Negative experience: STAY FAR AWAY FROM THIS COMPANY! I’ve been renting from this company for over nine years, and I’m writing to warn others about their predatory practices. They will take advantage of you financially when you give them a 60-day notice to vacate. Currently, I’m under contract for a new home and have a 60-day notice that I’m moving out after nine years. Every renewal offer I’ve received in the almost decade I’ve lived here has included a month-to-month option, which is a couple of hundred dollars more per month compared to the 12-month leases. This is fair, but they’ve denied me the month-to-month agreement even though it’s been offered with every single renewal offer they’ve sent me. They will take advantage of your financial vulnerability. I’ve never once been late on my rent in the almost decade I’ve been here, including during the peak of COVID. I’ve always provided due diligence when it comes to maintaining the property and informed them of any potential home issues. I’m ashamed to have profited these con artists all these years who prey on the financially vulnerable. Please listen to the negative reviews of this company because they will nickel and dime you every chance they get. This company is the epitome of corporate greed. I’ll update this post after I officially move out. I must add that the maintenance men and contractors they’ve sent have always been great.

We respectfully but firmly dispute the characterization of our company as predatory or exploitative. Enforcing documented lease terms is not predatory, it is part of responsible property management, and was handled in accordance with the lease agreement and applicable landlord-tenant laws throughout your tenancy.
To clarify, month-to-month terms may appear on renewal documentation in certain circumstances, including holdover provisions, but they are not a guaranteed lease option nor part of our standard renewal policy.
We appreciate your acknowledgment of our maintenance staff and vendors, and we thank you for your long term residency. As your move out process continues, our office remains available to assist. We appreciate your many years as a resident and wish you the very best as you transition into homeownership.
Negative experience: Stay away from this place that only cares about taking your money. They asked me for a bunch of stuff for days straight (there is nothing that would keep them from not approving us our credit scores aren’t that high) but income and records are perfect, and I was sending them everything they needed. They leased the house I wanted to someone else claiming they didn’t receive my employment verification even though I have proof that the email was sent over a week ago. So unprofessional thank goodness this was a sign from god to stay away from this shady company I should’ve listened to the reviews. Also just Realized This is probably a scam because how are you going to claim that all you needed was an email even though it was sent to you.

To clarify, your application was not denied. During periods of high demand, we must review multiple applications simultaneously. In this instance, another applicant completed the screening process more quickly, scored higher and was selected for the home. As mentioned by our team on the phone, your application remains valid and can be applied toward any of our other available properties.
Regarding the documentation, we require a complete and verified file to move forward.

Negative experience: Terrible company. Poor communication. No help on issues with the rental home. Overpriced. And now requiring a “home inspection” that has cost me an additional $80 and will cost time off work to facilitate. Do not recommend. Slum lords.

To clarify, the routine inspection referenced in your review is conducted every six months per the property owner’s request. These inspections are standard practice and help ensure the home remains safe and properly maintained.
The inspection date and time were confirmed in advance. On the scheduled day, our inspector contacted you upon arrival and was informed that you would not be available. During that call, you specifically instructed the inspector to proceed with charging the missed appointment fee. As the inspection had been confirmed, the $79 fee is a standard charge for a missed appointment.
Regarding your concern about not receiving help with issues at the rental home, our maintenance team has not received any maintenance requests from you. The only matter on record involved proposed modifications to the property, which were submitted to the owner and ultimately not approved. At this time, we do not have any additional maintenance requests from you.
We always encourage residents to submit maintenance requests through the proper channels so we can address concerns promptly. Our goal is to communicate clearly, follow owner guidelines, and ensure the home is properly maintained.

Fantastic experience: Oz Accomodations has managed my property in Plate City, Missouri for 20 months now. They are a professional organization with a great team. They are honest and when my property was vacant recently, their marketing program was solid and efficient and found a tenant within 30 days. They actually did what they say they would do. Their maintenance costs are reasonable and you will get paid on a timely basis every month and receive your 1098 statement timely too.

Negative experience: HIGHLY do not recommend this company. I applied to one of their properties and got led on just to get let down. I wish they would just be honest and upfront on whether you get the property or not. Leasing agent Patricia was nice but was no help. Not interested in hearing from this company ever again

Negative experience: My wife and I have been renting one of their houses and the foundation has started moving which has caused holes and cracks where bugs can and have been getting in they have done nothing about it and we’ve called their maintenance department multiple times about this issue. It also seems like this bug issue we have has been a build up of multiple years.

Regarding pest control, per the lease agreement, this service is handled directly by a third-party vendor. A link to request service was provided in your move-in email, along with instructions on how to file a claim. Our records show that this information was shared again in follow-up communications. Each property is carefully inspected prior to move-in, and no pest activity was noted during the inspection.
As for the maintenance request you mentioned, our team responded promptly on September 24th. Although our contractor was unable to attend the first scheduled visit, the follow-up inspection and repair were completed between October 10th and 13th. The contractor confirmed it was a drywall-related repair rather than a foundation issue, which is why it was handled as a standard (non-emergency) request.

