Fantastic experience: Selling our Portland, Maine townhouse after 25 years was a daunting task. Reports of a changing housing market, coupled with a complicated & unfamiliar real estate process, made clear ‘For Sale by Owner’ was not an option for us. From the Vitalius Real Estate Group market reports & newsletters received in the mail, we determined Elise Loschiavo had the experience & knowledge to sell our condo. Elise didn’t disappoint. Elise demonstrated the expertise on how to best market our townhouse and kept us abreast on each step, explaining the real estate process, terminology & contracts in terms we understood. Elise’s resource network, including a stager & photographer, was critical in making our townhouse competitive with other condos listed for our area. Fantastic experience: We had visited Portland for many years and felt the time had come to start looking for a second home condo. Where do you start when you live 3 states away in Connecticut? As many others do, we started looking on the internet and reading reviews and testimonials. When we read about Elise Loschiavo and the team at Vitalius, we felt we had to check them out. On a visit to Portland, we walked into their office without an appointment and were greeted immediately with friendly service. Brit Vitalius stopped what he was doing and listened to us ask all about the condo market. Brit passed our information to Elise and she contacted us within a few hours. Elise understood our situation and set us up with all the tools to keep an eye on the market from Connecticut. When we saw a property that interested us, Elise would immediately give us her honest opinion and at times she would visit the property without us and send us videos and pictures. We eventually found the perfect condo and that is when Elise really shined. We saw the condo on a Saturday and created an offer strategy with Elise’s guidance. Minimal negotiation and the offer was accepted on Monday afternoon. Our desired closing date was late December and we only had about 6 weeks to make this happen while working around two major holidays. Elise and her team immediately went to work and scheduled the inspection, attended the inspection for us, and followed up on the items that needed to be addressed. (How could we have done all this from 3 states away?) Also - Elise recommended to us a local mortgage agent that was familiar with the city and state regulations which made everything go incredibly smoothly. Elise is professional, attentive, patient, informative, experienced, friendly, and just wonderful to work with. We love our condo in Portland and there is no way we could have bought it without Elise. We would recommend Elise to anyone!

She's a Mainer, loves Portland, and has a real stake in showing off what makes this city such a nice place to live. Fantastic experience: Elise and her team at Vitalius Real Estate Group are as good as it gets, I have nothing but positive feedback to provide after they helped me sell my condo last summer. From our first meeting, Elise was friendly, sharp, and professional. It was obvious she had a tremendous amount of experience helping condominium buyers and sellers in the Portland (Maine) metro area. I sought out Elise and Vitalius specifically because her specialty is dealing with condos, and I was impressed with her expert guidance on pricing, creating an appealing MLS listing, and managing speculative buyers' visits. Once the showings started, Elise was relentless in her commitment to selling my property - there was one Saturday when she coordinated at least a dozen visits by buyers and their agents, at least 30 mins in each case! She was always easy to reach - communication and availability were two of my priorities in choosing an agent and she did not disappoint. From time to time throughout the process I would ask questions or raise concerns, and Elise was always willing to thoughtfully explain her strategy while being open to my point of view. Really easy to work with and very approachable, and I think the buyers' agents and felt the same way, which made for a comfortable/amicable vibe at showings. She worked hard behind the scenes, handling the sometimes tedious real estate listing paperwork and requests from banks, the title company, other agents, etc. Very detail oriented and organized, which put my mind at ease during the higher stress moments of the selling process. I was 100% satisfied with Elise and Vitalius, my condo sold for MUCH more than I ever expected and faster than I could have ever dreamed. If I were ever to get back into the real estate game in the Portland metro area, condos or single-family homes, whatever the case I would absolutely hire Elise again. I have never run across such a calm, can-do, absolutely thorough and honest real estate broker. I have bought and sold in LA, NY and South America, so I have had quite a lot of experience with real estate investing and sales. Fantastic experience: I don't think there is enough space here to list all the reasons why you should work with Brianna of Vitalius, but I'll do my best to keep it quick. As first time home buyers, we had no idea what we were doing, quite frankly. Brianna held our hand through every single part of the process. Her responsiveness impressed me as she was very quick to answer her phone no matter what time of day. She always made us feel top priority; even in the evenings, and on weekends, she was there for us. There were many times where I felt she had gone well beyond what I expected from a real estate agent's job description. Having someone we could trust and ask the "dumb questions" to 24/7 really made all the difference in our home buying process and from here on out I will be refusing my nearby friends and family to use any other real estate agent but her.

Negative experience: As a tenant in the building that is being sold, I need to leave this review for entering the apartment without notice. This is an unacceptable practice that is punishable in court for a reason. You cannot ignore this side of the realtor business. If the company cannot abide by the law, you will be sued.

