Fantastic experience: I was referred to Pater Realty Management Company in Londonderry, NH by a dear friend and neighbor. My neighbor had hired them several times to list his rental properties - each time he got expert, professional service and outstanding results. I must say I had the same professional excellent service. I worked with Tina and Katie who are very experienced, knowledgeable and a pleasure to work with. Every meeting, correspondence, photoshoot, listing creation and write up, bookings, showings, background checks and final signing. Everything was top notch and I am going to hire them continuously now when needed. My highest recommendation if you are looking to post a rental and need assistance of any kind or looking for quality rentals too. A huge thank you to Tina and Katie!

Negative experience: The worst real estate company you can work with, completely unprofessional. After my family applied for a rental property they waited for 14 days to get a response when they initially told us 5-7 days. The worst part is that they never answered calls or emails and while later we managed to get a hold of someone to give us the update that we were not selected and for no reason. They had us pay 60$ a person to apply and kept the unit on the market to collect as much application fees as possible and eventually deny them for no reason. IF YOU ARE READING THIS MY ADVICE IS TO NOT WORK WITH THIS OFFICE.

Fantastic experience: Nothing but positive things to say about Pater Real Estate Management. Heather Colbert is by far the best property manager I've ever worked with! Professional, responsive and committed to making for a great tenant experience. Sad to move away because I could have stayed there forever!

Fantastic experience: Pater assisted me with finding and vetting new tenants for my rental apartment. They were thorough and efficient.

Negative experience: The pictures are the damages that, according to Mandy from Pater, amount to $4,286.71 in repairs, because she ultimately failed to differentiate between turnover costs and the cost of repairs to damages that went beyond normal use (damages we were compliant with and took responsibility for). Mandy alleged that, should there have not been damage done to the walls, repainting would not have been needed. Her statement is plain mistaken; repairing the scuffs and painting over them is a repair to the damage, but after the daily usage of a family of 5 over the course of 2 years, deterioration to the paint is assumed, and repainting, not only for hygienic purposes, but for the unit to appeal to prospect tenants, is necessary; however, Mandy took advantage of the gray-area of this matter to make allegations that resemble an unprofessional practice and a poor performance on Pater’s end. The avoidance of avowing that certain maintenance jobs, such as repainting after/before a tenancy, are essential when handling a rental property, are not reflective of the cost of living in a property managed by Pater, the way it would be if renting from a slumlord. There was ultimately no invoice made to us tenants that accounted for what exactly our security deposit covered in repairs as there should have been. Within the long overdue final invoice, we were made aware that the amount of $4,286.71 covered the entirety of the repairs needed to get the unit ready for the next tenancy in an invoice addressed to the property owner, with no distinction between the cost of repairs of normal use injuries, the cost of repairs deducted from the deposit and the cost of repairs that would incur in additional costs to us, if any, with the last two being the only amounts that do fall under my scope of responsibility as tenant and are therefore the only amounts of my interest. Additionally, legally, the security deposit amount continues to be the money of the tenant and shall not become an asset of the landlord until the provisions of the corresponding statute have been met, including the moot application if there is an inconsistent agreement between the landlord and tenant, which is what transpired in our case; however, Mandy made the wrongful action of paying out the totality of the security deposit plus interest accrued to the property owner, (and provided us with a copy of said check) dated *prior* to when she mailed out her initial attempt to a security deposit allocation on March 26. Mandy alleged that it was the landlord’s decision to “forgive” the remaining charges out of courtesy, when she knew (I would hope) that he legally couldn’t pursue the remaining amount from us. Reading carefully through the dates on all pages, receipts, and invoices provided along with the overdue final invoice, it’s clear that all of said documentation was fabricated both after the period in which the settling of my account should’ve taken place ended, and after I requested further clarification to the initially provided documentation that was thin in nature, which leads me to believe that all of the maintenance/repair work was completed, again, well after the period in which Pater should’ve settled my account as a tenant ended. Therefore, there was clearly no way in which Mandy would have ever been able to provide me with a proper allocation of the security deposit on time, because little-to-no effort was put into settling my account in a timely manner, therefore protecting my rights as tenant. If you’re considering renting from Pater, don’t fear questioning someone’s performance, as there is evident comfort in a large room for error, and given certain behaviors that show the lack of professionalism, poor training and questionable judgement, it's clear to see that property management companies alike allow for great levels of nerve by their property managers, by acting with such reckless practice, lack of effort, morale, reliability and accountability. I have limited characters, but if you need further clarification feel free to reach out.

