Fantastic experience: I've had a wonderful experience renting through Altos Realty, and I especially want to thank Justin for all of his help over the years. Justin has always been professional, responsive, and genuinely kind. Whenever I had questions or needed assistance, he was quick to respond and always treated me with respect. I would highly recommend Justin and Altos Realty to anyone looking for a property management company that values its tenants and provides excellent service.

Fantastic experience: Altos Realty, INC. has taken care or our rentals for many years. They respond and resolve issues quickly and keep us informed with anything that might arise. They make sure the property is being well maintained by the tenants and up to their standards.

Negative experience: As a landlord, property management with Justin was a mixed experience. I do not recommend for remote landlords who cannot physically check on their unit, maintenance, or property management themselves. If you can easily physically check on your property, it's probably ok. Nothing extremely bad happened but property management with Altos does not save you for headache and you're squeezed for your money. Some of these may be general property management issues not specific to Altos, take from my past experience what makes sense to you. Overall, Justin is great at talking but doesn't have the attention for my unit, leaving me with numerous surprises (e.g. charges, maintenance, tenants, not being able to follow through on prior agreements) and feeling taken advantage of as a remote landlord. Within the first couple months I could not trust Justin to manage my property with the landlord's interest in mind, nor did I have confidence in even being able to reclaim my unit in a similar condition after the tenants move out. It was a headache to have to manage the situation remotely and I was glad to be canceling after one lease term. The unit was thankfully returned in its original condition, and in hindsight the tenants were good and just needed lots of "handyman" kind of attention. Good: - found a clean and good tenant for my unit - very responsive, polite in communication - considers remote homeowner and timezone differences, in communication and video calls - gives reassurance or adjustments to make up for mishaps (though I'd prefer just not having those mishaps in the first place) Mediocre: - I had almost monthly maintenance issues charged to me, and it was difficult to get clarity on what the charges were for, requiring many emails to try to get photos / videos on the problem and fix for any incident. I felt like I was being a difficult landlord for my tenants but taken advantage of by the property manager, and having to micromanage wasn't great. - I was not informed about cats being part of the residents until I physically went to check on the unit once. Wasn't a major problem for me but I did not appreciate the surprise and lack of communication Bad: - I got surprise net 2000$ maintenance / cleaning charges in the second month of tenancy. Part of this was refunded after circling back with Justin multiple times, but a large part of it was still charged to me in the end. Some items didn't make sense at all, such as disposing of trash -- I had confirmed there was no trash in the unit during a video call during key handover. In hindsight I should've been more firm about action against this violation of property management agreement to recover the expenses here that were not approved or even communicated to me. - the tenants/maintenance replaced the deadbolt but didn't get the new keys, so the property manager effectively did not have access to the unit. Even worse, they didn't notice this until move out 7 months later when trying to access the unit for key handover. Upon inspecting the key situation, the lock had been changed once prior, without my notice or knowledge, meaning the deadbolt replacement actually shouldn't have been normal wear and tear. - the handyman had multiple false charges which I discovered after reclaiming my unit and doing maintenance myself. For example, pantry door was "addressed" but not fully fixed, and never came back to fix. Smoke detector was claimed to be replaced but was actually missing in the end.

Fantastic experience: As tenants, we had the best experience working with Justin from Los Altos Realty Advisors. He was always available, proactive in finding solutions, and incredibly reliable. His professionalism combined with a very human, thoughtful approach made a big difference. We truly appreciated the support and communication.

Fantastic experience: Having had Justin as my property manager for my first apartment was wonderful. Great communication and you could tell that he genuinely cares. Any concerns I had or requests for assistance I made were taken seriously and handled promptly. Overall a great experience with this management company.

Fantastic experience: Altos is a great company! I moved to an apartment with my boyfriend 4 years ago in Sunnyvale and they made the process of moving in so easy. Laura helped us in getting the apartment and it was smooth! As first timers of getting our own apartment, they were patient and kind. Whenever maintenance is needed, they would fix it right away. Moving out was also easy as well! The manager Justin was very helpful and kind. If you need an apartment in the Bay Area, definitely find apartments under these guys! They’re awesome.

Fantastic experience: Rented in one of their units and have to say living in USA for a decade and dealt with various management company but Altos were so professional and they are one of the best to deal with. Prompt service request dealt whenever needed. Even when applying for the apartment, they contacted and responded offer within one business day. I would recommend anyone who needs help with property management can trust this guys.

