Negative experience: Muy mal que trabajan le dan favoritismo a los americanos y a los emigrantes les quitan sus derechos así que si eres emigrante y te toca vivir con un inquilino americano espera que si quieren un cuarto de los tuyo te lo quiten y se lo den a él pero como digo estamos prestado en este país.

Fantastic experience: I had an excellent experience working with Diana. She is incredibly attentive and always make sure every detail is taken care of. Negative experience: Rental management company that only has a bottom panel door slot for after-hours payment. Nothing curbside. And, to pay online, which could be set up for automatic payments online, they charge an additional percentage. Rent is already high enough.

Negative experience: I wouldn't rent from these people ever again and I wouldn't recommend them I'm in the process of suing them for the return of my security deposit.and Janice is one of the rudest people ever I paid rent through COVID recieved letters saying the owner owed taxes and for me to get out etc. and they tried to act like they had no clue on what was going on. And if could give them 0⭐ I would Joyce was the one who rented me the place

Negative experience: I was trying to rent through these guys and they completely took my money. They’re withholding my deposit because the owner of one of the properties agreed to one thing and changed his mind. Told me I costed them money because the apartment was vacant for the entire month of September (not true) so therefore they’re not gonna refund me. They’re also claiming that somewhere in the application it states that but is refusing to email a copy of that to me

Fantastic experience: Moved into a apartment. It had a few things that needed patching. They put new glass in the windows, changed certain locks, patched holes and when my furnace went out, they came out and got it working the next morning.

Negative experience: I did not start out renting from stateline rental properties but they have taken over Management of my property & my experience with them has been nothing short of negative one of the account managers Greg is by far far one of the rudest individuals I’ve ever encountered and I feel it’s very safe to say that he is racist! The customer service overall gets 0 stars Janis is also very rude and if this is the company property owners are trusting to manage their properties ROCKFORD IS GOING DOWN HILL

Negative experience: They gonna ripped you off. My wife was cleaning the house that we rent for 4 years when we move out we left the house super clean the deposit was 1000 bucks and then they give a 586.28 cuase they WERE SAYING that the house it wasn't clean BE AWARE PEOPLE ...BE AWARE DO NOT RENT FOR THESE PEOPLE THEY GONNA RIPPED YOU OFF ....THEY ONLY CARE. Negative experience: Don't trust these people with your rental properties. They're only interested in the monthly fees that you give them. They were to go in once a year and take pictures and check that the tenant was maintaining the property. I never received pictures of any damage.When the tenant moved out, the place was absolutely filthy and destroyed. Lesson learned on my part as well.

Negative experience: I want to save you & your family time, frustration, and any chance of legal ties to a company like this. They do not mean their tenants well.. BELIEVE ALL THE BAD REVIEWS & very hesitant to believe the good ones (they may be employees asked to do it.) I was a tenant with them for 3 years, paid every month. & paid throughout the pandemic & renewed the lease even when we felt undervalued/serviced. & I should have took more notice of how from day one they showed how much they were untrustworthy and willing to just take money yet try to kick us out for any small reason. They repeatedly showed no class with the office disrespect/ talking over me/ no active listening when it came to any issues. We had a patio that the paint lifted from a really bad rainstorm & we requested it to be repainted & they declined because “they didn’t plan on using it.” So we had to live in subpar living conditions than preferred unless we chose to do it ourselves. & the owner of the Pepper Drive Property literally is not a good person at all from what he showed us in a landlord & tenant relationship. They treat you as if you are less than/inadequate/ and just a paycheck for them. & I would just never be a customer of theirs ever again. I’ve had landlords that treated me well, with gifts, thank you calls, active listening skills towards a solution & much more! This company I got none of that & they charged way more for a terrible experience. Beware of ever doing business with them! There’s better companies to be tenants of I promise you!

Fantastic experience: Nice building all 2 bedroom apartments but not all same price. Nice landlords, I have recently became disabled so its a struggle for me in winter. I have Rh snd feet issues, I use walker, cane and wheelchair.