Negative experience: Just went to go see a "2 bedroom" apartment this morning and was absolutely horrified. 1850/mo for a Studio apartment disguised as a 2 bedroom unit. The entire building smells like mold and dust. The apartment had "the landlord special" all over everything including the bathroom and closets. They advertise "amenities" but it's actually just 2 picnic tables and 2 grills immediately next to the trash on a poorly maintained lawn. They advertise Lancelot court as a "condominium" community when it's actually just an apartment complex with a different name they slapped on there. I am so embarrassed to have even looked at that apartment, it was in absolute poor condition and I genuinely had health concerns walking in there. If you're going to try and charge 1850 for a studio apartment with some walls added, at least include ALL utilities. Insane of them to think an apartment under 800sqft is worth 1850/mo. Let's not forget the extra fees they charge like $30 just to apply. I'm insulted and furious that I wasted my time and gas to get to this place just to walk in and feel nauseated because of the clear evidence of mold in the building. This company is scamming people.

Fantastic experience: I can't even explain how far from the truth the post by Deborah is. Pater had nothing to do with our HOA voting in the current company responsible for plowing. Deborah never attended our annual meeting and has basically no knowledge of how things operate. This senior is out of touch and clearly is nothing more than a keyboard Karen. We have only worked with Pater for four months which isn't enough time for a clear minded, smart, intelligent person to make a judgement on the services they provide. Clearly not everyone meets that criteria.

Negative experience: We pay $350/month HOA and yet again largest storm of the year and we haven't been plowed since yesterday 5am! One car is stuck in the middle of the parking lot and she called Pater office no answer and no reply! I have had to call out of work twice because of no plows and can't get up the hill to get out of our complex. Emergency vehicles cannot go in/out as well. This is basic property care here. We have Seniors here! You should be ashamed! Rating is definitely a NEGATIVE!

Fantastic experience: Pater has been managing my property for 9 years. They continue to do an amazing excellent job. Shout out to Tina and Katie they are fabulous !!!! I live in another state and they make sure I am always kept up to date. I’m very lucky to have such a great team looking after my property.

Fantastic experience: I’ve had an outstanding experience with Pater. I needed to move closer to aging family members to help care for them – but I didn’t want to sell my condo. I got connected with Pater and they have been great. Marlene Burke got on the phone with me without even knowing if I was serious about renting my place. For over 30 minutes, she broke down the mechanics of how the process would work and answered my MANY questions and fears. I signed up later that week. After that, I was lucky to be handed off to my agent, Tina Lisa – who has been nothing but incredible. She is friendly and personable, but more importantly knows how to GSD. She made many recommendations to me for getting the unit ready for rental – and has given me constructive advice when needed. If I ever have a question (I usually have many), she is the “go-to of all go-to’s”. She either knows the answer or goes and gets the answer, quickly. And for those reading this review as a potential renter – you are in good hands with Tina. She does a great job of balancing advocating for tenants and operating in the interest of property owners.

Fantastic experience: They managed my rental home for 10yrs and were a great team that helped me tremendously. If you need a property management team then consider Pater.

