Negative experience: A lot of hidden fees when you move in three day grace period on rent or my late fee is 10% of my rent which is $350 lotta greed

Negative experience: So before Christian and his brother took over, I never had an issue. Any request was done in a timely manner. I only had two things that ever needed to be fixed. After they took over, we had a billing issue with the solar. Well it turns out there was no issue at all but it still took them 4 weeks to respond and get it figured out that there was no actual problem. My wife spent quite a bit of time to get it straightened out but it seems as if they didnt feel it was of high priority. Multiple phone calls were made but it still took 4 weeks to get to the bottom of what was happening. So this first bad review is to show they dont take things seriously and it doesnt matter to them how long it takes for some simple customer service. I only recommended these guys if you plan on taking care of everything on your very expensive rental. But whats the point of renting if you have to do it all yourself. 0 stars do not recommend. TBC... Our microwave stopped working and that conversation is great. I have the screen shots of them telling us to buy one because they dont want to fix it.

Fantastic experience: My husband and I contacted SDS Realty back in April 2022 to manage our property for us. My husband and I were initially very hesitant to rent out our home, but we found it necessary due to the fact that my husband received a job offer in WA and we did not want to deal with the hassle of managing our home from out of state. Ashely was very helpful, patient, and reassuring. She answered all of our questions thoroughly (I had numerous questions) and dispelled many of my doubts about renting out our home. This was our very first time renting out our beloved home and we were concerned about finding the perfect family to occupy it. We put a lot of love and care into our home and we prayed for tenants who would continue to pour love into it. Thankfully, with Yansi and Ashely's help and dedication, we were able to find lovely tenants to rent our home. Ashely found our tenants shortly after our property was listed which was a huge relief to my husband and I. She completed an extensive background check that I found outstanding and thorough. I couldn't be happier with the level of service Ashely and Yansi have provided. Our tenants are amazing people and I am very pleased with our experience. The ladies at SDS are very kind, friendly and easy to converse with. I am very grateful for them and their friendship. They are always communicative and ready to answer all my questions by phone, text, or email. Usually when I reach out to Ashely, I receive a response immediately. I strongly. recommend SDS Realty to any property owners, especially those who may feel apprehensive about renting out their home.

Negative experience: What a horrible experience!!! Wow tried to rent us a home with exposed wiring, mice, ants, and not clean. He blames owner. Owner should us it’s them. I would recommend using anyone else you will not be happy trust me.

Negative experience: This company showed me an apartment in Moreno Valley at 24446 Myers Ave, Moreno Valley, CA 92553. The advertisement was deceptive and incorrect. The unit number was incorrect (not 24446), so viewing the incorrect unit on street view prior to driving out will give you a false impression as this unit is larger with a larger yard, whereas the real unit is smaller and in much worse condition. The advertisement claims the actual unit for rent was recently remodeled in turnkey condition. This is 100% FALSE. The unit was DISGUSTING with burnt food scraps stuck to the stovetop, the floors and walls were dirty, the bathroom had soap scum and stickers stuck to the bathtub, and the back yard it boasted about was 100-150 square feet and a narrow rectangle in shape, enough to grow plants but certainly not enough for even a small dog to use. There was no grass, the carpenter work was shoddy at best, and the unit looks like it would fall apart in strong wind or an earthquake. This unit clearly hasn't been remodeled in years despite the company falsely claiming it's recently renovated. This leads me to concerns about roaches, mice, rats, and other pests as they would easily be able to enter this unit. Eddy Sandoval was useless at best in addressing these issues, and seemed to think it was appropriate to say to an irate potential customer that the two most important things to him are time and money (not competency or giving tenants a nice home). Considering how horrible the condition of the unit was, as well as how poorly (and falsely) it was advertised, I would have trouble trusting anything coming from this man. Reading his responses on Yelp, he clearly will try to blame the tenant before accepting responsibility and I will be looking for a new home with other property management companies. I recommend others to stay away from this company as well.

Negative experience: I was looking for help finding a home to rent and this guy picked up very rude and I had a eviction from years back. I wanted to pay a year in advance on rent and before I can say it he hung up right when I stated I had a eviction. Not very professional.

Fantastic experience: Eddy and Christian are very efficient in renting and managing our property. When they are informed of a tenant moving, they move right away to find a new tenant. Recently needed to have a palm tree removed from the property. They got estimates for us and arranged to have it removed in a very timely manner. They are a fairly new company but seem to have the right business savvy and people skills to make this an association that works for both of us.

Fantastic experience: If you are looking for a property management team that brings you value with a professionalism and responsiveness, don’t go further. Value: I had been struggling with my former property management company for several month to make upgrades to further prepare my place to lease. I searched for a solution, like you are probably doing now, finally a friend referred me to S.D.S. It only took one phone call to them. They immediately offered to help by either jumping in or by providing me with contacts and resources. I was time constrained and opted to have them jump on the driver’s seat. They sure drove efficiently and effectively, within two months my place was leased. They not only upgraded my kitchen and baths through their contacts/contractors (30% lower than quotes I had gotten) but also posted my rental property, immediately targeted their backlog of potential clients/leasees, screened several developing a short list (6) highly potential candidates and presented me with the top 3. Together we determined who to proceed with. I am extremely pleased with the outcome and how my transaction was handled. Professionalism: S.O.S’ professionalism is second to none. The entire team is extremely cordial, attentive, and always with a can do attitude keeping their client (me/you) well informed every step of the process, advising but always respecting your perspective and decisions. Responsiveness: needless to say - in two months they rebuilt my kitchen and baths to include granite, had the entire place painted and all required updates to get the best offer possible. In addition, they dealt with all negotiations, paperwork, switching utilities to tenants, etc. making the transaction seem-less to me. They even collect and monitor my now tenants. This team definitely goes above and beyond when it comes to delivering on customer experience. I fully endorse and recommend S.D.S. Realty & Property Management as they are a top tier team.
