Negative experience: Hi im actually a tenant from 47 noble lane. I need to file a complaint about very unprofessional management interaction that happems around 5pm today, 1. when a tenant says comeback with my phone its not because I thought it was being stolen it doesnt have service on the other side of the street. 2.I dont appreciate being screamed at and being called crazy by her either when stating I have the right to hear whats being said to my spouse by the other person from property management. Im stuck with my lease but to anyone else looming to rent MOVE ON THEY SUCK !

Negative experience: Honestly, I would leave less than a star if I could. Absolute trash company, rude, and unwilling to work with people. I will never support this business and will make sure no one else I know does either. Completely disgusted. Also, they didn’t even try and listen to me when I asked about the “issues” they had. And if this is how they treat a US retired and disabled veteran, well, they’re truly gross excuses for human beings.

We worked with these prospective tenants and reconsidered their application when requested. Unfortunately, based on our review, they do not qualify for tenancy. While we understand their disappointment in the decision, they were always treated professionally.

Negative experience: I saw someone else had issue with the rent, and I have to agree. Ive talked to some of neighbors and so many are worried about rent. Me to honestly...its getting to be ridiculous.

Positive experience: When will you people fix the massive holes in our roads at 230 main ? We don’t love the pools that get created when it rains .. also we could use a stop sign in our park at the last left turn by the small apt building , I regularly almost get in accidents there , it’s a very unsafe turn and you can’t see around the corner when turning .

We routinely inspect all of our communities and are not aware of any potholes in Yalesville. Should there be any new ones after the recent snowfall, they will be addressed in the Spring as we do each year as needed. Regarding the request for a stop sign, please direct further communications via email to [email protected] and send photos of the area you reference. That way, we can review and determine if there are any possible improvements to the area.

Negative experience: I’m so heartbroken If I could give zero stars I truly would. Me and my boyfriend were emailing back and forth with Nancy Franko, we had applied to rent a home and were pre-approved. Even before getting pre-approved we had issues as we had to wait for certain documents to come in to send to her, I sent an email explaining that we were waiting for documents to which I got no reply, until a few days later which I got an email saying that my application was canceled. I explained the matter and moved forward with my application. After getting pre-approved we went to go look at a home for rent and loved it, I had emailed Nancy once asking a few questions about utilities and that same day a few hours later I emailed her that me and my boyfriend wanted to move forward with the unit we picked. I got an automated email saying that Nancy was out of office for the day and would respond the next day, this was Thursday the 5th feb. on Friday I waited all day for no response checking every hour. Also keep in mind they close on the weekends. I got no reply from Nancy. I waited the whole weekend and saw the listing still up on Sunday. Now it’s Monday, I waited all day, emailed again, called, got sent to Nancy’s voicemail (saying she was out of office… again) and left a message there. Only to be sent an email saying the lot we chose was now being rented. I feel cheated and disappointed. I truly can not believe the unprofessionalism of this and I wish I could give them negative stars. Thanks Nancy

While we appreciate the frustration and disappointment in the situation, we did work with these prospective tenants for many weeks. By the time they identified which of the available units they were most interested in renting, we had already offered a lease to another party for that unit. We advised them of this fact and that another unit was available; they responded to advise they had decided to look elsewhere. While there was some modest delay due to unexpected absences of our staff, ultimately, that did not affect the availability of the desired unit. We remain willing to work with these prospective tenants should they decide they want to consider other available units.

Negative experience: Im becoming more and more concerned with the values of this company. In my community, rent is becoming exceptionally high to the point they are outpricing good people who have lived in their communities for years. Their excuse is that theyre keeping up with the market, but what does that matter when good people are losing their homes theyve had for years. A double wide was only about $1300 not too long ago, and skyrocketed to $1500 within the last year. I just saw a listing for a double wide that opened, and its increased to $1650?!?! This company is nothing short of greedy, and it wouldnt surprise me if all the good people move out because of how ridiculous their rent is becoming. Even the singlewides are getting expensive. People are struggling but they obviously dont care. 1/1/2025 edit: GHM if you truly meant that youd stop increasing. We've had 2 years where your rent has increased. A 1500 to 1650 rental is absurd. You will not be able to retain good, hardworking people at the pace you are going. Affordability is probably the biggest crisis majority of people are suffering from in this economy. I highly suggest putting a freeze on rental increases.

