Trusted Local Real Estate and Property Management Experts
Brown Properties of North Carolina, Inc. stands out as a premier full-service real estate agency and property management firm deeply rooted in the Jacksonville community. Distinguished by its ownership structure, the company is led by Jeb and Shawn Brown, a husband-and-wife team that combines professional expertise with a genuine, family-oriented approach. Clients frequently highlight their deep local knowledge and the fact that they are Jacksonville natives who prioritize the well-being of both property owners and tenants. This personal touch transforms the often-stressful processes of buying, selling, or renting into smooth and transparent experiences.
Strategic Sales and Exceptional Property Management
One of the agency's greatest strengths lies in its dual capability as both skilled realtors and knowledgeable contractors. Fantastic experience: Very professional, timely, and easy to work with throughout the entire process. They made everything smooth and stress-free. I highly recommend them to anyone looking for a knowledgeable and reliable realtor.
Thank you Daniel! Right back at you!!
Negative experience: Do not use these people, they will charge you any and every kind of fee to apply for a home and pet screening services only to be turned down for no good reason if people had 700 plus scores, they wouldn't be renting a home, they'd BUY ONE, TYPICAL JACKSONVILLE RIP OFF
Fantastic experience: Best customer service! My house was empty during our winter storm and the owner Jeb came by to make sure my heat was on so the pipes wouldn’t freeze.
Fantastic experience: We have used Brown Properties numerous times throughout the years to manage our rental properties as well as sell homes and always had the best experiences.
Thank you Robert! We value your business and are to help anytime!
Fantastic experience: Several people recommended Jeb Brown to me for both home repairs and real estate services, and working with him was an incredible experience. Finding someone who is both a skilled realtor and a knowledgeable general contractor was a game-changer. Jeb walked through the house, quoted cleanout and repair costs on the spot, and developed a solid sales strategy—all at the same time. When the first offer came in, Jeb provided sage advice and negotiated a better deal, easily covering the cost of his fees. In short, working with Jeb didn’t just save me time—it saved me money. When the inspection report came back and the buyers wanted further price reductions for repairs, Jeb’s extensive contractor expertise gave him the confidence to challenge their inflated quotes. Yet again, he saved me money. Above all, Jeb was honest, straightforward, professional, and truly a pleasure to work with. I can’t recommend him enough—he’s simply the best!
Fantastic experience: I have used Brown Properties to sell two of my homes and cannot say enough good things. Jeb Brown goes above and beyond both times we have used him and his company. Highly recommend and will forever be our Jacksonville family real estate company.
Thank you so much for your kind words! They say when you do what you love, you won't "work" a day in your life. We find this to be very true when it comes to Jeb, because he loves what he does!!!
Fantastic experience: Brown Properties of Jacksonville NC love this town and it's people. They are from Jacksonville and have the renters and clients wellbeing as their top priority. They know all the local carpenters, plumbers and electrician in csde of emergency. I rented with them in the past and so does my friend still. Highly recommended.
We hope you and your family are loving your new home!
Fantastic experience: I've had an excellent experience working with Brown as a property manager. Staff is friendly, responsive, helpful, and understands the local market. My home was well taken care of under their supervision. I would happily recommend them and plan to work with them again in the future at my next opportunity.
Thank you Christopher. It was our pleasure to work with you too. Welcome back to the area and we hope to see you around town!
Fantastic experience: The most professional and compassionate realtor I have ever dealt with! Top notch!!!
Negative experience: Jeb Brown is a trash human being. Dont do any business with him or his corrupt company.
Todd,
I looked through my contacts and correspondents and can't find you in any communication. I also looked through our business software and nothing. I looked at your profile with no real details. It appears from your perspective at least that you know me with an opinion that strong. It also appears that I don't know you. If you have an actual problem feel free to reach out through our website or any other means you would prefer. It would be my pleasure to hear your side of a story and tell you my side. Your review leaves no clue as to what the issue is.
As you can see from all our other one star reviews, we have two recurring things going on and both I understand at least were the people are coming from.
The first is a tenant scorned..... As part of our business is property management, we owe a fiduciary duty to landlords. When tenants move out they get upset when we have to clean up after them. I can easily understand why they are upset even if we don't see eye to eye. Nobody has ever thanked me for fixing damage they or there animals cause.
The second is some random guy in an attempt for one minute of fame posted up in front of my office for around four hours and cussed out my staff and myself. We though he was on meth or something... Turns out he was just trying to bait in law enforcement. Myself and my company got in the sight of his crosshair. Unfortunate that some people believe what is posted on the internet is reality.
