Negative experience: The most inhumane, unprofessional, unforgiving and lazy rental company i’ve ever seen in my life. When something goes wrong, they make YOU fix it yourself. They do not care about their properties. They do not care about their tenants. All this company cares about is buying older properties in the highland area, flipping them to make quick and easy money off of lower income people, and taking advantage of them. Shame on y’all.

Aside from the few houses that we do rent to own or handyman specials on, our policy is to have all work orders assigned to a vendor within one business day and share contact information for vendor and resident to ensure they both can reach each other to get the work scheduled and completed. Negative experience: Horrible!! Used as property manager,what a joke,renter completely Destroyed my home,SAY they do background checks, Googled renters name,was a convicted felon! No pet policy,another joke ,had a dog, chewed up my wood work! Destroyed my carpet,burned kitchen counters,list goes on,And! Evidently locked her self out,and completely busted whole door frame! Negative experience: This real estate company will take your application fee run your application to tell you that you need four thousand dollars (no bills included either) just to move into a 2 BR duplex with hardly any yard space and wet dirty diapers in the drive way. They are over charging for properties and saying that the application fee will be refundable, its not if you actually apply. I have viewed three of their properties due to pricing only. Just don't waste your time as I did.
I'm truly sorry for your experience, Kelsee. We strive to maintain transparency and clear communication. In situations where applicants are poorly qualified and have substantial risk factors like low credit score, collections, and negative trade lines we use a system that adjusts the security deposit (which is fully refundable when you move out if you fulfill all of your obligations) so that we can still get an approval for poorly qualified applicants. Most of our applicants have appreciated the opportunity to get approved when they can't at most other properties. The alternative to charging a higher deposit would be to decline the application. The application fee is fully refundable until your application is processed, the fee is used to pay for the background and credit check, so once the money is spent it cannot be refunded to you. You have two large dogs and the pet deposit (with no monthly pet fee) is a substantial portion of the initial move in fee. Our policies are clearly stated on the property listing, our website, and on the application itself. I'm sorry that you didn't read it or understand it prior to submitting your application. Our focus has always been to offer better than average quality homes at fair prices, unfortunately because expenses for mortgages, taxes, insurance, and maintenance of a home have gotten so expensive when a home rents for $850 per month a property owner cannot afford to take risks on who they allow to move into the home. I sincerely hope you'll be able to find someone who is able to rent you a home with a less expensive deposit that you can afford, unfortunately we simply cannot.
Negative experience: They don't do annual property checks, so if you have a bad tenant destroying your property you wouldn't know.
Good morning. I'm sorry that it sounds like you had a bad experience with us. I tried looking you up in our system to contact you directly to see how we could help, but your property must have been under a different name or company name because I wasn't able to find you. We do inspections at 60 and 180 days after tenant move in free of charge for benefit of the property owner and to confirm there are no conditions present that are cause for concern. All other inspections would have been at the property owners discretion, but they do come at a cost, upwards of $100. Since we don't want to spend our client's money unnecessarily we wouldn't have done any additional inspections unless it was at the owner's request. I have a large portfolio of rental properties and I don't do annual inspections on them. We always managed our client's properties just like my properties unless the client instructed us to do otherwise. Negative experience: Over the years I have been an owner and a renter. Recently I was the renter of a house managed by Mayco. I now have a rule. Renting or owning, never use Mayco. @kevin has been running this scam where he farms out all of the maintenance requests to a “vendor” . @Kevin owns that vendor. The vendor does the cheapest shoddiest job possible. They then invoice Mayco for a completed repair. Who then passes it on to the home owner. The work done was probably a net negative to the property. From a renters perspective I have nothing positive to say. I would rather live in a tent than rent another home from Mayco. EDIT: (to respond to owners response). I love that you response is to say in short “sorry, I’m bad at running a company”. I invited you on multiple occasions to come see for yourself. I begged for any manager to come see and you just ignored me. You are so shocked by what you saw after I moved out that you are not only keeping my deposit but charging me an extra $250. That house was filthy when I moved in (I signed the lease sight unseen because I was moving from CO during Covid). There was literally someone else’s picture hanging on the wall. And you have the gall to charge me to repaint the walls? You are terrible at this. I’ve never experienced such a bad landlord.
Hi Michael. I fully understand your frustration. I was relying on people and vendors to complete work correctly and to deliver excellent results and service, and they (vendors, staff, basically everyone) simply did not, there is no excuse for that. It is my responsiblity to make sure everyone who works for/at Mayco delivers results the same way I would if I were handling it personally, unfortunately for everyone involved I realized after you moved out and I was personally able to get a better understanding of what the problems were and how poorly they were handled I realize just how much I failed in that respect. I'm very sorry for your bad experience. We've changed a lot in the last few months, removing problem vendors, removing problem employees, scaling back our portfolio, etc etc all in an effort to eliminate these problems and deliver a better experience moving forward. Unfortunately I can't fix the past, but hopefully we have taken suffiicent measures to prevent problems like these moving forward.
Negative experience: This company has the worst customer service and repair times I have ever experienced. Our dishwasher has been broken for over 6 months and has not been fixed. 2 weeks ago, a service man came out and ripped our dishwasher out of the counter and LEFT it there and it is still not fixed and our floor is torn up. They are horrible with communication and nobody knows what is going on. Will never rent from them ever again. Update as of 12/7/2023- The repair men came out 3 different times with two dishwashers. They said the first one was broken. The second one they brought they messed up putting it in, then told my boyfriend and I they would be back first thing in the morning to fix- no show. We called and they stated their boss wanted to buy a brand new one (for the second time) So my boyfriend took it out and fixed it within an hour after he got off of work. Incompetence is expensive and I hope in future this doesn’t happen to anyone else.

