Negative experience: Mr.Crotts is aware he is currently listing a downtown Kent house that leaks sewage in to the yard where the drain is disconnected from city sewer and has burnt electrical wiring that can be seen with the naked eye. It was my house until about 6/7 years ago when I left the state.My ex continued to live there until a few months ago.She never had that stuff fixed.There still doesn’t seem to be proper disclosure going on,the price is not reflecting these issues. I’m not sure why Mr.Crotts thinks that I care about or was involved in his clients family dispute.Has/had nothing to do with me.I simply don’t want to see someone get the short end of the stick and pay full price for a house with undisclosed known issues.I don’t want to see someone get sick or hurt by these serious issues. The wiring burnt by high draw equipment shorting out is potentially a fire hazard if the breaker is turned on.Its simply listed as partially finished instead of admitting the romex wiring in the walls of the detached building is physically burnt up. Tree roots grew sideways through the drain line completely severing it from the city sewer. It would take literal minutes and no real effort to verify these things.I even offered to show them where the break in the sewage pipe is.

Fantastic experience: Ken Crotts and Company preformed beyond any expectation that my wife and I had. We were selling our home of 30 years and needing to move closer to our sons school. It was a very difficult sale given the area that we were living in. Ken was very patient and understood the requirements for us to move. He worked diligently with us, and stood by our decisions. One thing that impressed us, was his non-pressure approach to working with us. Discussions were had, and ideas given, and decisions made without any pressure from anyone within his organization. Everyone of his employees were professional and courteous. They were able to deal with my personality - and blunt spoken approach to life. At no time were we made to feel bad about decisions that we made. In fact, when it appeared that investors were trying to low ball the property, Ken basically instructed his staff to make sure they were aware that we were not in the mood to play their games. Fantastic experience: I worked with Ken when selling my house on Shadow Lake. He was great to work with. He coordinated a sale that was a cash offer. The buyer wanted to move the closing date up 10 days, and since it was a cash offer, I didn't want to disrupt any of the process. However, I had not started packing. I had a house, pole barn, several out buildings full of stuff. My wife had already moved to our new location in California, so I was left to pack up. I called Ken with my dilemma. He recommended a moving company that he had used before. 3 guys and a truck showed up and packed and moved everything within 2 days. It was a lifesaver. Ken was always available for every part of the transaction through to the closing and further. Thanks Ken ! Fantastic experience: From the start, Ken and his team had my trust. I spoke with Ken initially, and then ultimately with the timing, I worked with Elisha. Elisha understood exactly what I was looking for, and went out to look at houses with me many times. We looked at something like 25 houses. I wanted a very specific nieche of house and she even helped me rule some out before touring based on flaws that I considered a no-go. During tours I could ask her about different things I saw in the houses - odd lighting, broken chimney bricks, flawed second story decks, oil tanks, etc and she was able to tell me what they were. She also wasn't afraid to look in cellar crawlspaces, (even found a cool wine cellar in one). I asked a lot of questions about the process and she always kept me well-informed. When it came down to the negotiations, she was also able to help me craft an offer and negotiate after the home inspection came back. I'd go back to Elisha and Ken and their office staff if I need to sell or buy again and I've already recommended them to family and friends. They're amazing!

Negative experience: DO NOT USE... if I could put negative stars I would. He doesn't even deserve 1 star. Ken is worse than a snake oil salesman. He has lied to me regularly, including our initial conversation. Ken told me that he had multiple people asking about my home specifically, and insinuated these fictional buyers would purchase my home for more than anyone else. I sadly believed him. He didn't try to sell my house, rather used it to try and get contacts to sell other properties. He even said that to a couple he brought to my house, before they ever said "No" to my home, he was offering them other properties. He improperly & fraudulently marketed my home, offering VA & FHA financing on the MLS, knowing it wouldn't qualify for those options. Even though it was supposed to be listed a cash conv only. He instead told me it would help sell my house leaving those on there, knowing it wouldn't clear VA or FHA guidelines. He is wasting my family's time, other agents time, and the buyer's time. His follow-up on the showings was terrible, as well as his follow-up on the low-ball offers we received. He tried to convince me to sign an offer for $50,000 below our listed price, knowing it wouldn't meet my family's needs.. Just enriching himself. He called me a liar when I was able to connect with an agent, representing a potential buyer, that he said he was unable to get ahold of. He doesn't care about what this was doing to my family, and our health. He expected me to show my home until 8pm at night while I am raising my 2 young grandchildren. He said he would cancel my listing. He said removing my listing from the MLS would take it off the market, yet the form he sent me to sign would only take it "temporarily off market" for a time period of between 7-45 days, leaving him in control of my home. He doesn't look out for the seller, he talked more people out of making an offer on my house than he got me. The net sheet he sent me on one offer, left out one of the commission lines, which made it look like the offer was worth more to me than it really was. If I had accepted it, he would have come back and said "oops I missed a cost" and it would have made myself and my grandchildren homeless. He refuses to let me out of his contract, even though he hasn't held up his end, simply so he can still use my house as a marketing tool to make him money, and do nothing for me. My house is still up on websites he controls, so he is still able to generate contacts. He tried to make me feel guilty about the money he's spent, which is the cost of doing business for any agent, except for the little over $200 he spent for a dump run, that he offered to cover He didn't explain anything he sent me to sign. He snuck in his commission that is 2% higher average. For that kind of money you'd expect someone that is working for you, not out for themselves. And the commissions aren't even split evenly. When I told him I was not happy with him and wanted no further dealing with him, or his company, he refused to cancel the contract. Instead decided to hold me hostage, but not do anything with the offers received on the house. He expects you to uphold your end of the agreement, but when he is called on to uphold his, there is always a reason or excuse. I trusted him with a generational asset, and protecting me and my family. He has failed in that trust that was given to him, and his company. My family has owned this house since it was built, And it is my grandchildren’s inheritance. He has treated this house, and us like a commodity to be exploited for his own gain. I hope any part of this will help you see through his misleading "advice", half truths and outright fabrications.

Negative experience: This company sent multiple unsolicited text messages harassing me based on an internet search I did regarding real estate. I will never work with companies who use this type of unethical marketing.

Fantastic experience: We had a great experience selling with the Ken Crotts Company. We had an awful selling experience with another realtor prior to listing with Ken. We'd had our home up for 4 months with our previous agent, had 4 sales all fall through for various realtor oversights or buyer issues. We took our home off the market and decided to wait. We were pretty much hopeless, when we actually got a cold call from one of Ken's agents. We ignored it for a few weeks before getting another one. We checked his reviews and they spoke for him! We took a huge chance by listing our home again. Two days later we had multiple offers, ALL for over asking. We never even had to do an open house. It's now 37 days later and our home just closed with no issues or delays. We were completely hopeless before and now we are so grateful that Ken and his team reached out. I would love to offer special kudos to Marie, the transaction coordinator, who is very on top of it and responsive.
