I am new to the whole landlord thing and found my first tenant rent by owner thinking I could maximize rent without a realtor fee for the renter. I was living there at that point, so it wasn't difficult. This time around I listed it on my own thinking the same and after a lot of work messaging people, no shows, and driving in from the suburbs to show it multiple times, I was exhausted. Mike has so many great reviews on Zillow and the Hoboken girl Facebook group so that's how I landed on him, and man did he not disappoint!! I will never try to rent on my own again. Not only did he land a rate higher than I currently rent the condo for, every unit that is the same layout in my building rents for at least 15-20% less. He truly went above and beyond, with so many messages and interest, he held an open house one evening to not inconvenience my current tenant multiple times for multiple showings and he had 4 bids, 3 over asking, for rent after. He helped me understand the background checks and handled all communication with my tenant as well to get in there and set it up. I didn't have to come to town once, in fact, I still haven't met him! Such a seamless process and I will absolutely choose him again to represent us in the future! He has also recommended cleaners and will help facilitate the turnover which is extremely helpful given I'm expecting a baby right when the tenants will transition.

Fantastic experience: Mike found me a great apartment AND saved me $200 a month!! I was looking for apartments to rent in Hoboken NJ and had reached out to a few other real estate agents to see apartments. I called Mike to inquire about one, and rather than helping me on a one-off, he offered to help with our entire search, asked some detailed questions, listened intently, and was able to instantly recommend a couple of apartments that fit our wish list. While we objected to his recommendation over the phone, he gently encourage us to visit in person and then decide. We ended up meeting him at The Hudson Tea Building 10 minutes later and loved it. Mike didn't simply submit our offer at list price. He had a negotiation and offer strategy in mind, and it worked. We saved $200 a month off the asking price, which was already lower than comparable apartments in the building. Additionally, Mike spotted very landlord friendly terms on the lease and ensured they were removed. Within a day of seeing this apartment at The Hudson Tea Building in Hoboken, we saw the apartment, agreed to terms with the landlord, negotiated a discount, negotiated better terms, and signed a lease. Mike did a heck of a job on a very tight timeline. Kudos! If you need a Realtor in Hoboken, and especially uptown at or near The Hudson Tea, definitely call Mike, he's the Tea Building expert!

Fantastic experience: We worked with Mike Kotler to sell our Hudson Tea condo in Hoboken. The reason we chose to work with Mike is because he was the only Hoboken realtor who took the time to understand us, our motives for selling, etc. Whereas other Hoboken realtors we spoke with gave us firm positions on numbers (that we thought were low) during our first meeting, Mike was patient and worked through the process before giving us a recommendation. During the process Mike was accessible and seemingly always at the Hoboken Hudson Tea condo building when prospective tenants and their agents wanted to see the place. We ended up selling well above what the other realtors had projected. Mike is a good guy and trustworthy realtor who has the best intentions for his clients.

Fantastic experience: Mike earns my unqualified endorsement as a Realtor -- he added value to my home purchasing process in so many different ways. First, the money. If you're looking to save (or make, if you're selling your home), Mike is a great negotiator. I watched him expertly manage the process of offers and counteroffers. In the end he saved me a mid-five figure sum. To do this in an extreme seller's market speaks volumes. From the beginning, Mike showed an ability to serve as an expert guide to the process. A few examples: Linking me up with a mortgage lender who was right for my needs, and clearly a better fit than the lenders I found on my own. Being patient and flexible with showings as I explored several different property types in Hoboken, Jersey City, and Weehawken, while figuring out the best fit. Knowing when to push for a particular feature/benefit/need, and when to pass. Also, worth noting that Mike lays out expectations and action items on an intake call, and you may question some of it. I certainly did. But all of it bore out. Overall - A standout experience, and worthy of the strongest recommendation.