Update: Thankfully our team members were able to recognize what property you live at based on the information you posted. Based on my investigation and your timeline it appears that this problem originated under the previous property management, and we weren't aware of the problem until 11-20 when you submitted a work order to us. Once we were aware we dispatched a vendor who concluded the dishwasher needed to be replaced, and we sent options to the property owner for purchasing a new one, which would have been delivered and installed within a week. Unfortunately the property owner elected to use a dishwasher from a different source and use a different vendor. The property manager has been in very regular contact with the person you live with to provide status updates, which appears to be the person on the lease. We fully understand the frustration of the situation, but unfortuantely we have been doing everything in our power to get this done for you. We however are only able to follow the instructions and preferences of the property owner and in this case their preference of source and vendor has slowed down the process and taken it completely out of our hands.
I'm still happy to address any further concerns you may have. Our priority is and always has been delivering the best value to our clients and residents alike. Unfortunately since we are limited to the preferences of our clients many times the situation, like this one, is removed from our control and limits us to only answering questions, relaying messages, and providing updates. I'm very sorry for the inconvenience, and I fully understand your frustration, as we get just as frustrated as you do with situations like this because we'd like to get it resolved asap, but can't do anything to fix it.
Negative experience: VERY UNPROFESSIONAL AGENT - I WILL NOT BE USING THIS COMPANY. I scheduled an appointment to see one of the properties with one of their agents named Lisa. I arrived 1 minute later than my scheduled time and a text had been sent minutes prior to my appt it had been cancelled. I replied to the text and received no response so I went to the office. I arrived at 9am and was told the office was closed and the young lady came outside to speak with me instead of unlocking the door. Once she came outside I asked about my appt and the lady I was speaking with was Lisa. She said I did not confirm and as I was attempting to explain I never received anything asking to confirm, she rudely cut me off and showed the message to confirm. I showed her I did not get the text and asked if someone could show the property because of how my schedule is. Lisa said No and referred me to the website to schedule. The website says the office opens at 9am but I had to stand outside in the cold and rain to speak with Lisa. Her tone, office etiquette and mannerisms were very unprofessional and rude. I have opted to use a different company.

Positive experience: Very friendly staff. I just didn’t care for the fact that they charge you an application fee for everyone that will reside within the home. That’s something I have never heard of. Each occupant has to fill out an application. So it was cumbersome to duplicate the same information over. Aside from that, they were pretty easy to work with and they returned each call and text.
Thank you for the feedback. I understand the frustration that may cause. We want to make sure that everyone moving into a home is accountable and doesn’t pose any safety threat to the surrounding neighbors and residents.
Negative experience: Honestly shady company. No walk ins ! all conversations were through text. I talked to one person in person the beginning and throughout the months of the lease- silence. I decided it was time to move. (Issues that occured: mold grew almost everywhere in the house, the windows were drafty. Including the doors. I paid $1200 in security deposit. Now I have a bill that I owe them $750 after taking my deposit. Charges include scuffs on the ceiling (I can't even reach the ceiling) other charges included are ridiculous. $219 for cleaning - mind you i spent the whole day cleaning every inch before turning in my keys. There's a whole list of charges that I believe they just made up. I have proof before and after . NO MATTER HOW GOOD THE RENT IS IT WILL NOT BALANCE OUT AT THE END WITH THIS COMPANY!!