From touring multiple units to moving out, Justin and his team were extremely responsive, understanding, and always did his best to help me out. Had to move out for other reasons and after renting from a different PM company, I wish I could have continued renting with them. But since they're so amazing that's probably why there's competition for their units!

Fantastic experience: I was a tenant in an Altos-managed property for a year and a half, and I had a fantastic experience. My landlord, Mark, was accommodating and easy to communicate with. He was quick to address the few issues I reported, and his responsiveness made my first apartment experience a very positive one. The rent was affordable for the Bay Area and the building was safe and well-maintained. If I return to the area, I would definitely consider renting from Altos again, and I highly recommend them to others!

Fantastic experience: I've been a tenant under Altos Realty Advisors for over 6 years(up until recently when the owner sold the bldg) and I've never had an issue with having my concerns heard/dealt with. Things just ran smoothly, whether if there was a personal issue, or any maintenance needs, to complete plumbing overhauls, everything was handled very quickly. *Justin, is truly an amazing human being. He tried his best to resolve whatever concerns I've had in a timely manner within those 6+ years. It's so much more than that because, Justin seems to really care about his tenants and their wellbeing. I used to tell Justin that i know he couldn't make anyone"obey the rules", but i was grateful that he actually TRIED to get us all to be courteous to each other. It takes absolutely nothing to be kind in this world of chaos. The company as a whole has been nothing but professional, each person that works there, seemed to know what their job description entailed. Not only that, but anyone who walked through the door, was greeted with a big "hello/can I help you", from whomever was in the office. Whenever I went in to the office to pay my rent, I felt comfortable to have other workers take my payment, rather than just wait for Justin to handle it, even though he's my favorite person over there. Ijs... Jake Jefferies is also a good guy, he gets whatever questions you have about your account, answered very quickly and thoroughly. I truly have loved everything about Altos Realty Advisors, and it's heartbreaking writing this review because, i know that they no longer represent us. I must say that i do I look forward to being able to work with them again in the near future! Fantastic experience: We moved across country to a beautiful place in Palo Alto and our experience with Jake Jefferies was nothing short of excellent. He guided us through every move in process and was also our main point of contact while in the unit. As with most brand new renovations we ran into some quirks here and there, but Jake was always there to get it promptly fixed. Our time spent in the unit was made a lot better from the positive interactions with the Altos team and we would highly recommend them—in short they just made everything easy!

Fantastic experience: I lived/rented in this property in downtown San Jose for 6 years. During the pandemic, Altos Realty Advisors took over property management from this shady guy that ran it before. The property has a lot of issues, being an older fixer-upper of an apartment complex, but Justin Accola was always patient with any problems we had, suspicious characters on site, package theft, parking lot disputes, plumbing issues, laundry room fires, you name it, Justin Accola always responded quickly and tried his best to sort out our problems. He's a really nice guy, patient, compassionate, reasonable, quick-thinking and does excellent work. Thanks, Justin - I don't believe I'll miss living on the property, but I will certainly miss working with Mr. Accola.

Fantastic experience: Me and my wife stayed for a year and worked with Justin. He is prompt to reply and easy to deal with. Technicians were sent promptly with to our maintenance request. We had to move since the new work is far from the apartment. I highly recommend Altos.

Fantastic experience: Rented with Justin for couple of years. He is great to work with, very fast and clear in communication. All the maintenance requests were addressed in less than an hour. We had to break the lease early due to personal reasons, and Justin found us a replacement tenant very soon, so we dint have to keep paying for long. Overall highly recommend working with Altos.

Negative experience: Pathetic customer service. It was so hard to reach out to the manager Mark to ask any clarification questions. They need to improve their communication.

Negative experience: We saw a place on Zillow that we really liked. After visiting the place we got the number of the “person in charge” there was no application available on Zillow so we called the number a couple of times left a voicemail and did not get a response. We called again about 10 times with no answer. Finally i found their website and saw that there was a application there with a 40$ fee. We filled it out, called back again, but did not receive an answer to the voicemail. Finally, after zero communication, we received an email that the owners excepted another applicant without any reasoning.

Positive experience: It was okay. Owner wanted to take control of property. So I had to move.Mark notified me at the beginning of January and I had until the end of February to vacate as the lease wasn't being renewed.Fair enough.

Fantastic experience: Working with Altos Realty Advisors for over a year has been such a wonderful (and easy) experience. I was a tenant in one of their properties and, from the time I signed my lease to when I moved out, it has been easy and seamless. On the rare occasion that I had a maintenance issue they were immediately available and there the following day to fix the problem. I would highly recommend Justin and his team to owners and renters.

