Fantastic experience: Team Francesco (Francesco, Johanna, Rashella et all) all have a great reputation in the Hoboken/Jersey City RE market, and are well known by all the local brokers and attorneys. This enabled them to expediently and successful sell my 1BR Hoboken condo this month, less than 30 days after we had ultimately canceled with a problematic buyer in July. Team Francesco promptly remarketed and had an open house in days, managing to CLOSE in one month after the remarketing. A lot of personal effort from the team, including Francesco shopping for a smoke detector and actually finding my building's ladder while I was out of town to make sure we were in good shape for the installation and smoke detector certification test. My goal was to close before the August lull in property transactions, and am grateful the team were able to get multiple offers since I listed and to make sure everything was lined up for an expedient close. Negative experience: We worked with this team when we bought our home in November 2020. Robert was our buyer’s agent, and Francesco was the listing agent. They were unresponsive at times, and we did not feel that our concerns were taken seriously or that we were properly represented. Before the open house, a leak on the bathroom ceiling had apparently been painted over, but it started showing again after we submitted our offer. Our inspection report also found moisture in one of the walls, and the agents told us it was caused by a contractor leaving a window open. After we moved in, we discovered that there was actually an active leak. A few months later, so much water entered the house that our basement ceiling filled with water. We spent several thousand dollars trying to find and repair the source, including replacing a window that we initially thought was causing the problem. We eventually learned that some corner siding pieces were missing, which allowed water to enter and travel down through the house. Based on our experience, I would not recommend working with this team.

Negative experience: I rarely leave negative reviews, but our experience with Francesco, Johanna, and Rashella was extremely disappointing. Our apartment was listed for 10 months and never sold. Throughout that entire period, we received very little proactive guidance about market conditions, pricing strategy, or how to respond to changing circumstances. We expected real estate professionals to provide expert advice, but instead we felt largely left to figure things out ourselves. The most frustrating part involved the handling of a tenant check. We received conflicting explanations from different team members about when and where the check had been sent. Tracking information was unavailable for several days, and only began showing activity after we repeatedly followed up and raised concerns. The inconsistent communication left us with very little confidence in what we were being told. Communication was a recurring problem throughout our relationship. Tenant concerns were not communicated to us promptly or clearly, often leaving us unaware of important issues until much later than we should have been. What hurts the most is a decision we made based on the lack of professional guidance. We received a cash offer in January and ultimately let it go over a $5,000 difference because we believed the market was strong and expected better opportunities. At no point did we receive meaningful advice about the risks of rejecting that offer or what market trends suggested. Looking back, that was likely our best opportunity. Afterward, despite multiple significant price reductions, we never received another offer and ultimately lost far more than $5,000. Selling a home is one of the biggest financial decisions most people make. We expected expertise, transparency, and communication. Unfortunately, our experience fell short on all three. Based on our experience, I would not recommend this team.

Fantastic experience: Johanna was our agent, and she’s incredible. We sold our place and bought at the same time - no easy feat. She helped us navigate all aspects of buying and selling in Jersey City, which can be (and is) super stressful. She was as communicative, flexible, and resourceful as one could expect throughout this process. She has a deep network of lenders, attorneys, inspectors, and also people who are dipping their toes into the market. She found us an off market home that she immediately identified as what we were in the market for. We were skeptical at first, but upon seeing it, we knew Johanna was listening and truly understood us. It helped us avoid the headache of competing bids, while also getting the home we truly wanted. “What’s it worth to you?”… “Here’s what the seller thinks”. “”Nah, let’s try this.” - Nothing like this is easy, but Johanna navigates it like a pro. It’s stressful for us, but it’s all in a days work for Johanna. And she never makes you feel like you’re off base for how you’re feeling. This is also not discounting her team and brokerage. Nothing about our sale and purchase took the happy path (except for Nikki’s and Francesco’s vision and execution of our staging - perfect!), but with the encompassing support network of Rashella, Alex, and everyone else that Johanna seemed to pull into her orbit right when it mattered most, we always felt confident we were going to get to the end result we were looking for. Johanna had the contacts of multiple, reliable contractors at the ready and contacted them immediately to get the repair done efficiently and properly so that the transaction could proceed seamlessly. Johanna and Francesco and their team always responded quickly to any questions or needs we had and they kept us constantly updated. Thank you for everything Team Francesco! You did an amazing job.
