Fantastic experience: Great experience working with Arc Property Management. They’re professional, reliable, and very easy to communicate with. Anytime I had questions, they responded quickly and made the process feel smooth and stress-free. You can tell they genuinely care about their clients and the properties they manage. Definitely recommend them to anyone looking for a trustworthy property management company.

Negative experience: Had a complete nightmare of an experience with ARC managing a single family home in North Bergen - I will be reporting them to BBB and rewriting this review with more details of everything I went through when I create a clear sequence of events and a case to receive funds that were incorrectly charged to my statement. I would say they are very great with communication initially, when they are trying to get your business (and there are no hiccups) - but as soon as you need support, or something goes awry - their communication is nonexistent; they don’t protect you; and they unethically charge your account. For example, they never looked at my lease and charged over $1,000 for snow removal that was not needed as it was the tenants responsibility when I asked for pictures and dates I received different angles of the same image (and the neighbors saw the tenants do snow removal). I spent two months asking for proof without getting it - they said they could only give me a $250 credit for the month I opted out, and they never sent it. Furthermore, I had to badger them for about 3 weeks about the condition in which they left a dryer that they audited for repair (I spent ~$500 just for diagnostic). It was left as scraps of metal for the tenants to live with. They never made an effort to visit or understand the specific details of the property. Lastly, I had very demanding tenants and I hired them as mediation - they suggested early termination and then moved at a frustratingly slow pace to communicate (I got a real agent instead because I didn’t trust them). I will be adding photos as proof to this review to corroborate my experience once I come back to edit it. The only reviews I ever write are to give 5 stars to restaurants. I chose ARC because they were highly rated on google, but now I am realizing they have cost me 3 months of frustration and worry. Please note that I am a seasoned businesswoman (went to an ivy league institution) and also have my real estate license. I believe there is incompetence, and an unethical business practice. The relationship between both the landlord side and the tenant side of this transaction was soured because I hired ARC.

To say that he took the effort out of managing my property is an understatement. He took the worry out of finding renters before and during the pandemic by partnering me with the right brokers. I highly recommend working with Cristo and his team. ————— ARC has been managing my property for 5 months now. Initial service included recommendations for reasonably priced contractors to ready the property, a broker to list/show the property, and review of contracts to ensure I didn’t miss anything. Rent payments have been timely, the fee reasonable, and arrangements are made as needed to handle any maintenance issues my tenant might have. Cristo has been professional and a pleasure to work with.

Fantastic experience: Hello... Just wanted to drop a few lines about ARC Property Management. These guys have been looking after my property, and honestly, they've been fantastic. They're on the ball with everything – whether it's fixing a leaky faucet or sorting out the AC, they get things done super fast. What I really like is how they handle the money stuff. They have an App which tracks, Rent collection, and keeps me in the loop with all the financials without making it complicated. I'm not big on numbers, but their reports are easy to follow. They're always there when you need them. I've had a couple of times when I needed something urgently, and they were just a call away. Quick to respond, quick to fix – that's been my experience. I have only one property and I know the stress i used to go through every month. Fantastic experience: ARC was very professional in their management of our last rental apartment. In the two years that my husband and I lived there, they were very responsive and helpful with any issues that arose. We fortunately didn’t need maintenance too often, but the times that we did, their communication was quick and efficient. Their online portal was also very easy to access and navigate so we could pay rent in a timely manner. When we had to move out as the owner decided to sell, they helped us secure a new residence by providing a reference for our new apartment. Fantastic experience: Chris and ARC were such a pleasure to work with. As a board member for our small 8 unit condo building in Jersey City, we were struggling with finding a responsive and efficient management company, as many of them out there are. Very grateful for the ARC team who were always there to assist with all of our needs for our association, our owners and tenants. They are knowledgeable, they were prompt with getting quotes for vendors and getting jobs done. They saved us when we were dealing with an unhelpful and unresponsive management company. They were so helpful when we had a building emergency and remained in constant constant contact with us when we had a major pipe issue in our building. So many of these managent companies out there are neglectful which can ultimately impact the condition and maintenance of a multiple dwelling unit. Highly recommend them if you need a responsive, helpful, and knowledgeable management company in the Jersey City area.