Negative experience: Since stateline manages my properties I have lost money and profitability, they are not serious, the rental contract they sign with the tenants is brief. They do not respond when needed. I would not work with them again

Negative experience: I have a property managed by them and I am being scammed, duplicate charges, charges for work that was never done and triple the real cost, I live outside the USA and I want to stop working with them for 2 months and hire another management company And they keep doing what they want. Negative experience: We have been working with stateline rental properties for a year to manage our property and our experience has been the worst, They charge for repairs without asking for estimates, they pay us less money than corresponds, they charge a fee even for answering the phone, also the do unnecesary repairs to make more money for us. We have decided to hire another administrator and now they do not want to give us the lease contracts, the deposits and the keys. Our property was profitable to rent until we started working with stateline rental properties. now they don't even produce to pay taxes. Repairs must be done for safety and security, which was a responsibility that we had to assume. We do not charge for unnecessary repairs. Communication is key to any work with contracts. We need a proper notice to discontinue the business relationship. All security deposits can be returned as long as the proper procedure is followed. Negative experience: DO NOT RENT WITHOUT AMENDING THE LEASE. YOU DO NOT HAVE TO ACCEPT A LEASE AS IT IS PRESENTED. You can negotiate the terms. Refusal to allow you to negotiate the terms makes it an adhesion contract, hey are typically considered unconscionable and the courts have been known to toss them out. 1. SRP will gladly take your deposit and refuse to return it or provide any documentation as to why they are keeping it. If they refuse to add a clause (specifying the conditions of the security deposit return i.e. within 30 days including detailed explanations of any deductions with receipts) DO NOT sign the lease. 2. Demand conditions on repairs. You are free to put in a work order for repairs but if the property owner declines to fix it, SRP will say it is out of their control. If they refuse to add a clause (failure to fix things is a lease violation on behalf of the property owner and SRP. Tenant shall be held harmless for any damages incurred because of said failure to make requested repairs and tenant is then not bound by any notification requirement in relation to vacating the property) DO NOT sign the lease. ALWAYS Remember SRP is not your friend. They are a business and business only comes from the property owners. Do not think they will help the tenants in any capacity. As a tenant you must protect yourself. SRP will not.

Positive experience: I rented with them for a year. They always fixed things in a timely manner , I did not get my deposit back but that was because I did not turn in a 60 day written notice. Over all I would consider renting from them again. I see a lot of negative reviews , my poor experience was with the neighbors. Not them. I never had an issue working with them.

Negative experience: It's a scam read the reviews, there scam for applications fee, the lady Joy told me to apply for this house so I told her my credit history she told me as long as I brought home 3x income n to apply so I did that morning she claim the owner said I did have enough credit know she knew this before cause we talked liar n scammers

Negative experience: Do not rent with them horrible they do not care to clean up the properties or nothing and they are very rude please save your money and your time I wish i would have looked them up before hand they was first called ( Business for life ) so they definitely pulled a fast one but I was promised things to get done around the house when I moved in they never did anything ( slumlord ) horrible 0 stars

Negative experience: I put in an application because I’m moving out of state. I was in a car accident and just had a baby back in October so i started a work from home job in October so i didn’t have to put my baby in daycare. This property wouldn’t even run my application they said i hadn’t been at my job long enough even after i explained why i switched to a remote job. I just feel as if they ran my application they would see my rental history is amazing and I’ve always paid my rent but to say they aren’t even running my app is crazy. I just felt like that was very rude & not a good way to conduct a rental company.

Negative experience: Unfortunately during Covid signing a new lease was unclear. I was sent a letter that referred to an increase in rent. I didn’t intend to renew my lease as I was looking to buy my first home. My apartment is wonderful and the owner is a sweet man but my family is growing and I was ready to take this big leap. I communicated with the property management company what my intentions were. I was so happy when they told me that they would work with me and they requested that I keep them updated on the process via email. When I finally got approved to close on my house I sent an email with so much excitement. The next day I received a text stating that I would not be refunded for my security deposit and that I would be responsible for paying rent until the unit is rented to a new occupant. I’m very upset with myself for not having my initial correspondence in writing or recorded. After speaking to an attorney I was informed that the acknowledgement of rent increase was in fact a lease renewal. And while it was not done illegally it was done in a sneaky unfair way. Im sad to leave this place on a bad note. I was hoping to have this experience be a good one. I hope the company will enjoy the money that they clearly believe they need and deserve more than myself and my children do.

Negative experience: I honestly don't know how this company is still in business! Do not rent from this company. They are rude, unprofessional, & unresponsive. They threaten the tenants with damaging their credit, giving false & negative information to the credit bureaus. I know someone that recently rented from them & she questioned the info/charges on her credit report that was dated 3-4 months after she moved out. She was told she couldn't be helped & they had no explanation for her. They want her to pay money she doesn't owe just to be able to remove it from her credit. So I told her to contact the BBB about Stateline's business practices. Everyone should. This review was actually with my daughter whom my husband and I had the pleasure of moving in and out of this property & also helping with the initial payment. We were also aware of all the twigs, branches & other yard waste that was piled in the the yard of this property, that maintenance was supposed to removed after she moved in. That did not happen, but we came over and helped her bag and put out half for trash, since we didn't want the grandkids getting hurt trying to play in their yard. We also only lived a few blocks away from our daughter, that is the only reason she rented this property. Of course you have no record of me personally renting at you property since I did not give any personal info, and the fact that we own our home. I can list the property address if that would make it more creditable,or the communication back & forth between State line & our daughter proving otherwise. Or what I've witnessed. Stop trying to report that this is false & fix the problems at your company.