Anyway buddy, If you do not fall into one of those two categories, or if you do, feel free to reach out and tell me what you have going on.
V/R
Jeb
Fantastic experience: This
Fantastic experience: The Absolute Best Property Management company on the East Coast, Jeb and Shawn are true Professionals, they treat their tenants and customers as family which is hard to find in today's world, if you want your property handled properly these are the people you need in your corner, Call Jeb and Shawn
Thank you for your kind words!
Negative experience: They literally called the police on a guy walking down the sidewalk just to harass them. I don’t think I would trust them with anything. Is kind of odd that they would do this. I can only speculate as to why but they were very happy to do this and that was apparent. I would hardly trust this company with anything.
Negative experience: Nice as they can be moving in. Complete nickel and dime you to death on move out. And of course you have to turn your keys in before they do the inspection. Just don’t expect your deposit back.
Hi James, Thank you for taking the time to review our company. Your words on 1/24/23 "You’re awesome! Thank you for being so great through this processs." Our process is the same for all tenants that move out: the inspection is completed after the tenant has completely vacated, then compared to the inspection prior to their tenancy and the tenant is charged for repaired damages that were caused during the tenancy that are not normal wear and tear. All tenants are welcome to submit any item they feel they were wrongly charged for, and we will provide photos showing why they were charged what they were charged. We wish you the very best in your future housing.
Positive experience: Idk they were closed when I arrived but I plan on calling next week since someone did reach out to me to see if they could help me
Fantastic experience: Always caring and trying to meet our needs
Thank you Bob!
Fantastic experience: Being a home owner as an active duty service member can be extremely stressful. Especially when you receive orders for December non PCS season. You ask yourself what am I going to do with my home especially when you and your family have truly fell in love with your home and made so many great memories. From the starting blocks to the finish line Jeb, Shawn, and the team at Brown Properties put us at ease ensuring my wife and I that our home was in good hands. Initially they explained in great detail the pros/cons of renting your home or listing it for sale. As our property managers they ensured that the tenants occupying were people that would respect the home. Once we made the decision to sell our home Jeb was phenomenal, his analysis of the market and strategies were spot on. My wife and I can't thank Brown Properties enough for their expertise and advice. If you're in need of a Realtor or Property Management Team that will treat you and your home with respect Brown Properties is the way to go Ingram and Ashley
Fantastic experience: Jeb and his team have been managing our rental property for 4 years. They were absolutely amazing the whole time. Anytime we had a question it was answered and taken care of rather quickly. I never felt stressed when having to get new tenants or making repairs as they took care of everything. They always made us aware when the tenants made a maintenance request and got someone out in a timely manner. We recently decided to sell and they made the process so easy! I was worried that it was going to be a long and stressful ordeal and I cannot thank them enough for the smooth transition of selling our house. I would definitely recommend them to anyone who is trying to sell or rent!
Fantastic experience: Jeb and his crew managed our property while we were overseas for 5 years. They were exceptional at keeping renters in the house, the property maintained and keeping us in the loop if things went wrong. When it was financially viable to sell the house, Jeb was incredible at working us through the process. We were selling a house for the first time and had no freaking clue what we were doing. He got us an amazing deal and ensured we didn’t spend any more than we had to in the sale. Highly recommend them for anyone needing to rent or sell.
Daniel, We really appreciate your kind words! The overseas transactions take special care on both our side of the pond and on the seller's side. For the record you guys did GREAT! Thanks again for your business and your trust. We wish you well in your future endeavors and we are right here if you ever need us again.
Fantastic experience: Great experience working with Jeb and his team! We are absentee owners and needed someone to trust selling our home in Jacksonville. Jeb knew the exact price point and marketing strategies to take advantage of current trends to price our home for such a quick sale that while it was empty after our tenant moved out, we didn’t even have to make another mortgage payment and we still got multiple offers above list price! Great job. Cant recommend this guy enough!
Fantastic experience: We started with Brown Property to manage our home after we got orders away from the area. I interviewed many many property managers and not a single one was as professional and knowledgeable as Jeb. Over the last 6 years the group has managed our home as if it personally belonged to them. They have been very responsive and very real. Any issues that have come up have been handled very quickly and efficiently. We recently decided to sell (2 weeks before Christmas) Jeb and his team had my house show ready in 36 hours and we had an offer on the table in days. They have been an absolutely AMAZING resource through the entire process and have advocated for us every single step. I consider myself blessed to have them handle our home and wouldn’t hesitate for a second to have them do it again!
