Fantastic experience: We had the pleasure of working with Adam during an emergency situation. Our condo had flooded from a burst pipe and he was very prompt and communicative. After reading the reviews I think people tend to forget that he doesn’t just manage one unit he manages quite a few. We’ve been here for quite awhile and he has been the best landlord we have had. Thank you Adam & Gribble!

Negative experience: After renting from this company for 7 years, our experience was extremely disappointing, especially when it came time to move out. Especially after being long term residents that were never late on rent/ bills, and reported any issues we could not simply fix on our own. We experienced repeated flooding issues in the basement, which we reported. Although the problem was supposedly fixed, the basement flooded again multiple times. During the last incident, the repair person left sewage waste throughout the basement, including on the stairs and walls. We immediately requested that the mess be professionally cleaned, if that was an option. The sewage drain had backed up due to tree roots—not because of anything we had done. We did not hear anything back for four days. Instead of sending someone to clean the sewage, we were later received a text saying we “may have to pay” bill for the sewage company to return because, when I tried to clean up the mess myself, the drain still would not go down. Another sewage worker came, but no cleaning person was ever sent, so I ended up cleaning the sewage contamination myself. The sewage incident happened before I became pregnant, but the flooding was a recurring issue. Knowing this had happened repeatedly, I was very concerned about the possibility of it happening again now that I am pregnant. I did not want to continue living in a home with a history of sewage backups that were not promptly and properly addressed. After 7 years of renting, our entire security deposit was kept, and we were charged additional fees for what we believe were unreasonable move-out charges.These included cleaning an exhaust fan and other cleaning fees, even though I spent weeks deep-cleaning the walls, baseboards, and all of the appliances. I have photos and videos documenting the condition. We paid the additional fees to avoid court time and to be done with them, not because we agreed. Communication was also frustrating. The landlord was condescending toward me and would often communicate only with my fiancée instead of speaking directly to me, even when I was involved in the situation. After being long-term tenants, we expected to be treated with basic respect and professionalism. Unfortunately, that was not our experience. I do not recommend renting from this landlord at all. If you do choose to rent from him, document everything, take photos and videos, and keep all communication and receipts.

Fantastic experience: So Adam Gribble is my NEW landlord (took over for the last property management company of the apartments I live in). The last company did NOT fix things that needed to get fixed. Ever since Adam Gribble took over, he’s already on top of the things that got neglected from the last owners!!!! I am so happy right now. My children and I get a new washer/dryer coming the day after tomorrow, after not having a working unit for over a year!!!! I just put in the maintenance request to him 2 days ago!!! He got on it right away!!I’m so so glad Adam is the new landlord now. I highly recommend renting from him, you can definitely rely on him to get things done

Negative experience: DO NOT RENT FROM HERE… They take money from your security deposit after you move out without saying anything. They look for every single little things in the property after you move out to take your security deposit. THEY EVEN CHARGED ME PET PENALTY FEE because of some scratches on the doors, even though I don’t have a pet and never had one. And even the scratches have been there since the move in. I sent them the pictures I took but they ignored it. They give you damage report check list when you move in but that is pointless. They make up reasons out of the check list to take away your security deposit.

Fantastic experience: Just want to acknowledge the staff at Gribble! By far the best rental place I ever had…from the manager to the maintenance staff…Communication is great with questions or concerns. Mr.Reggie maintenance is very nice and good at what he do. Just would like to say thank you for the great experience renting for this company!!!!!

Negative experience: Ok. Where do I start. I moved in my place under Gribble Real Estate in April of 2021. I had to clean the over twice,the carpet downstairs leading upstairs to the main floor smell and continued to smell like cat urine. I've had to call them so many times threw out the year about rodants in my house and walls. The sent someone out a couple of times. Every time it rained really heavy my carpet downstairs was soaking wet. They would send someone out to soak up the water and leave their equipment there running for over 72 hours but told me no as far as helping me with my electric bill. Whenever it got really cold during the winter my pipes for the bathtub would freeze and I had to find somewhere else to shower and made me turn up my heat and have my fan running towards the pipe that froze and never offered anything on my gas bill. There was times especially when I was told I have to move due to the owner of the condo wanted to sell Gribble Real Estate was very rude and snappy. I was there for 3 years and the lawyer told me I was supposed to be notified 120 days before since she was not renewing my lease. Every thing was threw text messages not certified mail. Not professional at all. In the beginning I liked them but as the years went on the smart reply and attitude wasn't nesssaery. Things happen for a reason and I will never do business with them.

Positive experience: Whenever I have called or messaged, I've gotten replies back in a reasonable time frame, always nice,polite, and professional. I also have rented from them and had no problems and would rent from them again.

