They make everything easier to the point where I sometimes I forget I have rentals until the inevitable work order gets placed (which they handle immediately). Out of my 2 houses with them I have only had 1 vacant month over the past 4 years and they are always filled with great tenants that take care of the property.

Fantastic experience: I’ve honestly had a really great experience so far with 1020 Property Management⁠ . The whole approval and leasing process was way easier than I expected, and they made it super convenient to see the property. Every time I’ve had a question or needed something, they’ve responded really quickly and taken care of it right away. Communication has been excellent the entire time, which is pretty rare these days honestly. I’ve already signed my lease and I’m about to move in, and so far everything has gone too smoothly haha… almost too good to be true. If the actual living experience is anything like the move-in process, I’ll be very happy. Definitely impressed so far.

For two years now, this company has effectively and efficiently managed our rental home as if it was their very own. Any types of issues or challenges have been immediately addressed and resolved. Amber stays in close touch with our tenants as well. We appreciate that, because we really do want our tenants to be happy. Amber is easily accessible for any questions we may have. We live in another state and Amber always returns my calls quickly. When we began our business relationship, Ten20 took many beautiful pictures to market our home online for rental. Our home was under contract in just a few days of posting! Our last tenants have only recently left after a 21 month contract, and our home was again put on the rental market and was under contract in 2 days. I also appreciate that Amber has a person to fix anything. Need someone for lawn care, a handyman, a plumber, a house cleaner, or carpet cleaning…she knows the person to use. You are in great hands with Ten20 Property management!

Negative experience: I paid them on time for three years without a problem. They went up on the rent every year. It got too expensive, so I decided to move out when my lease was over. Besides just keeping the whole deposit they claim I owe 2 more months while I’m not living there and I’ve already turned in the key. I get numerous spam emails and text messages about the mysterious charges they keep creating even though I’ve been gone for about 2 months. It’s pathetic that I paid them enough to halfway buy that house. Nobody I talk to has heard of being charged by a rental when you aren’t on a signed lease or actually living there. I don’t know how they can legally do this, but I warn you there people don’t act human and they will try to ruin your life just for dealing with them.

Fantastic experience: Vacant rental property sat for 2 years, Ten20 rented that property in 2 months! Ten20’s team really was a tremendous help. I now live out of state and I have to rely on a property management company. I switched to them after my rental property sat vacant for 2 years and my brother recommended them. Ten20 revealed to me my previous management company ignored the state of disrepair my house was in and found contractors to make repairs far below what my previous management company quoted would take to get the house fixed after I approached them. Ten20 is far more communicative, gathers data to help with making decisions, and they are proactive in taking care of my property/screening tenants (I have another story where they saved me from nightmare tenants). This company will treat your property like their own.

Negative experience: I recently completed a rental verification for a wonderful tenant, and I’m extremely disappointed with how this company has handled the process. The applicant has been trying to move forward since October 14th, yet the management team continues to ignore messages and provide no clear communication or updates. It’s frustrating to see a responsible and respectful tenant treated this way. She has an excellent rental history and follows through on every requirement, but the lack of response from this office is completely unprofessional.

Negative experience: I’m very disappointed with how this office handles communication. I’ve been trying for a long time to get updates about my application, and I can’t get anyone to respond. My messages go unanswered, and I haven’t received a single call or email back. I’ve never dealt with a place that makes it this difficult just to get an update. It’s stressful and disappointing to be treated this way, especially when I’m just trying to find a home. They really need to do better about responding to people and being professional.

Negative experience: This has been one of the most frustrating experiences I’ve ever had. My family and I have been reaching out for weeks about our application, and we’ve gotten no communication at all. Texts bounce back, no one answers the phone, and we’ve been completely left in the dark. It’s honestly ridiculous how hard it is to get a simple update. If this is how they treat people before even moving in, I can only imagine how they treat actual residents. Absolutely unacceptable and unprofessional.

Negative experience: I can see that some ppl have great things to say About this company, but since everyone experience is different, here is what I got to say. The property manager hide that there was vehicle oil and all type of spills in the garage. I had to find out when I moved in. I could not tell what color the floor was, It looks like the house haven't been mopped in months. Baseboards and fans where soooo filthy the kitchen cabinets still had all type of seasoning powder. There where roaches on the cabinets, Countertop,and behind the fridge. the backyard Haven't been mowed in a long time. ants piles everywhere around the perimeter of the house and spider webs, even inside the house. Somehow, today I got my move out inspection list and the audacity of this company. Of asking me to pay a professional to clean the house when the house wasn't near clean when I moved in. I will not recommend this company to anyone and if I ever get a house and it needs to be managed. This will not be the people I will use.

