Oaktree Property Management

Negative experience: I have never had them as a landlord but I can’t imagine how stressful that would be. They canceled a showing of mine just because I didn’t reply to their text while I was dropping my kid off at school an hour of them texting me. I didn’t respond right away so they canceled it. How much more disrespectful of someone’s time could you actually be? Have some class. These people are, how do I say this, classless. Don’t rent from them. Just ignore them and know your worth because most likely your place will either have cockroaches or no electricity and they literally would not even care.

Negative experience: Oaktree Property Management has been incredibly disappointing when it comes to dealing with neighborhood complaints about disruptive tenants. They seem completely unwilling—or unable—to take these concerns seriously. Communication is poor, responses are dismissive, and the overall attitude has been extremely disrespectful and unprofessional. If you have to deal with Oaktree, I strongly recommend avoiding Evette, the person presented as the property manager. My experience with her has been frustrating, unhelpful, and completely lacking in professionalism or basic communication skills. When a property management company refuses to address ongoing problems caused by its tenants and then treats the people making legitimate complaints as though they are the problem, that says a lot about how little they value the surrounding neighborhood.

Negative experience: Very disappointing experience dealing with this property management company. I have had ongoing issues involving their tenants and have reached out to the management company multiple times in an attempt to get things addressed and resolved. Unfortunately, I have received very little help or cooperation. What was especially frustrating was the lack of professionalism when I tried to communicate my concerns. Instead of working with me toward a resolution, I was ultimately hung up on by Evette (the so called manager) during a phone call. I understand that managing properties and tenants can be complicated, but I would expect a property management company to at least listen to legitimate concerns, communicate professionally, and make a reasonable effort to resolve issues. That has not been my experience here. Based on my experience, I would not recommend this company.

Negative experience: This company constantly raising the rent. We started renting at $2500 in 2022. To now $2850 in 2026. They do the bare minimum to up keep the property. When things need repair they do basic fixing and don’t follow up. When communicating with them it’s a lot of excuses.

Fantastic experience: Perfect

Positive experience: I had a really bad first experience with Oaktree. Yvette was unprofessional and rude. Thankfully I only had to work with her once and had the pleasure of working with Debbie for the remainder of our rental period. Debbie really turned my opinion of Oaktree PM around. She was kind and patient. She really went above and beyond for us. She worked hard to resolve everything amicably and fair.

Negative experience: Listen to all of the reviews ‼️ they are TERRIBLE !!!! So rude. Would not waste my time with them.

Negative experience: Sketchy company do not waste your time they do not response to email, calls, or text. Do not care about renters I’ve reached out several times to get my meter number to pay my PG&E and no response. They will literally let u be in the dark without electricity as long as you pay the rent.

Negative experience: Unprofessional and they don’t care if your place needs repairs. They will ignore you for almost a year and lead you on pretending they will get things done. If you withhold rent they will try to evict you instead of fixing the issue. They are the worst slums ever ! The office staff does not care about their tenants only when you will pay rent. Don’t rent with them or do business . They have mold , bugs and ignore water leaks.

Negative experience: Non responsive, unless it's time to pay.

Fantastic experience: Kinda hectic on monday morning. But they are friendly and helpful

Negative experience: Don't trust anything they say. Get everything in writing and document/photograph everything even if it seems like something they won't use against you. Heidi is a liar. Slum lord is a compliment.

Fantastic experience: We, Jose Franco, and I used to rent from them. It was our 1st "home". We also had our son, while living there. His 1st home. I would say they treated us well. I feel bad for them because there name is so close to, and often gets mistaken for "California Oaks Property Mng". And they are so different. I would never rent from "CA Oaks". But would rent from "Oaktree" again, for sure. Matter of fact, Jose is now looking for his own place. I hope he could find one with them.

Negative experience: Sadly this property company is low tier in quality. The staff at the window for one is one of the least friendly and most openly-annoyed that I've ever met. The experience with the property though, they didn't give us the mailbox key and instead gave us some random key. The walls weren't even clean, several screens on windows were broken and punctured. There was an ant infestation since before we moved in and they didn't bother to fix it despite us pointing it out during our first visit. Overall not worth it to come to this property management company, try somewhere else.

Fantastic experience: I just like the ease of using the website.It does what it tells you it will do and I look forward to doing business with Oaktree.

