Negative experience: Extremely unprofessional experience. Once we were under contract, the house was neglected, the pipes froze and burst, and both the seller and seller’s agent refused to do anything about it. We were forced to spend our own time and resources trying to unfreeze the pipes. On top of that, they let the fuel tank run dry, so we had to add fuel and re-bleed the system ourselves, taking up even more of our time. Instead of taking responsibility, we were pressured to accept the property as-is or they’d move on to another buyer. Completely dropped the ball. Would not recommend to anyone. Agent- Zack Cucinotta

Fantastic experience: Just wanted to share the extremely positive experience with the Rob Lawrence Team who handled the sale of our West Chester home. We received a price of $88,000 over asking!! Over the last 27 years my husband and I have bought and sold many homes and investment properties and Rob Lawrence is the best realtor we have ever hired. He understands and executed a marketing plan to maximize the value of our home through his facebook page, personal contacts, and "coming soon" period. He created a professional video of our home using a professional photographer and drone footage. Most importantly, Rob understands how to negotiate a higher price during the 3 day period that our home was on the market. Most realtors will just "collect" the offers coming in but Rob was actively engaged with all of the potential buyer's realtors in negotiating the highest price. Once we signed an agreement of sale, the Rob Lawrence Team was very proactive in making sure a smooth settlement happened. Fantastic experience: If you are looking for a realtor to sell or buy a house, Rob and his team are it! I never leave reviews unless someone blows my expectations out of the water, which Rob did! I have worked with multiple realtors in my career and none of them come close to the experience I had with Rob. I had owned a property 12 hours from where I live and I had a realtor previously try to sell my property. It sat on the market for more than 4 weeks with no offers. After making the decision to work with Rob he quickly got to work getting amazing photos, drone shots, and even a video with him showcasing the property. Within 3 days we had 4 offers on our property. This is where Rob started to really shine. Most realtors I have worked with just present me with the offers, not Rob. He worked behind the scenes before presenting the offers to increase the offer amounts. Within 24 hours he had gotten a site unseen, no inspection offer, $25k over asking! This was also after I had multiple realtors tell me I would be lucky to sell the property for $75k-$100k under what Rob got me. Throughout the entire process, he had our best interest in mind and always treated us like we were the only clients he had. This was extremely important to me since I was 12 hours away and couldn't be at the property. At the end of the day, Rob is your guy if you are looking for a realtor. Reasons we ultimately decided to work with Rob include: (1) responsiveness: He responded to us promptly and made time to attend to our concerns, (2) professionalism: he came prepared to our first meeting with research beyond what we could scrape together looking at Zillow. In our opinion, however, what made Rob stand out most is his follow up after we closed. We had two separate, highly irregular and unexpected situations that lasted months after we closed, one with the previous owner of the house regarding utilities and another with a contractor who did work in the house.
