Negative experience: Erika and the gentleman on maintenance we can't say enough good things about, they themselves are excellent at what they do and come across as decent folks besides. Luke Cordova on the other hand is obviously out of his depth. At the start of May right before our lease was to end and AFTER I paid May rent believing we would sign another lease in the coming week, we had a local friend of the owners stop by one morning unannounced with no prior notification with a contractor in tow to look at the house, since they were under the impression we were moving. They informed us that the owners had tried to contact Luke repeatedly, and sure enough within 30 minutes Luke was on the phone doing damage control, telling us that the owners had at the last minute decided to move a relative into the property. After promising us he would help sort this out and find us another rental he went radio silent for over a week until "I" called "him." When the only option he presented was found to be untenable I asked if we could at least get our security deposit back to help with moving expenses, whereupon he seemed to launch into a scripted response about sticking with lease provisions to receive the deposit back, which I found unacceptable since out of all three parties involved I was the only one that didn't violate terms of lease. We appreciate the various people that have also left reviews we have spoken with, your own experiences have definitely given us the peace of mind in regards to what options we've chosen to pursue. One star, would not recommend while Luke is still the owner, we bemusedly look forward to the carefully worded doublespeak response from SFPM as is evident from other reviews.

Renewals are never guaranteed and the law only requires a 30 day notice to vacate. Mr. Ben was properly provided with an official 30 day notice in which he acknowledged receipt. Mr. Ben's security deposit will be returned in accordance with NM Laws. Mr. Ben has the right to write any review he wishes and in doing so we understand the frustration and emotions involved. Update: Mr Ben and I were able to work out a mutual agreement and completed our business relationship professionally and successfully.

Negative experience: Erika and Mark are kind and good at their jobs. However, they should not be the only staff managing 100+ units. There should absolutely be more than one office worker and one maintenance worker to cover all of those units. I really dislike that those two must be so overworked just so the owner doesn't have to cut into his profits more. Maintenance doesn't get done in a timely manner; how could it with one person doing the job of 5-6 people? The company skipped our HVAC inspection due to an issue they should have solved this summer. Now, we are having to wait to turn our heat on because we are at the mercy of trying to fit in an overbooked schedule. Not only did no one reach out to us and communicate this until two of us in the same unit called to complain. Nights are now down in the 40s. The house is showing as 64 inside. I have an irreplaceable guitar (from a brand that closed 20 years ago and also a gift from my grandpa, who has since passed) that should not be in temperatures lower than 68 degrees. I know for a fact that this company will not pay to repair or replace this priceless guitar if it is damaged due to the owner's poor leadership. I'm half a mind to turn on the heat anyways but I have to get consent from my roommates first. Shame on the owner for overworking his employees and neglecting his tenants. I'm over this.

Santa Fe Property Management, LLC

We appreciate you taking the time to share your concerns. We’d like to clarify a few points to ensure accurate information is being communicated.

Our team utilizes AppFolio, a maintenance management system designed to efficiently assign and track work orders through a network of qualified vendors. Every maintenance request submitted for this unit has been received and addressed through this system.

Regarding HVAC concerns, residents were never advised that they could not turn on their heater. The purpose of our annual fall inspection is to proactively test systems such as smoke alarms and ensure everything is functioning properly ahead of the winter season. Additionally, the home was thoroughly inspected prior to move-in in late spring to confirm all systems were in working order. While our fall inspections are part of our proactive service approach, they are not a requirement for system use.

We understand that scheduling can sometimes be impacted by vendor availability during peak seasonal transitions. That said, we recognize the importance of clear and timely communication and are actively working to improve in this area.

We also want to address concerns about staffing. Our team members maintain balanced workloads and structured schedules. Our maintenance coordinator role is part-time by design, supplemented by vendor support, and our office staff works standard full-time hours with appropriate time off, benefits, and support. We value our employees and prioritize a healthy, sustainable work environment, which is reflected in their continued commitment to our team.

We also acknowledge that shared living situations can sometimes lead to miscommunication. We encourage all residents within a unit to coordinate requests and communication so we can serve everyone more efficiently.

We value both our residents and our team members, and we remain committed to providing responsive service and continuous improvement in our operations. If there are any outstanding concerns, we encourage direct communication with our office so we can assist promptly.