Thank you for your interest in leasing with us. We truly appreciate the time and effort you and your co-applicants put into your application. There is considerable pressure on rental properties, and competition is high, particularly this time of year which unfortunately disappoints those that are not successful in getting the house they hoped for.
When we first connected, we shared that there was already a lease offer pending for the property and advised your co-applicants to take that into consideration. At that time, we had not begun the screening process and informed you that a refund could be requested. However, no refund request was received.
Once the initial lease offer did not proceed, we notified you right away and asked if you would like us to move forward with your application. You agreed, and we promptly began processing. Please note that once an application is processed, we can no longer issue a refund.
As we received several applications for the same home, the lease was ultimately offered to the party whose application score exceeded your group.
Your application has not been declined—it remains valid and on file through July 7th, and we’d be happy to apply it toward any other available property that fits your needs.

Negative experience: I have been a resident for over 6 years with this company… and they are horrible at communicating and dealing with major issues with the property. It took them years to fix problems with the property that we had since day one. The Finance Manager, Casseopia is the worst individual I have ever dealt with in customer service… She thinks just because she sends an email out, that is suffice for communication. She only wants to talk over you and needs serious communication refresher course and be retrained. They are only concerned with the bottom dollar of collecting money and never putting back into the home. Horrible company and beware!!

Negative experience: Do not rent from this company. They are very negligent. They waste your time and money. They charge you for maintenance fees $10 every month. After paying $120 for they year they come “service” your hvac system all to use your own filters to replace it. They are not worth the hassle. They’re always switching managers so the management is completely garbage. They’re just there to rob you of your money. I’ve sent multiple emails and they never reply. Save your money go rent elsewhere.

It includes regular HVAC filter replacements, periodic checks for water leaks in toilets and faucets, and seasonal HVAC system tune-ups performed by our technicians to optimize performance and reduce energy usage, each of which can contribute to meaningful savings over time.
We understand your concern about the filter used during your HVAC service. It's our policy to leave filters at the property, and it appears there may have been a misunderstanding by the technician. If your personal filter was used, we sincerely apologize and will be happy to issue a credit to you for that.

Fantastic experience: Extremely happy with Oz acc! They’ve been easy to work with, always quick to respond, and really on top of things. Anytime I had a question or needed something fixed, they took care of it without any hassle. Definitely one of the better property management teams I’ve dealt with.

While we understand your frustration, we would like to clarify that this is the first time since our deployment of maintenance that our management team has been made aware of the on-going or the additional issues you’ve raised. Thermostat
After reviewing the details, here’s the timeline we have compiled regarding the thermostat (furnace) issue:
• The initial request for the thermostat repair was submitted to [email protected] on Thursday, December 12, 2024, at 9:00 PM.
• Our team dispatched a contractor on Friday, December 13, 2024, at 8:07 AM, and service was completed that same day.
• Since December 12, 2024, no further communication took place between Oz Accommodations Inc. and you regarding the thermostat issue.
After speaking with our contractor, we confirmed the following:
• The contractor did receive a call from you directly, informing him that the issue persisted. As a result, the contractor returned to the property on December 13, 2024, and replaced the thermostat with a new one.
• There have been no additional reports of issues to Oz Accommodations Inc. since December 13, 2024.
We subsequently re-sent the vendor to your property, and his findings were the thermostat was working properly; however, a sensor inside the heater would intermittent shut-downs to the furnace to limiter switch. That was replaced last week.
Stove:
1st Request – December 16, 2024
On December 16th, you reported that only one burner of the stove was heating up completely, although the stove was still functioning.
• Action Taken: Our technician was dispatched on December 20, 2024, to assess the issue. The technician reported that all burners were functioning correctly at the time of service, and provided pictures to support his findings. We sent you a picture showing the four burners were working when the technician left.
2nd Request – January 7, 2025
On January 7th, you informed us that the previous repairs were not successful. In response, our team made the decision to replace the stove to prevent any further inconvenience.
• Action Taken: Unfortunately, the delivery and ordering of the stove were delayed due to severe snowstorms that impacted the Kansas City metro area, which caused delays for all service providers.
• Current Status: A new stove has been ordered, and a delivery date has been scheduled.
Our team has tried to accommodate your requests, including dispatching a technician the day after your initial request and returning promptly for follow-up service. We’ve remained in constant communication with you regarding the progress of your requests and have provided explanations for any delays, including the weather-related issues.
We understand the discomfort that maintenance issues can cause, and we assure you that the satisfaction of our residents is a top priority.