Negative experience: If I could give this place a 0 I would. I've rented my whole life and can tell you I have never ever had a company so negligent with their properties. Beware anyone renting from Pater..we did our final walkthrough back in August. They claimed we were all set and should be able to get our full deposit back. They nickle and dimed us and charged us for paint and cleaning even though they said at the walk through it looked great and super clean. They even marked down the condition on the move out form that it was clean. In our lease it did not say we needed to spackle and they said we didn't need to. They charged us for this too and for paint. If this is something we had to do we would have done it. We were even told that everything looked great and then charged us a month later so we lost a chunk of our deposit. Not to mention their was a huge mice problem when we moved in that took months to fix. In addition, they left our carpet wet from possible sewage leaking or something from outside in my sons room and refused to test it to make sure it wasn't the septic. The room reeked of overflow and I had to leave the windows open for days in the middle of fall. We didn't trust it after that. All they did is lifted the carpet to make sure it was soaked all the way through and refused to replace it so my 3 year old son had to move his room. After that we had one extra room (that I wasn't positive wasn't going to leak again) that ended up being a storage room. Paid for a 3bd when we couldn't really use the 3rd bedroom. We complained about the mold in the dishwasher for months and asked for them to replace it because we kept cleaning it over and over and it still would build up with mold. The dishwasher was also coming out of the cabinetry when I moved in and had nails sticking out of it. Then they charged us for a "dirty" dishwasher. DO NOT RENT FROM THESE PEOPLE. They will refuse to fix anything and then charge you for it. With the rents in the area going super high, avoid these places at all cost because you will end up paying more than what the place is worth. They prey on people who complain to get things fixed and you won't know until months later.

Fantastic experience: The property we rented was well maintained and spacious. Whenever we had a problem with anything they sent people out. Heather was always polite and helpful when we called her.

Fantastic experience: They always respond to my calls, emails or service requests. I’ve been a tenant here for 5 years and I have nothing but positive things to say. Everyone is friendly when I call and Jeffrey (maintenance) comes to solve problems promptly!

Negative experience: Renter’s beware of renting through this company! Do not rent the property at 120 Kent Farm Rd, Hampstead NH. I lived there for 15yrs and the owners decided to make me and my 11yr old move out. I paid my rent on time and was never late. This apartment is full of mold, broken front main door, broken ledge on door to go in by garage which I fell up and fractured my clavicle. The landlords are so cheap they never fixed problems correctly or didn’t fix them at all. The back porch gave out and my son fell through it, the banister in the back gave out and I fell back through it. The stove burnt out well I lived there and they brought an old nasty one to the house that had leaves and bugs in it, I didn’t let them bring it in my apartment, I had to write an email to them in order for them to get a new stove which took ridiculously long to get. The water has leaked in the basement since I moved in there. There are vines growing in through the basement from outside. Not to mention that place is loaded with mice. I can go on and on but not gonna waste any more of my time on them. I will say I cleaned everything out out of there when I moved and they charged me for garbage removal, a broken door that there wasn’t one except the main front door that I never broke it was old and fell apart, they also had someone come out and change a filter after I moved and billed me for that, I changed the filters in the basement regularly, and charged for other things that I shouldn’t of been charged for. Needless to say I didn’t get my security deposit back and they say I owe them almost $1200 still. I could right a book about this. I was a great tenant, never caused trouble or bothered them for stuff unless it was necessary. I am very disappointed how I was treated! My son had only 2 months of school left and I had to move him to a new school to finish the end of the year. They have no feelings towards good tenants. I have so many more pics I could post but I would be here for awhile. We’ll just want to worn people so what happened to me doesn’t happen to them! They are cheap scum lords!

Negative experience: Update: After renting from them for just over a year, I bought my home and moved. I hired a professional to clean the apartment AGAIN after I'd cleaned. Pater not only kept my security deposit, but also tried to charge me for items, such as screens, that were never there when I moved into the place. Very poor experience with Pater Real Estate! Here's a pic of the bathroom upon moving out vs when I moved in, the nerve. I've had an excellent experience with them so far, but I will update if that changes. Following a fire in the apartment above mine I was displaced and needed a home quickly. They got me onto a dog friendly home within a couple of weeks. It has everything on my list, such as w/d, fenced yard, 2 bedrooms...

Negative experience: We had so many issues with Pater. Heather “forgot” about one of our showings and never showed up so we had to call the office and wait for her to get there. The day we were supposed to get the keys and move in, Heather showed up over an hour late and did not once apologize or say sorry, forget try to make an excuse about her showing up late. Over the course of living there for 2 years, we had multiple issues with maintenance and the communication severely lacked. We went over a week without a working fridge because ours broke and maintenance continuously blew us off time and time again. We had an issue with mice and were told someone would come look but no one ever came. Our AC took 1-2 weeks to be “fixed” but the issue was never resolved. Maintenance takes their time to come and only comes as they please. If you call on a Thursday do not expect to hear anything until the following Monday or Tuesday because they will not come or respond anytime on a Friday, forget the weekend, even if it is an emergency. Upon move out, we were told by Heather that our place looked fabulous and we would be getting our whole deposit back. We ended up getting less than half back of our deposit and they charged us for things that we were specifically told looked perfect during move out by Heather. If I could give 0 stars, I would. I would NOT recommend this company to anyone at all. We had way too many issues and their communication was terrible.