Negative experience: As per other comments here, Luke is very unprofessional. I had good experiences with his other team members since 2021 but when I moved out this year, Luke refused to honor an agreement about move out terms his team member made with me and was confirmed in writing, refused to address the fact that I was still getting water/trash bills from the city for the new tenants 2 month after move out (even though his team said they would contact the city), and presented me with new policies in an email that were never formerly shared with me to refuse the reimbursement I requested and am owed. He refused to take responsibility for his actions, doesn't seem to think tenants who he owes money to should be upset or frustrated, and easily threw his own staff under the bus to try and get out an agreement they made with me. No integrity. I will also mention that when I moved in, the place was not painted and not clean (leftover food in freezer) and the yard has untouched for months and in shambles. NEVER work with them - and if you are an owner, consider how this person is representing you by managing your property.

Santa Fe Property Management, LLC

We take feedback seriously, but we also want to clarify a few important points regarding this situation.

The tenant received a full refund of her security deposit, which was processed and returned in full. We strive to honor all agreements made with our residents, and we carefully review written communications to ensure consistency and fairness in every case.

Regarding utility billing and move-out coordination, these processes can sometimes involve third parties (such as city services). The transfer of utilities is the responsibility of the tenant, which is why residents are required to set up and transfer services directly with the provider in their own name. While our team may try to assist as a courtesy, we are not authorized to conduct business on a tenant’s behalf. In this case, our attempt to help appears to have created confusion, and we want to be clear about where that responsibility ultimately lies.

We’re committed to maintaining professional standards and supporting both our tenants and property owners. If there are any outstanding concerns, we encourage direct communication so we can review details and work toward resolution.

Negative experience: I recently had to deal with Luke at SF Property Management. Regarding overhanging tree branches in our yard. Luke along with Coats tree service came out and advised that the "law" states that an owner who trees hang over are not responsible for trimming them and that we are to be taking care of limbs on our side. He even handed me a paper stating again it the "law" in Santa Fe. They told me they would prepare estimate from Coats tree service who was present on this. Last Friday I reached out to Luke his receptionist advised they were still awaiting on estimate from Coats tree service. 5 weeks today they get back to me and stated owner did not want to take care of trees, and again stating Santa Fe "law" requires us to cut limbs on our side. I went to Santa Fe City Clerk and short term rental code ordinance and they advise of no such law in fact there is no law on this at all. They even requested a copy of what Luke from SF properties had provided me stating they would like to see what was being handed out to public as a Santa Fe law. I will attach picture of this to my review. This was a terrible situation and the owner should be ashamed of himself for not taking care of his trees. City did however provide owner contact info as is public record. I will be reaching out to the owner as my request to Luke to return my calls have gone unanswered.

Santa Fe Property Management, LLC

We’d like to clarify this situation, as there are several inaccuracies in this review.

Santa Fe Property Management does not have any contractual relationship, responsibility, or obligation to this individual, as they are not a tenant or homeowner, but a neighboring property owner.

Regarding the tree in question, we coordinated a site visit with a licensed tree service to assess the situation and provide guidance. Tree maintenance, including overhanging branches, is generally governed by applicable laws and property rights. In many cases, neighboring property owners are responsible for addressing portions of trees that extend onto their side, along with any associated risk or maintenance.

While we made an effort to assist by coordinating with a third-party vendor, the property owner ultimately has the authority to make decisions regarding work on their property. We communicated those decisions once confirmed.

We encourage individuals to review local regulations or consult with qualified professionals to better understand their rights and responsibilities regarding property boundaries, tree maintenance, and liability.

Fantastic experience: From a renter’s perspective, I cannot recommend and speak highly enough of Santa Fe Property Management. Luke, the owner, is amazing to deal with (professional, kind, and very responsive). Mayah is also wonderful if she is still there full-time :) My mom and I have been renting through SFPM for almost 6 years now and I will stay renting through them for as long as possible. If I had rental properties that needed to be managed, I would hands down trust them to do that as well from what I have experienced as a renter.

