Negative experience: Not a good place move somewhere else.

Negative experience: If I could leave a zero I would..!worse place to rent! Just moved to Rockford and get hit by a bad rental company, already a sign to leave‍♀️ Rented us an apartment that was in no condition to be rented out and the rent is high. I asked them to fix a hole left by the previous renters couldn’t do it water stain in the ceiling ignored my request. The lady at the office was so rude and talking to my husband any type of way just because we are young? Have some respect we pay our bill on time and Utilities! Then the guy Peyton acted like he didn’t even know who he was like he didn’t show him the place. put down a Security deposit will over the asking amount, I know I’m going to have to fight to get back. Already Threatening us with a eviction notice because my husband didn’t sign the lease, he was told at the showing “you don’t have to sign it now but they are going to be wanting that from you.” ‍♀️ won’t be here over 2 years for sure!

Fantastic experience: I was fortunate enough to hooked up with Julie and her team whilst looking for a property in the Rockford area. Julie made the process much easier as I was informed every step of the way through the process. Phone calls and emails were answered very quickly - even into the evening. Our move wasn't the simplest of moves as we were emigrating from the UK, and typically the closing date in the UK is fluid! which is a lot different to the US - this whole process can be very stressful at times. But thankfully Julie and her team took the stress from the buying side away. We were offered extra services like the attorney and inspection team - both of which were competitively priced, and they all worked in hand with each other. Negative experience: If a picture is worth a thousand words, I have a thousand pictures over multiple years of the lack of an effective remedy to several, but namely, the garbage issue at this Pioneer property. Despite multiple attempts and ongoing requests for the rental management to remedy this issue, it has never been effectively addressed. I am a nearby homeowner to this Pioneer Management property and have to experience rotting trash piling up, then being scattered and blown around my own and the adjacent properties week after week after week. So tired of this and another Pioneer related rental property detracting from the work and efforts from myself and other nearby neighbors to maintain a clean and quality block. Hoping for better oversight and active strategies by Pioneer to remedy this problem.

Fantastic experience: I was in a crisis situation due to being out of town and a fire at my rental in Rockford.. Pioneer pulled through for me. We worked together for only a short time, due to the fire, but their assistance at that time was professional and dependable. The cleaning service was a bit expensive.

Fantastic experience: Nothing but a pleasure to work with for over a decade as an owner. I’m sort of sad I no longer have any properties left in Rockford for them to manage, but they just helped me sell my last rental for over asking in 24 hours.

Negative experience: Hi I’ve rented one of there properties and they are unprofessional it’s a pandemic and there giving people evictions still but I looked up when the eviction notices start again because were in the middle of a pandemic is June 30th 2021 . I’m so upset with this place because the landlord is rude and it’s like when your telling him when your moving out he ingores your text and adds more money onto your rent bill it’s like your forced to stay and never to leave . This place feels like a scam and people are struggling with there rent money because of Covid there property’s they need to remodel them I’m just so upset stressed about what I had to go through with this place they charge you non stop until your deeply in debt and it’s sad then threaten you that they’ll kick you out i wouldn’t recommend this property place .

He was very courteous and professional. He had been always helpful in resolving any of the issues that came across during this period. I am very grateful for his services in managing my properties. Negative experience: Never seen such unprofessional people in my 34 years on this earth. I pay my bills on time in full every time. It's like a ritual!!! They're always late sending out bills and I'm stuck paying late fees. And when I mention it they give unprofessional attitudes! You guys suck!!!

Fantastic experience: I had rental property in Illinois that went south. I retired and moved out of state. I then discovered a lean on my home that prevented me from selling. The mortgage company was a big conglomerate that never returned calls. A lawyer told me a sale would not be processed with a lean holder. I ended up moving and had Bob and his company rent my home. A few years went by and I saw no way out but to stop paying taxes. I told Bob about my problem and he said let's see if I can help. So he did a title search and found out the lean was off the books and I could sell the house. He found me a buyer who wanted rental property and his office handled the sale. They Fed exes me papers and I sent them back. I thought I would loose my home because of the lean. And now it is sold and I have a nice check for the bank. Positive experience: As a tentative I have a great rapport with Bob and Pam. They have always been professional and respectful to any situation and handled it accordingly. Now, there has been times I didn't understand the outcome but this is not my property I'm the tentant and they may not have either their the management team. So, I've been with them 7 years however, no matter if it's your 7th day you will get the same from Pioneer. Great customer service they advocate for their tentants it's a partnership and communication is the key. Much appreciated and thanks again!!

Negative experience: Seems like this place puts on a great front for property owners while treating tenants like 2nd class citizens. It's also not very customer-friendly to require credit, background, income checks prior to even showing a property.

Fantastic experience: Speaking as a property owner, Pioneer has made things almost painless. Success with them has been what has prompted investment in additional units. The process with tenants has alway been transparent and respectful. Maintenance is always handled quickly and properly.

Negative experience: Do not rent from this place your money orders & payments will come up missing, mold in buildings .

Negative experience: If I could give them a negative review, I would. If you attempting to rent a property from this company. They will require all occupants over the age 18 to fill out an application for pre-approval before viewing a property. Well, this is not a requirement by the equal housing association. After I disagreed with their policy, I was told that won't quantify to rent the property due to showing only double the amount of gross income. With this they are saying if myself and other occupant doesn't met the income requirement they will deny me the privilege of viewing the property. In sense discriminating due to my possible income. If you feel like you have been mislead or under serviced by this company. I highly suggest you report the incident to the Better Business Bureau.

