I went through the sales process this spring and even with real estate experience (I have multiple investment properties and mortgage and real estate licenses), finding the right agent was a daunting task. I was incredibly fortunate to be able to work with Kate, Courtney and the rest of the team. What truly sets Kate apart is her strategic, seller-focused approach. She’s committed to maximizing your sale price, not just making a quick deal. Many agents face a conflict of interest, as selling homes quickly is more profitable for them personally than holding out for the highest price for each of their sellers. Kate, however, consistently puts her clients’ interests first, even when it means more work or less immediate profit for her. This level of advocacy is rare and hard to identify when interviewing agents. A common mistake sellers make is focusing solely on minimizing commission costs. But with a skilled agent like Kate, the higher sale price she achieves more than makes up the difference in commission compared to discount or less-experienced agents—the net result is more money in your pocket. Saving on commission only to get a lower sale price just doesn’t add up. Her commission is higher, and it should be, as it reflects the tremendous value she adds. Kate priced my home perfectly and marketed it with creativity and precision, attracting multiple offers. It was a rental property and when our tenant of 20 years moved out, we decided the time was right to sell. Julia was our listing agent and she explained all of our options, with the pros and cons of offering the property AS IS OFF MARKET vs MLS as well as fully preparing the property to sell in the Spring. We chose to try an Off Market listing for a few weeks, then decided to use the winter months to update the condo from the original 1972 condition and go to market in the Spring. Kate’s team provided us with a vision for each room, including recommendations for kitchen cabinet doors, carpeting, vinyl plank flooring, lighting and plumbing fixtures, appliances, and paint color. We received a spreadsheet with all the vendor and contractor bids, inspection costs, City of Alameda permit requirements as well as costs and sources for all suggested upgrades. Since we had time, we chose to do as much of the work as we could ourselves. Kate’s team was very supportive of this decision as our common goal was to get the property in prime condition to generate the most interest and the highest offer possible. Throughout the process, we were skeptical of the necessity of some suggestions due to the expense. Specifically, removing the popcorn ceiling and staging. Julia was very thorough in explaining what buyers are looking for in this market and the impact both the popcorn removal and staging the unit would have on potential buyers, which in turn would result in higher offers. Ultimately, we took her advice and we are so glad we did! In the end, the unit looked amazing! We also took advantage of the concierge option so we were not out of pocket for the staging expense. The property was listed for two weeks, with a set date and time for offers to be submitted. There were multiple offers and within a few hours of the deadline, we received a spreadsheet with the details of each offer. Kate does the negotiating and she and Julia explained the process to get us to the final offer. A few hours later we had a final offer well above the listing price, and one that far exceeded our expectation! In addition to Kate and Julia, we also appreciated the great communication with all the team members. My house has some unique qualities, so Kate suggested we try an off-MLS listing for an "as-is" sale. If I did not get my desired price, we would upgrade the house and list it on MLS. My home got offers in a few days and Kate was able to negotiate a higher than desired price and a 7-day closing. We didn't need to complete "plan B" to upgrade my house. However, project manager Amy Melanson reviewed the design and bids with me, so that work could have begun immediately. Fantastic experience: We thought selling a house would be easy in 2021, especially in a hot market like the Bay Area. Boy, were we wrong. There's a lot more to it. Luckily, Kate and her team know every one of these details inside and out and they flawlessly coordinated everything from start to finish. We just sold our Alameda home that we bought with Kate as our buying agent in 2011. Back then, Kate had a couple of people on her team but now she runs a powerhouse of people who excel in their area of expertise. We now live out-of-state and we were able to conduct the entire process remotely thanks to the organization and high-level of communication from her team. Linda was our project manager and seamlessly orchestrated the various vendors that were enlisted to prep the house in a short 3 week period. Kate managed the negotiations and she and Julia presented us with a spreadsheet comparing offers with the critical components so we didn't get bogged down by other details in the offers that were submitted. They presented the very competitive offers, we said that we had a higher number in mind and Kate was able to get an offer to match our desired number. Although the Alameda market is hot and it seems as though houses sell themselves, the process could have been derailed at any moment were we not working with such seasoned professionals.
