He had three buyers for the house the first weekend it went on the market. The fact that Paul got me more than it was listed for, confirms that he had my best interest in the sale. Paul and his team made the whole process a breeze for me. I am very pleased and amazed how smoothly the whole process was from start to finish. Fantastic experience: Paul spent the past month guiding us to our first home and just yesterday was the one to put the keys in our hands. He was always patient with our laymen's questions and unfailingly affable when we would start to feel discouraged. He helped us understand what our priorities were in a home (in our case we learned "location" was our number one) and curated our viewings accordingly. We didn't initially want to see the home we're now moving into, being tired after a long day of viewing prospects, but Paul encouraged us to fit one more into the itinerary, a very fortunate suggestion in retrospect. Paul is great at making this intimidating process less scary and I'd recommend him to anyone.

Fantastic experience: Paul listed my mother's house, and within four days, we had 15 showings, three offers, and a final contract. The cash sale was finalized within two-weeks of the house going on the market. It was a very smooth process, and Paul was not only involved from beginning to the end, he was very inclusive with the decision making process, holding conference calls with interested parties so that final decisions included a consensus of our input. While their seems to be many real estate companies where the selling agent's role is to land the listing and then hand it over to a more junior agent to take over, when you hire Paul, you get his undivided attention. This is the second property that I have sold through Paul, and he does excellent work. The only reason why I am rating him at five stars is because 10-stars is not an available option for the rankings. I highly recommend using Paul Herrick as a realtor.

As a first time home buyer, the decision to buy a property was daunting. The home buying process with Paul Herrick left nothing to be desired in terms of quality of service and professionalism. At every point throughout the process there was no doubt in my mind that Paul was knowledgeable and experienced with all things real estate. House Hunting This process took about two years from the decision to look for a property to the closing of the actual home and while the idea of what home I was looking for changed throughout the years Paul was dedicated to ensuring that he was always keeping my best interest in mind. We looked at dozens of properties across multiple states and he was happy to help me exhaust every possible option until I found the right home. He has vast experience in everything real estate and it shows. He was always able to answer the endless questions I brought to him until I was completely sure I understood exactly what I needed to know. His knowledge and dedication make the process of narrowing down my final home much simpler. Closing Once I decided on the final property no time was wasted in putting in an offer. Fantastic experience: Let me start off by saying if it wasn't for Paul I probably wouldn't be selling my home and buying a new home. Prior to talking to Paul, I was hesitant to sell my home, however, after talking to Paul, he made me really comfortable to move forward with the decision. However, Paul always found the best solution to make me comfortable while keeping the sale process forward in this difficult market specially due to COVID-19. Fantastic experience: We couldn't have sold our house as fast as we did without Paul- we got an offer at our asking price on the first day that the house went on the market! We had previously tried to sell the house through a different agent but got no offers after many months. Paul is one of the few real estate agents who actually takes the time to sell the property, by matching potential buyers to the house itself. This requires a keen knowledge of both the local market and the buyer needs. Many real estate agents are good at marketing (taking pretty photos and posting online) but don't put in even half the effort that Paul does in finding buyers. Some of the things that we really appreciated: - Extremely responsive. We got proactive updates from Paul at least once a week, if not more often from the start of the process all the way until the closing was completed. He texts and call back in minutes if you reach out to him. - Practical. He did not come up with a list of thousands of dollars of changes that would be needed before the house was 'saleable' - just a few essential cosmetic issues that cost a fraction of what other agents had suggested - Integrity. One small example, he took good (and realistic) photos of the place for the online listing. Many agents take angled shots that make a place look bigger or better lit than it actually is. By showing the reality it sets buyer expectations well. - Persistence! Paul worked hard to convince us that we should sell our house through him after our really poor experience with the previous real estate agent. We're very glad we did. Paul was extremely professional throughout the process, giving good advice on the negotiation and pricing. We were out-of-state throughout the process and Paul facilitated everything on our behalf. If we're back in the area we will definitely use Paul Herrick to purchase our next home.

Negative experience: In order to stick to the facts, I will simply paste my written communication with Paul and the horrible job he did for me. I read the below reviews and thinking if they were paid! These reviews are the opposite of my experience! I gave him three deals: my house to sell, I found a condo and asked him to contact the seller agent so I could see inside, and gave him my other condo to rent it for me. According to showing agents: “Paul never replied to their emails asking to see my house”. He kept pushing to get my big house listed after I took it off the market and once I signed the agreement, he was out of reach! Once he realized I was looking to buy a condo, he started responding to my emails and apologizing for not being responsive. He immediately sent me another purchasing agreement and asked me to sign. Once I signed, the nightmare started! I’ll post the details once I have all the “facts” gathered. Stay tuned! And check yelp for others’ feedback.

He knew exactly how to stage and photograph my 931 square foot loft in Old Town, Alexandria, VA From the very beginning there was a lot of interest and I had on the average 2 showings a day until we found a buyer. My loft was put on the market January 15, 2019 and closed five weeks later. Paul is particularly good at keeping his client up-to-date on developments. Fridays we had a call to summarize where we were in the process until closing. Apart from doing a great job, he is a nice guy too.
