Frontline Residential Property Management

Fantastic experience: We were tenants with Frontline for 2 years. To put it bluntly, they run a solid property management company that’s responsive to issues and takes pride in what they do. They always had the interests of both tenants and owners in mind, providing a comfortable environment to live in. Their systems are easy to use for virtually anyone (work orders, payments, etc) which also made things easier. We would gladly sign a lease with them again, and if ever given the opportunity, have them manage a property of our own. Highly recommended.

Fantastic experience: Frontline came recommended from a friend who’s a real estate broker. I couldn’t be happier with the experience. Living out of state I depended on Kent to take care of finding a tenant. The person he vetted took care of the house and paid on time. It’s the number one job of a management company in my experience. He was responsive to me timely and I know of no issues that the tenant had. Thanks for the great experience

Fantastic experience: I've been renting a home through Frontline Residential Property Management for a couple years now and they have been excellent to work with! Kent has been very professional and responsive. The other day our water heater stopped working so I contacted Kent (in the evening) and not only did he reply immediately, he also contacted the plumber and scheduled the repair for the very next day. Negative experience: I rented a home in the North End from Kent and it was the worst experience I've ever had being a renter. I was in the home for 3 years, always paid my rent a week early. Every single time there was an issue with a home built in 1908 he was rude, condescending, would go out of his way to blame me for whatever the issue was, and it would take multiple calls, texts, and emails, sometimes over weeks to get anything done. He never wanted to help. It seemed like his goal was to get out of doing anything he could. At one point, I pipe burst in the basement in the winter, leaving me without water in the kitchen. He said it would be 3 days before it was fixed. I knew a local plumber that could get there same day and Kent approved the estimate the plumber gave him. After work was completed and Kent received the bill (which was in the exact estimate range given to him) he started badgering me via text to call the plumber and negotiate a lower rate! I ignored him because I thought the request was so ridiculous to ask from a tenant. A month later he sent a string of angry messages blaming me for a late fee he received because he didn't pay the bill and I "didn't reach out to the plumber". Unbelievable. On move out he took retribution for my pushback and charged me $500 to replace a counter top.. I went through the whole house carefully and there was no counter damage I'm aware of. I asked multiple times for photo proof of the damage and he never replied at all. Many of the things I was charged for were normal wear and tear over a 3-year period. I can't recommend to stay away from this company more.

Fantastic experience: Kent has managed our rental property for the past four years and has done an incredible job. From the time we first purchased the property, he provided helpful guidance on what improvements would best serve both tenants and long-term ownership. He’s thorough in how he cares for the property, balancing the needs of tenants with the responsibilities of the homeowner. Communication has always been clear and transparent. I also appreciate that Kent is local to this market, he’s invested in the community and understands it well.

Negative experience: My roommate and I rented a house for two years working with Kent. He was terrible. He took days to reply to our messages and when we asked him to do something simple, he refused. He came across as very unprofessional and rude. When it was time to get our security deposit back he charged for things like a lightbulb that was out, he is very scammy. We owed money to them, they gave us a deadline and when I went to ask Kent for further clarification, after three days he replied with “well im busy”. We were never late to a payment in two years, left the house clean and never had any problems. When we tried to do a walk through with him he refused to come because it was “too far” when that is your one job. He locked us out from seeing our lease and would not reply when I asked to see the lease. I could go on and on about this. I have never written a review in my life but Kent was just that bad, Kent is lazy, childish, and bad at his job. I thought I should warn others about it. This “business” is terrible!!!

Negative experience: The absolute worst experience I’ve ever had as a renter. I would highly caution anyone from ever using them. We have always been great tenants, paid on time, and handled most issues on our own. Communication with Kent was always very rude and condescending, absolutely zero customer service. Every time we requested assistance with anything, we were always given a hard time, and some times were just directed to do it ourselves. They were always on our case about yard maintenance, even asking us to fertilize and aerate the lawn. Every time we had people come over to look at the lawn they said the problem is with the soil, so that’s why we are having so many problems with our lawn. So it seemed like they wanted us to try and put our money into reviving a crappy lawn, as a renter. And the best part was we took care of all the move out responsibilities, paid for professional cleaners to come in and make sure everything was up to par, and we still only ended up with $269 of our $2450 security deposit. In hindsight, it would have saved us money to just have done nothing prior to leaving. There was no positive about our experience, I’m honestly shocked how there are any good reviews for this company. It’s also ironic how every other one star review seems to be our exact same experience.

