Negative experience: As said in another review, STEER CLEAR of the inspector that Joe recommends. If you're like us, you'll uncover thousands of dollars of repairs when you have a competent inspection or go to sell your home. I would be very hesitant to do business with a realtor who recommends an inspector who has many examples of missing major damages. Joe himself seemed like a very nice guy, but was often very slow to respond and showed us multiple houses with things that were on our non-negotiable list.

Fantastic experience: Our family highly recommends Joe, as he knows the market, is very responsive to questions and concerns, and went above and beyond to help us sell the home. In every case he guided us through what we would need to do to get the offers accepted (we had to pull out of the first two for various reasons but our offers were accepted at all 3.) His availability during evenings and weekends for showings was ideal given our schedules. Scheduling: Joe is always two steps ahead. He’ll foresee next steps and will be ready with the plan..in some cases back-up plan..just in case if you need it. His contacts: He has an excellent team and great contacts. In multiple cases, I found he’s suggested contacts gave equal or better service/deal, compared to what I shopped around. He’s still our go to source! It’s his passion! : This is not just a job for him..he’s truly passionate about what he does! One example - I was looking for estimates on a repair work at the house we were interested at the time. Joe called couple of service providers and we had the cost estimates…and I was ok with the info we had. But Joe wasn’t! He calls those service providers on site to get high confidence estimates. He managed all that himself even though we were not available. I was impressed! We had pleasant experience buying our first house and learning so much on the way!

Negative experience: Nothing but Great things to say! Joe has patience. “Thank You for everything” We found our new home in less than 2 weeks! In this market? It’s really amazing! I’d definitely refer Joe Cubera to anyone who is looking to buy their dream home! Great sense of humor! Everything about our experience with Joe was amazing! Always answered our questions and any concerns we had! (This is our buying experience ^^^) We closed on 2/25/22 3/25 we received our keys from the “seller”! No realtor was present during this transaction! The seller removed the original locks which was not supposed to happen! The door originally had a keypad. The seller claimed he “lost” the keys! I don’t believe him! Joe did tell us at the closing that he would see us when we received our keys to our home! But he never showed up! I guess it’s just about the money! I’m really disappointed with this. We’re running into many issues! Water in the basement. Joe’s inspector missed a lot of things that could have/ should have not been overlooked! I’m really disappointed with the outcome of everything! Things started great but in the end? I would not recommend Joe to anyone else. As a matter of fact? Four of our close friends asked us for our Realtor right after we moved in. So that’s 4 clients that were not recommended to Joe. So I am happy to say that four people have purchased homes and were satisfied with a different realtor. Seems like As soon as Joe got his commission we were just a paycheck to him! That’s not how you treat clients Joe! Oh wait! He did ask us to leave a 5 star review. So we did. My husband just clicked the 5 stars. Me? I gave him 5 stars too but I changed it to ONE. I’m more detailed in my reviews and feel it’s important to be honest with my/our experience! If you do choose to work with Joe? Just be careful Also DO NOT USE HIS INSPECTOR!!!! He works for Joe not for the buyer! Just be careful with who you hire for home inspection! Edit: Just don’t Use the Inspector that Joe Recommends. We have been running into so many issues while updating “ Cosmetic” renovations that are not just “cosmetic” The inspector does not have the buyer’s interest. This is our experience so far.

Fantastic experience: I don't generally write reviews, but Joe was AMAZING!! I'm from California and don't know the area at all, and Joe was happy to take the time to explain the in's and out's of every different city in the area and showed us some great homes. He was even very knowledgeable about the school districts, local dining, parks etc. it was great. He was always available and happy to answer every question I had. He guided us through the entire process with ease and even helped connect us with a lender. He wasn't pushy at all and took the time to find us the perfect home for our needs.