Negative experience: Me and my wife rented a house for two years from state line and it was terrible. You can look at a majority of the properties they managed and tell they are nothing but slumlords. If you do happen to rent from them also under when you leave natural wear and tear isn't a thing to this company and anything different about the house they will expect you to pay 10x what it cost to fix, this place is absolutely rediclous. Also after we moved out they sent us a bill over 4 months past due.

Negative experience: I normally don’t give reviews, but I’m am appalled by this company. I moved into the Adeline apartments a week ago. There have been issues since i moved in. Maintenance has been out but the problem was not resolved. I’m currently having plumbing issues and now there’s flooding in my apartment. I have called the “emergency maintenance” three times. It has been over two hours and no response from anyone! I also called yesterday and no response either. It smells of sewer and i cannot use either toilet or bathtub in my apartment. I am disgusted and really regretting moving into this place

Negative experience: Too high rent prices for what you rent, they are very rude and stuck up, they charged my client, who is almost 80, FIFTY bucks to plow a DINKY driveway, should have been half that! My daughter also rents from Them, had HUGE (like 4 ft around and about a foot deep) pothole to BOTH ENTRANCES to her complex, they FINALLY filled them, 8 months later....with how many properties they have?? They have the money to make timely repairs...and other things wrong too...cannot stand this rental company

Negative experience: Tried to see a house for rent NEVER got a call back. When I finally got some one to answer the phone she said she would have the agent call me back. Called next day was told it's rented. When I asked why she didn't tell me yesterday when I called she states because they had to wait for app to get approved....What a poor attitude. I read reviews the bad ones seem to be on track. Glad I didn't rent from them Will tell anyone looking to rent on this area to stay clear of this company.

Negative experience: The worst !!! I continuously get 5 day notices in error because they don’t check their records of leasing agreement . The staff is ALWAYS rude when I call and they manage a building with bad plumbing and try to charge me for repairs knowing the building is run down. I wish i could give this review no stars

Negative experience: Well I was interested in renting from state line property, however after sometime of no response from them I decided to come to the website for the number to call and inquire and happened upon the reviews, wow I must say that I am glad I did read the reviews since I'm big on giving reviews myself and I must say I dodged a bullet... I'm no longer interested.

Negative experience: Do not rent from here. They do not care about you or your well being. Just their money. I’ve had no heat for 3 weeks and they’re asking for their space heaters back. It’s 56 degrees in my apartment. They know I have no heat. And they want their band aid of a fix back. HAHA Don’t make the same mistake i did. Signing a lease with them is the worst decision you could possibly make.

Negative experience: if i could give this 0 stars i would i applied along with my spouse , for a potential home, they had us waiting two weeks for a response when most backround checks take at the most 3 days, our lease was about to be up at our current place and they were aware, if not for constant calling to get notice from them we wouldnt have heard back, they finally got back to us stating we were denied due to lack of credit note i have great credit my spouse didnt but he had good income along with mine combined then they said our landlord claimed late payments which was a complete lie , for one reason or another they wasted our time and money, HORRIBLE SERVICE!! we got approved for another property with NO PROBLEM, so idk if it was lack of service, interest or discrimmination one way or another dont waste your time theyll have you waiting forever.