Of course, when rental homes become available, we adjust rents to the market for new tenants where applicable to ensure that we can continue to maintain the quality of our communities for all, as we have for many years.

Positive experience: I've lived at Garden Homes for over 30 years. I personally know George Buckingham Regional Manager he's a good guy! Nancy Franko and Caryl G are helpful in most matters. I've had a major issue with them, a couple incidents over the years. The Former Onsite Manager (The Callahan's) tried to steal my Mobile Home when my Father was selling it to me! The Callahan's, according to NYS Law committed "Tortoise Interference with a Contract". I retained an Attorney (Carolyn Zenk) who saved me. The Management was not helpful in cooperating with the Attorne, I was EXTREMELY disappointed in them in regards to standing up for the truth on the matter. If I'd not been wise and hired an Attorney, they would've permitted the Manager to steal my home for their own Son!! That was the plan, however I had a brain and knew enough sense to get Legal help. The other issue is when they have to repair the parks pipes and call in a Plumber, they don't t give "rightful notice" to the tenants. By Law, any Landlord must give reasonable notice (with exceptions of extreme emergencies) according the the Suffolk County Dept of Health. Water has to be provided at all times and is a necessity. I stayed on top of it and remedied the issue. I enjoy living in Hamptons and they do a reasonable job of upkeeping the Park. Once again, Nancy Franko (in main office) is my "GO TO" person to get help you need and get the job done! Go to your specific Park Manager for issues they may help with. I feel safe and secure here and it's a nice place to live. My only warning is: If your not getting cooperation on a matter that is serious, obtain legal help. Thank you and God bless. Negative experience: Updated 9/4/25 - In response to Garden Homes Corporate's very unprofessional reply to my review - those tires are my planters and I paid for them and I bought REAL flowers to plant in them(fake flowers my ass) and while they claim that the tenants lease & community guidelines states what is and is not allowed for planters - there is zero information about any sort of flower beds or gardens of any type so my planters are and have been completely legal. The tires were my planters long before GH called them "trash" and insisted they be removed. I also know other GH mobile home parks allow tenants to use tires as flower planters, so management specifically targeting me is definitely harassment. Also, since GH again referred to the lease's community guidelines about house washing, let it be stated that there once again is zero information about any type of washing/painting etc, so our not power washing our house(as many neighbors also don't do) is not an issue. And the fact that I did not state directly what I was being harassed for, due to trying to be private, we will be filing with the appropriate authorities again for GH spewing our direct info out into the public! If I could do a zero star I would! We've lived here for 5 years and each year the management has gotten worse. Calling GH is impossible as nobody ever answers the phones nor do they respond to voicemails. Only way to contact them is to email someone named Jennifer Ramirez and she has an awful attitude about everything and loves to put the blame on you. She/GH came up with bogus "rules and regulations" that cannot be found anywhere on the documents given when we bought our trailer, nor cannot be found on any of GH website documents or forms & they insist that these invisible policies be complied with immediately. when we complained about being harassed by park management and when we suggested they know what the actual law states about this issue, they ignored that and threatened us with the "regional manager being on site to ENSURE you comply" and then proceeded to inform us that we are lying about these issues and harassment in our park. We will be reporting GH to the proper authorities because of this continuing issues. Stay far away from anything Garden Homes Management owns!!

Garden Homes’ Guidelines which are incorporated into our tenants’ leases are provided to our tenants and available at all times on our website. The Guidelines include requirements for the proper maintenance of tenants’ homes, homesites and handling of trash. When requested to properly dispose of used tires which had been left in their yard, instead, these tenants inserted fake flowers, painted them green and claimed the used tires were now “planters”. Furthermore, rather than properly washing their home to remove mildew and staining in order to maintain the proper aesthetic for the benefit of all of our tenants, these tenants refused and claimed that they cannot be forced to do so, despite the clear language in their Lease that they are responsible for the cleanliness and maintenance of their home and site. With this additional context, we hope that anyone reading this review will understand that we ask all of our tenants to follow some basic rules for the benefit of their entire community. Unfortunately, not everyone wants to do what is best for themselves and their neighbors.