Fantastic experience: As Landlord, here is my response to the negative review left by Elizabeth regarding ARC Property Management: I’m going to lay out some facts here regarding the matter outlined in the other review. In my opinion, there are two conclusions people should reach, (1) ARC Property Management is a quality and professional management company and has my full endorsement, and (2) actions have repercussions that may not be apparent. - The property was listed with a broker for sale and tenant was uncooperative in allowing showings despite landlords right to access and sell the property. - The property was being sold to help my wife and I have funds as we started our married life and were expecting our first child. - ARC was not the sale broker and therefore had no duty to handle the sale communications. - Even after offering compensation for any inconvenience the tenant was uncooperative with showings. This was offered as a consideration in lieu of defaulting and evicting the tenant which was within Landlord’s rights. - The property was not able to sell in the better market period earlier in 2022 due to tenant interference with showing process. - My wife died following childbirth this fall and the funds from a successful sale would have been very helpful to fund the extraordinary costs of now being a single parent widower. - My late wife will never get back the hours she spent dealing with the unnecessary issue outlined above. When life gives you options, choose to be reasonable and thoughtful. Devon

Negative experience: Edit to address owner's response: 1) We had a great relationship with the landlord and knew them personally. They used a different 3rd party PM prior to ARC. We never had any issues. It wasn't until ARC was brought on that we experienced extreme delays and lack of proper communication. It's unfair to blame the landlord. 2) You're right that ARC was not the listing agent, yet everything mentioned below (regarding the sale) was directly pulled from email communication we received from ARC and NOT the realtor. We have all of the emails saved on file for reference if anyone needs to crosscheck my review. 3) You're right in saying that your accommodations were 'scant' -- scant is defined as 'barely sufficient or adequate' so I would use that adjective to describe ARC. Any meaningful accommodations granted to us were likely due to the landlord vouching for us and not the other way around. Please do better for your tenants and take ownership of your mistakes instead of deflecting blame. **** I’ve never written a negative review before and typically wouldn’t, but we had a nightmarish experience as tenants and others should be aware. If I could, I would leave 0/5 stars. Personally, I don't think they are bad people. However, professionally, I wouldn't choose to work with them (if tenants had a say in their property management). We had difficulty with them communicating effectively, doing maintenance items in a timely manner (I.e: broken washer/dryer took 3 months — and a lot of excuses — to get fixed), and many other things, but below is the main issue (and a huge reason we moved out): In May 2022 the landlord decided to sell the property and it turned into a hellish experience: --Neither ARC, nor our landlord, gave us formal notice about the property being sold. We received a cold call from the realtor listing the property and that was how we found out. --ARC scheduled a Saturday open house without our knowledge//confirming that it worked with our schedules and expected us to open up our homes to a plethora of strangers. We (and our downstairs neighbors) have pets so we needed to be present for showings and had to, last-minute, rearrange our schedules. --The first time we saw our Property Manager, Lisandra, in person was in May, at the open house mentioned above. No one from ARC had ever come to check on the property in the 6 months they had been managing the building. --ARC sent us a harassing email on a Saturday morning that they claimed was written by the owner. There was no signature by the owner and the landlord & owner weren’t included on the email. The conditions were that they, and the realtor, now had the authority to access our units with 24 hours notice (no tenant permission needed) and it didn’t matter if we were present or not (despite our pets roaming around and people WFH). They also stated they could access the property’s common area without any notice to do showings. The email ended with a bribe ($$) to get us to comply and 48 hours to respond (though being sent on a weekend). We spoke with a realty lawyer who made it clear that this was a scare tactic to get us to do whatever they wanted (aka endless showings in an effort to move the sale of the property). He explained how it went against our Constitutional right to a private home//basic tenant rights, and was, not only unethical, it was illegal. It directly went against the terms of our signed leases as well -- namely: notice to access the building & units. We declined the monetary offer, refused their conditions, and gave them our attorney’s info. Things calmed down a bit after that, but clear & consistent communication remained an issue. If you got this far, reconsider before hiring ARC. They are poor communicators, incompetant managers, and seemingly have no knowledge of tenant rights (state or constitutional).

Fantastic experience: As a smaller building within the larger Jersey City area, we struggled to find a management company that would help us in all the little ways that come with running a smaller property. We needed a management company that could help us with our long term goals, while also being able to tackle the daily needs that are required onsite. It has been less than a year and ARC has helped us improve our building and vendors we work with, manage a deep review of our finances, and assist in a number of emergency situations in a timely manner.

My daughter worried it would be a lot for her to manage her multi family home full time. My niece recommended a Property Manager and referred us to ARC Management. I didn’t know exactly what this service was or that it existed. Chris and the ARC team were so patient in explaining what to expect. They listened to what our worries were and found solutions. Chris and his team were so detailed. Their attentiveness and care was not like they were checking off a “to-do” list, but acknowledging that a home is of sentimental value.