Negative experience: Awful communication. Agent never came to the showing at the time that was given to us after we had driven 40 mins out to look at the place. Office staff tried to tell us that they emailed and called us to let us know the showing was changed, but we received neither notifying us of such. Having worked in customer service, I have never talked to or been talked to the way I was by the office staff. I am very disappointed and upset at the way we were treated. Extremely rude and unprofessional. I feel as though we were lied to several times throughout the process. Sketchy company, beware.

Fantastic experience: When I moved out of state I hired Pater to manage my condo. Over a number of years I was pleased with the quality of: tenants, handiwork done by the maintenance staff, and communication with the main office. Had I not sold the property, Pater would still be managing it. I would recommend them to anyone.

Negative experience: Disgusted was apartment hunting told women was rebuilding credit but had been at job 14+ yrs and landlord reference letter should i even bother trying and paying fee for 3 adults in my home oh yes credits not only thing they look at. Ok paid fee x 3 then told submitted mine and 6 other applicants and call few days later still waiting for owners decision but reminds me my credit was not as good as other applicants. Few more days call me to say wasnt chosen if want to can submit for other places but my credits not that good. I TOLD THEM FROM BEGINNING WHAT MY SCORE WAS. But they take my.money and run credit on all 3 of us so added another inquiry to my already not great credit and wasted my time got my hopes up and took my.money rip off thats all it is. There was a day that first come first serve and now its just a way to rip people off.

Fantastic experience: My family rented from Pater. Best optikn around here! Their legit and Fair, no bs. Th only repair problem was from the heating co not coming to an appointment, but pater maintenance was really quick and nice and made the heating co come back. We always had great experience with Pater’s majntwnnxe boy and rental ladies!

Fantastic experience: These homes are pet and family friendly. I enjoyed living at Dakota Drive. Heather returned all calls and emails. Any issues were addressed. The townhouse is spacious and has a lot of storage. Central air is quite nice as well. The neighborhood is great for walks. Online rent pay is extremely convenient.

Negative experience: We’ve lived here for 1.5 years and dealing with this condo association has been annoying at best. The HOA fee is pretty high, which would be fine if any of that money went back to the property or tenants. Parking is terrible and even though they continuously promise they’re working on it... it’s been a year... I’ve emailed them on 5 different occasions to get no response to the point where I have to email again asking if anyone is going to answer. It’s extremely frustrating that they can’t even respond. They don’t enforce any condo rules with tenants. These buildings have a huge cockroach and mice problem. Honestly we’re fed up and annoyed.

Negative experience: The worst experience ever in my life .I live in New Jersey, and after scheduling an appointment for showing, and driving 5 hours to come and see the apartment, they never showed up, and when I called asking for the person I was supposed to meet with, they said they call me the day before to let me know the apartment was not available any more when they never called me to advise me. They are the most liers and unprofessional company i have deal with.

Fantastic experience: We stayed at a Pater property over the last year and had no issues with the management. They are not intrusive and the whole process was easy and reasonable. We got our security deposit back without having to fight over tiny marks on the walls. Only small thing was our lawn was terrible but it was like that when we got there so we knew what we were getting into. Overall, no major complaints.

Fantastic experience: I wound up going with a different company when I rented, but Patter was knowledgeable, courteous and kind. One of their clients referred me and sung their praises and I can see why. The young lady (Kate) and young gentleman who schedule the viewings and direct us on the applications were a dream to work with. When I called to say I had found another rental, the gentleman gave the most sincere congratulations. I wish they had my dream home so I could work with these genuine professionals but I’ll have to settle for leaving a few kind words. Thanks again!

