BB Living at The Oaks

Negative experience: We were one of the first tenants at BB Living and have been here for over 2 years. We pay our rent early every month and have had no complaints about us as residents. Initially things ran very well. However, when the assistant manager Jess and lead maintenance man Curtis left, things quickly worsened. We have had numerous issues and complaints. Lawn maintenance is included in our rent. Many yards have turf, however, a few have real grass. Ours is one with real grass, for our dog. The entire first year our yard was completely dead (see Kym's review below with photos about 7 months ago...ours looked the same). We brought this up to management and maintenance numerous times with no resolution. We even offered to take care of the lawn ourselves, but requested to be deducted the grass fee if we did this, and we were told that was not an option. We continued to pay every month an extra fee for dead grass.we never received any compensation for the over a year time period that our lawn was dead. In the last year we have had several maintenance requests that have taken weeks to months. One if them was about sprinklers not working. This was open for 3 months and was only resolved because my husband went out and fixed them himself. A couple of months ago we had a huge leak from the ceiling of our bathroom during a storm. I called the emergency maintenance number numerous times and never got an answer. I also tried several other numbers on the website with no answer. Per our neighborhood app, several other renters also had major leaks and were unable to reach anyone. Most recently we were charged $150 for dog waste in our back yard. The photos provided showed a small amount of excrement. Our lawn is mowed on Fridays and we clean up the yard regularly, including every Thursday evening. I understand the lease agreement states that excrement is to be removed immediately, however, there should be some reasonable expectation to this. My husband and I both work in healthcare Mon-Fri, day shit. We cannot control that our dog uses the restroom while we are at work on the day of our lawn service. We have expressed our frustrations and tried to communicate about all of these issues with management. It either takes a good length of time to get a reply, or we are told all the right words with no true follow through or action. I will say that the homes are nice and the location is great for what we need, but the management group is clearly subpar.

Fantastic experience: Community of three and four bedroom homes and town homes surrounding a park area with pool, play, ground, barbecue and fire pit. Community has 2 to 3 events per month, some craft oriented, some food like recent pool party. All homes are leased with pest control and front yard maintenance. Backyards are rock patio and either regular grass or artificial turf. Upkeep in the back is responsibility of the less sea. Modifications are allowed in the individual residence, as long as they can be reversed upon moveout. For instance, I have a doggy door out to the patio and have ramps at both the garage entrance and the backyard entrance to suit my mobility needs, all will be easily removed when I move out.

Fantastic experience: Move in was a breeze just as described. We had some maintenance issues and they were resolved the next day, staff is very nice and on top of it! The neighborhood is nice and quiet and pool is well maintained!

Fantastic experience: Over two years of absolutely loving life at BB Living The Oaks! The homes are beautiful, the community offers great amenities, and the management team goes above and beyond. It truly feels like home sweet home. I highly recommend this community to anyone looking for a great place to live!

Fantastic experience: The community is fantastic! It is beautifully maintained, with clean and attractive common areas. The pool and park area offers something for everyone, ensuring enjoyment for all ages. The covered and comfortable grilling area is perfect for outdoor cooking. Inside our home, the design is excellent, featuring plenty of windows and spaciousness. The gas stoves are a wonderful addition. Additionally, having driveways and streets available for guests and temporary needs is a great convenience.

Fantastic experience: We just moved in and are loving it. My kids can play outside, the pool, hot tub and park are great. The leasing office is so nice and helpful. Maintenance is on top of fixes. It has made a difficult adjustment so pleasant. Oh and the home is beautiful. My teenage daughter is in heaven with her own primary room.

Fantastic experience: My kids and I love living here! Everyone is so nice and it is pet friendly. The townhouse is beautiful with tall ceilings and a great layout. The pool and playground area is fun to hang out at. It feels like home!

Fantastic experience: Moving into this community was the BEST decision for myself and my family. The homes are nice, spacious, and have lots of extras. The amenities are incredible, especially the pool (which is open year-round). The property managers put on fun events through the year. It's a great place to live! ⭐⭐⭐⭐⭐

Everyone at the office has been very kind, friendly, and helpful, and maintenance requests are always handled promptly too. We’re happy to be staying another year and would totally recommend living here to others.

Fantastic experience: BB Living the Oaks was truly the perfect place for us during the transition between selling our home and purchasing the next one. Moving from a rural setting into something a bit more vibrant, convenient, and refined was exactly what we needed—and this community delivered on every level. The location couldn’t have been better. Easy access to shopping, frequent and reliable DoorDash service, and a quick commute to the airport made daily life seamless. The townhome itself was impressively well-built, with excellent soundproofing that made it feel both private and peaceful. What really set this community apart, though, was the staff. Angela went above and beyond to create a sense of community through events and activities. The maintenance team was not only responsive but genuinely great to work with, and Ashley was incredible—she worked tirelessly to make our transition into another BB Living home smooth and stress-free. If I had to point out any minor drawbacks, it would be the hard water and a community that could be a bit more socially engaged. There is a dedicated app for residents to connect, which is a great feature—there’s just only so much the staff can do to encourage participation. Overall, BB Living the Oaks is a fantastic place to live, with beautiful homes, thoughtful amenities, and a team that truly cares. We had a wonderful experience and would absolutely recommend it.

Fantastic experience: Living here on a 13 month lease and I've loved it! Having a hot tub that's easy access is super nice and everyone here is super friendly. The house I rented is super spacious and nice. Huge fan of the granite countertops & the kitchen layout. There's even an app that lets you control the garage, thermostat, & front door lock remotely! I just wish I could stay here longer but cannot due to factors outside of my control :( Would definitely recommend if you're thinking about moving here!

