Negative experience: I’ve had an incredibly frustrating experience with this property management company in Cape Canaveral. Lynn, in particular, manages several of my properties, and unfortunately, the level of service has been very disappointing. As someone who invests in multiple properties throughout Brevard County, I rely heavily on competent, responsive management—and that just hasn’t been the case here. Based on my experience, if I see that Showcase is managing a property I’m considering, I will absolutely walk away. I don’t say this lightly, but this has been one of the most disappointing property management experiences I’ve had.

Fantastic experience: Our Condo Association has been self managed for years. With all the changes from Tallahassee we knew we need to change. As we transitioned board Presidents, now me, we interviewed a few different property managers. We finally chose Showcase Property Management. They have helped us tremendously in the transition. We have are cleaning up procedures, policies and our docs to be compliant with all the rules, regulations and laws. There is much more but to keep it short, I highly recommend using Showcase Property Management to manage your Condo Association.

Fantastic experience: I have never worked with a company that has been so on top of their homes, repairs, ect. Karen is one of the most amazing people to work with and we are blessed to work with her on properties every day!

Fantastic experience: I rented a house for 4 years that was managed by them. Every time I had a question or issue or concern they always responded quickly with an answer or clarification, or scheduled somebody right away to come out and fix whatever was needed. Everyone I interacted with at showcase was kind and professional as well. I did always pay my rent on time, pay my utilities on time, keep the house and property clean, and never caused any issues, but they were a great management company to deal with. The owner of that house was very cool and fair too, so I got lucky to have a good owner as well. I ended up getting my whole security deposit back too which was awesome! I did do everything that they asked in the move out checklist, but you never know sometimes management companies try to hold money unjustly and blame it on a nonexistent issue. But showcase was honest, and I appreciate it. I recommend them as a management company if you're looking to rent, or have a property that you need managed! Thanks again; God bless you all!

Fantastic experience: Karen and her team at Showcase managed our property for about 4 years, and I will say that they are steady and reliable partners. They are responsive to questions and concerns, and communicate well with the tenants as well as the owners. They handled leasing our property, placing tenants, and maintenance issues and repairs professionally and in a timely manner. Even as we transitioned to the sale of the property, they continued to maintain communication with the tenants and were very helpful in supporting the process. The tenants shared that they had a positive experience with Showcase, which was great to hear. I would work with the Showcase team again in the future.

Negative experience: Friendly but Florida Statue violations occur to manage condo association non profit organization. Stay away. DO NOT hire them!

Fantastic experience: We used Showcase for years first to rent our property and then to sell. It is a great team of realtors, agents, property managers, maintenance managers and any of the workers they ever sent to fix anything in our condo unit. They are always prompt and courteous. We cannot thank them enough and would recommend them without reservation.

Negative experience: Now that we’re in a recession, I’m taking time to reflect & a grand tour of all the businesses that have abused me throughout the years. I rented from Showcase 3 years ago. Was charged exorbitant fees upon moving in, and was treated as a pest within the first few days of settling. Speaking of pests, there were many besides myself upon arrival! I had to deal with them, at my own dime. Vile. The roof caved in months into the lease, flooding the home, reeked of mold… We immediately called the emergency line in our lease at first notice. Took at least a month to be fully patched up. Living in squalor, due to Showcase management. Upon leaving, we left this place worlds cleaner than we found it. I can guarantee a fridge was never pulled out before our arrival. We took chemicals to every flat surface inside that apartment. Still charged a $600 cleaning fee we didn’t get the luxury of enjoying upon moving in, out of our security deposit. This organization is a scam and poor excuse for “property management”…