Fantastic experience: Does anyone have contact info for a paige ross? They left us a bad review with no context and we can't get ahold of them.
Negative experience: Strongly do not recommend! They seem to think they can operate in between the lines of what’s legal and what is not. If you area vulnerable person you will be taken advantage of because they think they can operate and do whatever they want to people without repercussion. As we mentioned in our previous exchange of emails regarding maintenance, we understand that it's important for timely and effective responses. We prioritize maintenance issues and have a dedicated team that addresses both routine and emergency requests. For emergencies, we do take calls, and our typical response time is we dispatch it as quick as possible depending on the situation. We strive to ensure that all maintenance issues are handled promptly and effectively. Regarding the list of items that concerned you about the Make Ready of the home, we mentioned that the items listed are included on our make-ready list for the home and are actively being worked on. The leasing team has been informed that the house can be shown while the work is in progress, and some items are still pending. Our maintenance team has confirmed that vendors will visit the property to complete the necessary work. Once all tasks are finished, a technician will ensure that everything on the punch list has been completed.
We encourage applicants to view the home before applying. You had your first tour of the home on October 13th, followed by a second tour on October 17th. After your initial viewing, you decided to submit your application. We received your concerns about maintenance after the application was submitted, and we informed you at that time that the necessary maintenance items were actively being addressed while the home was being shown.
We scheduled showings of the property before all work was fully completed to accommodate tenant interest given the high housing demand. Please rest assured that we are actively addressing any outstanding maintenance needs to ensure the property meets our standards.

Negative experience: Had a scheduled viewing, never got a code. Got to the house and there was trash, old clothes, and broken windows. Not sure how this qualifies as move in ready or even viewing ready. Now that i see all the other reviews, the universe was doing me a solid.
Negative experience: Being a Professional in this industry over 15 yrs. I DO NOT recommend you rent with them. Update: Second update-6/14/24, they charged us to mow the grass, which we did the day before move out, stained/damaged appliances that we have proof that is shows on the inspection form that we marked it on move in. We wrote there were stains and damage already on the carpet and we got charge to clean the carpet and we hired a professional to clean. Yeah they will get over on you. You do all the work and they charge you and pocket the money. 6/14/24- Manager/Owner has yet to reach out as requested. Emailed finance dept. they emailed back stating to reach out to the dispute committee. Stating instructions is on paperwork- paperwork that we have yet to receive. Her we go with the going in circles. WARNING DO NOT RENT. I do not recommend this place. My sister and I moved in at the end of December. We applied in a timely manner and wanted to move in, in the time frame that they offered the one month free. They stated the owner can not accommodate the move in date because they have to get the place ready before we moved in. So then they offered 1/2 month since we would not be moving in on the original date of offered concession. When we moved in they did not do anything to the place. Lied to have reason to give us a 1/2 free instead of offering the full month. Place was disgusting when we moved in. We did not have heat and have issues with the heater when we moved in. Continuously making excuses. Fridge leaking water coming from the freezer dripping all the way to our floor and its going in circles for over a month. We put work orders in, Oz sends it to the owner and the owner contacts Maintenance. The Maintenance guy doesn't call and lies to the owner saying he contacted us multiple time which was a lie and then when he does contact us he has excuses on why he cant make it. Then has the nerve to just pop up out the blue when he wants without even calling stating hey are you home or available for me to stop by and all he do is look at it again no attempt to repair. It is a re occurring cycle. The maintenance guy all he does is come and looks at it and says call back if we still have issues. We put a work order in almost every 3 days. We think he has short term memory loss because every time he comes he acts like he never seen the fridge. The maintenance guy that comes out doesn't even work for Oz, he works for the owner. Because the owner wants to be cheap. My Sister has emailed them, they pick and choose what they want to respond too. Never answer our questions on when issues will be resolved. We decided to break our lease, left the apartment and better condition than we received it. Carpet was nasty when we moved in, have a professional clean it when we moved out. We work in property management over 15 yrs and know how things go. I wouldn’t even want to work for this company. We have a saved voicemail from the maintenance guy that works for Oz that did the inspection but never did the work on the home, so he really is not aware of what was fixed or broken. Never called to meet in person to do the inspection. When we specifically asked to be present at the time of the move out inspection. We never received an itemized breakdown of the move out statement. They took some of our refund and never provided documentation of what the charges was for. Negative experience: I would really advise anyone interested in leasing with this company to please keep searching & to please take heed to their reviews! They will add unrecognizable charges to your portal, im talking hundreds of dollars and can’t explain to you where they come from. Very unethical company. They cannot keep a seat warm at all, and their word doesn’t mean anything. You will never get anyone to come out and fix anything and communication is nonexistent and when you do get something on the phone they’re rude and unapologetic like Rachel the general manager. I’m in the process of working with my attorney & having them served. I have recorded all conversations & communications with these frauds. They will not be in business for much longer with all their unethical practices. They will wish later down the lines that they treated individuals better trust me!!!!

