Fantastic experience: Sherry with Epps Realty helped complete my work order requests VERY quickly !! one was completed the next day and the second one was completed 2 days after my request. he quick response to my needs was AWESOME. One issue was a safety issue. and the second was a leak that allowed outside air and bugs inside, I really appreciate being taken care of quickly !! thank you Sherry !!!!!

Fantastic experience: Me and my husband have been living in an Epps managed home for a little over 3 years and we have loved it. On the few occasions when we need something repaired or other issues arise, the Epps team and especially Melinda & Sherry, have handled it quickly and with quality contractors who do quality work. We hope to stay here for the foreseeable future. Or if the need to move comes, we hope to stay in the Epps family.

Fantastic experience: I have recently had the pleasure of moving into one of their homes. I absolutely love it . Their were a few minor fixes but Sherry and Melinda were on top of it. I am Absolutely greatful for them they have been so attentive on every little thing absolutely wonderful ladies. They have great maintenance people friendly and they are right on it. They all give it 100% great group of people.

Fantastic experience: We at least a house from Epps realty and we had some issues around the house and called and they sent someone out at the gentleman he was very helpful and very knowledgeable and very professional thank you to Epps realty and to this gentleman. Positive experience: Posting as a tenant with a family, in our second home managed by Epps. They offer the "personal touch" that big corporations don't, like advocating for us with our landlords through some very frustrating situations. Our biggest complaint is inconsistent communication. With some things (like maintenance requests) they are very prompt; with other things (lease questions, deposit returns) we've had to wait a long time or reach out to them when we felt they should have reached out to us. Overall, we've had a good experience and will continue renting with Epps.

Fantastic experience: I have been a tenant almost 3 years. I have had very few problems, but when I have needed something done, all i have had to do is send an email or call and they respond promptly. I have not had a problem that they did not take care of in a timely manner! Epps Realty is the best! Thank you for always being available!!

Fantastic experience: Way to go, Sherry! I'm new to Epps reality, and my first night in my home, the water would not shut off in the shower. I called Sherry at almost midnight, and she walked me through calling the city to shut off the water. She was very efficient in following up the next day and got a plumber out to fix the problem. She went a step further and called to ensure everything had been handled. Thank Sherry :) Great customer service.

Negative experience: Signed a lease agreement with Melinda apps. When my lease was up I asked to renew. Her response was she will contact the owner our rental property and let us know. That was in September, again I ask in October and November about my lease renewal, No response. January comes around I go to her office and speak in person she then tells me that we are in a month to month lease. Her reason was cause the owner of the property was selling all his property and if she let him know our lease was up he wouldn't want to renew so he can sell. She said was trying help him keep properties but it really sounds like was helping her own company. I gave my notice I'm leaving on February 27. Moved out but April 1st. Then she sent me an email saying I owe for april rents. And that need to give 60 days notice not 30. I signed my lease agreement and it ended in September so how does that still be binding if my lease ended in Sept. Shady shady and money hungry too.

Fantastic experience: I’ve lived a lot of places, and dealt with plenty of property management companies. So far, Epps Has been the most prompt, polite, and professional when dealing with any maintenance issues I’ve had. All of their service providers are super nice and will explain things before and after doing them. 10/10 service all the way around.

Fantastic experience: Every experience we have had with Epps has been great. We moved into our home in April of 2023. Jessica Long is our realtor there and she got us exactly what we were asking. 4 bed 2.5 bath 2 car garage and 2,800 sq ft. Great price as well. We are in a great neighborhood and it's very safe and quiet. Anytime we have a maintenance request they reach out same day to arrange the repair. They reach out once completed to check and make sure everything was fixed. I truly love Epps and appreciate how seamless our interactions are. From the application process to moving into the home it all was a breeze!

Fantastic experience: I am complimenting a well job done from Sherry Epps for making sure our work orders were done in a timely manner. She is very helpful and waste no time getting the job done on what is needed. We can depend on her at all times. Keep up the great work, Sherry. You're awesome!!!!!

Negative experience: Belinda Epps lacks any ethics. She misrepresented herself as a broker for a dental practice when she had no experience in this. She screamed and yelled and threatened to sue when we wanted out of this bogus contract. She should get a negative rating.