Negative experience: Absolutely 0 STAR!!!! These guys are complete scammers and total jerks… we have been renting a property managed by them for 12 + 6 months in total and it was our worst experience ever. Communication is inexistent, unprofessional and actions taken leaning towards some illegal activities… Property had many issues when we moved in including AC glitching, small roof leak, windows not shutting or locking, not cleaned overall… it took us months and constant battling to get it fixed. Their common answer was either somebody was working on it in the office but somehow was not present when calling, or owner was not responding. It turned out they shared the owner’s contact and we dealt with them directly. To the owner surprise, they said they just got notified about the issues even if we were asking to get it fixed for months… Same BS kept happening throughout the year. At lease renewal, we could not afford a full year with rent increase so we agreed for 6 months. They charged us so many BS extra fees for this temporary renewal since it was not a full lease signed!! At move out, we spent an entire day detailing EVERYTHING per their cleaning checklist and property was much cleaner at move out than move in. However, it was still reported as not cleaned “enough” by their “inspector” at move out and we got charged our full deposit (astronomical cleaning costs, pictures + report fee, extra coordination fee…)!!! As noted, we moved in the property whereas it was far from being cleaned. And as a nice scammer note, they hire their “own” cleaning agent who CANNOT be contacted to ask for detailed invoice (fake person, illegal business, corruption?). So renters, do not expect to get your deposit back whatsoever… Finally, once all this was over we contacted the owner to let them know about all this crap. It turned out they never were aware of our money struggle due to high rent increase and they would have worked with us to find a happy medium so they can save money as well. But again, these jerks never communicated this with the owners, or even offered us with an alternate new rent. And because we left, owner had to pay extra fees due to new renters coming in, new lease agreement and whatnot... Again, extra easy/illegal money for this crooked company… So renters AND owners, STAY AWAY FROM SCPM AT ALL COST!!!!

Fantastic experience: Showcase Property Management is the best. If you need someone who will take care of your property like their own, Call Karen! Karen and her team have great experience managing rental properties and HOAs. She is very resourceful so if it needs fixed, she takes care of it!

Negative experience: If you rent through them, you are NOT going to get your security deposit returned. I have talked to numerous people who've rented from them and almost uniformly they say the same think. They are going to keep your security deposit. Just a word to the wise.

Fantastic experience: Recently had a difficult issue needing research and extra effort. Shannon Valdez was extremely helpful and resolved the issue quickly.

Negative experience: By far the most irresponsible people I have ever had the unluck to sign a contract with we have never been late on rent yet issues take months to be repaired and just to say the least is lacking human decency and just basic communication skills, I could not stress this enough do not rent from this people you will be wasting your time and mental health just having to deal with the 3rd party of the 3rd party that will not even resolve the issue.

Negative experience: Terrible property management! Maintenace is nonexistent. And don't even think you will get back your security deposit!

Negative experience: We are renting a great property. It has it's issues, but still in love. However the leasing office people are beyond rude and nasty. I can't understand why they are so rude. What is the problem?

Negative experience: I rented from this company a month ago and staff was less than helpful. As a tenant, one would think Showcase would have completed a full inspection on home. NOT! At move in, the home had no air, no hot water bc furnace wasn’t up to code, a broken pool pump and pool light, the toliets didn’t flush, the showers didn’t drain, the kitchen sink didn’t drain, there were leaks in roof. So much more. When contacting company of issues they were rude and unprofessional. My issues didn’t matter. Some they refused to fix. Other’s were supposed to be fixed but still not in working condition. They were never apologetic nor to date have issues been resolved. I would never recommend this company unless you want nothing but problems. In saying this I would have never imagined putting a home on the market with these issues. Now I’m forced to seek legal representation just to get home livable for me and my child. I lost wages and my daughter missed school due to water issues and me having to be here constantly to let people in who obviously have no clue what they are doing. The company in my opinion is NOT legit nor should have a license to rent properties.

Negative experience: Don’t ever rent from these people. They will stick it to you if you don’t renew your lease and charge you for items that were falling apart before you moved in.

Positive experience: We had a good experience with renting with this company and the landlords they represent. We kept the house clean and maintained and had no issues with our move out once we audited the paperwork.

If she does, I will take my time and provide my a step by step experience with this circus. Research another Management company...

Negative experience: ...I deleted my original post but if the landlord Dylan owner of ALL Around lawn service and showcase does not fix and return my security deposit after going through proper protocol. I will repost it. Horrible property management.

Negative experience: This company deserves -10 stars. Diane is an absolute joke of an employee and one of the most unorganized, unethical, and just downright horrible people on planet earth and has no business being involved in the housing needs of anyone. Karen is an absolute menace to society as well and shouldn’t be in charge of running a Krispy Kreme much less a property management company. Steer clear of any rental using this company. They are criminals.

Negative experience: Don’t rent from these scam artists. They will keep your security deposit at any cost. We painted 2 rooms and we painted them back before we moved out and they kept our entire deposit saying they had to repaint them again. Stay far away from these people and take your business elsewhere

Negative experience: Katy was very helpful at first, but when I asked to set up an inspection to note deficiencies in the apartment she became very snobby and rude. In the voice mail she left, her attitude is very noticeable and unnecessary. I will avoid this company for future rentals.