Negative experience: I have never spoken to a company that was so unprofessional and straight up disregarded proper social etiquette. The only person that I could even reach was the secretary Michele A, and I don't know if they don't train their secretaries on how to speak to someone on the phone or if the awareness that potential tenants can't reach anyone other than the secretary has created this false perception of entitlement but when I say I have never spoken to a rental company that represented themselves through someone who had such a blatantly disrespectful, off-putting attitude. This company is not post-grad student friendly. They do not conduct themselves properly as one would expect most rental companies to. It would be one thing if the rentals were luxury apartments, but they are at best average and most likely you can find more bang for your buck elsewhere. If you want a rental company that will look at your situation holistically, actually respond to your inquiries instead of asserting their prejudices, support you through the application process, and actually speak to you like a decent person do yourself a favor and look elsewhere.

Fantastic experience: I was never going to live in a mobilhome park , that's what I told my husband 17 years ago when we moved in Lamplighters Park now I can't see us living any where else . Feeling safe and the best friends I have made here and the way the managers help to keep this place clean and curb friendly . I turned 65 this past year and will stay here until the end . well now I am 73 and still here and getting old isn’t easy but living here has been easy .Still the cleanest and I still feel safe and the managers are the greatest B&G manage without over powering you. Great people.

Negative experience: Our experience with Garden homes management has been horrible they are trying to charge my husband and I for damages that we did NOT do. They have given a negative and unpaid balance to the credit bureau. I have tried countless times to work with these people, I have pics of the home cleaned and emptied, there inspector went in AFTER we vacated the property and all of a sudden there is damage in their pics that are NOT in mine, but the mangement wont listen to me. I asked for a walk thru with the manager prior to handing in the keys and was denied. they are very untrusting and its their word against ours. Everytime we made a complaint and needed a repair it was like pulling teeth to even get an answer or return call. I requested they use my security for my last month rent knowing how well I took care of the home, they replied yes as long as the home checked out during inspection which I knew it would. Well apparently they wanted to keep the security dep. so they fabricated all sorts of damage that I did NOT do and are now charging me, there was a few small things that I noticed after looking at the home prior to moving in, which I did alone because it was in the middle of covid anyone in management refused to show me the home in person I was given a door code and told to go look I informed the park manager at that time what was wrong and I was told they were aware of those items he as since passed away and along with him went my witness... I told them I broke a glass light globe and I did put a hole in the wall moving furniture out and offered to pay that damage they denied my offer and are insisting I pay for what they are insisting I did. trying to work with this company is horrible .. I even sent Brian Daley and Sheila Caporizo pictures of how I left the home compared to that of what their inspector took after I vacated the home it didn't matter. I almost purchased one of their Brand new mobile homes , Im so glad I did not now.. I purchased a single family home in a much nicer community and stick built, cheaper than what they are asking for a manufactured home, not to mention their prices are almost 50% higher than other brand new mobile homes in much nicer mobile home communties. I would NOT recommend renting or buying a home in any of the communities owned and or operated by Garden Homes Management Corp. They may be very nice to deal with in the beginning , but once they don't like something anything the way you park or maintain your yard , or if you have any issues you get ignored or charged and now in my case reported to the credit bureau. I have read alot of their reviews prior to writing mine and if the review is positive there is no response , but if there is any negativity they will respond, and I will most definitley expect a response and that is a shame I wished they would have been more concerned while I was living there and dealing with the issues while moving out. This is Ridgeway Mobile Home Community Manchester NJ although their responce is going to blame me and say I am lying and misleading people, PLEASE READ as many reviews as you can and the response from Garden Homes and you will see a pattern in what they have to say about every single person complaining and writing a review.... So I have ONE question who is the common denominator??? WE ALL CAN'T BE WRONG... ha ha told you they would have a similiar respnse.... we were happy while we were living there, it was once we decided to move on and they fabricated all these charges and lies, and as far as paying what I admitted was my fault , they have not given me an amount , they insist on the full amount of damages that I DID NOT DO!! this company and their staff are liars and theives!!!! Remember to take into consider their 2.8 review like I said before we all can't be wrong or disgruntled EX tenents!!!!