Negative experience: Moved out of a rental property managed by Oz Accommodations in July and still actively working on receiving a description of why we weren’t given our deposit back due to incompetent communication and unethical business practice.
Negative experience: The communication is horrible. I had to reach out and It was until the last minute that I found out that me and my roommate didn’t get the property. There are no refunds on applications when there should be because it’s basically a waste of time. Nobody answers the phones. Management needs to be better
Negative experience: I'd advise anyone against renting from this company and also about listing their properties through them. First of all, communication was the WORST! It took them MONTHS to update our rental agreements within the portal. We even went a few months at one point living there without a valid signed lease because they were "working on it" and then that role changed hands and it fell through the cracks. But you better believe if we would have missed a single penny on any payment that wouldn't have fallen through cracks! Repairs are done in a very poor fashion (3 years with a mega hole in the ceiling from a pipe leak that was never fixed...just to name one....) Zero compassion for their tenants when a property that they managed and we had lived in for 4 years at that time were affected by a tornado. Don't worry, we still paid our rent on time, maybe if we hadn't they would have done more than send two guys out to do a patchy repair on the roof after reaching out that potentially voided the warranty that the home owners had on the roof....found out about that issue while I stood in the front yard with the home owner and the roofing company they had the warranty through while she was told that it was voided since someone else did "repairs" Nothing was fixed that we identified on our move in survey in the 5 years that we lived there. My husband and I have thought about reaching out the home owners multiple times since moving out and really informing them about how poorly their home had been managed. Thankfully my husband is a handy guy and we also saw this as our home where we were raising our children so we took pride in it and took great care of it, otherwise, it would have been even worse. We loved our home. We loved the neighborhood and the opportunity to live there. Would I ever live in a property managed by them again even if my life depended on it? Not a chance.

Positive experience: Charging a $5 processing fee for a money order for RENT is just crazy to me. Like we aren’t already paying a fee to get a money order. Anything for a quick buck.
Positive experience: Giving them a 3 star because they were very forgiving with me on rent issues. They aren’t good at getting things fixed in a timely manner and for that reason as things started to break down in my two year stay in one of the properties I just lived with it. I still haven’t heard back from them if I’m getting my deposit back or any of it for that matter. I’m gonna guess not because I just saw the property I was living in posted a day ago with new central ac which I didn’t have my two years staying there. I wanna bet that’s what my deposit went on.
Negative experience: Do not rent from them under any circumstances. They're terrible at repairs and will halfway or fix as cheap as possible when they finally do. If you do rent from them take pictures of every inch of the house the day you move in and when you move out. They will try and steal your security deposit with bogus charges or for damage that was already there when you moved in. I'd give 0 stars if I could.

Fantastic experience: My experience with Oz Accomodations and the staff, especially Selena, have been nothing but outstanding and a great experience! From the first moment of contact all the way to where we are today, the communication, level of professionalism and customer/tenant service has been superb! Any issues or questions we have had have been answered quickly and clarity offered beyond expectation. The entire staff has been more than friendly, informative, helpful and have given their full attention to any matter that has arose during our application process all the way to our residency. Any maintenance issue we have had has been resolved in a timely manner and the workmanship is holding up well. But I have to give an extra 5 stars to Selena, our customer service/ leasing agent! She has been the best experience throughout our process! Selena has shown the utmost professionalism, has the best customer service skills and keeps her tenants informed. My interactions with her have been more than words can speak in regards to her qualities! Her skill sets are so rare in an industry that faces so many obstacles. But I also have interacted with numerous other individuals at the local office and every one of them have shown a level of service that has been stellar! As far as our rental home, no, nothing is ever perfect, there are going to be issues, it's a rental, it's to be expected. But all of our issues have been addressed in a timely manner and finished with a sense of satisfaction. The home we have now is quality and is maintained. It is an older home but has great "bones" and alot of potential. We did our homework, we scouted the neighborhood, checked crime statistics, conducted more than one tour, noted problems and addressed them with Oz Accomodations before taking on a rental lease agreement. The staff contacted the property owner and orchestrated resolutions BEFORE our move-in date. Urgent matters were communicated and the staff and property owner worked to help us make this our home. We are thankful for our opportunity and thankful that we found a rental company and an owner that values its tenants. It's unfortunate that it's rare to get a review from a happy customer because reviews usually reflect more of the negative from someone that is unhappy. It's always easier to be happy and quiet and even easier to be dissatisfied and let it be known to the whole world. This is by far a review from a happy customer/ tenant. On a final note, I would like to thank all of the staff of Oz Accomdations, from maintenance, to financing and all the way to the front office, thank you for making this an easy process for us and taking the time to help your tenants! Negative experience: RENTER BEWARE! Shady company alert! My first and only time renting with this company. Upon moving in, the property was already in dire need of attention. Items and junk was left on the premises from what I can only guess was the previous tenant. Walls were riddled with nail holes and stains. The carpet needed replaced long before I got there. I took it upon myself to replace items around the house with my own money. I had told the property manager, Scott about having to replace items with my own money. To which he said The company would reimburse me, they did not. I was having issues with the door frames being junk and in need it replacing. Scott the property manager said that they wouldn’t replace the door frames, so during the winter the temperature in the house was terrible. I was having plumbing issues and the company contracted out to take care of the issue. Could not use my washer, as the pipes were backing up I to my basement. This problem went on for literally 3 weeks. I was very frustrated that oz accommodations kept giving me the run around. FINALLY they sent our savior and hero of the day, good ol’ Scott. Oz accommodations took 90% of my security deposit. They listed the same items above as reasons they stole my deposit. STAY AWAY FROM THIS SHADY COMPANY.
Negative experience: Took the application fee from us and never responded further after being given all the documents requested. Never even to say we were denied which we weren’t because we got approved at another company for a more expensive property. Felt like a scam
Negative experience: Rented from them and the carpet was disgusting when we moved in everything was broke, and yet we still painted and cleaned throughly, only to not get anything back from the deposit.. property was in a neighborhood with constant gun shots.. we left the house spotless, and paid rent on time every month.. they’ll steal your deposit.