Negative experience: As a prospective tenant, I recommend you look elsewhere. This is in regard to Merritt Island office (101 s pkwy). To be fair, I am not sure about the service of other offices.

Negative experience: Difficult to get a hold of *To the response of the owner, you need to change that to your main number online because no one ever answers the phone number you have posted online!

Negative experience: We rented a property from Showcase as the management company. We moved into the location and documented all the issues with the home. Upon moving in we repaired the faulty electrical and other deficiencies which were approved by the homeowner. There were also issues during the 3 year tenure where their response was slow at best and communications were ignored. When we moved out the home was in better shape than when we moved in. Subsequently Showcase has given us the run-around on our security deposit after a well documented assessment. Multiple calls and outreach to them has gone responded to. The way they operate should be illegal.Renters beware!

Negative experience: Like some of the other renters have posted, don't expect to get your security deposit refunded if you rent through Showcase. They will come up with all kinds of bogus charges and deferred maintenance to keep the deposit. Just think of it as part of the yearly rent and you will be ok. AGAIN, DON'T EXPECT TO GET THE SECURITY DEPOSIT RETURNED. Oh and I know they will respond and say it is between the owner and renter. Right. Just a cost of doing business with this property management group. Just read the BBB complaints.

Negative experience: Showcase property management is probably the most unprofessional leasing agency I’ve ever encountered! You are lucky if you get an agent on the phone to show you the property.. disrespectful when you call and try to schedule a showing, I am in the military trying to move off base & saw a listing I called to try to set up a showing and the woman that answered the phone (Katy) is not a helpful individual at all she rushes you off the phone and has a very nasty tone. Customer service is everything! So if they can’t even be kind to you over the phone when you are trying to schedule a showing imagine how they are as property managers.

Sherry and Di have my mind at ease. they are very quick to respond to texts and emails. the process of renting out was very easy. hurricane dorian is on the way. sherry is keeping in touch with tenants to ensure that the condo is locked down. recommend showcase to anyone looking to rent out their space.

Positive experience: My experience with showcase was that they leased a property for a private owner. I did not have the most pleasant experience with the owner of the property. If you use Showcase, be sure to keep close contact with the Property Manager!, I should have contacted them first and not others. Showcase does what it can, but you are ultimately at the mercy of the Private owner (in my case).

Negative experience: Alfred st I’d love to file a dispute about the owner saving a few bucks on a Plummer he knows rather then fixing our main shower. I’ve been at this property for over a month with no main shower. It’s been great.

Fantastic experience: Showcase Property Management is top notch! I had my inspection with James and appreciated his professionalism and kindness. He walked through every single part of the house with me, listening to all of my comments, even assisting me with making the hot water hotter. He honestly could not have been more kind and thorough. In addition, I worked with Katy to schedule the appointment and had to reschedule b/c of work travel. She rescheduled the appt for me with kindness. She, too, was very professional. Lastly, I worked with Beverly from completing my application to signing the lease. She was a consummate professional and so helpful. Literally a gem. Best property management group I have worked with in a long, long time.

Negative experience: The day when we moved in a representative came to write down all the issues with the house which I liked. When we moved out our security deposit paid for every single thing that was on that list, simply because we didn't have a printer set up. I recommend getting an inspection right after you move in and right before you move out. It will be much cheaper.

Negative experience: Don't expect to get your security deposit back. The house and landscaping were in a terrible condition when we moved in. The front door needed to be painted, windows had holes and stove was not in a working condition. We fixed everything to make it livable and had a video to prove before and after condition. However, when the time came to move out they took a security deposit for something you can't possibly proof with photos or a video. We left our washer and dryer for the next renters and had to pay a fee for them to throw it away.

Fantastic experience: I rented a home through Karen and she and her staff made the process flawless. The rental agreement itself is long, but if you Read It, you will be informed of the high expectations that are required from both Showcase and yourself as the renter. She will provide a bifold folder that includes trusted businessness that know her expectations and all the documents that are required upon move out. She runs a "Tight" Property Management System. Therefore, She is The BEST and expects the Best from her staff and it shows! Thank You Karen, for providing us with a good rental experience through your "Showcase" company. YOU ARE THE BEST!!!!
