Negative experience: As a property owner, I cannot recommend Minnick Management. Beginning in late 2024, rent was regularly paid late — sometimes over a month — without any communication. I ended our agreement in early 2025 due to over two months of unpaid rent and no replies to outreach. Since then, they have withheld the tenant’s deposit and failed to provide a move-in inspection sheet. I reimbursed the tenant myself and have yet to hear back regarding repayment. While the staff I interacted with were pleasant, the management service was unreliable. After reading other reviews on multiple platforms, it appears this is a common issue.

Negative experience: My property was managed by Minnick until Dec 31 2024. I left because of mismanagement of funds and we are still trying to collect money owed to us, with no response from them. Austine is very sweet and helpful, but the upper management is unresponsive and unreachable.

Fantastic experience: When you think of Realtors you don't often think of the people that help them look good. Minnick Management is an incredible support to our business. They are fast to answer questions for HOA interview sheets, they don't play games, and furthermore the questions they answer MASSIVELY supports their members to ensure the homeowners contracts are strong. So thank you Minnick for making us look good! We love you and we are so incredibly grateful for the support you provide us and the incredible support you provide your members (that I am sure don't realize what you do for them)

Fantastic experience: Gilbert was undoubtedly the finest waiter we have ever encountered. He exceeded our expectations by assisting us in discovering other dining options for the remainder of our stay and offering exceptional recommendations for both food and drink. I wholeheartedly recommend Gilbert—10/10!

Negative experience: 1 star is too generous. This is one of the most incompetent management companies I have ever rented from. They barely answer the phones, will relay false information, will refuse to talk to you if you're trying to navigate a roommate crisis, and they can't even keep track of proper documentation to determine who is living in a given rental unit. I have never been so frustrated with trying to communicate with my property management company as I have with this company. Do not rent from them if you can avoid it.

Positive experience: I really wanted to get them a 5 star review, but the fine print of the yard and move out make it a 4, maybe even a 3. The carpet cleaning is mandatory and has to be done by a professional and a receipt must be turned in when you move out, which in my opinion is ridiculous. I have NEVER lived anywhere where I was not able to clean the carpet myself. Now I have to pay a minimum of $400. On top of that, you are required to pay for the water and sprinkler system and maintain the yard and mow it weekly. When you move in somewhere you expect this to be handled, but it’s not. Especially for what you are paying monthly. If it was not for these few things. I would have given a 5 star review. The company is easy to work with, the move in process was a breeze, and the staff is friendly. I hope that this helps you make an informed decision as I wished that I would have known before I signed the lease and moved in.

Fantastic experience: Minnick has been very helpful with finding a rental in Bozeman. Sarah and Becky are very professional and super friendly. They understand how difficult the market is currently and are willing to go above and beyond to help you find a home. I’d highly recommend renting with the great people at Minnick!

Fantastic experience: I’ve rented from them for about three years now and have never had any problems with them. They are very timely and responsive if you have a maintenance request or any issue. The owners and staff are amazing and by far the best property management company in town to rent from.

Fantastic experience: This is my second time renting an apartment from Minnick Management, working directly with Sarah. I had a tight time frame on finding a new place to live and Sarah helped me get into a place as quickly as possibly. She is very responsive, professional, and always upbeat! If there is ever an issue they are quick to resolve it. I would highly recommend working with Sarah at Minnick Management. She took the stress out of finding a new place and went above and beyond to help me out! I couldn’t be happier with my experience with this company!!!

Negative experience: Bounced check that took 8 days to notify us about! I used this company to rent one of my properties in Bozeman and they continually let me down. They continually didn’t answer my voice mails/emails. I would call with a question and I would be the one who would have to follow up the next day. When I requested all repairs go through me for approval they did not honor this request and made repairs without my knowing and sent me the bill. The worst experience was when their check bounced. I waited 8 days to see if they’d call me. After 8 days I contacted them and asked if they were aware their check bounced. They informed me that they were and that more of their checks to owners bounced. I asked them why they didn’t contact me the day they knew the checks bounced and they were unable to answer. Instances like this made it very difficult to rent a property through Minnick. I would not recommend Minnick to rent your property through. They were supposed to free up my time by managing the property but instead I found myself spending equal time dealing with their shortcomings.

Negative experience: As a subdivision management company, beware. They bill for services not done. If you pay they will never say a word, but if you catch them they drop the charge and say they made a mistake. There snow removal/landscape company are lazy, and will trespass on your property instead of driving around it and not stand up to any damage they do. At my place they did $500.00 worth of damage the first time. The second time, because we had so much snow, they plowed it fully onto my property; making it impossible for me to get my truck to the road until we shoved it out. And last they needed me to move my vehicle. There guy came to my front door. He said he knocked, but then tried the door and because it wasn't locked; he let himself in. When I told him to get out, he refused until I would come out to move my vehicle. I now carry a gun in my house incase he returns. Linsey will stick her nose into your business where it doesn't belong, plus one on one she will tell you anything to make you think everything is good, but forget about it and stab you in the back

Fantastic experience: Minnick has been very accommodating to our needs in a quick move! After purchasing a new dryer, we found an outlet had surged and was not functioning. Minnick had a maintenance tech to the home the next morning and had the problem fixed within just a few hours. We have definitely appreciated their attention and care!

Fantastic experience: Sarah is an amazing manager and great to work with. Proper hashtags for her would be #professional #knowledgeable and #agreeable. I recommend making conversation about hiking and food. You will not be disappointed. Bottom line, be responsible, pay your rent, and be a decent human being and you will be juuuust fine.

Fantastic experience: Since the beginning of renting from Minnick Management they have been clear with their communication and fair with their expectations. Sincere when they are talking with you and they follow through on their word with their actions. Sarah handled our final walk through and our transition of getting our deposit back. Sarah was considerate and professional as we are moving states away, she took care of our concerns and made our transition smooth. It is very nice to know and feel that they care about the tenants and the landlord. Truly a great property management company. Recommend to anyone who is renting, again because of their clear communication, their attentiveness, and their integrity .

The staff is courteous and professional and don't treat the potential tenant like they're doing them favors; they actually work for you, they actually care about you and your experience with them! And, special shout out to Eric; he has made this whole experience so easy and convenient. He even came into the office on his day off to get a key to me!! I'm impressed all around.

Fantastic experience: Great to work with. All the staff are friendly and professional. We rented a unit and had quite a lot of requests for small repairs and furnishings, and Minnick was great at talking to the owner! The owner was kind enough to fill the unit with some great quality blinds. We ended up breaking our lease due to some unforeseen circumstances and they were more than helpful in the process. Open and honest communication from them 100%. We got our full deposit back. I'd use them again in a heartbeat.

Fantastic experience: Great agency. No problems, quick maintenance. Cleaned the place and got my full security deposit. Peter Harned was my landlord and he was always helpful and easy to get along with.