Negative experience: Sorry, I am not warm and fuzzy - Leasing agent to prospective tenant! I will never give my business to a company that doesn't understand where the money comes from! Me- I would like to set up a viewing tomorrow if possible I get off work at 5 and live on "". Let me know if that works. Agent- sent questions see responses Just a few questions before we schedule the viewing. When are you looking to move by? EOM Do you have any pets? A bulldog and a Gerbil What is your monthly household income? """" Do you have any evictions on your rental history? No Anyone have any criminal history? Felony? No Do you have a good landlord reference? Yes. I’ve lived “”for the past 8 years. Please let me know and we can go from there. Agent- response - no phone call just generic response I'm sorry but none of our rentals allow pets at this time. Thanks again Agent Me- Wow, super personable. I could have been in a position for my pets to be placed in another home. Thank you Stateline for the very short and disappointing interaction. Agent- I'm sorry but I wouldn't ever ask anyone to re-home their pet. I'm sorry I am not warm and fuzzy. I'm straight forward and to the point. I'm not trying to waste your time or sugar coat anything. But thank you for your interest in this rental. Thanks again, Me- While I appreciate you not “wasting my time” and your “concern” for my pets however, since you only responded with a template and a generic response you wouldn’t know what the options are or how it would affect my home. Fantastic experience: Did a great job managing my rental property I recently sold. I had a nicer single family home (~1k/m) that I renovated. I didn't want to deal with managing tenants, so I contracted with Stateline to manage my property. During 3-4 years of renting, I had two tenants. Both had big and small issues. Stateline worked with me to take care of everything. There is a nice owners portal to get all receipts and rental documents. For issues with the property that were the tenants fault, they ensured I was paid to cover costs and have partnerships with creditors to go after those that do not pay. Those issues that were maintenance related or where something wore out - this happened with the stove and AC - they worked to get quotes and handle the vendors to insure timely installation. When tenants were late with rent, they regularly worked with them to make sure they were paid up. I even had an issue with the city related to ordinance violations by a tenant that they helped take care of too. Very professional. I would use them again or recommend them to others.

Negative experience: RENTERS BEWARE: Awful residential service management group. Do not rent through them. Attempting to exploit tenants by not providing information about the condition of the premises at time of taking over property, yet providing a list of ways tenants will be charged if they do not restore the property to that condition. Representative was rude, argumentative, and clearly had every intention of furthering the company's exploitative practices.

Negative experience: I co signed a lease which was left in good standing no eviction etc. However, stateline has been the worst company to deal with. They do not return phone calls or communicate within their office. I've tried to speak with management who promised a call back with a resolution to a situation and never did. Stateline please don't do your blanket comment of please contact our office. That was already done. I wouldn't ever rent from this company.

Fantastic experience: I have never dealt with a better rental agency than Stateline Rental Properties! I've never had a problem and have been a renter with them for 2 years. If something is broken they are prompt to fix it. My pipes broke under my kitchen and bathroom sink and they had it fixed within a few hours. Very nice staff and maintenance. Never any issues with anything. If I need to get in touch with them it has never been a problem. Smooth sailing since day 1. I'd highly recommend them to anyone!

Negative experience: I should have smelled a rat from the beginning. In addition to a mouse colony and mold in the basement, holes in the walls we were told not to fix, a dog smell that I could not exume for the life of me, and countless other problems; Stateline also had the audacity to tell us there was no lead paint in the house, but not even a year later our 1 year tested for high lead levels that mysteriously disappeared a month after moving out... Then 10 months after we moved out we are still expected to pay them thousands of dollars for damages we did not cause. We called multiple times with no answer or response to messages. Most dishonest, disgusting, and unprofessional experience of my life. The Better Business Bureau will be called immediately. Avoid at all costs!!!!!!

Negative experience: They are dishonest, and unethical. They have no morale compass, and should you be unlucky enough to have them as Property Managers, I suggest you keep a very detailed accounting of all payments made, so you are ready for the day they try and rob you!

Negative experience: I rented from stateline it was the worse experience of my life the house was infested with mice I couldn't buy food because it would eat through my food the mice use to come out the holes in da ceilings and run throughout the vents I called stateline to get this resolved several times and they said that their not coming back out they wouldnt fix nothing walls kept peeling and I have kids 1 star is too much dont rent from these people I told them I was moving and I did they gave me a bad reference and said I owe them money how when they should be payin me for all the food I loss stateline get it together I wouldn't rent from you guys again even if I was homeless

Negative experience: Absolutely the worst experience ever. One star is one too many. We were put in a position to rent our home due to a relocation. The first tenants didn't last the entire lease. They left and the house was in decent shape. Didn't have to worry too much. My neighbors said they were quiet and kept to themselves. Being that this may happen from time to time we accepted it and moved on. Now come tenant number two. What a disaster. To keep it short Stateline did a poor job screening, didn't do their 6 month check, house was "broken in to" 3 times, and the process to remove them and communication was hell. The owner promised my wife they would take care of the home. He supposedly understood this was not the typical rental. This was our home. The repairs they have done to the home, when needed, is mediocre at best. I am still trying to determine what they actually did for another repair. This company is not about protecting the owners but only about the bottom line, their dollar. I have already turned some of my close friends looking to rent their homes away from this company. I suggest that if you are looking for a management company to stay clear from this one. This is nothing but a smooth talking, slick, used car salesman selling you a pretty looking car with a bad transmission. I can continue but I think I have made my point ......