Negative experience: PLEASE PLEASE PLEASE SAVE YOUR MONEY AND TIME‼️ They switch up their stories way too much and never stay in communication. Alissia was the main person I spoke to outside of the supervisor regarding my application before and after it was denied. First it stated in my email that I was denied due to there not being enough points to qualify for a home. When I asked for further details I was informed by the supervisor herself that I would receive it in writing via email. Weeks later I call again due to lack of communication and still no update. NOW they tell me the details I requested cannot be discussed because they’re not allowed to give the information at all although the email clearly states it.

Negative experience: I am a neighbor to a house that they rent. Had an issue with a tree on their property fall on my camper and I have called multiple times and talked with a secretary trying to talk to someone who makes decisions. I cannot get a response on what they are doing or whether they're going to trim their trees so this doesn't happen again. One phone call could have fixed this and also I was told several times someone will contact me. It's now been over 2 weeks.
Negative experience: I brushed off the bad reviews at first and went to see a property and made an appointment and all then when I got there there was no serial number on the lock box where they said. then i message the barcode and sent picture of it and then no response what so ever. It was extremely unprofessional. then because i was waiting outside for a response gave me plenty of time to look arounf, there is something living under the house, and the front porch was off and some bars missing. there was trash all over the backyard. Glad i doged that bullet and found out about their bad communication early.
Fantastic experience: I have been a tenant going on 5 years and I must honestly say, I have yet to rent from a better management company. I struggled paying my rent this last year and the staff at Oz Accommodations were more than patient with me. Anytime I needed anything fixed, maintenance always responded promptly and things got done fast. Scott and Rachel are amazing to say the least!!!! I would recommend them to anyone! I am so happy to live in my rental property and plan to be here a while.
Negative experience: The finance department is where the one star comes into play. I was trying to figure out a charge "that we are responsible for" by calling and talking to a Donna who was very rude. Everytime I have called to figure something out shes very impolite. Saying its "just the rules" even though it's no where to be found in the lease! Joke. Check that lease guys!

Negative experience: Scott Abbey and Oz Accomodations will tell you their scores are low because they do not solicit reviews, owners do not review, or all tenants have complaints. From experience their score is accurate if not high. I am an owner. When it comes to repairs Scott Abbey will have these done by his "other company," "his guys," REI, who he manages, hires and uses for remodels and repairs. The work is substandard, improperly installed, and they used damaged and/or scrap materials instead of finish trim specified in his quote. They installed quarter round draped over a floor transition. Installed a door with major gaps due to improper cutting or used material. Scrap wood was poorly "cut" and installed as finish trim in a bathroom. Hardwood floor was gouged by cutting quarter round after installation. As he stated on May 22, after days of ignoring requests for updates, "Tomorrow morning first thing I am sending two people to start the work, they should be done by Friday." His assistant sent this on May 31, "I just talked to Scott and he said everything is complete except for painting the bathroom ceiling and attaching the doorknobs." Seven days later after their second request for a final cleaning I had it inspected. Clearly the work was not complete or ready for a final cleaning. At his hands, I am not at all certain my property would ever have been leased. I terminated them and had the property leased and occupied within seven days with a real management company. They have refused to reimburse me for their "work" or compensate me for damages they caused to my property. He's been trying to hold me to an unexecuted contract, he's licensed as a realtor. Read your contracts, do your research and hire a qualified company.
We were not able to meet Ms Cloud's expectations within the time frame she expected. She had previously had work done at her home that she was unsatisfied by her account with quality and workmanship. Our role was to make repairs to that work, and complete other work which we attempted to do but a few weeks into the job we were ordered to leave and not able to finish. Our encounter was unfortunate, short lived and not without challenges in communications.
Negative experience: So, I viewed a home last night. And I actually liked the home. Today I had went back for a second look and had decided to make my decision. I could not get ahold of anyone to let them know some things needed to be prepared, it looked somewhat incomplete. Before I could get back home, I receive an email that stated. This home has been currently rented. We have taken it off of our website. How, I just left 10 minutes ago. I own 2 businesses and would never treat a customer as such. I see now why the reviews are as so. Well, I guess I am on the hunt for a new house. #badbusiness

Negative experience: Worst maintenance. They take too long to respond to maintenance request. I wish I had read all these reviews before signing the lease. They took two weeks to respond to a leak in the bathroom and now am waiting on them to fix an electric issue. One of the bedrooms is in darkness. Not a good place to live. I called the office and I was reminded it is on the lease that they have to wait for the owner to respond. What a joke!
We have made major improvements and investments in our staffing and systems to deliver timely service. We are sorry for any delays you may have experienced but if you make a maintenance request today you will find faster service. Since we do not own the property, we must have owner approval and funding to complete job requests.

