Fantastic experience: Friendly staff

Negative experience: I do not recommend this company at all. In my experience, they look for every opportunity to charge you extra and attempt to pass off normal wear and tear as tenant responsibility. Necessary repairs are often ignored, while quick, low-quality fixes are used just to make units appear presentable—unfortunately, these don’t last. As a homeowner who rented short-term while relocating to the Treasure Valley, I expected a much higher standard of professionalism and maintenance. Instead, I encountered repeated issues that were never properly addressed. Based on this experience, it’s not surprising that many of their units sit vacant for long periods. I would strongly caution others before renting from them and would not recommend them!

From the moment we moved in, their professionalism and personal approach set them apart. Communication is a breeze; maintenance requests are not just answered, but addressed with impressive speed and efficiency. For example, when our AC unit had an issue on a weekend, Christian or Natalie Responded immediately and had a technician out to fix it the same day. That kind of dedication is rare. Christin and Natalie are incredibly organized and always pleasant to interact with, making the administrative side of renting (lease questions, payments, etc.) a seamless and stress-free experience. They genuinely care about their tenants and the properties they manage, ensuring a comfortable and well-maintained home environment. We have had many landlords over the years, and our experience with Christin and Natalie has truly been the best. We couldn't be happier with our experience! Fantastic experience: They have been very good to me for 4 years. They handle each situation quickly, unlike most management companies. If it's a broken appliance, it's replaced. They worked with me from the start during covid, through a personal crisis & repainted the entire new home I moved into. Great communications and highly recommend.

Negative experience: Probably one of the most greedy property management companies there is. I know rent has been getting crazy but these guys literally will send you a letter saying they are increasing rent because thats “what others are doing”. Employees are drones with no soul. But hey, they get one star just because they have a good maintenance team.

Negative experience: I just had a really bad experience with this property management company. Very poor communication and customer service. I viewed a storage unit at noon, verbally confirmed I wanted to rent the unit (no option was given to put down a deposit), called TNT when I got home and they said they would call me the next day to do the application. The next morning, they EMAILED me that the unit was gone, someone had paid for it before giving me a chance to complete my paperwork and pay. I was actually willing to pay the day prior, but they required that I view the unit first. Simple communication would have been all that is needed, tell me there is someone else interested and I would have put down the deposit earlier, but I wasn't even given the option. Such horrible service, I hope their clients know that how poorly they treat customers. If you must deal with them, somehow find a way to get them to provide better guidance and instructions, I received very little.

Negative experience: They worked with me to get my leasing contract, once I moved in, the owner of the actual property decided to come by and roam around the property without any notice, even saw him on camera asking if he had permission to be here, the other person he was with told him no and they still stayed. There was damage from bad installation on a water line that they did, they still charge me and my deposit for the repairs, they stated that there's over 1,000 holes in the property, I never use more than 20 thumbtacks and if you screws to hold up a few larger photos. Photos. They kept most of my deposit and stated that my carpet cleaner did not clean enough, so they had to charge more. Very disappointed, I feel lied to and manipulated, they couldn't even provide real receipts for any of the repairs. They stated that there was two days worth of Labor done on the property, however, the neighbor witnessed that they were only over there for only a few hours, and minimal work was necessary. I would avoid this place if you can, unless you don't mind throwing away hard earned money.

Negative experience: Took our money to apply for the place, then said we were under income, when in fact, we are not. They would only take check stubs as proof of income and we had a few unpaid days off in there. If they would take my tax returns as proof of income, then we would qualify. We were barely under. They would not work with us in any way. Just trying to get as many application fees as possible. I will report this to the attorney general also as it feels like they are ripping people off. Us to the tune of $60.00. They did refund my money after I wrote the review. It would be important to let people know that only the last 30 days of income count, not your years and years of hard work at the same company with proof of income.

Fantastic experience: This company recently took over management of my complex when it was sold to a new owner. They have been VERY easy to work with and understanding. When I moved out they made it easier and I was out before my last 30 days were up as I wanted to get to Texas before the pandemic restrictions got any worse. Without even having to ask they sent me a check for part of my final rent payment as they had a new tenant move in early. A company that sent me a check without even asking because they filled the empty apartment even though technically I had the space till the end of the month. That's service and quality too. Can y'all manage my Texas apartment?