Marcie, It has been our pleasure working with all of these years! Thank you for your kind words:) We wish you the very best!!!
Fantastic experience: Great company with great owners. Shawn and the rental team managed our property for the last 10 years. When it was time to sell, Jeb did an excellent job of getting our house sold quickly. We planned to list the house in March 2020; but had to back off due to COVID and working with our current tenant. Jeb worked with us throughout the summer and stayed on top of our rental and the market. In September 2020, he coordinated the necessary maintenance and helped us get the property on the market in under 7 days; it went under contract in 4 hours! He understands the market and struck a good balance between being aggressive and pricing our house to sell. Definitely recommend Jeb for future home sales and Brown Properties for property management!
Thank you Martin! You and Angela have always been a pleasure to work with and we wish you and your family the best!!!
Fantastic experience: Worked with them and they where amazing, understanding, and their homes are always clean and taken care of. Highly recommend
Fantastic experience: Fantastic!!! Business was handled efficiently and timely. Always a pleasure to see an chat with Jeb Brown. : ) ✌
Boom! Thank you Kemberly, You know I love our chats. Your review is very much appreciated!
Fantastic experience: 2 yr tenant they've always been great
Thank you! We’ve enjoyed your tenancy as well. We appreciate you taking the time to leave us these kind words:)
Fantastic experience: Bought my 2nd home with Brown Properties as my agent. They were incredible, the whole team. I thought I knew more than I did about homes, I didn't know what I thought I did. Without their help, I would have got into a bad situation. They are a contractor too and property management, have been in town for decades. They have general contractors in their staff so they can really evaluate a home and see what you are in for. Also, sometimes negotiations are tough. They got under the home, and made a movie of some issues. That film of the crawlspace was instrumental in getting deal done. Got all dirty. Your realtor isn't doing that, bottom line. Saved me a big headache, and money. Got me out of a bad rental and into a great home that I own. Helped me get in the right house and avoid the wrong one. Were patient because I was picky. Went above and beyond call of duty. Great experience and great to have a local full service heavyweight real estate company I can go for just about anything now. Highly recommend using Brown properties!!!!
Hi John, Thank you!!! You were a pleasure to work with and we are so thrilled you got into the right house for you!
Negative experience: Save your time and money. Go somewhere else! This company will screw you over any way they can and the staff that work there are all rude as can be. Do not waste your time.
Hi Nathan, We understand it is frustrating when repairs have to be made on a tenant's behalf, we thank you for paying the balance owed. We do not mean to be rude, so if that is what you felt, we apologize. We wish you the very best in your future housing!
Negative experience: We rented from Brown for almost two years. All of the things we marked that were wrong or were noticeably concerning with the home we documented on a move in survey they provided and requested from us. There were obvious things that did not require immediate attention but documented, none the less. None of these things were addressed by the company. Nobody responded or even came to look at them. We just thought that if that was how they were going to be, then the company must not be very concerned about those kinds of things..There was even a trash can full of debris left outside that we ended up hauling off ourselves. We were later told it was our responsibility to put in maintenance requests for these things and because we did not, we were charged at move out instead. While living there we put in maintenance orders for everything from wall outlets hanging off the wall/not working to the air conditioner and heater being out, to the refrigerator being replaced. Most concerns were looked at but not always fixed to satisfactory or in a timely manner.. so why would we put in request for things that were documented wrong when we moved in or were already that way? There was a time when we came home after putting in a maintenance request and the back door was left swinging open. They denied this completely and when I argued the charges about the things that were already broken, the maintenance woman dis not address the original survey, or the neglected maintenance requests that were already submitted, or the photos that I provided myself. Every time these things were brought up a different response was given that made little to no sense. For example, were charged for a broken screen.... she told me on the phone there was a big hole in the screen but when I asked for the photos she sent me a picture of a window that had a no screen what so ever. What? When we had to move out earlier then we expected we made sure to clean, and repair all of the holes in the walls, etc. This was important to us because we are the type of people that like to leave things the way we got them. We did everything on their lists, including having the carpets professionally cleaned for almost 300 dollars, had the whole home sprayed for fleas/bugs, and had the yard neat and bushes trimmed. Later we were charged and lost almost our entire deposit. When we called they told us we had to do all of our corresponding via email, and nobody would talk to us about it on the phone. So we emailed, and did not get any sort of conclusion. After going back and forth via email because all of their responses were short and without a definite answer they told us that we had to submit all our requests in writing vis email (again...which is what I thought I was already doing) ...and that they would send everything to the owner, and that they were nothing but the “middle man.” The owner was going to decide if we would get out money back... What? If you’re going to charge someone $85 dollars in labor to “remove debris” (I.E. a rag left in the sink) could you at least own up to it? Brown Properties is charging me these insane amounts, not the owners. She also told me they had to fix all of the things I did not put maintenance requests in for, even though they were already problems when we moved in and documented on the survey. I even sent photos that I took on our move in day... but they were not addressed. Brown was not willing to take the blame for any of these things, or even recognize the mistakes they made in not repairing things, leaving the door open, etc. She also denied certain requests were made, even though I was able to send screen shots with evidence of the requests... I would not recommend this company to any renter unless you do not expect or care to get your deposit back, because I feel like that is their main goal at the end of the day. Also, if you are a homeowner I would also not recommend you using this company because they clearly are not communicating the concerns of the tenant to the owner, or taking good care of the property to begin with.