I wasn't able to find you in our system, but we do have a dispute process that can be started to thoroughly investigate your concerns about any deductions from your security deposit. All you need to do is contact your property manager and let them know which items you don't agree with. The communication via text is for efficiency purposes. It's one of the ways we can keep your rent rates as affordable as possible. Talking on the phone takes more time, and that means we'd need more people, which is more overhead we'd have to transfer on to our clients and residents. Our appointment only policy at the office is the same reasoning, we can keep minimal staff if we don't need to have someone sitting there all day waiting for someone to walk in. All anyone needs to do to speak to someone in person is to schedule an appointment to do so and we'd be happy to help however we can. If you'll email me the address you moved out of to [email protected] I'd be happy to get you in touch with your former property manager if you don't know they're direct contact information and have them start the dispute process for you.
Negative experience: This rental company is the biggest joke and SCAM I have ever experienced. Please save yourself and do not rent from these people. When I moved into my new rental property, it looked like it hadn’t even been cleaned at all from when the last tenant was there. There was several things in the house and in the yard that were broken. I only signed the lease on a verbal agreement that these things would be fixed before we moved in. They were indeed not fixed when we moved in and then it took several MONTHS for the maintence crew to fix the issues. Honestly, fixed is a strong word. They threw some stuff together but nothing was ever truly repaired. Anytime we would put in a maintence request it would take several months for anyone to come out. Total joke. The worst part is when we moved out, I cleaned the house spotless. It was in much better condition than when we moved in. They STILL deducted all of our security deposit and even charged us for some random things that were not our responsibility. PLEASE DO NOT RENT HERE.

We admittedly have struggled to find good maintenance vendors, we continue to make attempts to find new and better vendors every day. Regarding your security deposit. If there is anything you feel that shouldn't have been deducted please contact your property manager so they can investigate those concerns for you. We take those concerns very seriously and review all available information including pictures, videos, 3D tours, etc so it can take some time to complete. Negative experience: What a joke, this company would not let me do a walk through with them to assess our property after the tenants moved out. I'm very sorry that you weren't happy with our services. We did our best, as we do with all of our clients, to keep your best interests in mind while we were managing it for you. We placed an excellent tenant in your home who stayed for 4 years and would have stayed longer if you hadn't chosen to move back into the home, they even returned it in arguably excellent condition, certainly much better condition than most rental properties are returned. The damaged flooring in the kitchen is unfortunate, however since the flooring was damaged in order to repair unsafe water damaged subfloor caused by a water leak it would appear that the repair, and subsequent damage to flooring, were necessary to keep the floor safe to walk on, resident safety is of very high importance to us for many reasons, one of which is protecting our clients from litigation. I agree the vendor could have done a better job of informing everyone of the after repair condition, but in the end the repairs to the flooring would have had to be done at some point and on a positive note you were able to delay that expenditure while still generating excellent cash flow on your property. We made the $200 payment to you as a good faith gesture for our failure to probe for more information in hopes it would help offset the cost of repairing the flooring.
I think ultimately we failed in not setting appropriate expectations. Wear and tear does occur on homes, it's not practical to try to keep a rental property in prime condition at all times, because on the average rental occupants are going to do much more damage and wear on a rental than an owner occupant would. For all of these things I sincerely apologize. I always want our clients to be extremely happy with our services and the results we generate for them. If we had set clearer expectations and better explained the trade offs typically involved in rental property ownership perhaps you would have chosen not to rent out your home, which seems like it would have been the best option for you in hindsight. I truly wish we could have done more, and again I apologize for our inability to meet your expectations.
Negative experience: I've been trying to get ahold of someone about a property on their website. I had gone and viewed one property already and they were supposed to call me back about some questions I had. Never heard back, couldn't get anyone on the phone. Now I see the property is rented. That's extremely aggravating. I'm not putting in an app without my questions answered. Now I have questions about another property. I've talked to 2 different people and neither could answer my questions. I've been told I'll be called back for the past week and nothing.

Good morning, I'm very sorry that you had a bad experience. We work hard to ensure our properties are well maintained, residents are taken care of, and our clients, the property owners are protected. As a result, when residents don't pay their rent we must act quickly to evict them from the property, and if they don't pay the balance due we're forced to send their account to collections. We're always willing to work with residents that are acting in good faith and willing to work with us, but if a resident doesn't show that willingness and effort we don't have any other options but to take these extreme measures to protect our client's best interests.

Positive experience: I paid the fee to view the rental property. I was told it would be ready for viewing 2/10… i reached out 2/10 was told it would be ready 2/14. I get a message 2/13 the house is no longer on the market. The fee was paid to see the house that i never got to see. ***updated*** The manger was so helpful & clarified the situation. He didn’t have to but he did and as a potential client i appreciate that!!! Updating to 4 star’s communication is key.