We have provided these former tenants with the documentation to support the charges applied and have offered to compromise numerous times. These former tenants appear not to be interested in the compromise offered and have not even paid for the damages that they admit they caused. As for the commentary regarding the value of the homes in our Communities, the prices we charge are reasonable for both the value of the homes and the communities themselves. We continue to have many happy new homeowners moving into our communities, as well as many tenants who have lived in our communities for decades without issue. These are more accurate reflections of value than a review from a disgruntled former tenant.

Negative experience: I lived in the Horizon Homes Apartments in Naugatuck for a year. The reason for the one star is for the company charging me $130 for “not cleaning the bathroom” when I wiped down and scrubbed every surface in there. Magda Wantoch was the woman I spoke to in management. She was very rude and with attitude said that I don’t have a high enough standard for cleaning. Living there was good but the Stamford Management company for these apartments need some serious re-evaluating. Make sure you hire an outside cleaning company before you move out or they will nickel and dime you.

This reviewer simply misstates the facts. We inspected the unit immediately after he vacated and found numerous items which required cleaning. We provided this former tenant with photographic proof that the bathroom (and other areas of the apartment) were not cleaned as the review states. As the charges are appropriate, we did not reduce them as he requested. On another note, we are pleased to hear that he enjoyed his tenancy at Horizon Homes.

It was such a great experience. When you have questions and need things done. It was done in a timely manner. I would recommend gardenhomes locations to anyone that is looking.

Negative experience: Horrible place. They wont fix anything and expect you to keep the place like no one lives in it and when you leave they will hit you with whole bunch of high bills for everything. Everything is not allowed on this place lol they need to just accept couple without kids and elderly. Its a hell and its very strict almost you live in jail. Far from all the places. They always smell someone smoking pot and they dont care if someone sells pot there too all night everynight it smells pot. They are scammers . They want you to pay a lot for something doesnt realy have to be that expensive. And its 6-7 yrs living there its impossible to have that place like no one lived in it. I tried to pay the bill they want but they wont take my dads card and i dont understand why its 2024 now still no online method they want you to give out card info on the phone or send the check and who knows if they will lie about not getting a check once its mailed. Its kinda not appropriate to read the card numbers on the phone like what they wanted me to do its a security concern that they dont even care

Fantastic experience: They totally go against the NY state MHC laws of 2009 and what's right for one Tennant is wrong for another, Thank God I have security Cameras surrounding my home, however Michelle Gallagher in the office is key to the operation of this community, and has helped out when nobody else wants to deal with issues

Despite the baseless claims contained in this review, we do not regulate tenant’s use of security cameras for homes that they own, provided they do not violate the Community Guidelines or interfere with other tenants’ rights. Should any of our tenants have concerns regarding others’ conduct which may be in violation of our rules, we encourage them to put those concerns in writing to the Stamford office rather than making “anonymous” specious claims on the internet.

Negative experience: Rented one of their NJ properties from 2020 to 2023. Experience was acceptable, but the property manager responsible for repairs was feckless and always deferred or blamed corporate for being unable to do things. Once we moved out, communication regarding our security deposit was silent but we figured since so many others were moving out, they were just busy. 4 months later, there's a derogatory report on our credit for $6400+ without explanation. Completely unacceptable. If you're thinking about renting from them, reconsider.

Negative experience: I’m honestly not sure how this management company gets any business when they fail to reply to prospective clients. When you call them, you get an automated message to fill out their application and that’s about it. I was never able to speak directly to someone. They make you pay an application fee only for them to never follow up or get back about apartments/tours. Seems like a cash grab to me, I wouldn’t recommend

Negative experience: The property manager of 1032 Hope St Michelle is rude, disrespectful, and she lied. She told me that the lease had to be signed to continue the application even though when I did a walk through I complained and asked if the apartment would be cleaned. She and Shelton told me it would be. The day of moving into the apartment bathroom alone was filthy toilet disgusting. Almost three months into the lease I just noticed the cabinets above the fridge and the higher ones have never been wiped down. I called the office to tell them this was a problem. I was told one thing, and it’s like this unit has never been fully cleaned, but in the lease, I see it says there’s a cleaning fee that tenants are responsible for paying. So why wasn’t this unit cleaned? The property manager said I was being hostile, of course, took to playing victim, hung up, and ignored my calls all day, then had somebody else call me hours later saying they would email me the form to fill out and have somebody come clean it. Why won’t neither one of them come across the street and see precisely what I’m talking about in person? As a disabled veteran, I feel manipulated and this situation gets me upset just thinking about it and I’m going to do something about it.