Good Morning Sarah, The pictures showing why you were charged what you were at your move out have been provided to you twice via email. You are welcome to make any requests for refunds in writing at [email protected]. We spoke to you yesterday, at length, regarding your security deposit check out and explained the policy for any requests for refunds be made in writing. Email being the easiest, fastest way for you to be able to accomplish submitting a request in writing. We copy/paste all requests and send them to the owner for approval or denial. The same happens with maintenance requests. We prefer for communication to be time and date stamped in order to keep quality control for all requests. Maintenance requests are the responsibility of the tenant, as they are occupying the property and likely experiencing the issue. The management company passes the request along to the homeowner and schedules maintenance. It is the owner that makes the decision what items to move forward with repairing and when. Regarding your accusation that Brown Properties left your back door open: we were not the Vendor for that maintenance request as we do not handle HVAC maintenance requests. We did not go to your house that day. We've contacted the Vendor for that maintenance request, and they did not go to the house that day either. We are happy to provide further clarification to you for any items that are still unclear to you. We wish you the very best in your future housing! Respectfully, Brown Properties
Negative experience: I had an extremely unfortunate experience with Brown properties and would not recommend renting from them. I usually don’t post reviews, positive or negative, however my experience was so bad I felt I needed to. With two hurricanes in the last year, the house I rented from Brown sustained water damage. They were made aware of this PRIOR to me moving in. I also notified them of this after I moved in. In the year I lived at the residence, nothing was done to repair the roof or the subsequent water damage. Whenever it rained, water would continue to come down the living room wall. I suspect there is a fair amount of mold in the ceiling, however it didn’t seem to be a concern to the property managers. When I was on vacation, a realtor showed my home during the month prior to me moving out. It was shown twice prior without issue. On the third time, however, somehow my dog was out of his kennel (he has never escaped before, and hadn’t while two other realtors were present in the home on two other occasions) and subsequently damaged the blinds in the living room. The realtor also left all of my lights on and the windows open. I notified Brown properties of this and they refused to apologize or direct me to the realtor who showed the house. They essentially blamed me for the realtors incompetence. They essential told me it was not their concern nor their responsibility, and I had the right to refuse to show the house. I was not able to cut the grass due to a hurricane and the grass being subsequently wet. They charged me for “overgrowth” of grass/weeds over two weeks after I had vacated the house. In addition, I was charged for not having the water turned on the day the new tenants moved into the house. I disconnected the water ONE day prior to the new tenants taking over, and Brown properties charged me not having the water on. I could continue to go on, however I feel this is enough. I am so disappointed by this rental property company and would not recommend them.
Kasey, It is unfortunate the way you feel about your experience with Brown Properties. We understand your frustration with the hurricane damages. As property managers we are only authorized to do what owners and insurance companies allow. We have no communication about water infiltration. We remember the situation with the Realtor and the dogs very well. We remember that you were out of town and someone was looking after your dog. Our staff communicated with the Realtor in question and confirmed they did not let your dog out or open any windows. When a tenant breaks their lease, they are still responsible for the utilities until the property is re rented. The tenant is also responsible for the lawn maintenance until the property is re rented. We are an owner operated company, we understand that circumstances change for tenants, however, it is our job to ensure that the properties stay maintained. We wish you the best of luck in the next chapter of your life. Respectfully, Jeb and Shawn Brown
Fantastic experience: We had Beth worked with us and she was very kind, she showed us all the houses that we were interested in with no rush. The firstday we saw 3 properties but we were not fully satisfied ,then she recommended us some other properties that we might like, and she was available right away to take us. We are happy to find a new home and recommend to see Beth if you are planning for a walk through.
Thank you for taking the time to let us know what a kind Broker Beth is to work with. We hope you are able to find a home soon that fits all of your needs!!!