Fantastic experience: Kent and FRPM are extremely professional and deliver an outstanding property management experience. Kent is very responsive to communications, uses an excellent dashboard for issue tracking and reporting, and is timely on follow through; demonstrating high urgency to resolve any issues. Kent treats both his clients and tenants with a level of respect that can at times be uncommon in this business. FRPM gets my highest recommendation!

Fantastic experience: Kent & Jennie have managed my rental in Meridian for nearly 19 years and I am highly satisfied with their work. They are easy to get along with and are prompt with communication and action regarding all issues. The house has rarely been empty, maybe a handful of times, and even then only for a few days at most. I highly recommend them.

Negative experience: Wolfslayer and I had the same experience - cleaned and did work on the property on 18th St in Boise and did not get my full deposit back. He gave the go ahead to my roomate to live there then screwed both of us!!! A real over priced dump at that !!!

Negative experience: I rented from them for 3 tears while waiting the market out to purchase. Never a late payment and never hung a single picture on the wall. Spent a week cleaning. Washed every single wall, shelf and all window tracks. Out of a $2250 deposit I got $540 back. They told me I could move in on the 31st as it was a Sunday then billed me for that day. I even replaced all sprinkler heads out of my own pocket. I was the dream renter. These guys are the type of landlord that will find a way to keep as much of your deposit as they can! DO NOT RENT FROM THEM!!!!

Fantastic experience: Frontline’s team (Kent and Jennie) were extremely communicative and accommodating during our search for a rental property. We ended up staying at our current place due to personal reasons but they were easy to work with and we plan to work with them in the future. Kent was very driven to make us happy (to find a place that worked for us) and willing to put in extra work. All of Frontline’s other reviews were part of why we wanted to work with them.

Fantastic experience: Very professional & friendly management company. We lived in a rental with them for two years and only left due to relocating. Always incredibly responsive to our needs and fair and reasonable in all things and home was in great shape. We experienced first hand all the prep they did when the unit below us turned over. Negative experience: This guy Kent rips off kids and thinks its ok. My son and his friend dug a 6' hole to access an irrigation turn-on at one of the managed properties. The dug a clean, workable hole in 2x hours. Kent only wanted to pay $40 for the job worth $400. I had the kids fill the hole back in. Thats how this guy runs his business... ripping people off. Ill bet he uses phrases like 'thats your problem', 'i have a legal obligation, or 'better luck next time'.

Fantastic experience: Frontline has been my property manager for over 15 years. I have had multiple rental properties in multiple states, and I can say that Kent and Jennie are my favorite property managers. They take excellent care of the two rentals they currently manage for me. I feel like they care for them like they would their own property.

They made the process of renting extremely easy and have extra services available that make my life easier. They keep their properties in immaculate condition, and if I ever had an issue, it was taken care of promptly. I would highly recommend them !

Coming from Texas it was difficult for me to understand how I would be able to apply, sign the lease and even coordinate the acquisition process while being remote but Frontline was able to work with me and leverage their online tools that allowed me to conduct the entire process from Texas. Great communication and great to work with!

Fantastic experience: Kent and his team have knocked it out of the park since they stated to manage our Duplex in Boie about 5 years ago. I can always count on him for great advice. Our vacancy has been near zero and I can always count on getting my checks direct deposited each month.

Negative experience: Kent was the worst property manager I have ever had. He was condescending. never worked with us on anything, and charged for over the top fees. He just wanted to make money off of college students. DON'T RECOMMEND.

Fantastic experience: Kent managed our property for 2.5 years and did an excellent Job! His attention to detail and constant communication gave my wife and i comfort knowing he had our back. I would give Frontline property Management 5 stars and 5 thumbs up. if anyone asks for a reference i will point them to Kent!

Fantastic experience: I have had two separate leases through Kent and Frontline Property Management; one in Meridian and one in Boise. Both times were exceptional, and I would definitely consider renting through them again. Any time we had an issue which needed addressed by the landlord, Kent was quick to respond and would provide updates as the situation was fixed. Very professional communication, and it was nice working with a company that isn't operating 300 different leases at once. They definitely haven't outgrown their ability to provide good service to their tenants.

The property was spotless when we first moved in, and I feel like a priority to them, especially for fix it’s! It’s always done in a timely manner. They are both very personable people and I will definitely be renting with them again in the future.

Negative experience: Kent and Jennie are two of the most unprofessional people running a business. They are slimy and don’t care about their tenants. When putting in maintenance requests all we got was “fix it yourself” emails. When I call them for anything they never pick up then respond with texts that are always unhelpful. They are rude and the way Jennie speaks to people is not how a grown woman should respond to situations. 0/5 recommend living under this property management. They are terrible and petty.