Negative experience: I've had an outstanding request to fix my sink since last September, it's currently January. The locks on some doors do no work and mayco has 0 concern and even said I couldn't install a new lock to help me feel safer. No emergency number for matnance so if you pipe burst at 2 am your just gonna have a flooded house until they finally respond the next day. They care about getting people in houses not keeping them up to date or fixing issues. They also listed my 2 bedroom as a 3 bedroom online which is false. And they expect the rent to reflect more of a 3 bedroom home.
Good morning, I'm very sorry to hear about this problem. Our standard operating procedures are to send all work orders to vendors same day it's received. The vendor should contact you within a few hours to set an appointment. Unfortunately we do not have any on staff maintenance people so we have no way of controlling vendor schedules, but if a vendor can't or won't complete a job within an acceptable and reasonable time frame (typically no more than a week) we send the work order to a different vendor. I'd like to look into this matter further for you to identify what the problem is and eliminate it for any future problems incurred by any of our residents. If you'll send details on who you contacted and when, as well as how many times and when you notified your property manager that it still wasn't fixed to my email [email protected] I would greatly appreciate it. If you contacted your property manager more than once to report that the problem wasn't fixed I suspect we have a team member that is misunderstanding the action that should be taken.

Negative experience: Completely screwed over our rental investment by allowing tenants to accumulate over $20,000 in damages that came out of our pocket. We’d asked Mayco several times to check on the state of house and send us photos, as we live out of state. Each response was “No photos necessary, all good.” Terrible property management! I’m giving them 2 starts because they did take our horrible tenants to eviction court, albeit without our knowledge. We are very disappointed in the property management and would NOT recommend.

What you've described is the exact opposite of the way our employees are instructed to operate, any owner can request an inspection with photos and video of their property at any time they'd like. Negative experience: Trying to charge my son $3000 for damages to a house that was burned before he rented it and they didn't tell him or my stepson about it. Top floor was painted over soot beams. The chimney was detached from the house and rats were everywhere. Roaches live under their houses. They don't care about fixing any issues. Pretty much made me get the building inspector to go to this house and show them that it wasn't fit for renting. Still going to court for this. They rent houses that shouldn't be rented and try to overcharge young adults in rent and fees. Please read your lease. They included gas in my son's rent, then took it away after he signed his lease. Said it was a mistake. Even though the rental agent initialed the paperwork. Please don't get charged more than you should and don't rent from them.

Good morning TangKi, I'm very sorry to hear that you are disatisfied. I can definitely understand due to the unusual circumstances. I've looked into the situation, and it would appear that not all occupants were listed on your application. A total of 5 people were listed on the application. Our occupancy limit policy is posted on our rental application details that are available during the process of filling out the application, they're also posted on our company website where the properties are posted. If all occupants had been listed we would have informed you prior to processing your application. Unfortunately since the home was removed from the market for an extended period of time we were forced to charge the holding fee for the property. We did however reduce the holding fee by $150 so that it would cost you the absolute minimum possible. We did our best to deliver good and fair service, and I'm sorry to hear that you don't feel like we did that for you.