Negative experience: Awful management. They have no respect for their tenants and have a pattern of dishonesty. They don't respond to inquiries or requests no matter how many attempts you take. Worst "management" you can find. If you want an example of how you will be spoken to by the owner then look at how he responds to negative reviews. He is the most angry and defensive supposed professional you will ever encounter. Only rent from them if you are truly desperate and have no other options. Run, don't walk if you want to save yourself from the worst living situation you will ever find yourself in. Edit in response to the owner’s attempts to slander me and discredit my earnest review and experience: I am not Tarin and I can only hope the owner made this up to intimidate any other residents from writing negative reviews rather than unnecessarily exposing someone's name and financial information. He claims in his response that I was evicted due to nonpayment. I have always paid rent on time, I always spoke to him with respect despite a lack of reciprocity, and I have never been evicted. It's unfortunate that he has a consistent pattern of lacking accountability and slandering others including his colleagues and tenants. I never write reviews but I want to warn others so that they can avoid this unprovoked bullying from this property manager. The owner has a very uniquely angry and devisive style of communication and while I have empathy for the circumstances that have likely led him here, it's not fair to treat others this way. I advise he works on his anger and communication style. If only he could respond to questions and maintenance requests with the enthusiasm and timeliness that he responds to reviews, he would have fewer unhappy customers. I cannot describe the immense relief I felt when I served my time under this management group and was able to move out once my lease was over.

Dear Reader,
I own and operate Santa Fe Property Management. My name is Luke Cordova. Managing several hundred properties in this town is no easy task, however, I do it and I'm passionate about this business and the professional people that have crossed my path through management. I will treat you with respect and dignity. In this business, it is easy to be the punching bag. Everyone experiences difficult times, and in many instances, we have been there to help tenants through their situations. Unfortunately, there are a select few of them that take their problems out on us, threaten to sue us, make false claims against us, and are just flat out awful and nasty with us. After several months of enduring verbal threats from this particular tenant, he decided to stop paying rent and received a notice of eviction. Regardless, he was bailed out by his former partner, and yet still has the audacity to write a review. Interesting enough, he couldn't list his name. Best of Luck Tarin.

Fantastic experience: Finding, securing and moving into a rental property has been a great experience thanks to Mario at Santa Fe Property Management. He has been thoughtful in his approach to pairing tenant and owner needs, always maintaining impressive professionalism. Despite the volume of work he is responsible for, he has continued to provide timely and friendly service. We look forward to continuing to work with him and highly recommend him if you are looking for someone dedicated to delivering a job well done, every time.

Negative experience: I have NEVER dealt with anyone as unprofessional as Mario. They take your $50 for the application fee (how much do they pull in doing that?) and then ignore your requests for updates on the property. The only thing that makes me feel better is that I'm a strong believer in KARMA. He will get his.

Santa Fe Property Management, LLC

Peggie,
I’m sorry you had a bad experience. The market is very active and we field numerous calls, emails, and showings on a limited amount of available properties. You are one in over several hundred inquiries on our listings. I know that Mario missed your appointment, however, we did reschedule with you. We did work to remain courteous and professional, however, that is a two way street. I did receive your application and we did wait for your response of whether or not you were interested in proceeding after viewing the property. We never did get your response. I will happily refund your application fee. I have refunded numerous application fees on prospects that don’t proceed with us prior to running their credit report. We don’t make money on applications as we are billed by the service the runs your report.
Lastly, we work in a business that provides housing opportunities for numerous people like yourself. We have not wished bad on you and don’t appreciate your insults of karma. I hope that you are never wished Karma by anyone.

Sincerely,
Luke Cordova

Negative experience: As others have mentioned, Luke is terrific at first, but the longer he manages the property, the less responsive he becomes. His staff does well with the guests staying in the house, but he isn't at all responsive to me, the home owner who is paying him to manage my property. He is paid 1/3 of the rental income collected, yet I have to call or email him or someone else in his office multiple times before I ever get a response. It usually takes him at least 10 days to respond to me. Other than the cleaning staff, I don't think anyone ever comes to the house to check on it. It is my opinion that Luke is collecting the monthly fee without putting in the work to manage the property. Again, Luke's company does a good job accommodating people who stay in the house, but he is VERY unresponsive to me. If Luke worked for a company and was good working with customers, but his employer had to make numerous requests for action and he didn't respond to requests in a timely manner, he would be fired. I hired Luke to do a job for me. I wasn't happy with his performance. I terminated my agreement with him to manage my property.

