Pyramid Property Management LLC

Fantastic experience: I had such an amazing interaction with Becca and I'm really appreciative of what she has done for me.

Fantastic experience: We thoroughly enjoy working with Pyramid Property Management. They make working with them so easy.

Fantastic experience: Such a great company to work with.

Fantastic experience: Pyramid Property is great to work with! You can see that they truly care about there clients, tenants and vendors. This company is very onto of it and won't leave you in the dark. I highly recommend them.

Fantastic experience: We are new to using a property management company. We have been really pleased with Pyramid Property Management LLC. Zach Despain has been working with us and we are pleased with his work. He is professional and works to help the tenants as well as the property owner. We are happy that we decided to go with Pyramid Property Management LLC.

Fantastic experience: New Provo resident as of beginning of October. The property office has been chill, really responsive and you can literally just text them from your phone. You can fill out everything online, which was convenient for me. Key pickup is in Holladay.

Negative experience: 1-Star Review: Pyramid Properties LLC Absolute worst property management company I have ever dealt with. My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn’t until July 9—26 days later—that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it—we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. If you are looking for a reliable, professional property management team that actually follows through on what they say, PMI is the way to go. Here are just a couple of examples of meaningless emails from the director Eddie none of this was ever fixed or attempted to be fixed.. Dusty Lambert

Fantastic experience: I loved how quickly they responded to my request and how fast they resolved my issue. Within less than 24 hours, the maintenance man—Cristian—came by; he was very polite and attentive to everything, and he did a great job. I loved the service—I give them 5 stars.

Fantastic experience: Pyramid PM has been great to work with. I recently contacted them for a maintenance issue and it was fixed within the week. Mikelle is very responsive to communications, and the team as a whole is great to work with

Fantastic experience: We’ve had a couple of maintenance issues lately, and have really been impressed by Pyramids staff. Yesterday there was a power outage that was a problem with the main breaker (so, a property problem not a power company problem) and we called for help at 7:30pm. We didn’t really expect service quickly because it was so late in the day, but in a little over 90 minutes the problem was resolved. We also had to have the dishwasher motor replaced, and they took care of it no problem. Update 10/1/26: We had a two minor plumbing issues--a sink and a toilet--and both times the plumbers arrived quickly, did their work cleanly and well, and the problems were resolved with no hassle. We’re very happy with how we’ve been treated!

Fantastic experience: A great moving experience with PPM! Super easy and stress free, extremely thankful for this ease in to the new home

Fantastic experience: We recently leased a home through Pyramid Property Management. Mikelle was great throughout the entire process and the move-in went great! Definitely recommend.

Fantastic experience: I am a new tenant of Pyramid Property Management! Overall the process of applying and moving in has been great. I’ve worked Mikelle throughout this entire process and found that the property management has been very receptive to any concerns that I’ve had. I knew I made a great choice when I decided to rent from Pyramid (given the reviews from current/prior tenants).

Fantastic experience: Very professional team! I was completely lost trying to list my property on my own. Eddie and Zach made sure my property was positioned to get what it deserved and helped get everything aligned smoothly through the rental process. Even the office staff, Mikelle, understood the assignment when I dropped off prospective tenants and got their applications underway right away. Everyone has been professional, helpful, and readily available whenever I had questions. Thank you, Eddie, Zach, and Mikelle for taking care of business! I really appreciate everything you’ve done.

Fantastic experience: Pyramid has been a fantastic management company to rent through! Any issue we’ve ever had, has been responded to and addressed extremely quickly. The staff I’ve had the pleasure of working with, have always been very supportive, helpful, and sympathetic to any situation. Mikelle especially has shown me incredible kindness, and has answered every question I’ve had with professionalism. Thank you guys so much for all your hard work!!

Fantastic experience: I rented a house here because they responded quickly and I was short on time; I sent messages to about 10 different companies, and they were the most efficient. I ended up staying here because they provided the best service. They answered all my questions via message, and I handled the entire process from California—I moved here for work without knowing anyone, and I really felt well taken care of by Pyramid Property Management. The service Mikelle provided was exceptional I even made a small request on my first day, and it was resolved that same day. So, I highly recommend them! Best regards

Fantastic experience: My experience here was very good; they resolve issues quickly and the customer service is excellent. Highly recommended!!

Fantastic experience: Would recommend again and again! We worked with Mikelle throughout the entire move-in process, and she made everything so smooth and stress-free. She was incredibly easy to communicate with, always responsive, and made the whole experience feel simple from start to finish. We truly appreciated all of her help and couldn’t have asked for a better experience!