Fantastic experience: We loved having Frontline RPM as our rental company. They were very flexible with timing for move in/ move out dates. The property was immaculately cleaned when we moved in- the best rental experience we've had. They are very communicative and easy to reach whenever we had a question or problem. Fantastic experience: My husband and I are military and have rented a few of our homes over the years and in several states. Frontline has been by far the best property management company we have come across. We rented our house out through them for the last 6 years. They are extremely professional and do not overcharge owners for repairs that are needed and have good communication when issues do arise. On the other side of that coin my mother rented from them and had a similarly pleasant experience as a renter and was given back the majority of her deposit on move out. They are a great company and go out of their way to make things good for the renters and the owners. I would highly recommend them as both a property management company if you are looking to rent out your home or as a tenant looking to rent you will not be disappointed!!!

Fantastic experience: Kent and Jennie Barr, owners of Frontline Residential Property Management have been managing our residential properties in Idaho for us for several years now, and are experts at what they do. Kent has a vast range of skillsets, both management and handyman workability; we feel this allows him to be versatile & handle most items that come up within our homes. We realize the small things he takes care of would cost us much more if we had to call a specialist out whenever a tenant calls for issues in our homes. When we reach out to Kent and Jennie for clarification for any clarification, they are quick to respond and provide us with the details of the situations and their resolutions. My husband and I were skeptical at first, as we have never had a property manager before, but Kent & Jennie have proven their worth over and over again. They are truly assets to my husband and myself, as they successfully and continuously keep our rentals fixed, clean, and rented. We will be retiring to Idaho late this year and will be closer to our rentals so can probably manage them ourselves but, we won’t.

Jennie’s style is hands on, rapid response to clients with a problem solving approach-all done with professionalism. Positive experience: Kent went out of his way to accommodate us in moving in (he changed cleaning dates so we could come earlier). I very much appreciated this, as it allowed us to move next to my brother and his family. Kent responded quickly to a leaky faucet when we had one. We just got our rent deposit back, and I feel like it was fair. The only thing I'd suggest for improvement is to not increase rent a month or two after the lease renews. It seems more fair to give notice to the tenant that rent will increase once it renews. That way the tenant has the option of looking for other places before the tenant is locked into a renewed lease at a new rate. Raising it afterwards puts the tenant in a bad spot--the tenant either has to eat the extra unanticipated costs, or not pay the extra amount (if they can't afford it) and risk being evicted.

Positive experience: Both Kent and Jenny were very responsive to any issues that came up during my tenancy. When my lease term was up they were more than willing to work with me on a month to month basis while I was waiting for a surgery date and looking for something smaller that required less maintenance. I ended up moving in with family for help during my post surgery recovery. My deposits were promptly returned to me and I would rent from them again.

Fantastic experience: I've used Frontline to manage my rental home for over eight years. They always found me quality renters quickly who stayed on for long periods of time. Over that time, my house was vacant for less than three months. Frontline did a fantastic job keeping the house up, keeping costs down, and the renters and HOA happy. Positive experience: They were very nice with me in the proccess of renting,they text me back when something was broken and at the end of the lease they sent me a check with my deposit,in my end I did not have any trouble with this company,and Im still in contact with Kent,he is a good person.

I have gotten many recommendations from them for operational service providers that are of high quality, with a fast turnaround and competitive price. We want to operate a mutually beneficial business/home for both us, as owners, and for our renters and Frontline RPM ensures that we stay within that scope. If you are a renter, looking for a comfortable place to call home, Frontline is the choice. Likewise, if you are a future or current residential property owner, and value competency, look no further. I was surprised to see the lower ratings, and, based on my experience over the past 8 years, this had to be the result of the reviewer wanting something less than the high standards that Frontline RPM provides.

Negative experience: I would encourage you to look elsewhere to rent if the property is managed by this outfit. I sold my house to an investor but continued to occupy it and pay rent. Frontline became the property manager. Initailly things were fine, but move out was a different scene. Negotiate what you can with the deposit...once you pay it...consider it gone.

Negative experience: The worst communicating Property Management Company I've come across in the valley. They utterly ignore any and all calls, text or emails you send! Save yourself the hassle and rent with someone else!

Negative experience: We got switched to this company in the middle of our lease and they have been absolutely terrible! Kent is the worst landlord I have ever had and one of the rudest people I've ever met. He takes no responsibility for anything and does practically nothing when asked. He was so terrible we got a new place early and paid 2 rents.
