Positive experience: I love my apartment and am very comfortable here. It is all the space I need. I am at peace and content here. When I ask for maintenance they have been quick to send the repairman. I like everyone have trouble with the raising of monthly rent. My place is very small and can't justify it going up so high. I don't like that if you have a concern about as anything it has to go into the next meeting. I have mentioned a few things but NEVER get a reply or answer.

Fantastic experience: All of the maintenance technicians are great, and the response time from the management team is excellent.

Negative experience: We lived here for just under a year & paid to break our lease due to us having a baby. When we broke our lease the company falsely claimed that we had a flea infestation and tried to get us to pay 200$ out of our deposit. Both maintenance and management commented during our walk through how clean it was and how they were surprised but then they hit us with the allegations that they did. We repeatedly asked if we could walk through the unit with them and they kept putting us off and said it had already been sprayed and cleaned. We called everyday and kept getting put off. Finally after about 2-3 weeks they removed the charge because they had no proof of said infestation. These people were just trying to take advantage of a young family. We posted one review and it was removed, but we have all of the proof we need!

At RiverSouth meet Arlene Sanchez, a breath of fresh air, wanted to assist me right away. Worked with me with the difficulties I was having with home buyers. Fantastic experience: I moved into one of their properties back in 2019 and it has been a great experience so far. After all of the years i rarely had to put in any maintenance request. My climate control went out last nighy and they sent Carlos out a few hours after opening today due to me not being able to access my heater or a/c. He came out and fixed the issue sooo fast and even fixed everything else that i needed to be fixed in a reasonable time. I was stunned because i have never seen a maintenance man move and fix everything so fast and efficient. He was very awesome and has a very great personality. Arlene is very great she is always on top of things when it comes to any request i put in. They are very awesome to rent from. Highly recommend!! Go Carlos & Arlene !!! Keep being great!

Fantastic experience: I am on a fixed income and the first property I looked at I did not like (due to a neighbor dog barking constantly) when I told Arlene she instantly had me go look at 2 other properties that I could afford. One of them is now my home. Arlene made it so easy to move in, she gave me all of phone numbers I needed to make sure I got all of the utilities hooked up that I needed before I moved in. There were a couple issues that needed taken care of outside of the home and I told Arlene about them and they were taken care of right away!

Negative experience: Truly Wonderful staff but they have less than desirable properties. I have a reasonable budget but even what’s listed is not worth the price. Only toured 1 property after viewing available inventory online. It felt like walking into a condemned house, extremely creepy & unkept. This home was the better of what was listed within budget. But to be fair, property management companies everywhere are pricing families out of the market and making it impossible to rent a “decent” comfortable property.

They were able to do all the work orders within less than 24 hours of me and my son moving in. Riversouth is a great company and I highly recommend doing business with them. The home was clean when I first moved in and ready to go. 10/10!❤️

Negative experience: Was a recent tenant and completely annoyed by the service here. Specifically, on my first moving here and using their company, they neglected to provide insulation, refrigerators, and proper ventilation to the property before my move in. My windows were bolted shut, cats ran rampant on the property, and unwelcome/ unfriendly people were frequent for using my drainage as their personal receptacles in front of my door. Over time, their leasing has gotten better yes, but consistency and communication are non- existent until they have issues with you. Upon my moving out, I finally received insulation that was scattered throughout my home for days, within my pets' bowls, etc. The property wasn't fully taken care of pest wise or on a constant basis where my pets wouldn't get random fleas, mites, or other conditions caused by the environment outside. Personally, I'd look into Columbus a bit more before deciding to rent with them because overall, they are essentially "what you pay for", bare minimum. Anything is better than nothing, but not when you have to foot the bill for extra heat and cooling for a year of your lease, not have a proper city trash can for 2 years, and have seen maintenence use drugs on the property, before finishing a job. As much as I would like to give them a better review, I can not, due to the events that have occurred in my time here, and the unwillingness to provide accommodation, because of their own property neglect.

Fantastic experience: I am renting a property from these fine folks. I dealt with Rhonda first and then Arlene. I had some hiccups along the way since I was moving half way across country. I did not view the property first. The pictures they provided were accurate, the house is great. I needed to reach out to them a few times pretty late at night and early morning. They are very responsive. They have called to check on me and are very helpful. I would highly recommend them!

Fantastic experience: I've been renting from them for over 8 years now (since 2016). If something goes wrong in my home, they're on it to get it fixed fast and efficiently. I.e. I was having septic problems late last night and by 8:30 this morning, they had a septic company out here getting it taken care of. I highly recommend renting from them. Never have issues with them. Great people to work with.

Negative experience: This has been the worst experience I have ever experienced! I was working with Arlene who seem to be super sweet. She had been working with me for 3 days to get everything done. After calling me to tell me I was approved, she called me 10 minutes after heading to pay my security deposit to tell me she made a mistake and she approved someone else for the house. Worst feeling ever especially after breaking the news to my kids!

Negative experience: The worst by far that I’ve ever experienced they have changed office personnel so many times and Rhonda and Jerry are the absolute worst and are Habitual LIARS !!! I’ve had mice , roaches , and raccoon problems in my residents at 1004 Rigdon rd , I suggest no one live here and a severe black mold problem in bathroom , both bedrooms , that comes from major water damage to the home before I ever moved in , that they just come out a spray bleach on and i it comes right back within a month . The roof has leaked several times mind you it was a new roof put on house before I moved here but yet it still leaked in kitchen and bedroom . I’ve never lived in anything so sub standard in my life time ., and when they fixed the leak roof in bedroom the porch started to leak every time it rains in front of front door they can’t be dodged . And Jerry fix things like a an inexperienced handy man would , . I had to call code compliance on them then they made me be the problem after I repeatedly reach out to them to express my concerns . I have every text message and pictures of all my complaints with RiverSouth from day one !!! I’ve had nothing but bad experiences with this company and office personal . Upon moving in bathtub was running a steady drip of water , the heater was broke , the hot water heater went out and leaked that further warped the tile in kitchen thou they replaced the hot water heater they never fix the tile , the tile in bathroom the same way since move in and both are still the same way moved in in 2019 it’s 2023 …

Negative experience: So, I put in an application for myself and my partner and was charged 40 a piece so 80 total. After two weeks of hearing absolutely nothing I messaged on the website and Angela sent me a message telling me "Good morning, thank you for requesting more information. Go to our website, there you can view property, qualification, and apply" so I replied "I actually already applied for it two weeks ago. I am very interested and have the money. I am moving for work and really love this location." which means to me that I paid 80$ for absolutely nothing because she didn't even know I applied. But wait there is more! Angela sent me an email back saying. "I understand, however, for employment we have to have a check stub type verification. With your name, Gross monthly income and other income information. I do apologize. Have a great day" What? I already did that. They stole 80$ and then pretended like I never applied. After reading the reviews and seeing that this happened to other people, I hope no one makes the mistake of applying just to throw away your money. If I never said anything I would have never heard back from them. ridiculous. I ought to sue for the 80 back.