We are sorry to hear you have been disappointed with your tenancy so far. When you initially viewed the unit, we had not yet had the opportunity to clean it and you were advised of same. We did clean prior to your occupancy, but obviously based on the photos you have provided, the cleaning was inadequate and for that, we apologize. When you raised these concerns on your first day, we addressed them immediately, to your satisfaction. After a tenant has lived in a unit for three months, we do not normally address housekeeping matters that are raised for the first time, however, as a final courtesy, particularly because you have served our country, we agreed to address the cabinets and requested that you provide us with a complete list of any remaining issues so that we could be sure to address anything else that may have been missed, once and for all. Despite the passing of several days, we have not received a response to those discussions (other than this review), but we remain willing to address things promptly, should you desire to provide it.

Negative experience: Extremely unprofessional and rude. My mother called to inform them of a move and the receptionist/whomever spoke over my mother and yelled at her the entire time. My mom had to hang up on her. Looking through the reviews maybe the same women who spoke to my mom replies to the google reviews too. My grandmother passed and we are a family dealing with the grief but it’s obvious you have no decorum or empathy. Money hungry landlords like the rest of them

Negative experience: Edit:Can spend company time arguing with reviews instead of providing diligent customer service to those who spend thousands of dollars funding your corporation hahaha THEIFS! STOLE OUR ENTIRE SECURITY DEPOSIT! My biggest regret is not reading the reviews before moving here.We recently moved out of the Spring book community and received the letter in the mail for our security deposit where they charged us $360 for window curtains that they didn't even provide that was left by the previous tenant in addition to multiple other bogus charges related to regular wear and tear. Then they acted like they were doing us a favor by closing our account out at 0. They said we should have wrote down that there were only 2 curtains on the window when we moved in. When we did our walk through when we 1st moved in and asked about certain conditions on the mobile home we were told it was not a big deal and not to worry about it. Nowhere were we told to have to write down about the number of window curtains! should we have wrote down that there wasn't a plunger included as well!? The office management in their main Connecticut location are extremely rude and disrespectful. They are definitely huge arbitraries for discrimination against race and disability.I believe there's another review stating this also. We find it so surprising that our white neighbors who moved out and left multiple items behind in the home, stains in the carpet from animals and damages received their full refund yet my and my black husband one of 2 non white renters on the property did not receive a penny back and were told that their charge which was not listed on the legal documentation they sent us Addendum A was justified. They said that they were not obligated to list all of the potential charges For our security deposit and had the right to charge us for whatever they wanted to including $360 for window curtains Which was not listed on the Addendum. Hilarious enough the Connecticut office staff member Sheila who I was communicating with ignored my email and just left me on read. If you are black or disabled do not live here garden homes is not the place for you.

Negative experience: This company will take your application fee and run with it. I applied here and was denied due to insufficient credit. I'm 28 years old and have never had the opportunity to build my credit much until recently. How do you build credit if everywhere that offers a credit line (which this place isn't even one of them) wants you to have credit I submitted proof of income as a NYS employee making over 4.5x the monthly rent and was still denied. I tried to reach out to the company multiple times to find out what the credit requirements were and couldn't reach anyone ever. I was able to speak with a park manager who was less than helpful saying "as long as you're working and can make the rent you should be good". I was very interested in living in one of these communities and finally having a safe respectable place to raise my family but I guess that won't happen.

Suffice to say, this review does not reflect the actual facts of the situation. First and foremost, the modest application fee charged to this applicant covered the actual cost to run the credit report, a copy of which was provided to him. Unfortunately, after analyzing the information received, this applicant did not meet our tenancy criteria. He was advised of this fact in writing and received a copy of the credit report which confirmed the basis for the decision. After receiving the notification of our decision, this applicant chose to send a nasty and threatening response. As a result, we had no desire to consider anything further and did not respond to any inquiries.