Negative experience: Do not rent wit this company if u see that house that 416 S Mahaffie St 66061 the actual real owner has a boiler in that house the city had to shut down do to the electric fire they still wanted me to pay rent they lie they swindle u out your deposit in the winter time u have to wear winter coats to stay warm they charge for a pin writing on the rail charge for everything so they make it so u want get your deposit back the staff is okay except for fab that watch the caller Id and don’t want to answer you calls due the complaints that need to be addressed she tell u something is gonna get done don’t give no timeline are no follow ups u give them 3 days and still no follow up and I no she screen calls because I had my friend and my cuz call she answere and I told them to hung up and called and she didn’t answer when she answer them in one are two rings . I gave them another chance not by choice it was not that many choices. Due the proper space i needed and I went up there on 6/5/19 and wasted an hour to not get a call back about when the gonna come seal the floor after this year I will own my own home and I still can’t go in my room in my new home with this company 2nd day it flooded and they pulled carpet and haven’t finished the job and I pay 1400 rent and I pay rent on time I deserve to be comfortable but my room is in my living room and I sleeping with daughter in her bed and I work 12 hr shifts every day this mth crazy but be careful when renting with this company damish she is real understanding and she will help u as much as she can but she can only that will make something happen. I have to go up there just to see what is going on waste gas in time and money but that house 416 s mahaffie have electric issues and the heat don’t work we have to have 7 heater to heat the house they will provide yo with heaters . Negative experience: I would highly recommend not renting nor listing your property through Oz. Been a renter twice for a total of 4.5 years, I do not have a single positive thing to say. I could not get ahold of anyone, they were terrible at getting back, maintenance requests would go ignored till I got ahold of the owner of the house & he'd get on Oz. Oz also charges $39 to put new locks on the house. Both times I rented through Oz they did not re-key the house. The owner waved that fee. They also charged me to meow the yard (which needed to be done), but talking to the new tenants, the yard was not mowed and they did it themselves. Negative experience: Such an incredibly bad experience. We could never get in contact with their office through phone or email, I had to drive 45 min to their office just for them to be rude because ‘we usually require appointments’... I’m sorry but I have called and left voicemails 4/5 times and I have also email you with no response so? I was just trying to get my key! After we moved in everything was smooth because we didn’t have to contact them much. We only stayed at the property for 1 year. When we moved we got a small fraction of our $980 deposit back (like 4 months after moving) mainly for stuff that was wrong with the property when we moved in. Also charged a huge cleaning fee when it was not even close to filthy. I do not recommend Oz Accommodation.

Fantastic experience: I’ve been a renter at one of their properties for 7 months. I’ve made 5 service requests and all were taken care of in a timely manner. It was mainly plumbing, but this is an old house so it was probably time for pipe cleaning. They respond to my emails with questions within a day. I saw quite a few unhappy reviews, but I think you need to keep in mind there’s a property owner that the management company has to deal with as well. I’m happy I found a dog friendly property with a fenced yard in this rental market. It’s a nice little neighborhood as well. The house I rent was freshly painted, new appliances, and new flooring. The laundry is unfinished, but I was happy to have W/D hookups on-site so who cares. The office staff are ALWAYS friendly. Move-in day was easy. I hope this helps others who may be discouraged by other reviews. Update: 12 months, still happy!
Negative experience: Scam Alert I lived in one of their properties In 2013 with two of my other friends it is now 2018 and they have just recently added a $2000 charge to my credit report. In that time I’ve rented 2 houses on my own and this never came up until now. when asked why the other two roommates didn’t receive the same charge, they had no answer. When asked why did it take so long to file this account, there was no answer. When asked why WE RECEIVED OUR DEPOSIT BACK, THERE WAS NO ANSWER. All they know is that we owe $2000 in charges for cleaning, not holes in the wall not a broken appliance. We were good tenants that stayed 18 months.
Thank you Mr Moore for your comments. Unfortunately the monies that you mention above were a result of the damage that was done to the property. We submitted the file to our attorney back in 2013. The file is rich with photos depicting the issues that created the charges. What happened after this was turned over to the attorney was not in our control. The attorney has these photos. Per your request we have asked the attorney to make contact with you. I am sorry we could not be of more help but once the file is submitted to legal proceedings we must rely on the attorney to manage.
Fantastic experience: This company has been a great place to rent at! From the moment I signed my lease they answered all my maintenance requests in a quick manner and have been super helpful when I call the office.
Negative experience: I wish I could rate this as no stars. I have rented before and this company may my worst experience ever. I am a single mom with 3 kids. I got rented this house to make our lives easier.....but this house was not ready to rent before they moved us in. They didn't deliver our fridge for over a month (and we didn't have a fridge for Thanksgiving), the electrical outlets weren't up to code, so our electricity constantly went out (two prong, and not three prong), pipes leaked; they listed it as a 2 bath but when we moved in, and the 2nd bathroom was disgusting and hadn't been cleaned--it didn't even have a completed shower and the toilet didn't work...and they claimed the houses are rented "as is". They didn't even finish installing the light fixture..so the old one was hanging out of the ceiling with wires hanging out. Overall, it takes an average of a week for someone to get back to you for repairs to book an appointment for maintenance. When the repair guys come, they are SOMETIMES capable professionals, but it's been hit or miss. And after reading these comments, I agree will pretty much all the negative ones, despite how polite the office staff can be (the ladies have always been lovely once you can get ahold of them). Politeness doesn't excuse their poor business model, and utter lack of customer service for repairs, or the implication that some of us will be met with possible 'lawyers' if we get screwed over after we move out. A repair man came by one day and told me that he had rented from them, only to have been sued for owning an animal. The problem was, he never owned one in the first place... I would simply advise that you get handy and try to repair things yourself, get a handy man who's quick to swing by on your own dime, or simply, etc. I've tried to be humble and patient but honestly, I can't wait to move out. I have enough worries in life without having to worry about a rental property that is falling apart.