Negative experience: They told me they had reasonable contractors when I signed agreement with them but the contractors were really very expensive! They couldn't handle simple eviction notices, etc and cancelled our agreement without notice. Contacts voicemail is always full. I would never recommend this company

Fantastic experience: I owned a very nice home in Rockford, Il.I moved out of state and sold my property to an investor on an Agreement for Deed.The Buyer defaulted on the agreement and owed me a great deal of money.I hired a lawyer who suggested I hire Pioneer Property Management to file an eviction and manage the property for me while we wen th through the process of removing him from.my home. Pioneer Property Management and my Attorney won the case in a short period of time.And successfully removed Him from the home,Oversaw the rehabilitation of my house and turned it over to the collection agency.Pioneer then listed and sold my house for me. Being that I live across the country,I was pretty pleased of what Pioneer was able to handle a very difficult situation for me and Highly recommend their services.

The house was fixed within a week, put for rent the next day and we got a tenant within a week and half. The staff was extremely professional. Kudos to Heather for finding us a tenant so QUICKLY. Negative experience: Worst management team I’ve ever met. Very rude, unprofessional, lack of common sense on all levels. I’ had so many stories in the year I rented from them, that I could write a book. Well start with the most horrific at first which came at just 2 short months after them taking over for the landlord. Pioneers manager, Bob... came to my front porch and proceeded to curse me with his finger in my face in front of my kids. He got so loud with me that I hate to of my male neighbors come outside to make sure I was ok. Ended up fine as I kicked him off my property. Then if Bob wasn’t fun enough for you... there is the dreaded problems to report when something leaks or breaks. They’re maintenance “contractor” was a complete joke. Was luck of the draw rather you even received a call back. And if you did some 24-48 later...they would come to “access” the problem and then never show back to resolve it. We personally had very old intermittently working smoke detectors that needed to be replaced when we moved in. The “contractor” that the rental Company used came out to see how many I needed even though I’d already given him the number we had to replace. I showed him where each of the detectors had a fixed plastic plate screwed to the ceiling where the new ones would fit/click into. Really super simple stuff here... and this dude comes and screws the new detectors into the walls at EYE LEVEL. It doesn’t take a professor with a PHD to know why detectors go on the ceiling.. and this is just the beginning. In a nut shell.. with this Property Management company, you’d be better off just pitching a tent somewhere or calling your exwifes stepmom who has 8 cats that your allergic to and smells like sardines. You’d have a way better and practical place to live than working with these fruit loops. I’ve heard Pioneer Realty is amazing though. Not to confuse the property management with the totally separate real estate company. Hopefully things will get better for the rental side. Until then, I’d stick with renting from another company or a private individual.

Fantastic experience: Heather and Bob with pioneer properties are the best people ever. heather always has a smile on her face when showing properties, and bobs a phone call away when you have questions. My wife and i rented with them 5 years ago and couldn't have been happier with the services of Pioneer properties.

Negative experience: The staff are woefully ignorant and communicate poorly. Moving out has been anything but smooth. Beginning the process I'd asked for all steps I'd need to take in order to successfully move out. Not only was I given incorrect information from a manager, but information was also omitted. After signing my release of tenancy I was charged for the next months rent, despite no longer being a tenant. Pioneer said talk to the bank to cancel, bank said talk to Pioneer. Called Pioneer but no answer(no surprise cause they never pick up). Left a message stating bank said I could make a claim for investigation into refund. Later recieved an email saying charge was reversed by Pioneer. So she lied. Also, the lease I signed was monthly and despite me giving a 30 day vacancy notice (as my lease stated I must) my security deposit was not returned due to "breaching my lease". It. Was. Monthly. A truly terrible experience. Lack of knowledge and communication all around from Pioneer. I will never recommend renting from Pioneer.

Negative experience: Do not rent from this company! They have bugs in their properties and will steal your deposit. Me and my Fiancé moved into an empty property and put down 1500$ as well as painted the house agreed upon with the owners, was only able to live in the property for 1 week because it was infested with fleas! We told the property that if they got rid of the fleas we would stay, they did not get rid of the fleas then gave us a 5 day notice of eviction because they didn’t want to give our deposit back! You will get screwed, do not trust anyone at this unprofessional business especially not Bob McCarthy the property manager, he will lie to your face, then turn around and do the opposite like it didn’t happen. SAVE YOURSELF THE HEAD AND HEARTACHE AND GO WITH A DIFFERENT PROPERTY MANAGEMENT COMPANY.

Negative experience: I feel like this company might be good to work with on a professional level but as a tenant, it sucks! We have racoons in our attic and they started patching holes all over the building but haven't gotten the racoons out. We let pioneer know about it in January it's now May and nothing is happening. We finally called the health department. Also, we have a broken dish washer and were told it'd be fixed a week after moving in. It's been months and it's still broken. We also have a broken heater since we moved in and it's still broken. Back in February we lost heat for over 24 hours and were told it'd be looked at the next day... We asked what we would do for heat (it was -6 degrees out) we got no response. We lost hot water multiple times for weeks until the water heater finally got replaced and the hot water still doesn't last longer than 15 minutes at the most. If we call, we can't ever talk to someone and we never hear back when we leave voicemails. I regret signing the lease and am very disappointed because I really like the area. I would give 0 stars if I could!

Fantastic experience: I highly recommend Pioneer even to my friends with multiple properties who have been doing it alone for years. They have a great system for screening tenants. My tenant not only pays on time, she pays months in advance.

Fantastic experience: I have used Pioneer Property Management for the last 1 year and 8 months to manage my home in Rockford. We lived there 20 years before moving out of state to be with my only 1 year old granddaughter. Bob and Pam have been wonderful in finding tenants and handling their phone calls. My wife and I moved out on the morning of 11-1-16 and the tenants moved in late afternoon also on 11-1-16. Rental income has been received like clock work. Accounting and tax information provided to us has made filing my tax returns easy. I couldn't be happier with Bob and Pam taking care of my home while I am enjoying retirement from many miles from Rockford.