Negative experience: I have been a tentant at gardenhomes now for 12 yrs all i ever wanted was a shed to clean up my stuff as gardenhomes asked me to do as everyone else is allowed to have and even built there own sheds and have the place looking like a mess as for me i have try to inprove the area people have complained on me simply because they dont like me and i do not bother with people because i have a life i work and try to maintain a nice area here people have done what they want here when i asked gardenhomes amd site manager long ago to have a shed i was told ok from her stamford office long ago and then more then a month after i built it they send me letters i have wrote to them called them and then i got emails from then at first they were ok then got real nasty in text telling they have no time to email and go back and forth with me this was said by cayrl giordino she ended up being rude to me she said dale was coming in last week he never came to talk to me or contact me via shed or anything i have tryed emailing them calling them they ignore me and want nothing to do with me or anyone except money but yet they treat people like its bootcampi am tired of lies from them and they are not professional at all...

Fantastic experience: Personally I will totally go five stars. This is my SECOND time living in my present park. There's a reason I was so eager to return over anywhere else. Four years of living here now (I actually live across the street from my prior rental!). It's a lovely quiet neighborhood, it's a lovely place to raise my kiddo, and we have a terrific yard. In my years here we have had some repairs, and the repair techs have always been respectful of entering our space. Plus the park manager (who's a huge reason I came back she's lovely) and the onsite maintenance are amazing people. The office staff has always been helpful to me personally, and helped me any time I had a question. And to make sure I have all my documents up to date. I love my community and I'm looking forward to the next year here.

Negative experience: Zero! I wish I could leave zero Stars! We were lied to from day 1! 13 yrs ago we bought a brand new place in the Springbrook community in Halfmoon. We were told it was family friendly first lie, kid friendly second lie, that the park mangers were swift and responsive to any issue and all park rules even bigger lie! It is all about who you are!! I have had nothing but problems since 2wks after I moved in here. One neighbor started stealing my childrens toys toys out l our yard and the. He would sit in the windows and wave them back and forth while my children were out in the yard so they could see that he had them! This same neighbor would watch my children in the yrs which made me very uncomfortable. He would also be in the windows what seemed like o matter what time of day or night when I would come or go and then he had assaulted me not once but Twice and it was even witnessed by one Of the park employee. This man was 3 feet from me and at full force came at me and sent me flying onto the ground over the fact that my dog wa too close To his grass. When I called the main office I was told I needed to put It in writing what I got back was the fact that my last name was different. Yes bc I was divorced and iI use both! No response to the neighbor assaulting me either time! Our other neighbor has her security cameras on our home

Positive experience: The leasing office was excellent with their follow was through. However, the particular unit that was shown and available was terrible and needs improvements. Carpet need to be removed and replaced or put hardwood floors. Kitchen and bathroom was OK could use some sprucing up to make it more pleasant. Negative experience: In response to the reply from garden homes management you have a 2.6 rating and it's decreasing by the day. Far more negative reviews then positive. Maybe your company should look at what the people are saying instead of coming back with run of the mill form answers. You do run slumlord mobile home parks. That is a fact. Nothing gets done and when a tenant has an issue you can never get a hold of a person to deal with it. And the people you leave in charge of these places are a joke too. I won't say what's coming for this company but I would say massive fines. Is the least of their worries

Fantastic experience: We lived in a GH community for many years. I have to say the women that work in that Stamford office are wonderful. They are on top of everything and go above and beyond to get things done. The supers were also always very knowledgeable and great to deal with. If we had a problem it was always fixed within a reasonable amount of time. I was so happy in our small apartment for many years and didn’t want to leave because I knew we would never find a comparable landlord but our family needs grew and we needed more space. Our community was safe, clean and well maintained. The employees aren’t robots and have sympathy towards your situations. They make exceptions and special considerations for things that come up. There was many times in which we were provided courtesies for various things. In the almost 10 years that I lived there I have very little that I could complain about. GH always did their best to resolve issues and ensure we were happy. I will miss living there but know the next person that moves into our apartment will be in good hands. Thank you Mark, Suzanne, Debbie, Edgar and those that I have missed for all your support and assistance over the years.