Negative experience: Horrible!! I was attacked by their tenants friends. I try to call to resolve things and I am called petty. I had to hear several times that she is an adult and wants to be honest and tells me how she is raised! Seriously. Unprofessional. Sadly the worst conversation I have had when trying to stop an issue. On top of all this my first call for help they turned ME in to the city. Just antagonizing the situation!! They do not keep up the property. Same tree has been causing damage to our home for five years and because it is their tree we get threats if we cut it. I am not sure who the property manager even is because no one would let me get that far. Lynn says she is whatever you want her to be! So I assume that is as professional as it gets. Maybe she can be a landscaper then and come take care of the property since they DO NOT AND WILL NOT HOLD THEM RESPONSIBLE!!!
Negative experience: I'm sorry I cannot give less than 1 star. We own a house and rented it out through Oz. We signed a contract with them that stated when the rental period would end. They in turn rented the house out for a year longer than the contract indicated. I'll spare the details but they were very difficult to work with and would not admit they made a mistake and made no attempt to rectify the situation. We ended having to contact the tenants on our own and make our own deal. There are a lot of management companies out there, you would be wise to pick any one but Oz.
Fantastic experience: I know this company has received mixed reviews in the past, and I was slightly concerned going into my lease agreement, but I’ve been renting from Oz for over a year now, and I’ve received nothing but great treatment from their office managers and staff. Granted, I’m not a needy tenant, but the few maintenance requests that I have put in have been handled in a more than timely fashion, including one pertaining to an emergent flooding problem (caused by trees roots growing through small cracks in aging gaskets - an inevitable problem in old neighborhoods with giant trees). I give them 5 stars for helping make my life super easy, not being obnoxious and exceeding my expectations.

Negative experience: So, landlord decided to start using oz and I can't get anything fixed anymore. My AC hadn't worked correctly in 2 years, my attic fan is broken and my basement constantly floods, among other problems. We call the office and they "write down" our problems but then we call the next day or few days later and it disappears! If you work a normal job you can't ever get into that 9-5 mon-fri office hours. This company is laughable and needs some serious improvement.
Negative experience: Do not rent from this company. Please read other emails below! We experienced the same things. Plus I found out today that they lie as well. I sent an email stating I wanted to be there for the inspection which Missouri Law allows for: During that 30-day period, the landlord must provide reasonable notice to the tenant of the time and date when the landlord plans to inspect the dwelling. The tenant has the right to be present during the move-out inspection, which must be conducted at a reasonable time. They told me I could via email and in person that they would contact me with the date and time that I could be present but they never did. So I emailed them today and they told me that since I gave over possession of the property that meant I did not want to be there. I have email evidence that I saved showing I requested to be there before I gave up possession. Other things that happened: rarely responded to maintenance requests, when we moved out there was still a broken garbage disposal and broken dishwasher that still was not fixed. We paid close to $1500.00 on a water bill due to 3 running toilets that took them close to four months to fix. Still have not resolved this issue. Basically, they held us off until we moved thinking that once we were gone they would not have to credit us for these outrageous water bills. FYI we reported these running toilets the first week we moved in. We rented in a nice neighborhood and paid $1699 a month in rent. If you do rent from them make sure you save every communication because odds are you will need to hire a lawyer. Later I will post pics of the emails showing how much they lie.
Positive experience: Spent a year at one of their properties. Maintenance staff was quick and efficient when I had some issues. Office staff can be hard to reach even during normal business hours. Nothing out of the ordinary, good or bad.

Fantastic experience: These guys are the best. Fair pricing, great customer service, and reasonable. The ladies in the front office provide me with the best service EVER!! I've been with OZ for 2 years (going on 3) and I have had the best experience with them. When I had an issue, they handle it quickly and efficiently within hours and even worked around my schedule.