Fantastic experience: I highly recommend this company if you're concerned about moving and renting your property out or of you're planning to sale. There staff is amazing and ensure that you are kept in the loop on every problem and/or solution regarding your property. I've had two management companies for my property and the Brown's are by far the best. They managed my property for me for approximately 2 years and never once did I they steer me wrong. I was also able to sale my property when posted in a matter of a month. If you dont know something they will make sure you understand and are comfortable with whatever decision that is made before making it. If you haven't considered this company I would add this to the top of your list. Thanks to the husband and wife duo as well as their team for making my house owning experience pain free.
Thank you Mike! We appreciate you taking the time to review our company and speaking so highly of our team. It was a pleasure working with you and don't hesitate to contact us if we can be of assistance in the future!
Negative experience: Like most reviews you see on here with around one star reviews, they are absolutely true. This has been the number 1 worst rental company iv ever had to use. Absolutely unprofessional across the whole business. All they care about is how much money they can squeeze out of you. They also lie to you and use the excuse "we sent you a email" which will happen to you on multiple occasions if you choose to use these people. They will let people into your house without letting you know, they also love to do it while your wife is asleep and they will let contractors come in or call all over your house. If you get in contact with the company they will give you the most unprofessional answer. They will tell you "well can't do nothing about it" "it's not our problem" "we had no idea" when the contractor said the company was fully aware of the situation. The worst part was trying to move out. For one instance, about 2 weeks before I moved out I was taking a road trip with my wife to take her and he stuff back home, well right before we leave a random lady walked up to out door and put a lock box on it and said nothing to us even though I was standing right there. I had to call the company and find out what's going on and they told me that they will be showing the house to random people while I was gone and told me that w"sent you an email over it" which to this day I still have never received it. Now for the move out inspection. If you read your contract it says you are highly recommend to be present for the move out inspection. Well they will talk about your contact when they answer most of these reviews but they actually ignore parts of the contract that will get them more money and I recommend if they are doing this to you take legal actions and I'm doing now. Any way move out came, I followed the procedure of the contract and turned all my stuff in and took a picture of it and sent a email with the pictures and in this email I said to contact me when the move out inspection is happening because I would like to present which is my right. Well I waited the full 48 hours they say the inspection would be done in. Well I called right on the dot and they told me the inspection already happened and they said I had no reason to be there. that's a big red flag. In result of them doing that, they charged me about 3 reinspection fees that I didn't even find out about until a month after I left and got my refund which was supposed to be $950 dollars but came back to $375 because of those changes and they said I was missing stuff that was never there in the first place. So please if you have to choose a rental company PLEASE DO NOT RENT FROM THESE PEOPLE. Their are plenty of great rental companies in Jacksonville. Also if you have had any problems like I have or if you question that they done you wrong, please do like im doing and get you a lawyer, this will be one of the easiest cases ill ever win. I guarantee if their lawyers are as good as their business then they've already lost.
Dear Mr. Graham, We have read through your complaint and reviewed the communication log. You were notified with every appointment, twice. Once from the Vendor that you set the appointment with and also from our office confirming the date and time. You, the tenant, set the appointments with the Vendors. These were hurricane repairs and needed to be completed to avoid further damage to the property. We are happy to go over any items you've addressed line by line with you for further clarification. We wish you the very best in your next home!
Fantastic experience: Have worked with Brown Properties for a couple years now. We first met with them to rent our house out in 2015, and have never had a single issue with a renter or repair that needed to be done. Everything was done in an extremely organized fashion and always in a timely manner. In the couple years that we rented, never had a single day where our house didn’t have someone in it. We just sold our house with then in June/July 2019. Our house was on the market for maybe a week before being under contract, and we recently closed. Again, not a single worry on our end about anything going wrong. The people that I worked with throughout my experience have shown me nothing but respect and have always been professional. Thank you all!
Thank you James, it was a pleasure working with you. Renting your house out and then selling it when the time was right for you is the objective we structured our business model around. A wise old real estate broker once told us that you decide whether you make or loose money in real estate by when you decide to sell! We wish you the very best in your future en devours.
Fantastic experience: Professional property management service providers. We had a positive experience with Brown properties for the 2 years we used their services. Would recommend.
Thank you!!!
