Negative experience: This is the worst experience I have had with a landlord. Not only are they very unresponsive to emails and calls, they are charging us for most of our security deposit. After moving out, we provided everything that was expected of us in the lease- professional cleaning, fixing paint chips and holes left by artwork, and replacing filters. This landlord is charging us most of our security deposit to repaint the whole unit, as well as interior cleaning services. We are not responsible for the normal 'wear and tear' of our apartment, and they are charging us for that. Do not trust them, they will nickel and dime you for everything.

Negative experience: Unprofessional. They sent a home inspector who was hours late, and a photographer who no-showed, and then was late the day of reschedule and we took off work each time. They are hard to get in contact with to get updates and were hard for potential tenants to get in contact with. They are not geographically located in the area. They work out of Houston Texas. The vendor they hired for workorders (from Alexandria, VA) charges outrageous prices. They take a whole month's rent in addition to their monthly fee and it seems they just pass messages between us and our tenants, which just causes poor communication and slow problem resolution. I read all these raving reviews on Google, but so far not a five-star experience for us.

Positive experience: I am moving to a new home where flat fee landlord is the property management group. Overall, they have been wonderful in making my moving experience seamless. I have worked with 2 individuals with the management group, Roberto and Sergio. Both individuals have been extremely courteous and a pleasure to work with which is a breath of fresh air compared to other property management groups. Most recently, Sergio assisted me in understanding the next steps of my move in the days ahead like how to navigate the portal, providing timely answers from the owner to me, and ensuring my move will be seamless. So far I am very satisfied with Flat Fee Landlord. The only reason I cannot give 5 stars is there are a lot of what I would consider hidden fees such as maintenance request processing fee and a portal services fee. I also did not know about the property HOA fee till reviewing the lease prior to signing. I feel like that should be made clear at time of application. Outside of that, it has been a great customer service experience and I thank Sergio for his help.

Fantastic experience: I have been using flatfee landlord since 2016 and the service has always been reasonable. The tenants placed have paid the rent on time and we have been able to re-rent usually with out fuss, indicating that the tenants have also been respectful of the property. Those of you who own rentals know that quick notification by tenants to management and quick repair by management are keys to long term success. This keeps the major repair costs down and maintains the property in the highest condition. Quentin and the team have been really great at addressing my concerns and making sure things run smoothly

Unfortunately, the tenant was behind in the gas bill and there was nothing the maintenance department could do until the bill gets paid.