Negative experience: If you're looking to rent with Oz and have read these reviews, here's the information that you're probably looking for. I started renting with Oz over a year ago, so some of this may have changed. The Application: The application fee is $30 per person. They do a hard check on your credit. They will call to verify your place of work. You will need to provide paystubs to verify income (mine was 3x monthly rent). They will hold the home up to 2 weeks after signing. The Lease: A big red flag with Oz is that they have unconscionable terms in their lease. They pull the cost for carpet cleaning (even if it's not damaged) and rekeying of the home straight from the security deposit upon moveout, which is a violation of Kansas Landlord Tenant Act (KRLTA). Carpet cleaning is based on the number of carpeted rooms in the home, so the cost will be a surprise after move out. Rekeying is $40. Another charge to consider is the $150 administration fee for any changes to the lease after signing (ex: adding a roommate). There is a refundable pet deposit, no pet rent. Maintenance and Repairs: This is based largely on the individual who owns the home (who Oz is managing the property for). If something in your home needs maintenance, you will need to place a ticket with Oz, who will then contact the homeowner and wait for their reply. When I was renting, my homeowner preferred to hire her own contractors and told me that the quotes that Oz gave her were (insanely) high, so I can understand why most homeowners neglect to fix things. I'm not sure who's to blame for most of the reviews about repairs here. The Oz Office: I've read a lot of reviews about how hard it is to get in touch with someone at the office. This is true. Most of the time calling will get you nowhere, and voicemails go unanswered for days. I've had a few times where I did get a response, but the message wasn't relayed correctly. If you want to get something done correctly, go in. I'd like to add, that every time I did visit the office, they were not busy. Phones were not ringing off the hook. I find their responses to these reviews misleading and unprofessional. If they put as much time into writing these lengthy, passive aggressive review responses as they did into their business, maybe we'd see some improvement. Negative experience: Has a listing for rent called numerous times for into and application always get answering machine with 0 call back been a week? Don't want to do business with them.
Hello Toni, Very sorry for your negative experience. We have installed an industry leading automation system for helping deal with the traffic of interested potential tenants. As you may know the rental housing shortage has put increased pressure on satisfying the requests for information. We are able to handle hundreds of inquiries a day but apparently your experience was not positive for which we are sorry and disappointed. We continue to look for better methods of providing prospective tenants the flexibility of accessing property over an extended time frame while making sure the technology provides users a helpful and pleasant experience. Negative experience: Seriously how can you have someone send a computer system a photo of your ID, before even talking to a human being, JUST FOR A SHOWING Someone too cheap to answer a phone is too cheap to do business with.
Hello, thank you for your comments. We have adopted the automated system so we could provide better service for our potential residents. Most potential residents enjoy the ease of taking a picture of your ID and texting to the service for processing. This automation allows us to offer more showings at times that meet the needs of our potential residents. A human does look at the ID to validate, and approves the showing. The automation allows us to better serve more people faster over a wider time frame seven days a week. The system is not cheap but we feel it improves the experience of potential residents. I am sorry you did not enjoy the experience.
Negative experience: We've had multiple issues with our place. Shower leaking a lot of water aka water bill is high. Dish washer exploded and poured water all over the kitchen then ran through the ceiling to the bedroom down stairs. Very dirty stinky black water. It was not properly dried or cleaned and guarantee there is mold growing rather quickly. Also Half of our stove hasn't been working. Also the duct work in the venting is covered in dust and my pregnant girlfriend mind you has horrible allergies and they wont help to clean them. Another thing is in our bedroom the flooring is rotting where if you step on it your leg will probably go through.. The maintenance guy said its not a safety issue because we put our dresser over it so no one will step on it....SERIOUSLY..... The company has know about these issues for almost 3 months and haven't even attempted to fix the issues until i threatened breaking the lease due to my attorney saying to do so. Since i've threatened that they slowly have been trying to fix them "slowly". We withheld our rent due to them not doing anything about the issues. Rent was due on the 1st we held it til the 6th. We received notice that we owe a late payment of $100...said we paid the 10th but we paid the 6th... its crazy they would even charge a late fee especially with all these issues not being resolved. They don't care about their tenants. I dont recommend renting through this company. To high priced and lack of integrity and customer service..
I am sorry you have had a negative experience. As indicate in our email prior to your posting, we want very much to get these issues resolved. I mentioned to in that email that our service providers had difficultly in making contact and arranging times that you and they could meet. We use service providers that have different policies for making arrangements for delivery of services. Some require call ahead, some give us a four hour window. As our desire to help get service providers scheduled, we offered to meet the service providers there to grant them access since apparently your schedule conflicted with our service providers. I did not get a reply. ALSO, are ready to start the job on the flooring, but you moved the furniture over the area we would have to work. We told you that when you were ready to move the furniture, we would schedule our services to come in and fix the floor. Our late fee policy is the same for all parties. We did not consider your threat to not pay rent as a reason to abate late fee for late rent. We also indicated in our email that we were gaining quotes to determine the costs of an allergy treatment of the ductwork in your property. Usually when residents have special health issues such as your girlfriend's "horrible allergies" the special treatment of the ductwork would be at the resident expense. I suggested we could present a proposal for a cost sharing by you and the owner as a means of helping your girlfriends situation. We are still waiting for bids to reconcile that issue.