Fantastic experience: Worked with Bella and she was so so helpful!

Negative experience: My experience with Pyramid Property Management, specifically with Mikelle Kempton, was incredibly disappointing. After speaking with Mikelle, I was told my application was approved and that I was first in line for the property. Based on that conversation, my understanding was that we would be able to tour the home before deciding whether to pay the security deposit and sign the lease. At no point did I understand that another applicant could secure the property before I even had the opportunity to view it. After waiting for the property to become available, completing the application, and staying in communication, I was shocked to learn that another applicant had paid the holding deposit and the home was no longer available. What made it even more confusing was that Mikelle was still contacting me about the property, and when I asked to schedule the tour, I was suddenly told it had already been rented. I understand that properties move quickly, but this process was not communicated clearly, and the expectations set during our conversations did not match what ultimately happened. If being “approved” and “first in line” doesn’t actually mean you’ll have the first opportunity to move forward, that should be made clear from the beginning. Unfortunately, there aren’t any other properties in their portfolio that meet my needs, so my application fee was essentially lost over a process that I feel was poorly communicated. This experience left me feeling misled, frustrated, and extremely disappointed. I would encourage future applicants to get every step of the leasing process in writing before assuming an approved application or being “first in line” means the property is actually yours to pursue.

Fantastic experience: Had a great experience with Pyramid Property Management! Bella was so helpful, friendly, and made the whole process super easy. I really appreciate her help and would definitely recommend them!

Fantastic experience: If you’re looking for a property management professional who actually delivers on every promise, stop searching and call Chris Jensen! I honestly didn’t think getting into the perfect place this quickly was possible, but Chris made it happen. Not only did he get me into a home faster than anyone else could, he found me a place in the EXACT location I wanted… and somehow for less money than every other option I had looked at. I still don’t know how he pulled it off! What impressed me even more was his communication, professionalism, and willingness to go the extra mile. He made what is usually a stressful process feel effortless. It’s rare to find someone who genuinely puts your needs first, but that’s exactly what Chris did from start to finish. In a world where customer service seems to be disappearing, Chris Jensen sets the gold standard. If I could give him 10 stars, I absolutely would. Whether you’re looking to rent or need someone who truly knows the market, do yourself a favor and call Chris first. You’ll save yourself time, money, and a whole lot of headaches. Thank you, Chris! You’ve earned a customer for life!

Negative experience: Horrible property management the last month of my lease my A/C broke so we requested maintenance… had a guy come out to check it and 20 days later it still wasn’t fixed.

Fantastic experience: Big time

Fantastic experience: Zach was super helpful getting me moved in. So far it’s been the most helpful staff and nice place to live

Fantastic experience: We've had an amazing experience working with Eddie and Rebecca at Pyramid Property Management. They are incredibly responsive, communicate well, and truly care about making sure their homeowners are taken care of every step of the way. As a plumbing company, it's refreshing to work with a property management team that is organized, professional, and quick to respond when issues come up. They make the entire process smooth for everyone involved, and you can tell they genuinely care about providing great service. We appreciate the opportunity to work with Eddie, Rebecca, and the entire Pyramid team. We highly recommend Pyramid Property Management to any homeowner or property owner looking for a company that truly puts their clients first! — Astro Plumbing & Drains

Fantastic experience: Mikelle is a wonderful employee! Thanks for your help!

Fantastic experience: Great to work with, very professional

Fantastic experience: Walked in the door and first up, very friendly. I’m a plumber and I came in to see if they’re looking for a vendor. Some places are like, ya sure. Pyramid was still friendly and seemed willing to give a us a try.

Fantastic experience: Mikelle is the best and has helped me a lot! This is the BEST business! Highly recommend

Fantastic experience: I was helped by Mikelle and I'm so glad I was, she was extremely patient with me and helped me so much! She was very knowledgeable and made my experience amazing! Everything about this company is a 10/10 and I will definitely be referring y'all!

Fantastic experience: This is by far the best property management company in utah. I know Mikelle personally and she is such a joy + so easy to work with. Couldn’t recommend her more.

Fantastic experience: Hands down the best property management company in the area. They made the entire process seamless and stress-free from day one. If you’re looking for a reliable team that goes above and beyond, look no further!

Fantastic experience: I have been pleased with my experience working with the team. They are professional, efficient, respond quickly, and they genuinely focus on going above and beyond. I highly recommend them.

Fantastic experience: Friendly people and great communication. They keep things simple and straightforward, and it’s always nice to support a local family-owned business.

Fantastic experience: I highly recommend working with this company. They have been super helpful and made the process super simple!