Fantastic experience: As a military family, we have had to rely on others within the community for everything from dog and child sitting to advice on where locals go to buy a car. When it came time to move again and the housing market was sour, we knew we had to seek professional management services so I interviewed a few around town including Shawn Brown. We decided to use Brown Properties because we believed they would be fair not only to us, the owners, but also to the tenants. I was not wrong. For four years they have given us peace of mind knowing our house was safe in their hands and my renter was content. No funny business like trying to raise rent once the tenant was comfortable and always addressing any repair concerns in a timely way. I'm not sure if it is true, but I believe Jeb Brown must drive around with a bag of tools to attend to any maintenance he can fix on the spot! After four years of not worrying about the house because we knew it was in good hands with Brown Properties, it was time to sell. Again, we selected them as our Real Estate Agent because we knew they would be diligent and trustworthy. They have gone above and beyond our expectations by making sure we knew what we were signing, calling us before we ever had questions and even driving out to the house to check and make certain the lights and water were all turned off and the doors and windows were secure after the very last viewing. This kind of integrity of service has been so refreshing. I thank Brown Properties for being fair to us and to our tenant and for the hard work they put into selling our house. I would recommend them to other military families who are looking for someone in the community they can trust to rent from, to use as a Property Manager or as a Real Estate Agent but you may need to look somewhere else for a dog sitter.
Jeb does have a bag of tools he rides around with :) ... and if you talk to our kiddos, they would be willing to help out with the dog sitting part. lol Thank you for being such an amazing homeowner, we are sad you are leaving the property management family. Congratulations on the sale and if you are ever back in the area, don't hesitate to swing in and say Hi!!!
Negative experience: DO NOT ever use this property management. They’re disrespectful, unprofessional, and they will leave you dry to get every single penny out of you. They honestly don’t even deserve this one star.
We are sorry you feel this way, if you would like to discuss your experience further, please contact us at 910-989-3351 We wish you the very best moving forward.
Fantastic experience: I had the privilege to work with Brown Properties on 2 rental properties and 2 real property sales over the past 6 years. The owners are very professional and take the time to answer any and all questions that you may have – no matter how small. If it’s important to you, it’s important to them. On the rental side, they were very prompt forwarding tenant requests and making necessary repairs. On the sale side, they took care in finding a solid listing pricing and converting the listing to a contract quickly. They are knowledgeable about both the rental market and the sale market. This is a family business, not a big corporation and it is clear that providing quality services is important because it is a reflection on their family. Unrelated to the services, I also know that the principals of this business are Jacksonville natives who understand the importance of giving back to the community of which they have been apart of for decades. To me, that’s a very important part of local businesses – especially those which intend to remain a integral part of their community. No reservations in recommending this business.
Thank you Theresa! You and Celeste were a pleasure to work with and we look forward to seeing you around and helping you in the future should need our assistance!
Negative experience: Horrible property management. Tries to take every penny from you at any opportunity. Do not work with this company. Does not even deserve one star.
Hello Mr. Kim, We appreciate you taking the time to leave us a review. As a property management company, we do hold tenants responsible for the damages they create during their tenancy. We wish you the very best in your next home.
Negative experience: To every person using Brown Properties. I want you to understand what not just me, but other families have went through. Not only were we treated like money makers to this company. We were treated as second class to their staff as well. On many occasions we had either gotten hung up on, told we were lying, or told we weren't needing to be dealt with because we weren't "needed individuals." We had black mold in our house for months. When found we were still told to pay for rent and to pay for cleaning even with crews inside and out the house until the night we left when a muddying crew had drug mud throughout the house. We soon got a letter regarding us not cleaning the house. This company isn't a company, its a collections agency. They took what should've been a home and changed it into a house that was only made to profit them in the end. To extend: Brown properties sent out a letter telling us to pay for things that shouldn't have been asked for someone in a hurricane related situation. Even after FEMA told us to leave, we were told that it wasn't enough to not pay rent and or that we had to the full rent. Not to mention I have two emails from Brown Properties telling me if I didn't like how they ran the business, than we should leave. Along with my neighbor who received a very rude letter from them. Their staff has hung up on me multiple times regarding discussing our rental.
Thank you for taking the time to leave a review. Hurricane Florence left destruction across our community. Our company gave tenants the option to move out and break their lease without penalty. We understand that even six months after the hurricane, finding housing is still a challenge due to the severe damages sustained in this area. We also understand that it was frustrating that some homeowner insurance companies took more time than others do make their assessments and approve repairs. By that time, contractors were booked up and that starting and completing repairs took so much longer than anyone wanted. We are the property management company. We do not have the authority you perceive us to have. However, every maintenance request you put in, was passed along and dealt with per the homeowner instructions. We have to follow protocol. We have everything documented, even the communication with tenants, owners and vendors. If you need further clarification on any of the items you listed, we are happy to clarify for you. We value every client, if you did not feel valued, we apologize and wish you the very best moving forward!