Negative experience: I would stay away from this company, they are hard to get a hold of and don’t have a voicemail! Also they wouldn’t rent to us because we had a total of 6 people but I only had my one son part time and he claims it was a city ordinance well if it was I think my landlord would have told us to move out also we would have probably only lived there for one year as we are saving up money to buy a house but in the meantime we wanted something a little bigger, we would have been approved if there was not a total of 6 people.

Negative experience: DO NOT RENT FROM HERE. No issues with the unit itself but Adam is always out of the office which makes him near impossible to reach. Move out time came and we offered to do the walk through with him. He declined because he wanted to do it by himself. He made up reasons to keep as much of the security deposit as possible. He charged us for things that we listed as an issue BEFORE WE MOVED IN. Specifically when we moved in the smoke alarm batteries were low and beeping at 6am the first day we moved in. Ours were in good condition when we moved out. I brought this up to him and he simply said “I don’t know how long batteries last”. If you have any other option at all I would use that otherwise you should look forward to losing most of your security deposit.

Negative experience: I rented a property from him, he try To get me out the property with a month notice since we were on a month to month basis even though his own contract said between November and march we couldn’t moved out, so we stayed there till march, once it was time to give the house back he keap the entire deposit the house was clean and only wear and tear from us living there almos 3 years, he charge me over 500 for cleaning services, he even charge me for the door stopper on the back of the doors, and 1 lightbulb that was missing, really petty, make sure you do your last walk through with him, other wise he will rob you of your deposit.

Negative experience: Adam is the worst. Rents houses with lots of problems and no interest in fixing them. Basically a mouthpiece for his daddy who owns the company.

Negative experience: Adam Gribble was condescending rude and unprofessional. Having to communicate with him was like dealing with a stubborn child. He tried to call me a liar when the reality was he can't keep his information in order. Him or his people showed up multiple times without 24h notice. 14 day repair period means nothing to them. In a emergency the emergency number is useless. He has no respect for the renters or the landlord renter relationship.

Negative experience: Adam is about money. Getting things fixed is impossible or getting accused for other neighbors problems is common place. Common slumlord take the money and never maintain property.

Fantastic experience: I have worked with Adam Gribble and the team at Gribble Real Estate Services for the last several years. They have managed my portfolio of apartment buildings, and did so very well. Tenant issues were always handled fairly, and in a timely manner. Vacancies were rare, and whenever we had one, it was quickly filled. Communication has always been great. Monthly detailed statements and records were always provided in a timely manner. I've worked with many property managers over the years, and I can easily say that Gribble Real Estate Services is the gold standard!

Fantastic experience: The staff is super nice and always takes care of maintenance issues right away! Obviously the negative review from Review man is only 1 persons experience who obviously left the rental property in bad shape or owed money. Possibly pet damage to carpet? Expensive to fix! In my opinion, and this is just my opinion, I've not heard bad reviews unless a tenant gets into a sticky situation by either 1- financial troubles owing money or 2- damage to property by children or pets (yes, Im a pet owner) or 3-both. So, there is always more than 1 side to a version of the truth. No complaints here

Negative experience: Do NOT use this property management company! Adam Gribble is hands down the most unprofessional person I have ever worked with and is a slumlord who does not fix issues with his rentals. He was condescending, rude and borderline abusive to my wife and I when we worked with him in 2017. He is a slimeball who will screw you over in every way he can and will take your deposit even when you leave the unit in pristine condition, better than it was handed to us to begin with! I think his attitude is overcompensating for other departments he is “lacking” in, because this guy is a complete douchebag. Consider yourself warned!

Negative experience: I had the worst experience with a realtor named Adam. He was very rude and very offensive. I felt like he judged me from the moment he saw me, mind you I have a very good job and work ethic, so I probably make more money than him. Renting a house with this real estate agency is not a way to go. They need to put more professional people in their Establishment if they want to rent or sell property.

Positive experience: Applied for a condo through Gribble Real Estate, i didn't end up getting because a more qualified candidate meet the standards but i really appreciated that Adam was willing to talk with me and answer all my questions. Very friendly and pleasant staff! It all worked out I got a place almost identical with a better backyard with a different management company.

Fantastic experience: The above comment was obviously written by one of our disgruntled tenants, who by our direction to Adam, was served a notice to vacate. We have always found Adam Gribble to be extremely professional, courteous and prompt. We highly recommend Adam as a real estate/property manager for any future needs you may have.

Negative experience: Adam Gribble is a condescending turd. I was looking to purchase a home and would have consider Gribble as a buyer's agent, but this guy's haughty nature turned me off.