Fantastic experience: We rented a house managed by Altos for a couple of years and had a fantastic experience with them. Our contact person was Justin Accola and he was always very responsive, and always ensured that our problems were sorted out immediately. He went above and beyond to help us in anyway possible even during the pandemic lockdown periods and got us the handyman or service required. After renting in bay area for many years at different places, I have had mostly bad to mediocre experience with the management or while moving out but I was pleasantly surprised by how smooth everything was with Altos and especially Justin. Very highly recommended!

Negative experience: Very disappointed. Things flagged in the move in report were never addressed, including safety hazards like loose benches and an unstable masonry block wall. Especially disappointed with the move out process. The house was in near identical condition to move in. All within standard wear and tear which the lease specified. Despite pleas to our contact, Justin Accola, we were told the outrageous charges were simply “what the owners wanted to charge” ignoring the lease agreement entirely. Los Altos Realty should honor its contracts with tenants.

Fantastic experience: I lived in an apartment for 5 years with Altos Realty and do not have a single complaint that I could make. Whenever I had any issue whatsoever (be it plumbing, getting locked out, or even just an interior door not fully closing), the property managers were immediately responsive and made sure to get everything fixed. For instance, after filing one particular plumbing issue online about a backed up sink, I received a call from the plumber in less than five minutes to confirm a time to come fix the problem. Over the course of five years, I never had a single instance of an unexpected or even last minute notice of entry or other issue with the apartment, and had zero issues ever getting in contact with questions or concerns about the lease. Having just finally had to move out, I was again pleasantly surprised at how easy and reasonable the move-out process was and had no trouble cleaning enough to receive the full security deposit back. If I ever had the chance to rent with them again I would in a heartbeat. Thank you!

Fantastic experience: I lived in a Mountain View unit managed by Justin Accola from Altos for almost 8 years and was so sad when it came time to move on. Justin was always extremely responsive (like we're talking responses within half an hour and at max a few hours) and got repairs done ASAP including leaking bathtubs, pilot light heater, dryer issues, etc. He was always communicative with any house changes that needed to be done (replacement of carbon monoxide detectors, balcony renovation, etc). I also super appreciated Justin's help with replacing the light in the stairwell that we couldn't reach because we didn't have a ladder and he sent someone over to help replace the bulb immediately. I literally couldn't have asked for a better landlord and property management company to work with. Highly recommend Justin & Altos Realty!!

Fantastic experience: We rented an apartment from this company for six years. Management was always attentive to our questions/needs/repairs. Our manager, Justin, was always very quick to respond and addressed whatever issues we had very quickly. If you’re looking for a highly respectable company to rent from or rent through, I would absolutely give these guys a call.

Fantastic experience: Had an interesting experience moving out of an apartment altos managed. The owner wanted to charge all these damages that we knew we didn't do the pro tires we received of the damages and the amounts he was trying to charge us were just outrageous and didn't add up. Chris Effler, the property manager was stuck in the middle and he made it work to where we left feeling better about the situation.

Fantastic experience: I worked with these guys for the last 8 years as i rented a property in Sunnyvale. Matt Acola was my main point of contact over the years, but got to know other folks in the office as well. The level of professionalism that this team showed me over the years was incredible. If i ever had an issue with an appliance, or at the house, these guys were on top of it. They made everything painless and really helped me make a home out of that property. I highly recommend these guys both if you are looking for property managers, or even if you're looking for a place to rent. They are wonderful people.

Fantastic experience: Matt Accola the our manager at the property where we rented. Every time I had a question or problem, I never once had to wait for a response. What’s more I felt like he had become a friend. It’s obvious that he enjoys his job as he does it very well. I highly recommend Matt and Altos as property management.

Fantastic experience: We rented a 4 bed/2.5 bath in Mountain View for 2.5 years and worked with Jake Jeffries. Excellent property manager who was responsive, understanding, and efficient. Easy to work out lease terms and any fixes required. Their subcontractors are also polite and prompt. When I need a property manager, I will certainly contact Jake!

Fantastic experience: I rented a one bedroom apartment in downtown Palo Alto from Altos Realty Advisors and was impressed with their customer service and convenience of my tenant portal. I was able to sign my lease, submit maintenance requests and pay my rent online. I noticed that maintenance requests were always handled quickly and I appreciated that I had my property managers cell number if I needed to get ahold of him. Would highly recommend!