Negative experience: If I could give a 0/5 I would. We moved into 1315 Devonshire in January and quickly learned it was filled with cockroaches. In talking to other residents we learned they never did anything about the cockroaches even if you called. Water was ice cold for days one time and when we called about it we got a snippy “someone already called about it”. Even after they fixed it it was lukewarm for months and they refused to to anything about it, until we learned it was a burst pipe because our tiny studio apartment flooded. Our apartment became unlivable because they tore our entire bathroom out and the walls, letting cockroaches swarm our apartment. Also during this time a (non emergency) maintenance man barged into our apartment while we were sleeping with no notice because the apartment manager just gave him the key. They would not put us up in a hotel with our (approved) animals while our apartment was covered in likely toxic dust and dirt which could have caused major health problems for us and the pets, or even death. After all this they still had the audacity to take from our security deposit unpaid rent (for an unlivable apartment) and a cleaning fee (for the uncleaned bathroom that had massive holes in the walls, a dirt hole where the sink used to be, and no way to shower because the maintenance people ripped our shower rod off) . Management is horribly rude and no one knows what they’re talking about. They did horribly illegal things but all the conversations were through phone so I don’t have quite enough for it to hold up in court. I would rather live in a dumpster than have to live in anything managed Oaktree Property Management ever again :)

Positive experience: i had Oak tree manage my property in Ventura CA for the past 30+ years. They always did a very good job. However, in spite of the fact that the damage in an item of the hardware in my property is minimal, yet Oaktree venture to replace it by a costly new item.

Positive experience: Responsive and responsible management group from an owner's perspective. Very good reporting software. They usually can resolve tenant issues without getting the property owner involved. Annual inspections help to keep the property maintained.

Fantastic experience: Property managers were professional and proactive. OTPI&M prepared plans ahead of vacancies including changes to CA real estate law. Subcontractors were skilled but not overpriced. No issues arose which couldn't be resolved quickly with email.

Fantastic experience: Mr. Snyder and his team have been very professional, knowledgeable and approachable in handling all tenants' issues. Mr. Snyder is exceptionally experienced with property management operation and overseeing projects (remodeling / addition) and resolving issues with the City. I strongly recommend Oaktree Property Management!

Fantastic experience: I have been using Oaktree Property management to manage my property for over 15 years and they have provided excellent service! They always take care of any problems with the property very quickly and appropriately and they also find reliable tenants in a timely fashion! In the 15 years of renting- our unit has been empty for less than 3 months!

Negative experience: Today as scheduled l was waiting for Steve Snyder and his thugs to come to inspect my place. Waiting for a knock on the door but instead heard scratch noises at my door and upon opening the door was surprised to find Steve Synder attempting to break in to my home. When asked why he did not knock he replied if l could get the (metal) screen door open l would have knocked. He was hostile, belligerent and l felt threatened. He told me my neighbor said l wasn't home - he lied cause l checked with my neighbor and he had told them he didn't know. I feel very unsafe in my home now. Is this douche bag gonna come back and break into my home? I am a single woman who lives alone. Reported to Ventura police of the situation and looking into a restraing order. BAD PEOPLE, NO RESPECT AT ALL, THREATENING BULLIES.

Negative experience: Horrible company to work with. Worst renting years of my life. They do not respond to problems on the property that need to be fixed. The owner, “Skeeve”, lied straight to the face of the property owner, putting blame on tenant for lack of repairs.When in fact it was a lack of effort on the management, no calls were received. Lazy, slow, rude, unresponsive, difficult. 1 star is 1 too many.

Fantastic experience: My overall experience with Oaktree Property Investment and Management was excellent!! I was short in time in finding a place, but never gave up. I went online hoping that I would find a place to call home and all hardwork paid off. Thanks to Oaktree and wonderful staff I have a nice place to come to and that l can call home. It's wasn't easy, but Oaktree was with me every step of the way and I thank them for that and appreciate their professionalism.

Negative experience: LIERS AND SHADY, untrustworthy business. Don't rent from them.... Work orders never get completed and you can definitely kiss your security deposit good bye.

Fantastic experience: In 2009, I rented my very first apartment on East Center St. with this awesome company when they were located off of Seaward Ave and then in 2016 I rented a apartment on East Ramona Street and both times the staff were extremely helpful.O.P.M always made me feel special as if I was a part of a family rather than just another dollar sign. The two sisters beautiful smiles and positive attitudes made renting with them a joy I recommend them to anyone who is looking for a place to live. Thank you Oaktree Property Management for always being there for me and my family.