Negative experience: Honestly when we first started working with Heather we were so excited I do love her she was great towards us in my opinion. BUT the problem is we got the run around for two weeks waiting on the owner to make a decision. Four young adults and a dog which they accept, credit reports were 3 good one fair but overall the income and our references were great. We were calling daily because we couldn't get answers and when dealing with Terri she was very rude and didn't know the names of who she spoke with. We were told daily we will have a decision by end of day and contact you. It is a dog friendly building yet that was a reason we didn't get chosen which is bs its because its four young adults anyways that part isn't the realtors fault but this situation was dealt with very poorly and we love the property but will never go through this company again unfortunately.

Negative experience: This company is HORRIBLE! RUN AWAY! They never return calls, emails, inquiries or any communication. Any time you call the office, the receptionist always states that the person you're trying to reach is either on the phone or out of office. Messages are futile. I truly feel sorry for the property owners they represent. Pater cannot ever claim that they provide excellent customer service. Heather directly told my girlfriend and I that, "I hate people. I hate talking and dealing with people.". She soooo proved that out! Congratulations! We were trying to find a new residence. Of which, Pater listed 4 locations that fit our need and budget. Sad that they're losing revenue for the owners they represent. I wouldn't recommend Pater to anyone I despise, let alone someone I'm friends with.

Negative experience: If you think it's alright for a companys matainence guy to come fix an issue at your girlfriend's condo then the next day at midnight sends her a text and asks if she'd like to get together for a glass of wine then this is the management company you want..

Negative experience: This company is garbage. Literally had us fill out an application and pay the 20 dollar fee for each person on the lease and the listing disappeared the next day. They just want your application fees.

Negative experience: Worst experience I've had so far while looking for new apartments. DO NOT LET THEM FOOL YOU! They will pretend like the property is available just to have you look at it and pay 20$ per person for an application fee, then take the property they showed you down within hours of showing you it and never call you again. These people are literal scum. Can't believe anyone would work for such an immoral company.

Negative experience: Pater took over the property maintenance for my landlord , they increased all four apartments rent by 150$ A month each and have not taken care of ANY property needs from broken boilers to landscaping and paint peeling off of everywhere inside and out of the house, tiles that have popped up in the bathroom and even the toilet flushing mechanism. I have had to start taking it apon myself to do these repairs, the yard, cleaning up all the plow debris from the winter and painting. ( I already work 40 hrs a week minimum and have two children. I should expect to be reimbursed for my time but I honestly just want common courtesy. They don't respond to emails for weeks at a time and they are pulling in an extra $00 dollars a month from our tenants. very careless and sad.

Fantastic experience: I was on the verge of getting out of the landlord business when Pater came to my rescue. My property is now being managed properly and when the headaches do come, they are Pater's headaches to handle, which they do very well. Pater communicates very well with me and gives my tenants the confidence that the property is manged professionally. It seems that no matter what the issue is, I just have to instruct Pater to handle it as if it was their own property and the results are always good for me and the tenants. Fantastic experience: Pater manage 2 condos for us and are so professional. Terry was very thorough from the beginning, making sure that we had the condos in spotless condition for suitable tenants. Pater are fantastic with communication and advice. They are very considerate of both owner and tenant. I highly recommend all the staff for either renting from or having them manage your property. We live in Ireland so it is a good reflection on Pater if we can rely on them from 3000 miles away.

Fantastic experience: I have been renting a property from Pater since June. Terry found me a wonderful place and it has been a pleasure living here. Today I had my first issue with no hot water because the excessive snow and wind caused the pilot to go out. I reported it at 9am and it was fixed by noon. The entire staff ( Especially Stephanie) is awesome! I absolutely recommend Pater Real Estate.

