete area in general as well as specifics of the community we chose, through the negotiations and contract signing, as well as being there at the closing table. His timely communication and responsiveness was much appreciated and helpful. We would definitely recommend Robert for any realty needs.

Positive experience: We rented a condo in St. Petersburg for 3 months from Archwater Realty. Robert and his staff were exceptional. Unfortunately the quality of the unit was unacceptable. The condo was filthy and upon our arrival. The oven and microwave were unusable due to caked on spilled food remains inside and out. The floors in the kitchen and bathroom had not been thoroughly washed and the shower had mold. There wasn't a filter in the air conditioner unit so the place was extremely dusty (we had to purchase a filter). The kitchen did not have appropriate utensils or dishes for a long term rental unit. The condo was filled with the owner's personal things in every room in overflowing drawers. The bedroom closet was half filled with the owner's clothes and belongings. There were religious paintings on the walls. The unit had an ant infestation and needed an exterminator. The towels that were provided were threadbare. Upon arrival there wasn't WiFi in the unit which was clearly written in our lease agreement would be provided. Thanks to the tenacity of Archwater Realty, after many days and many phone calls this issue was rectified. Lastly, after scrubbing the condo and leaving it much cleaner than when we arrived, a $200 cleaning fee was deducted from our security deposit for a 600 sq foot apartment. ARCHWATER REALTY CALLED ME AFTER SEEING THIS REVIEW AND REFUNDED THE $200 CLEANING FEE

Fantastic experience: Our experience with Archwater Realty has been beyond our expectations. Robert is very attentive, responsive and professional. We moved into an amazing apartment and about 2 weeks in our window broke and he made sure get on it ASAP and resolve the problem. We had another issue with a blockage in the drainage in our A/C (causing our a/c to shut off)and I texted Robert At 3am and he responded as soon as he could in the morning saying a tech was coming that same day and it was resolved less than 24 hours later. As a military family, my husband goes offshore knowing that if anything happens at the apartment that it will be resolved promptly thanks to Archwater’s great service. We highly recommend leasing with Archwater Realty. Thank you, Robert.

Fantastic experience: After driving out here from California, I spent several days dealing with canceled appointments and zero follow throughs, until I met Robert. Not only was Robert on the ball with his responsiveness, and details, he helped me get through the application process within the same day, all the while he was out of state handling family affairs.