Santa Fe Property Management, LLC

Julie,
Thank you so much for your review. However, allow me to elaborate a little more about this one star company. I would like for you to share with the readers how your property had numerous issues with neighboring properties. Please let the readers know that we dealt with several city ordinance violations from your neighbors living in a shack, with aggressive dogs, and how we, a one star company, consistently ensured that the guests felt safe enough to continue their stay and to stick money in your pocket. Please let the readers know how many guests questioned when inquiring about the property, and who also called us at several hours of the night when they felt unsafe at your home so that we could reassure them that they would be fine. Fortunately an incident never occurred because we ensured their safety. Good luck.

Negative experience: I'm writing this as a warning to anyone looking for a property manager. Do NOT go to Luke Cordova. I am writing to hopefully save people from the headache Luke will give you. Once he lures you in with his smooth talk, you won't be able to get ahold of him. His voice mailbox is full and he won't respond. He said he did inspections, well Hellen Keller could have done a better job. When my tenants left my property, there was a stolen car in the driveway and over $2,000 of damage to my house. Luke is the absolute worst decision I have ever made when it came to my home. I thought I was making a good decision in hiring him... I was not. Again, I am writing this to hopefully save people from the headache. I feel Luke doesn't even deserve the one star, if I could give him 0 stars I would. Read the Yelp reviews before working with Luke! ** Please note: After writing this review, Luke called me continuously. As I did not respond to being harassed via phone call he then threatened me via text. Please just be cautious of Luke. He is shady. I thought he was awesome at first. Please read the Yelp reviews. They are all true.

Santa Fe Property Management, LLC

Dear Reader,
Thank you for taking the time to read this response. Jennifer Orr has a home here in Santa Fe. She leased the property out herself and her contract was less than par. She began having problems with her tenants and also had her parents attempt to dissolve the dispute between her and the tenants. When her parents became confrontational with the tenants, she reached out to us to save the day. Unfortunately, I agreed to assist her because I felt the need to rescue her based on her story and how she was far away and her parents were stressed out. I signed a contract. Upon my first inspection, the home was in poor condition and the tenants stated they accepted the property in that condition. When I discussed with Jennifer, she confirmed that she didn’t have time or money to restore the property. I have learned a big lesson here in taking on troubled properties, but being the nice person and company that we are and always striving to assist, we get bad reviews like this. Jennifer reported claims against the tenants based on what she claimed was her neighbor’s advice. Upon inspection on the property multiple times, the tenants were not in violation of the poorly written contract. This was reported to Jennifer each time we inspected the home. After constant harassment by Jennifer and her parents, the tenants finally vacated the property ahead of the end of the contract. I wish Jennifer the best of luck in allowing a management company to do it right from the get go. If you have a property that is vacant or becoming vacant and want a full service management company from the get go, we are the company for you. If you are seeking a company based on the above, I’m sorry but we are no longer assisting in this category. Thank you so much for your time.

Fantastic experience: Where do I even start? I read the reviews about Mario on here and I figured I would take a chance. I’m moving way from Texas to New Mexico so everything has been stressful, but when it came to FINALLY finding a house to rent Mario was excellent with us! There was no hassle and he made finding a house to rent way from Texas easy. The reviews definitely helped me make the decision to work with Mario. He is a blessing and I look forward to our new relationship with our property manager!

Fantastic experience: As property owners, our professional relationship with Luke and his associates exceeded our expectations. We tried other property managers, including an attempt to self manage it. By far, Santa Fe Property Management has consistently been our overall best experience due to their: *efficient and effective management *excellent communication and website tools *relationship cultivation of both owners and renters *striving to procure the best Fair Market rents *ultimately saving us money thru proactive repairs *seamless transition between rental agreements It is very important to us that whoever manages our property, that they are responsive and fair to the renter’s needs as well. We feel SFPM has found a professional and balanced approached to advocating fairly for both owner and renter. Because we are so pleased with the overall service we receive, we are considering getting another rental investment in Santa Fe, rather than a different city/state, just so that SFPM can manage it.