Fantastic experience: I have to say that is was a difficult process to get into my Garden Homes Community but I also respect the many different reasons there are to consider before renting/leasing a place to someone..(Very Happy To Be Here) With That being said... This company has great management.. They respond to calls immediately.. They get Real Professionals to go and fix the problem ASAP!.. Thats all you ask for in a management company that you are leasing from. This is a real Company that leases properties...Its not some little organization with a a few properties. They are Big and have alot of things to handle.. So, if you are interested in living in a good place that you know your neighbors didn't get in with last weeks paystub or even just a Good Co-Signer. I would definitely recommend Garden Homes Management!! Great people and very caring..

Negative experience: We applied with the same credit that got us a 3 bedroom apartment last year. Now I know the market has changed since then with Covid and our credit is on the lower end which is why we offered to sign the lease with a cosigner with excellent credit and is a home owner, and with a current renter's recommendation. They denied our application for a MOBILE HOME. That's... insulting. Since when did a mobile home become a luxury?? Plus they are a huge business buying up many rentals it looks like in the area. How many people are they denying homes to who could have otherwise rented them for their families?

Negative experience: They had my husband pay for lot rent for 5 months straight without Noone living in the trailer. We told them from the beginning since January that they can take over and do whatever they want with the trailer but instead they had us still paid 5 months straight without us knowing till late notice that we owe them since January. We could of used that money for our kids and taking care of them instead we end up paying them for no reason. Sad that they stole our money.

Negative experience: Do NOT waste your time with this place. The application process is horrendous! They will charge you a $10.25 credit check fee that is non-refundable, but won’t review your application and then send you an email that it was canceled for being incomplete. When you try to contact them, no one will answer, but you will most likely get a call back from Nancy Franko, who has absolutely terrible customer service. She will cut you off and talk over you. Don’t bother trying to reach out to upper management if this happens to you either because you will just get a response saying “sorry you are dissatisfied with the application process” from Darice Joerman. Literally the worst place I have ever dealt with and would not recommend them to ANYONE!

Negative experience: Inaccurate, Stubborn and Inconsistent is what best describes this management company. I wanted to move into a open singlewide trailer in the County Line community in NYS. i make well over 4x the monthly rent and was denied because they run CREDIT check for a trailer park? seriously? most NICE apartments don't even look into your credit or if they do its just looking for evictions. i had late payments on a installment loan months ago that now is current and shows that on my credit that its paid to date. they still declined me even though i offered TRIPLE the security deposit to make up for that. Ontop of all this, it was far too hard to get anyone to answer the phone at any point in the process. the letter i got in the mail i couldn't even get the lady who signed it to call me back. all i can say is good luck trying to get approved for this place!

Fantastic experience: My husband and I have been at one of their properties since 2014, and it has been very pleasant. Never had any issues with management, and the super for our building is easily accessible. When we had an issue with our oven, within 24 hours they had replaced it for us! Reaching by phone may not be quickest way to contact, I would recommend emailing, they will respond within a business day or two. I highly recommend Garden Homes!

Positive experience: My little slice of cheap living paradise. I love my park it’s very cheap, plus the neighborhood and it’s people are awesome. the mangers can be a bit extra and overbearing but they are very nice and overall have been fair with everything... The only real negative I have is I’d like a place to wash my car and the water issues here seem to be constant. Outside of that I would go five star for sure. I’ve never rented a unit just my lot but from a trailer owner in the park it’s fantastic!!

Negative experience: MY SON has been living at the ridgeway mobile home park in manchester for 14 years. now the management has removed the back access road and given everyone a new driveway for 2 cars. Only my son has no driveway because there is an old rusty electrical pipe with wires in it where the driveway has to be installed. Garden homes has not tried to remove the rusty pipe and has told my son and his wife that he can park in the street. Then they say they don't like where he parked. they said he can't park on the grass where the rusty pipe is either . this has been going on for 3 weeks. My son has a heart condition and has had a previous heart attack. He is very nervous about this. I called verizon and i called ATT and they say the rusty pipe is not theirs to remove.. I think garden homes should try to get the rusty electric pipe removed or make some adjustment to making a wider driveway for my son's cars. ITS BEEN 2 months and you still have not put in a driveway for Danny. a lady from your office, Jennifer Ramirez , said it is a verizon utility pole and they have not moved it yet. so i sent you a drawing of how you can put in a hardtop driveway in front of Danny's mobile home , just make it wider and he can fit 2 cars in and then verizon doesn't have to move the utility pole. I think you should make an adjustment for all the time you haven't done anything about this problem ,because it may snow and then Danny will have no where to put his cars. I don't understand why you had to remove the back road , was it just because you didn't want to repair the pot holes?