Fantastic experience: They make you feel like it's your home. They don't stop by all the time. They also fix anything that's breaks. I also appreciate that I called to see if I could get a puppy for my bf birthday and they called the owner right then and I was approved. Thank you to the owner too.

Positive experience: Have not worked with them yet, but was happy about the offers available

Negative experience: It's not ok to park in a manner that causes an obstruction to residents, and then be disrespectful to no end when you are asked to move a little bit. I know professionalism but that was so far from it it was pathetic. Never once was I rude or disrespectful to you. I only wanted to park with out having to pull forward and back a few times in a spot that I have been parking for over a month now. Next time you hop out like you are wanting to start a scene please be advised that we watch out for each other in our neighborhood.

Negative experience: They rip you off. They gave us a huge list of the things we need to do before moving out. We did everything. I spent the whole day cleaning for what? They deducted us over $500 including cleaning, so if you are gonna hire someone to clean after we cleaned what is the point of making us clean?! On top of that, they charged us for cleaning ceiling fans - something that can’t be true as the place we rented didn’t have any!. During our stay we needed many things fixed and their handy man did not show up - we waited a month and after calling them they finally were able to bring their handyman! Be aware of their deposit policy because you would not get anything back, they would try to make up stuff to deduct as much as they can possibly get! EDIT: To my opinion, we found it as clean as we got it. One of the blinds was broken and we never complained about it. The bathtub and the shower always had problems draining and we never complained as their handyman took forever to fix one of the wardrobe doors (3 weeks). We didn’t feel calling and waiting forever to fix those things in the apartment. But if you want to charge $500 on these little things that do not take more than an hour to be clean then you better hire another cleaning company.

Fantastic experience: We have been working with Tom and his team for about 3 years, they have been managing 2 properties for us and it has been a great experience. We recently had a flood in one of our apartments and without Tom's quick attention to the problem we could have not been covered by insurance, but thanks to Tom and his team catching it in time our insurance covered the flood.

Fantastic experience: I have had various property management companies over the years, and TNT is the best I have ever worked with. They are professional, friendly, on top of things and don't drop the ball. I have never had any problem with them whatsoever. They are ethical and honest. I can't recommend them enough!!! I trust them completely!

Fantastic experience: I have owned certain commercial rental property in Nampa for 30 years and could never find a PM that managed it well. 7 years ago, I hired Tom at TNT, and he and his team have done a terrific job! I have since (with Tom's expert help) acquired two more properties, one in Nampa and one in Boise. TNT manages them all and i couldn't be happier. I am an out-of-town owner and need a PM I can trust to take care of the tenants and represent me well. Kudos to Tom and the team!

Fantastic experience: I've had Tom Koltes and his crew managing my 16 units across multiple cities for several years now. He is also my "go to" and only real estate broker. I have had many property managers in the past in several states. Tom and his group are the best property managers I've ever had. They've improved my property values. They are fantastic at finding long-term stable tenants which is very key to profitability. The are also the best as brokers for buying and selling because they know how to find the best deals and terms when transacting. I highly recommend this outfit. Totally happy with TNT !!

Fantastic experience: I have had many property managers in the past. I've had any number of problems, up to and including not paying my mortgages to the point of a notice of default on the door. I hate to mention that in my review, but it is important that readers know that my opinion of TNT is based upon a lot of experience. I purchased an apartment complex two years ago that was suffering, to say the least, from poor management that lead to deferred maintenance and below market rents. This was a major project because these problems persisted for a number of years before I purchased. I haven't told Tom but last weekend we made a surprise visit to our property. We were BLOWN AWAY. It does not even look like the same property. It is in impeccable condition. This explains why the renters did not move out as we moved the rents up almost 30%. They were happy to stay since the place was being properly managed. In any event, whether you are a renter or an owner, this is a good place to do business. The team is talented and their good systems allow them to stay on top of your needs. Highly recommend.