Negative experience: My wife rented a house through Santa Fe Property Management, LLC on a Thursday, and moved in on Friday. The leasing agent gave her no instructions on how to use anything in the house. The only instructions were written instructions to water a large tree indoors weekly and to take out the trash for pickup on Tuesdays (with no specifics on how much water). She was given only one key to the front door (no key to the back door that is entered through the garage) and one garage door opener. Last night, my wife opened the sliding glass door to the patio to let her dog out, and then followed the dog to the patio to turn on lights for the dog. (There is only one outdoor light by the front door which is inadequate to light the patio, so she purchased lights to plug in outdoors.) It being cold, she closed the sliding door behind her. After plugging in the lights, she found that the sliding door was locked. The front door was locked, too, and she had no phone, no identification, no money, no credit cards, and only a light jacket. The two neighbors she knows did not answer their doors. She found a neighbor at home who let her use the phone. She called the management company. It was after hours (the office closes at 5 pm) and was transferred to the line for "maintenance emergencies". No one answered that line. The message on the line said to leave a message for Luke if it was a personal call. She did not leave a message. She reached me and I picked her and the dog up. We went to dinner. She tried calling the management company again at 9 pm. Luke answered. He admitted that his cell phone was turned off (his cell phone is the emergency line to which calls are transferred from the office line) at 5:30 pm but chided her for not having left a message. He said she should have called a locksmith, even though she had no identification to prove that she was the tenant. He said he would was home with his family, and would not leave to let her in, but would call his assistant Mario and ask him to go to the office to get a key to let her in. He said the process would take at least 1/2 hour. At 10 pm (one hour after she first reached Luke), neither Luke nor Mario had called back. My wife called Luke, and he told her that he could not reach Mario so he had called a locksmith to go to the house. He said the locksmith a representative of the management company would meet her at the house in 20 minutes. The locksmith called, and I took her and the dog to the house. The locksmith could not open the front door without drilling into the door which would have taken another hour, so my wife decided to wait until the morning and get the office to let her in with a key. In the morning, my wife called Luke at 8 am. He said that his assistant Mario would be in the office at 8:30 am and would call her then. He did not call, so she called him. He said that he was trying to reach the owner's sister who has a key. She was astounded that the company did not have a second key. Mario insisted that he had given the second key to my wife, which is not the case. She asked him to call back if he could not reach the sister so she could call a locksmith. It is 9:40 am, and Mario has not called her back and she still has no way to get into her house.

Dear Reader of this review. Thank you in advance for taking the time to read this review and our response. My response will be solely factual as that is what’s most important. The reviewer wrote this review on pure emotion with one incident. It also must be known that the reviewer is not a party to the contract and is the ex-husband. For clarity, the tenant moved into the property on September 9th, approximately three months ago. She did not just move in this past Thursday December 12. Every single one of our tenants is given a move-in packet, a minimum of two keys, and the number of garage door remotes equivalent to the garage situation. In this case it’s only a single car garage. Mario, my leasing broker, spends considerable time with every tenant at move-in and does a walk-through on the property. In addition, He is available to the Tenant via cell phone and email to answer any and all questions the tenant has in moving into an unfamiliar home. He always ensures that the tenant gets to know the home quickly by being responsive to their requests. In this case, the tenant had several questions at the beginning of her lease in which Mario was always responsive. On this past Thursday night, the tenant locked herself out of the house. It is still unknown how a sliding glass door can lock itself, but we do have a lock specialist going to analyze the door this coming week to identify any defects in the locking device that has been on this property for over 15 years. The tenant did make a call at approximately 5:30 as determined during my conversation with her, but she failed to leave a voice message. My voicemail specifically states that I am the owner qualifying broker of Santa Fe Property Management. It was very clear that she reached the proper number or at least somebody related to the company. Unknown to me that it was an emergency call at the time as I receive several phone calls every day, I do not return missed calls but I will return voicemails. As stated by her ex-husband, he picked her up and they went to dinner and did not make an attempt to make a phone call for 3 1/2 hours at approximately 9:00 pm. I stated to them that I silenced my phone between the hours of 7:00 pm and 8:00 pm as I was attending my son’s sporting event, however that never was an issue as they didn’t attempt to call in at that time anyway. Had a message been left at 5:30 pm it would’ve been a guarantee that the tenant would’ve had our assistance to get into the property quickly as most of our vendors are still working. Instead, after she enjoyed her 3 1/2 hour dinner, the tenant chose to contact me, scream and yell at me as if it was my fault she was locked out, and demanded entry well after hours. In most cases when a tenant misplaces their key or inadvertently locks themselves out, it is the tenants responsibility to either come to our office for a key, or if after hours contact a locksmith. A lockout caused by the actions of a tenant is not an emergency for the company. However, In attempt to help her gain entry so late at night, I contacted the locksmith and sent my handyman out for assistance and to verify the lock. The tenant chose to turn them away and wait until the morning. At approximately 8:00 am, the tenant did contact me again and I informed her that the office opens at 8:30 and that Mario would go get her in. Tenant also requested that Mario pick her up from her location to drive her home. As a COURTESY, Mario did pick her up, and gained access for her. It’s unfortunate that after 3 months of tenancy and one situation that could have and should have unfolded differently, that the reviewer, who again is not a party to the contract, take it upon himself to slander Santa Fe Property Management when he has never interacted with any of us directly or personally. It also unfortunate, that the tenant, herself, would not take any responsibility for her actions and be more courteous and or professional despite who’s fault it is. We, as a company believe in cultivating a working relationship and mutual respect for one another. We thrive on wonderful working relationships and constantly strive to please our clients and tenants. But just like anyone, we are people and we do not enjoy being mistreated, screamed and yelled at. Lastly, in over 9 years of business and over 1500 move-ins and move-outs, we have less than five 1-star reviews from tenants. I think it’s safe to formulate your opinion as to how we do business with over 99% of contracted relationships. We look forward to hearing from you and cultivating a healthy professional relationship! You can also find us at www.sfpmrentals.com!