Negative experience: If I could give these people -10 stars I would. They are very unprofessional. They said I HAD to pay rent for a full month even though we moved out on day 8. Then refuse to refund our money saying we could "request it" UMM WHAT. They made up rediclious claims of how the condition of the house was left then said they sent proof when infact they did not. Said they had to repaint when we are PROFESSIONAL painters and repainted the house before we left. These people will stop at nothing to make sure they keep as much money as they can. The house was already in awful condition, roof falling in ect and they didnt want to fix that either. Then when our fridge up and quit working the repair guy told them we had a dog and the neighbors confirmed it which we infact DID NOT. I am a homeowner too and the treatment and management from this company is absolutely absurd. SAVE YOUR TIME, ENERGY, SANITY AND MONEY and use a different company.
Thank you for your feedback. All of your responsibilities were listed clearly in the rental contract you signed, including the terms of your lease and information about providing proper notice. Please review again along with the checklist that was provided to you prior to your move out as a refresher. We prefer tenants handle their responsibilities upon their move out, however, when they do not, it has to be completed on their behalf. We wish you the very best in your future housing!
Fantastic experience: I'm a bit shocked at the negative reviews listed here. I have been a tenant in the same house with Brown Properties for 4 yrs now and I've never had an issue. I think there is confusion on homeowner responsibility versus property management as I'm reading post some of the articles would directly need the attention of the actual homeowner to come out of pocket and they don't, leaving the property manager to be caught in the middle. I've never had a request left unanswered and if you were looking to rent but the home was taken by someone else leaves me to believe you did not put up a deposit on the spot to hold that home until you were approved therefore leaving it available for someone else. My experience has been positive and these are good people running this company, read your lease before trashing people and take some responsibility for the property you rent.
Well said! Thank you for your kind words!! Happy New Year!
Fantastic experience: Brown Properties has been amazing and nothing but awesome in managing our home for the last 3.5 years now. We have never had any issues with them and they are prompt to address any issues with our home. I'm not sure why so many people think they are just out to get your money. This is a business and they do care about your business and your property. I would highly recommend this company!!
Thank you :) We look forward to a great 2019!!! Happy New Year!!!
Positive experience: We have used Brown Properties for the past 2 years as our property management company and are very happy with the level of service. The are quick to address issues, repairs and any questions or concerns we have.
Thank you! We appreciate your kinds words, we are looking forward to a great 2019!
Negative experience: I would not advise this company to anyone.
Hi A J, We are unsure what you are referring to, but wanted to reach out to let you know that we would be willing to hear why you fee the way you do! Please email us at [email protected]
Fantastic experience: We have been using Brown Properties as our Property Manager for going on 3 years and we LOVE them! They have answered all of our questions and addressed any concerns in a timely manner. We loved that while searching for a PM, Jeb came to our home and went over all the paperwork in detail and explained how everything works from start to finish. We were able to rent out our home in 2 weeks upon listing it and have been fortunate to have the same tenants since. We cannot recommend this company enough.
Thank you so much for your kind words! We greatly appreciate it!
Negative experience: They have the worst realtor, or whatever her title is, that I've had the misfortune of having to deal with. Not only does she not answer her phone, but she also refuses to call me back, and instead only sends me a message or two through text when convenient or after I've sent her multiple messages. She did not keep me updated on the home I wanted whatsover, and the home I wanted has been given to someone else because no one was available to answer my questions about the application, and I had to sit and hope maybe tomorrow she'd text me. I will be utterly irritated if I have to attempt to go through them again for another home, because unfortunately I have to start searching again.
Ms.Miller, I think you may be confused on how the process works. The Broker who showed you the house is not the same person who processes applications. Our office staff has been requesting information on your incomplete application from you for four days. In that time the home you applied for was rented to someone with a completed application. We wish you the best of luck in your home search.
Fantastic experience: Ashley brown was an absolute pleasure to work with. She met with me to look at numerous houses and I never once felt pressured or rushed. I took a lot of time to decide on a home and Ashley was so courteous and patient. I will be recommending brown properties to everyone I know!
Thank you Ben! We are so happy to hear that you had such a great experience with Ashley!