Fantastic experience: Great rental company! The process was easy, the property was clean and exactly as described, and the staff was friendly and helpful. Everything went smoothly from start to finish. I would definitely rent from them again and highly recommend them to anyone looking for a great rental experience.

Fantastic experience: I had a terrible experience with my realtor and ultimately decided to put my property up for rent. I reached out to Ascend Property Management, and from the very beginning, they were amazing to work with. They called me the same day, walked me through the process, explained all of my options, and made me feel confident about moving forward. Shortly after, I was connected with Codi Farrington, who has been absolutely incredible as my main point of contact. Codi reached out the next day and even went onsite to help me understand what needed to be done to get my house ready to rent. Since I was out of state, I had no idea how bad the grass had gotten because my realtor never told me how the property looked. Codi immediately helped line up someone to mow, clean up, and remove all the clippings. She also found someone to paint and help get the home ready for renters. She has been extremely friendly, responsive, and easy to work with throughout the entire process. You hear so many horror stories about using property management companies, but I have not experienced any of that with Codi or Ascend Property Management. This has honestly been one of the best and easiest experiences I have had. I do not often write recommendations, but Ascend Property Management absolutely deserves a 5-star review. Thank you, Codi and team!

Fantastic experience: Great people to work with. Joe

Fantastic experience: Great people to work with. The owner and team is very honest and transparent and I appreciate that.

Fantastic experience: Customer service was top notch. Responded fast and kept in continuous contact. More than happy to work with them.

Fantastic experience: Renting with pyramid property is so nice. They have wonderful communication and are quick to respond to maintenance requests.

Fantastic experience: We’ve been renting our first house from these guys and their communication has been spot on so far. They’ve been super quick to communicate and fixed any snags asap. Pretty happy so far.

Fantastic experience: We had an unusual power outage situation that was jeopardizing Paul's work from home job that relies on the internet & the electrician from Lime, Pyramid and Rocky Mountain Power all came together in a timely and efficient manner to get the repair completed...Thanks everyone!

Positive experience: Super easy and straightforward, have had a few issues since moving in that’s why I have 4 stars but they have been super helpful with fixes

Negative experience: DO NOT RENT FROM THEM. They are a scam, and will lock you into the most intrusive, penny gouging ridiculous contract you’ve ever seen. Their owner/manager Samantha is utterly without morality or consideration for her tenants. If you dare challenge her on an issue, such as repairs, inspections or fees, she will come after you with the entire will of a person who never had power before so therefore thoroughly enjoys lording over petty renters. I will be pursuing legal action against her, and strongly strongly recommend you do not put yourself at risk renting from them. These other reviews have got to be AI.

Fantastic experience: pyramid is simply the best company i found for property management in the area. i went through 5 or 6 awful consultations with local companies that left me feeling ready to sell. im grateful to have found them and adriana has been great. highly recommend

Fantastic experience: A wonderful, responsive and very professional team.

Fantastic experience: The first time I toured this place is when I know there could be a chance for us, and then I toured it again. I love everything about this house. As a first time renter I never thought I’d get approved for this gorgeous, spacious house. It has nice interior and pretty much everything I had expected. The price as well is fairly good for such a nice home. All the process and things were taken care of and within good communication with Mikelle and Adriana. I was satisfied with their service, giving specifically instructions and follow up with any questions or informations. I would definitely recommend to rent this place!!

Fantastic experience: Highly recommended! We have been working with this property management team and truly enjoy working with them. They are easy to work with, have excellent communication, and most importantly, they genuinely care about their clients and always strive to provide the best service possible. We’re very happy to partner with you and look forward to continuing to work together!

Fantastic experience: They’ve been great to work with! Open & honest, responsive, kind, & helpful! :)

Fantastic experience: was able to text them while at work to get everything done while being very busy

Fantastic experience: When our apartment flooded with sewage, Rebecca quite literally saved us. She was able to get us to living accommodations and got people working on our apartment the same day the flooding happened. Usually property management has concerning response times, but Rebecca really came in clutch and saved us. Pyramid Property Management is great!

Fantastic experience: We had the opportunity to work with Adriana at Pyramid Property management. Fantastic experience: Recently the owner of the home we rent from switched property management companies(thank goodness) to Pyramid Property Management. Shane and his team has only been working with us for about a month now and they are extremely kind, caring, and quick with responses. I enjoy being able to work with a smaller property management team that actually cares about their tenants. In this short month, I can tell that Pyramid Property Management cares more about us than the previous property management company. Thanks for everything you guys do! -Shane and Eddie are fantastic.