Negative experience: DO NOT RENT FROM HERE! Someone tried to break into our house and left the door frame broken beyond belief. Thank god I have a service dog that must of scared the person off. It has been 7-8 months I’ve called managers emailed them and one person came and looked at it with no return after. I have to leave a chair in front of my door so the wind doesn’t blow it open!!! Negative experience: A terrible management team. We have never received our deposit back after 2 years of stay. The company stated they have sent the check but never did. Now they told us to go and file claim with their bank for the money and told us good luck!!!!!!

Although your original security deposit refund was mailed within 11 days of your vacating the unit, the check was intercepted in the mail and fraudulently cashed. We are required to follow the bank's fraud investigation requirements, and were unfortunately at the mercy of their processing time. I know that doesn't help you if you are counting on your refund quickly. I see that it has now been resolved by the banks and a replacement check provided to you.

Negative experience: I live in one of the communities and have had no issues even when I was going through my own application process, but recently I have had a family member submit an application and it has been nothing but a headache. We have both tried to call and email Garden Homes and we can’t get a response from ANYONE. It would be nice to know the status of the application. When you call the main number and select your menu option, the phone just rings and goes to random voicemails. No one EVER picks up the phone or returns phone calls. Specifically Nancy, who has not been responding to me and was very rude to my family member when he applied. Like I said, it would be nice to know the application status. Even if it was denied, being that he spent money to put the application through, he deserves a response and to know what’s going on. This company’s customer service is absolutely atrocious. I’m glad I didn’t go through this when I applied but it is disappointing that we can’t even get a callback from Nancy or anyone for that matter. I left a voicemail for someone else last week and she didn’t call back either. Truly pathetic.

Positive experience: Glad to see that I am not alone in having trouble with very rude management. They make you feel like "you" did something wrong, if you need help with something that has gone wrong with the appliances, or you find something such as "black mold" in the home, etc...Management can no longer be bothered to help if a problem arises, and yes, things change "alot!" Meaning rules. They change them without even telling us. Can't wait to move but the rents are not as bad as some in the area. As a side note: the rules do not seem to apply to everyone, it truly does seem to depend on who you are.

Fantastic experience: I lived at the Prospect St building in Stamford my first year with Garden Homes Management and the passed 2 years at Fairchild Apartments in Fairfield. The experience with this company has overall been really good. Anytime I've had an issue, complaint, and question, someone from Garden Homes would take care of it. Not sure what anyone else is complaining about but, my experience has been pretty good considering they have so many properties and tenants to manage.

Negative experience: Terrible service, I would never do business with them again. They are actually a joke of a company, I suggest that no one else do business with them.

Negative experience: I living in apartment: 389 Courtland avenue, Stamford, CT. My family can't sleep 6 months, I have 3 months old baby. My baby wake up and crying all the time because this is building has a big problem with floors. The floors so creaks that's really terrible. My neighbors from upper run all night and the floor is worse every day. We wrote complaints, we made a lot of call in the office but the company doesn't want to fixed this problem. We pay for rent, but we don't have peace of mind. We don't want move, because we spent a lot of money for fixed some things in our apartment.

Positive experience: I live in one of their trailer parks, in a brand new trailer. I'm waiting 6 months now for a list of things that need to be fixed. Other than that, so far, it's a nice quiet community, no other complaints!

Fantastic experience: I have been living at Garden Homes now for a total of 3 years now. 1 year at one site, and 2 years now at Shadow Lane. Honestly I have no major problems. If I need something done I ask Tom and he says he will take care of it. Tom is only one person he would get more done if he had help. I am very happy living in this Community the people are very nice and helpful.