Fantastic experience: We had little to no intention of purchasing a home in the Munjoy Hill neighborhood of Portland. We'd lived here for a while, knew the neighborhood and the rapidly changing pace of it; wonderful change but figuring it was far outside the boundaries of what we were looking to pay. We'd previously submitted offers on three homes and we were out-bid by tens-of-thousands each time. I am generally cautious of real estate brokers. But then I happened to meet Elise Loschiavo with the Vitalius Group. She's sort of their star hitter I think, but is quiet, engaging and measured in her approach. (Which also means you're not getting an overtly chatty, over-selling real estate agent with Texas sized hair and love for embellishing conversations. Elise is the real deal professional.) She lives in the community and has been here for years, so she's a bit of an expert. I'll admit that Elise put up with a lot from me. I'm not the most ideal client. I turned away a lot of things. But she knew about one place that wasn't on the market yet. She tends to do her homework and seems to be aware, or have a feel for what may come up before other realty brokers get wind of it. That's something you really must have if you want to land something in a neighborhood like this. We had it in Elise. We have used them four times now, and each time it has been easy and fun. Brit and Susie got creative to find us our current house in the neighborhood we had our hearts set on. I think it is important to note that I have a HORRIBLE time making decisions and was buying on my own. Negative experience: It is hard to know exactly where to begin with this company that was a thorn, nay, a tree branch in my side for nearly six months. I will say, this is all from the prospective of a tenant in a house being sold by this group, so if you hate your tenants and want them to move out as quickly as they can, pretend this is a five-star rating and hire them. At first, everything seemed fine. (But that’s the setup for any good horror movie, right?) We were given notice when people would be in our apartment, we had put a sign on both of our doors letting them know that two cats lived there, and the only annoyance was that one of the first showings was late on a Sunday morning. But then we started to get less and less notice. The first time we received less than 24 hours, I was going to call them and put a stop to it. But my roommate convinced me to just let it slide and I told her “As soon as you start giving these people leeway, we’re going to regret it.” And we did. So the second time we were given less notice than our lease stated, I called to cancel saying there would not be a showing at our apartment and if they’d like to give proper notice, I’d be more than happy to oblige. I had to leave a message with a receptionist as, of course, we’re not involved in the selling, so Brit couldn’t take a moment to hear our concerns. The next day, they proceeded as planned, and either Chris or Brit showed up at the apartment to bully my roommate when I wasn’t there into letting them show it citing “that we need to sell the house, it has gone on for too long and we’ve tried to be accommodating to you by not scheduling these on nights and weekends.” This must have been Two Truths and a Lie because I’m sure they did need to sell it, I agreed 100% it had gone on long enough, but as you may have caught in the second paragraph, one of the first showings was, in fact, on a weekend. One thing to be aware of whether you are a tenant or a seller who is not home during one of their showings – these showings are not accompanied by a staff member. Strangers are roaming free. There were four apartments in the house we lived in and it’s literally “have at it!” I don’t know whether it was oversight or if they hate animals, but our downstairs neighbor had a cat and we had two. Somehow during their free-for-alls, when we returned home from work the neighbor’s cat was in our apartment, terrified, and one of our indoor cats was outside, terrified. My roommate obviously contacted the company via e-mail and the only immediate response was to put an additional sign right next to the existing sign that there were cats in the apartment. She did receive an e-mail response back roughly one week later. If we had known from the get-go that Vitalius would not be actually walking people through the apartments, we would have locked them in a room or something, not that that would have changed the outcome, I’m sure. Finally, there were several times I would come home after their visits and the back door to the apartments was not only unlocked, but left wide open. The final time a few weeks before we could finally move, I was headed up as a squirrel darted passed me. Although terrifying, I suppose we are lucky because I have also seen skunks and opossums in the area. This started happening a little later in the game and when our lease ending was finally in sight, but nevertheless, I have experienced firsthand that they may sell houses, but they do not care about the existing homes. My apartment was home to four people. There was no respect shown to us that would suggest that they understood that. Originally, we had wanted to stay and rent from the new owners, but not knowing how long Vitalius would still be around and having access to our apartment was the deal-breaker for all four of us. So if you are renting an apartment and a mysterious note appears on your coffee table that is from Vitalius, get out. Start looking and see if you can be let out of your lease, because seeing it truly is an omen akin to “the bell tolls for thee.”

Fantastic experience: Elise Loschiavo and Brit Vitalius walked us through our first home purchase with excellence in service and care. They helped us pin down the best neighborhoods for our needs and were stunningly responsive to every request and email. Elise's knowledge of the market was incredibly valuable to us and we were grateful for her humor and patience throughout our search. We are thrilled to be in our dream home now because of their careful advising but will miss working closely with this extremely talented team.
