(1) You want your agent to speak truthfully to you, so that you understand your situation and can make the best choices. That means that your agent has to be tremendously well-informed and has to be willing to speak plainly to you. Julie arranged for a stager, a handyman for some minor repairs and professional photographers for interior and exterior photo shoots. The photographers did an incredible job to make our home look inviting and gorgeous. We received many compliments based on those photos and have no doubt that they contributed greatly to buyer interest in the home. She prepared a market analysis that showed what she felt our home was worth on the market and used her network of contacts and social media to market our home throughout the process. Fantastic experience: Julie was our second listing agent. Our house didn't sell under the first contract and we decided to switch when our first contract expired. Julie looked at our house, made some recommendations that fell within our budget, helping arrange for contractors to handle the work for us. She also took care of staging and a few other things herself, including sweeping off our patio as we were living out of state already. She had a professional photographer come in, and created a very nice slide show online. She spent lots of time talking to us about our house learning as much as possible so that when she showed the house she could speak about details as well as intangibles like our many family gatherings. She got the house back on the market in 2 weeks, had a big open house, and we had an offer the next day. It didn't pan out, but we had another one the next day, and she helped negotiate another 15K over the offer. Sold! She kept in close touch throughout the closing process as well, and made it as easy as possible for absentee sellers. I highly recommend her.