Fantastic experience: I would like to start off by saying Mayco rental is very professional. I needed maintenance work and I was sent out a GREAT GUT BY THE NAME OF MATT!!!!! He was veryyyyyy professional and right to the point of whatever issues were at hand. I felt very comfortable and I hope any time I need help at my Location.. Positive experience: Spoke with and Agent about property management they only deal with special properties in special areas of town , however this isn't mentioned in their Advertising, The Agent did call me back very nice but disappointed in how they choose what areas they work in, this needs to be included in their Advertising:
Good afternoon Cherlyn, I'm sorry to hear that you're disappointed with our policies about not managing low income houses. This policy is actually in place to protect you if you own low income houses. Low income houses must be managed very differently than market rate homes. If we accepted your home and attempted to manage it the same way we manage our other homes it would perform poorly. Low income houses need a manager that is accustomed to the differences in tenant behavior, collections, and evictions. Unfortunately we simply are not the best choice for those houses, and because we want to make sure we're always acting in our clients best interest we don't manage low income houses because it wouldn't be in the clients best interest for us to do so. Our advertising and pricing information does specify it's for class A and B houses which is the majority of our management portfolio. If there were a way to specify exactly what houses we will accept we would advertise it. Unfortunately it's not possible. A home in poor condition in a high end neighborhood would not be acceptable to us, neither would a home in good condition in an area that the best strategy would be to rent to section 8 tenants to maximize the rent received (we do not accept section 8). I hope this additional information is helpful to you, and I do wish you luck in your search for a property manager.
Fantastic experience: I absolutely agree. I was not able to thank him in person because I was trying to reinstall something that MayCo & Matt could have helped me with immediately. Matt, specifically, is to whom I owe a thanks. He was so courteous. Though I was not able to help in the last work he cleaned and swept up the yard after some critical work that I could not attend to. The point being: most people don‘t usually take that initiative, and most don’t. This review is the only remote thanks and amazement I can give seeing as I no longer have a phone. Negative experience: DO NOT MOVE TO 902 GLADSTONE BLVD I want to begin by saying that I truly think the agents at Mayco are wonderful and as a property management company they do an amazing job. I am only on this google review forum to warn any other potential renters to NOT rent the home they manage at 902 Gladstone in Shreveport. If i could leave a 0 star review on the home itself some how, i would. I have lived here for the past year and have had more catastrophes that I can count, but I am going to attempt to sum up my experience below to warn any future tenants that may consider living in this rental NIGHTMARE. 1. INFESTATION- Starting out strong, the very first month I moved in i discovered my yard was infested in fleas from the stray cats that come and go. I have had to pay out of pocket each month for Orkin to come out and do pest control- which is very pricey ontop of the 1,100 (plus all utilities) i already pay to inhabit this place. 2. SEWAGE- my sewage had backed up into the bathtub and i was unable to bathe for over 3 days (see photos below) 3. POOR INSULATION- the home is so poorly insulated that it is unable to retain cool air/heat during the summer and winter months. With the air conditioning set to 70 in the summer, during the day time it will get up to 80+ degrees in the home until the sun goes down on the hotter days. At this point I am paying over 200$ a month in electric (it is July) to keep the house at a comfortable-but-still-too-warm temp because the AC is basically blowing straight outside. On the contrary, during the winter time it got as cold as 48degrees inside with the heat set and blowing. Additionally another annoyance is that you can hear literally every conversation a passer by has if they are speaking at a normal talking volume. 4. JANKY MAINTENANCE CONTRACTORS: this one is a doosey... Mayco will contact a technician to fulfill your service request for things like not having heat, a tree falling down into the road, burst water pipes, not having water at all, etc. and it will take them weeks to months (sometimes never, i have been trying to get a tree removed that fell since Feb and it is still there) to fulfill. Then when the order is fulfilled, it is done in a slum type fashion. I.e, the water pipe that runs to my shower under my house keeps popping out of the ground and water will drain everywhere because it is literally held together with a wire coat hanger. 5. OVERPAYING FOR AN UNSAFE NEIGHBORHOOD: i hear gunshots here more often than not and its not abnormal for your car to get broken into. I have had men knocking at my door at 11pm asking for money. I could go on but by now I feel like ive gotten my point across. This house looks pretty on the inside but is not structurally sound what so ever. If youre looking to dump a bunch of money into a rental, then this is the house for you. I want to re-iterate that my issue does not lie with Mayco, but the house at 902 Gladstone Blvd Shreverport, LA. I am writing this so no one has to learn their lesson the hard way with this house like i did. I wouldnt wish the experience I've had the past year of living here on my worst enemy.

Negative experience: I applied for 2 different houses from them . They claim that they had to paid deposit put on one so I applied for another and right after I applied for the other one the one that I originally wanted that the agent claimed had a “paid deposit on “ was relisted on Facebook & Zillow . When I asked I was told it was not available to apply for my 2nd interested home so I did & now guess what it has a “paid deposit” after 1 day & I told the agent I had the money and a co-signer for the house if needed . Seems like they are money hungry or just pick and choose who moves in and who doesn’t

Fantastic experience: Keli and Matt have made my moving experience fantastic. I am a person who likes absolute clarity and as long as things are made clear I have a easy time following along. In the past I've had moving experiences that were nightmare and the only common theme was change but this time keli made it the complete opposite and every thing was smooth sailing . Any concern we've had regarding small issues with the home matt had immediately addressed and corrected. Couldn't have asked for a better experience

Negative experience: Worst company I have worked with. I brought up a issue and then a week later had to bring it up again. The issue as escalated severely since then with still no response.
Hi Nikki, I'm sorry for the inconvenience during this unusual maintenance issue of ceiling tiles drooping in your apartment. Unfortunately it did take a while to get a response from the owner regarding the issue, and by that time the tiles fell. I'm glad we were able to get the issue resolved immediately after approval, along with the other owner approved items that you requested. As always if you have any other concerns or maintenance issues we will get them resolved as quickly as possible!