Fantastic experience: The office team at BB Living at the Oaks were extremely helpful. They went through all the available properties, floor plans, and cost. Additionally, the provided a tour of all the perks that come with the Oaks, including a heated pool that's open all year long. When I arrived at the office they had a table full of dog treats and were hosting a "dog party." Great staff, great community!

Fantastic experience: We have really loved living here in this community and appreciate the beautiful homes and amenities. The layout of our home is perfect for our family and the turf in the backyard is really great for our kids. We have felt so welcomed here by everyone on staff and so appreciate all that they do to make living here better and fun! For example, we got a heart shaped pizza delivered on Valentine’s Day and we won tickets to Christmas in Color! The play area is so nice to have and again, the turf is awesome for kids. The pool is beautiful, great for all ages, and kept clean too. Our daughter would spend all day at the swings if she could and she would also eat all of the great snacks from the leasing office… I love having SmartRent and our Ring Doorbell to manage our home as well! Lastly, the location is really great and we have enjoyed the convenience of having walking paths, parks, grocery stores, and our church very nearby! Living here in this brand new home has been a big blessing to our family!

Fantastic experience: We moved in a few weeks ago and have nothing but amazing things to say so far. Raime in the office is hands down one of the nicest and most patient souls on earth. The amenities here are super nice . It’s still super cold out but we hit the hot tub the other day and the whole area is super clean. Our house is so homey. The office is constantly doing events to bring the neighborhood together. We’ve met a few neighbors so far and made great friends . We love it here

Positive experience: While the house was beautiful, the lawns and all landscaping was horrible. We were very excited to have a lawn for our dog and paid extra for a lawn and bigger backyard and the whole time we were there nobody took care of it. The weeds had so many goat heads our poor dog couldn’t walk on the grass without getting some stuck in her paw. We finally ended up taking care of the yard ourselves after telling the leasing office a couple of times and really not getting any response.

Negative experience: Moved in a Brand New community and it’s very quickly become a not so nice community. It’s not maintained very good at all and it’s become an anything goes almost as it is not staffed . Vey Sad & it’s NOT cheap for me to live here to boot. One would think it must be a low income community, myself included ! Better Management is Probably a Must !

Fantastic experience: My wife & I lived here for a little over a year & it was the absolute BEST place that we've ever rented. The homes, management team, & maintenance team are all freakin' awesome. I would highly recommend BB Living to anyone looking to rent a home.

Katlyn was awesome — so friendly, patient, and really made the tour enjoyable. The whole community has a great vibe and is in a perfect spot. Positive experience: We’ve really enjoyed living at BB Living! The neighborhood is beautiful, and the community aspect is one of our favorite things. They host fun events throughout the year that make it easy to meet people and give us something to look forward to. The pool has also been such a great perk during the summer! We’ve had a few ongoing maintenance issues, both inside and outside our home. Our front yard water system and grass have been a challenge since we moved in, and we’ve had smaller things like missing baseboards that still haven’t been fixed even after multiple maintenance visits since moving in. We’ve also been without our Ring doorbell for a month. It’s still under warranty, which is probably part of the delay, but we just haven’t had any updates on when it will be resolved. The maintenance staff themselves are always so kind when they come by- I truly appreciate their effort. I just think there could be better communication between the leasing office and the maintenance team so residents are kept in the loop on where things stand with ongoing issues. None of these issues are major, but they can be a little frustrating- especially since there’s an HOA fee. I do think the maintenance team is just very overwhelmed and has had some turnover, and they seem to be doing their best to keep up. Overall, BB Living is a beautiful place to call home. Despite a few bumps along the way, we’ve really loved the sense of community.

Fantastic experience: BB Living The Oaks is hands down the best community I’ve ever had the pleasure of residing in. The staff? 10/10. The grounds? A+. The monthly events? Elite. On a serious note, the management here is quite attentive and very approachable. I’ve not had a single thing that I was afraid to come to them and ask for/about. Our community is calm and neighborly. I feel peace here. I’ve never been a “home person” until moving here. Home people just… well, like being at home and not really going anywhere, and they make it easy to fall in love with being at home. The best are the community events. They are fun, entertaining, safe and a great way to meet your neighbors. I can not sing their praises loud enough.

Fantastic experience: My mother and I moved in at the end of June, and we’ve been absolutely loving it so far. We’ve started settling in, making the space feel like home, and have begun getting to know our neighbors, which has made the transition even more enjoyable. The management team has been wonderful—responsive, helpful, and welcoming—which has made the entire experience smooth and positive. We’re looking forward to becoming even more connected to the community over time.

Positive experience: When we first arrived ( which was after hours) our door code did not work. It took a long time to find someone that could let us in. Mike came by after hours and let us in After being in our house for a day or so we noticed the water would not get any warmer than “warm”. After we finally got the maintenance man to come by, It turned out the element in the water heater was bad. After he checked that out, he called to get it replaced which takes another two days. I think the people here are doing their best but are overwhelmed by the amount of work a few people there are to do it, (one maintenance man.)

Fantastic experience: Everything about this place; the neighborhood and its neighbors, the house we have, and the staff at the Leasing Office are all amazing! Absolutely love it here!!!

Positive experience: The house itself is great. There are some construction defects and punchlist items that should have been addressed before we moved in. Hazardous materials left in the back yard, razor blade, rusty nails sticking up etc. Sloppy craftsmanship in a few areas, obvious things that should have been addressed by a superintendent before we moved in. I understand it’s a rental, but we’re paying good money for it and it should be completed properly before move in. The leasing office has been great, although tenant portal is barely functional. I do like how security / hvac and door locks are part of a smart hub, but that set up has been a nightmare.

We also love the amenities, with community events, small playground, walking paths, and year round pool and hot tub.