I've been through a couple of places that were horribly *did I say Horribly?* managed, and it does affect ones peace and security. But boy howdy, things are 180 different with Ten20, I'll scrape all I have to stay with them, they are worth every penny!! From the first emotional conversation, I knew they were the ones to stick with and truly c-a-r-e-d, and I've been in my place going on 6 months, and I feel better than I have in 6 years. No joke, nor exaggeration. Call them and find out for yourself!!

Negative experience: It started off so well. They were super fast, helpful and friendly. But I guess that was just for the $$$. Soon as you get a denial, thats it! I did not receive any more answers or information. I felt like wow that’s kind of rude because they were super fast and efficient then nothing. I’m disappointed and had high hopes for this company. Guess it was not meant to be, but would’ve loved more.

Negative experience: Where do I start!! Well upon returning the property was no damages charges etc… everything was good to go I even very direct asked that if there were any charges that i was not going to be aware of in the account after returning the property. I was told and ensured that the only charge was the carpet cleaners due to have to be done professionally. Ok cool! I deploy just to notice a balance of 1,200 on the account for cleaning services, carpet cleaning, yard, blinds etc… Whats worst is that i had rhino for security deposit. So they went ahead and submitted for excessive wear and tear meaning that i have to pay that. I called my property manager and she ensured that she doesn't know why it was submitted that way since the property was returned in great conditions. Which it sucks because im deployed and don't have the time to deal with this. Thanks again ten20! This people will tell you one thing you turn around and will do another. Stay away specially if you are in the service. Btw i was renting in lee road 2099

Negative experience: My family went above and beyond to be understanding to management and take care of the house, paying expensive cleaners and responding quickly to any correspondence. We never raised any complaints when issues happened around the house. After taking scuffed walls and allowing management to save money by not taking up in their offers to paint the wall, Ms. Ann stole $600 from our deposit on shady claims related to wall paint. Being a kind hearted renter will shoot you in the foot, especially when dealing with unprofessional management. Be cautious.

Fantastic experience: I rented from Ten20 properties for about 6 months before I PCS’ed to fort Bragg. I had a wonderful experience from the very beginning! When I was moving in I was on a very tight timeline due to my old residence being sold out from under me, and ten20 went the extra mile to ensure I had a place to stay, even pushing my move in day to the left for me. When I moved in there were a few light bulbs out and they payed to replace them! Such things are unheard of. I had one work order request during my time there, and the issue was fixed the next day. I highly recommend this company, I have rented from quite a lot of people, being military, and this was by far the best experience I have had.

Fantastic experience: Ten20 has been an absolute pleasure to work with. We called them after we couldn’t sell the house, and we’re extremely worried about renting it out. However, Kara Maxwell and her team have been crushing it for us! They coordinated the purchase of a new appliance, got some work done for us with a contractor, got us tenets in a timely fashion, handled a utilities billing issue, and provide us regular updates. So far, Ten20 has proven their competence and capability. I must say, I’m a nightmare customer, but they still put this homeowner’s mind at ease. Fantastic experience: This was one of our easiest moves. It is typically pretty difficult to move from one end of the country to the other but in this case, Kara, made things a breeze. We filled out an application and had an answer on the same day. Kara was very responsive via text even though she was out sick! The tenant portal is one of the best I have seen. Now moving on to the actual property…we rented sight unseen as we were moving from CA, however the house was exactly what we thought it would be and was even better than the pictures. Great service, I would have zero problem renting from them again.

Fantastic experience: Starting down the path of owning a rental investment is a challenge. Doing it remotely is even more of a stretch. Thankfully Kara has done such a good job of welcoming us into the Columbus, GA market and guiding us through the ropes that we wonder why we didn't do it sooner. After buying our first home in October of 2020, we signed up with Kara and Ten 20 Property Management to take care of our investment. She was quick to find renters and send out a handy man to fix a couple of plumbing issues that the inspection did not catch. We have been using Kara's team at ten-20 for a while now and they continue to impress. We have recently decided to purchase another rental property in the Columbus area and Kara has already been a huge help.