Negative experience: Unprofessional as it comes. I have 2 months (paying $1000 each month) to live in the house I’m at and they’re bringing strangers into the house with all my belongings like we’re not even here. They inconvenienced us on a Saturday to show the house and didn’t even show!! No curtesy call or anything! Now on a sunday, they give me a vauge time of 11am-4 pm, like I don’t have a life? I recommend anyone looking for a house to go with another company. From start to finish this company is unprofessional and they treat it like you don’t matter one bit. If I was a week or two from actually leaving the house no big deal. But 2 months? Absolutely will not recommend them to anyone. That’s why im moving on base( it’s cheaper and better houses). One more thing, our carpet when we got the house smelled like straight cat pee and from then on they didn’t do anything about it when we complained. So get a company that cares and knows how to actually sell/rent homes.
We were surprised to see this one star, negative review and are sorry you feel this way. We do not control when prospective tenants want to view each property. We do appreciate your cooperation with showings and as soon as the property is re rented, you shouldn't be inconvenienced any further with showings. Our records indicate all maintenance requests, including the one for the carpet, have been handled with no further complaints from you until this review. We wish you the very best in your housing moving forward.
Fantastic experience: I've been using Brown Properties for a good while now and decided to write up a review! It's Christmas time and my tenants decided to move out leaving me stressed and unable to thoroughly enjoy these days leading up the Holidays. Jeb and his team have worked endlessly to ensure things got done quickly and efficiently. I already have a new tenant moving in today, the 20th of December and my tenants just moved out on the 11th of December! They kept me up to date with the process of things and have saved me... let's just say I had 3 grand set aside for the mess my last tenants left my home in and my wallet is still heavy! Thank you Jeb and team! My Holiday is now sweeter than I was imgaining it to be!
Thank you Megan! It has been our pleasure!!! It is our goal to have a quick, efficient turn over on vacant houses. Your continued trust in our company warms our heart and we appreciate you as a client!
Negative experience: These people will stop at nothing to assure that hey do not have to spend money. I had to call these people at least six or seven times to fix my ac because they kept telling the maintenance people to just put freon in the ac instead of replace the part. I scrubbed, bombed and sanitized my house 3 times last weeek to eliminate roaches and they are still nesting in my house but the landlord refuses to pay for an exterminator. I thought yay it was the landlords responsibility to maintain good living conditions in a home? Or am I wrong here? These people are snakes. Don't lease through them.
Dear Antonio, We understand you are frustrated. Per your lease, pest control is the tenant's responsibility. We strongly recommend a licensed pest control company to treat the property every month or at least every quarter as conditions in this area are very bug friendly. Licensed pest control companies have access to chemicals that are not available off the shelf. The property was treated prior to your occupancy. As far as your HVAC, we employ licensed HVAC contractors. Our records indicated that parts have been replaced every time a work order has been submitted. All the best! Brown Properties
Negative experience: Had an apt for a showing from another Relestate agent. I loved the house and put the applications in literally as soon as I walked out. Called this morning to ask about how log it takes to know if you were approved or not. Was told they just got in and will go through applications today. Later got a voice mail from Jeb Brown tried to return his call but he left for a property emergency. Tried to call back two hours later. Was told another person got approved for the house too after us. Some Kathleen lady got it. But the Relestate agent that worked with us and showed the house contacted them and told him to let me know to look out for an email. And that the homeowners had our application. Now this is the 4th house to be given away after we were approved and ready to take it. And we have less than a week to find a new house yet again.
We apologize that your experience was not as you had hoped for, thank you for taking time out of your day to review us. We wish you luck on finding a home.
Negative experience: I wouldn't recommend them to anyone. We trusted them to take care of my property when I get out of the military but we've had nothing but problems and while our tenants have destroyed our home, they have failed to withhold their obligation to make everything as stress free as possible
Fantastic experience: Exceptional service from very genuine people! I wouldn't trust my home with anyone else!
Thank you for your kind words!
Fantastic experience: Brown Properties has successfully managed my property for 5 years. All tenants placed by them have taken exceptional care of the house. Timely reports and rent proceeds are received from Brown Properties consistently each month. Repairs are done within a reasonable time after being reported. Inspections are routinely done and a detailed report sent to me to help maintain the property. Year end reports and the form 1099 are received in a timely manner. Highly recommend Brown Properties.
Thank you Judy! You are a pleasure to work with and we really appreciate you taking pride in maintaining your property.
Negative experience: Horrible services, 4 months for security deposit refund, impossible to contact, will over charge you and eat up your deposit for any minor difference in the home.
Good Morning Mr. Schafft,
That is way too long to be waiting for a return of your security deposit and upon review of your specific situation we have re-evaluated how we might handle such an event in the future. We know that this does not make up for the great inconvenience that this caused you but we hope in the future we receive the opportunity to show you how our business has improved.