Fantastic experience: I am just now moving out of an apartment managed by Luke Cordova and I have to say that it was a good experience. There were a few maintenance problems in the apartment early on, but everything was fixed quickly and dealt with professionally. The apartment was also very reasonably priced. Overall I would say that they are easy to contact and very willing to work with you.

Thank you for your review Loren! It was a joy working with you and Curran. We wish you the best in your future endeavors!

Fantastic experience: We had a very good experience working with Luke and Annette at Santa Fe Property Management, LLC. They were easy to work with and quick to respond to any problems that came up. They went beyond what was required when we had to move even though we had several months left on the lease. They worked quickly to rent the unit and released us from our lease. We would definitely work with them again if we ever move back to Santa Fe.

Fantastic experience: Luke and his team are respectable and highly professional.

Negative experience: Rent, sell or buy if NOTHING else in Santa Fe is available. Initially the owner and his assistant (the only 2 people managing 152 properties plus real estate opportunities, which is part of the problem) were friendly and eager to assist buying/selling and renting. After that it all went downhill. Do not be fooled.

Joy, I think you wrote a review for the wrong company. You’ve never been in our database. Please correct your review and submit it to the proper place. Also, we are an office staff of 4.

Fantastic experience: I lived in my apartment on Artist Road for a little over a year. Whenever I had an issue Luke and his assistant would get it taken care of right away. Also, what I really liked is that I could pay my rent with a credit card allowing me to get airline miles as I travel often. If I were to return to Santa Fe, I would definitely consider renting from him again in the future. Thank you and best wishes to the Santa Fe Property Management team :)

Negative experience: Like another reviewer, I had a very poor experience renting from Cordova. If you must rent from him get EVERYTHING in WRITING because he has a pattern of "back-peddling" everything that comes out of his mouth. But do yourself a favor -- GOOGLE the public records on this fellow before you rent from him.

Eno C. Is definitely not a renter I’ve rented to (must be code or an invalid name). However, yes “Eno” is right. Get everything in writing. It’s what you should do as a responsible tenant. What’s also more important is learn the Owner’s Residents Relations Act (ORRA) Especially as it pertains to your move out and what the ORRA states in terms of returning the property back to its original condition you took it in. Santa Fe Property Management has been in business for 12 years now managing over 160 properties. We strive to please owners and tenants and do a great job of it. I’d like to invite the negative reviewers to come and job shadow us for a day. I’m more then sure their whole prospective would change. Or maybe not. Of course, there will always be those tenants that our company bent over backwards for and they still weren’t happy. Good luck “Eno C.”