Positive experience: I am a former home owner that recently moved to the area from out of state. It has been 1 week since I moved into the property managed by Pater RE, and a little more than a month since my wife and I started working with them on our lease. They have all been professional with me in every interaction I have had with them and I am very happy with my experience so far. I've spoken to Terry Ryan throughout my experience and most recently on action items that need to and will be addressed. I have the genuine sense from her that she cares and wants me to be a happy tenant. I appreciate that level of personalized service, especially considering Terry and the rest of the staff at Pater RE are managing 300+ other properties/ owners/ tenants. I expect any property manager to be responsible for the general maintenance and upkeep for a property they are contracted with. Pater RE has promptly taken the time to address and schedule service calls with licensed professionals for nearly every item that I understood to be their responsibility - plumbing issues, damaged doors, appliance repairs - overall functional hazards. Addressing cosmetic items would increase the value of a home, and being a former home owner, I expected these types of items to be the responsibility of the actual home owner. However, general maintenance and upkeep extends to keeping the property in reasonably similar condition from tenant to tenant and I expected Pater RE to hire a professional cleaning crew to come in and prepare the home in advance of my move-in date. Pater RE's policy is that this is the prior tenant's responsibility, so the cleanliness of the home was only as good the prior tenant's cleaning standards... Maybe this lack of service is reflected in the affordable rent, but having to go out and buy cleaning supplies (my current supplies were boxed up) and then cleaning the property, significantly impacted how quickly I was able to unpack. The good news is that while Pater RE takes this view on cleaning responsibilities, IF you come into a home that has areas that have not been properly cleaned, then you will not be responsible for it's condition when you vacate the property - There is even formalized paperwork for you to fill out upon your move in that specifically addresses this. Bottom line: I would use Pater RE again and recommend them to a family member - I wish there was an option to give them 4.5 stars, because 4 stars is too low for the level of service they offer tenants (outside of cleaning).

Fantastic experience: Wow, I'm finding it hard to believe that anyone would have a bad experience with Pater Real Estate! I am a homeowner in Londonderry, and due to a number of temporary relocations over the past 10 years, we have used Pater to rent out our home long-time, several times. Needless to say, we would not have used them repeatedly but for the fact that their service is consistently outstanding time and time again. Originally, I had worked with Terry Ryan. Her knowledge of local real estate, timeliness and professionalism were exceptional. Most of all, she was friendly and warm and exuded a confidence that was contagious and well-placed. Most recently (this year), we have asked Pater to rent and manage 2 homes in the area. I found Terry's staff to be equally friendly, efficient and resourceful. Potential tenants are carefully screened. They found tenants for both homes within 2 weeks and now, 5 months later, we couldn't be more pleased. . When tenant issues come up, Pater handles with no muss, no fuss. You can't go wrong.

Negative experience: If you ever think of renting and Pater is involved, you'd better walk away. They have a reputation of not returning your security deposit.

Fantastic experience: Terri G and the team at Pater Real Estate are awesome! I moved from 2700 miles away and Pater made getting me a home the easier part of the move. Right away they presented me the available units as well as some immediate showings. I would highly recommend contacting the Pater team if you are searching for a place to live.

Negative experience: I write this as a homeowner/landlord myself who has recently moved to Merrimack, NH. I will simply present my experience as to educate potential renters from this property manager. So far, my first week of working with Pater RE is coming to an end. To date, I've gotten the impression that an unclean and poorly maintained house is considered an appropriate standard for these ladies. Once we got the key, we thought the house was still under construction by the owner due to the holes (large and small) still in the walls, unfinished stairs, smoke alarms (not wired or functioning), a large pile of rubble (from a deck that previously existed) in the back yard, no electricity in the back screen room, warped floor boards, big chips in the paint (inside and outside), broken window blinds, rot and dead insects in the window sill, high weeds and trash in the corners of the yard, no deadbolts on the doors, and more. I was shocked when I brought these items to Pater's attention and got a "and....?" impression, like the house was to their established expectations. After re-addressing it with them today, got more of the same. While there were some upgrades to the house, i attribute this to the landlord more so then then Pater. I will continue to update this review with positive and negative feedback rating the stars as my overall experience adjusts. A lesson i have recently learned is that when renting, you're not just renting the house, you're renting the service that supports you and the house as well. Currently, i would advise all to stay clear of Pater OR, make sure your "ducks are in a row". Hope this is a fair and helpful review. Update: Followed up with them and they are fixing many of the issues.

Fantastic experience: Incredibly helpful. I moved to the area from 7 hours away, they were quick with getting me in for a showing, processing my application, and I was approved to rent with the real estate owner just hours after submitting my paperwork(which I submitted just before their office closed). The agent I worked with stayed late on the following Friday night (two days after I was approved, the earliest I could drive home, pack, and drive back) so I could come to the office, sign the lease, and move into the apartment. Calm and friendly, very understanding of a hectic relocation schedule.