Fantastic experience: We recently had our hot water heater bust wide open at 4:30 p.m. causing a huge gush of water flowing out fast! I panicked and grabbed blankets as fast as I could. I immediately called Luke Cordova our property manager. He said he was on his way over. Luckily my husband walked in the door an hour earlier from work that day and shut off the water valve. I would have shut it off myself but I had no idea where it was. I'm no plumber We are very lucky no more damage to carpet and our furniture was done and fortunate i was home. But most fortunate for us is we have a wonderful manager who immediately went to work rounding up a team of workers who could respond at that time of day. The hot water tank was replaced that night with a brand new one. The water in the carpets and hallways were vacuumed up right away. After several days of 3 blowing fans drying carpet, new baseboards and padding are complete! Thank you Luke for your fast and courteous attention. And on top of the panic and angst, Luke bought my husband and I dinner that night. We are very pleased tenants!

Negative experience: To clarify, Santa Fe Property Management = Luke Cordova. He's hired one employee at a time to respond to tenants requests for service, but seems to have trouble retaining them. We leased through Luke starting in December 2016. At the time, he said he has about 60 properties that he managed. When we left in October 2017, he said he was managing 170 properties. We definitely felt the impact of this ballooning as tenants, so I'd caution any property owners to go with him especially if he continues to have trouble retaining employees. We signed a two year lease, but serious illnesses in our family caused us to cut the lease short and move back east. We notified Luke on September 1 that we needed to get out of the lease, hopefully by November 1. He was sympathetic to our situation and said he'd take care of posting the ads to Zillow, etc. Over the next couple months, communications with Luke were abysmal. He was slow in even posting the listing -- it went up on September 17 -- and managed to show it only once. In the end, we were fed up and posted an ad on Craigslist in the first week in October. We found the next tenant within a few days. We moved out in mid-October 2017. In early December, we inquired about the security deposit. A few weeks later, we got it in the mail. There was a $360 charge for cleaning and a $440 charge for the fee that Luke would typically charge the owner for renting out the property, but that she passed on since we didn't stay for the lease term. Luke said from the beginning that we would not be charged for breaking the lease as long as there was a new tenant. He also said the cleaning charge would be $200. He now denies saying either of these. If you're in a position to become a tenant for one of Luke's properties, I highly recommend getting the cleaning fee cost into the lease. Sooooo, as you can tell we're really unhappy with Luke. He comes across as nice, but in the end made an already difficult time for my family much more so.

It comes as no surprise that Annice and Alan would be unhappy. They are the type of people that cannot be pleased unless it is exactly their way. Annice and Alan committed to a two year lease and only fulfilled 11 months of it. They felt that they should be allowed to break the lease at their choosing and have no penalty. Initially, the house was being advertised with a no pet policy. I generously allowed them a pet and waived a pet deposit fee. When Annice and Alan moved out, they simply packed their belongings and their dog and left. The dog had scratched the beautiful original hardwood floors and dog hair was all over the home. They made no attempt to clean. I hire cleaning services and do not mark up cleaning costs. Secondly Annice and Alan posted an ad and did get lucky. However, the tenant still had to pass my strict screening process. Annice and Alan got off with minimal charge. In realty they were obligated for the entire lease of their contract which does not expire until 2019. Annice and Alan are fortunate to have me as a property manager. In addition all maintenance issues were handled with two to three days of their notification and are tracked through our online system. We have a 24/7/365 call center that dispatches maintenance. We at Santa Fe Property care about all of our customers whether they are tenants or owners. We communicate effectively. The growth we have had is all because people believe in the quality of the service we provide. Annice and Alan are the only exception. We do manage over 150 properties yes and for great reason! Give us a call and you will find out why. Not to mention, we have numerous clients and customers that can attest to the quality of our service. In the end, Annice and Alan felt that they should have received their “Full” deposit without having to leave the property as they rented it, “professionally cleaned and in its original condition”, Because they didn’t get it back they are sore. I wish Annice and Alan all the best and I hope that someday they can learn to accept responsibility for their actions.

Fantastic experience: Luke Cordova and Santa Fe Property Management are just terrific. I am new to town, own a home elsewhere, and haven't rented in many years, and Luke made renting a place as painless as that process can be. He is so courteous and professional -- he was extremely nice about me being late to an appointment; he took extra steps to ensure the place was clean; the company is responsive to maintenance issues. And he's a realtor so if, like me, you need to rent a furnished place while you look for a place to buy, he's a one stop shop.