Fantastic experience: I have leased with Epps coming up on 3 years, in that time whenever I have had an issue with the A/C, or an odd electrical issue, and even a new roof! During COVID they were understanding and worked with us when times got tough! I have nothing but positive things to say about the staff from the highly experienced technicians to the wonderful office crew, I recommend Epps for any leasing and hopefully soon buying needs

Negative experience: Do not recommend when told Melinda about ongoing issues she sent a very unprofessional worker to fix issues said he was going to get supplies and never returned. He showed up on a four wheeler

Negative experience: I would be very careful if you are a tenant, or you are going to use Epps Reality to manage your rental property. Melinda will not respond to phone calls or emails. By chance, if you do get her on the phone, she will dismiss your concern or question and tell you she will call back and you will not hear from her. Sent an email on 2/17 and received a response on 3/27. Never have I ever dealt with anyone as unprofessional as Melinda.

Fantastic experience: We have rented with Epps Reality for about a year. They are always prompt in their responses and show a high quality of professionalism. Epps made my moving process so easy. It didnt feel like a business transaction but very personalized. I would recommend them to anyone I know.

Negative experience: We like many others in these reviews had a bad experience with Melinda Epps. Unresponsive from the start, we submitted an application but emailed her multiple times including our realtor asking pertinent information on the details of the lease before paying the fees and moving forward with the process. She ignored every single question asked and only responded to tell us to pay the app fees. I finally emailed her and told her we were no longer interested in the property because if this was the level of urgency with which she conducted business on routine questions we did not want to experience being tenants requesting service and waiting and hoping for a response. After reading the other reviews I'm thankful because it seems her and her agency are inefficient and unprofessional across the board. Thankfully we aren't stuck in a house depending on her.

Negative experience: Don’t rent though them they will not fix anything or help you it’s all money for them, all there houses are run down junk Melinda Epps takes things very personal and will say i”it’s not my fault “ very bad company with no integrity.

Negative experience: This broker has been in the business for over 30 years, but she has very low professionalism and is rude. Called to inquire about one of her listings as a self represented buyer. Right from the start of the conversation she spoke very arrogant and uninterested to shed any extra info about the property. I believe she had the impression based of her experience that I might be waisting her time. Little she knew, I was a cash offer investor. I feel sorry for the sellers who are represented by this agent and thank god for technology which will eventually extinct these lazy brokers.

Fantastic experience: Epps Realty manages two property's I own. They are great at doing background check on applicants and getting my homes rented. My home was rented to Angelia last year. She would not even have qualify to rent the house if her father wouldn't have co-signed and been paying the rent for her. She left the house empty during the freeze last winter with out turning the water off. It cost me over $600.00 in repairs. She left the house dirty, tore holes in the vinyl flooring and didn't even clean the oven, yet expected to get her entire deposit back. Lesson learned don't rent to young people that expect everything to done for them and not pay the penalty when you tear up others property.

Positive experience: They should list on their website that they only see people by appointment only.

Negative experience: This company didn't have what I needed also no suggestion.

Fantastic experience: I had to sell my Mom's house she lived in for 52 years. Belinda was so knowledgeable on what needed to be repaired and the presentation of the yard. She arranged all the work inside and outside for an extremely reasonable price. As a result, the first showing resulted in an offer at full asking price. She and Micheal were so helpful throughout the inspection and appraisal - there were a few surprises, not from the buyers, but from their side of the ledger - as we proceeded through the process, but I always felt I had the absolute best advice and representation possible! As a result of the above and beyond efforts of Epps Realty, Mom will be able to enjoy her golden years in comfort!

Fantastic experience: Leased a commercial space from Epps realty for several years and was pleased with the friendly personalized service we received. Belinda was very patient with us when we ran into delays moving to our new location. She went above and beyond what any leasing agency would have done. You will enjoy working with this family owned business that truly cares about their customers and tenants.

Negative experience: Unfortunately this was the worst experience of renting in my 20 years. The kitchen was barely functional. I cleaned what the cleaning lady missed and had to live with mice. Being that I just moved to Texas I trusted the realtor. She lied and put me in the hood! I was stereotyped for being dirty without them looking at how I lived. I will never rent nor recommend this company to anyone. For all that had good experiences, I must have gotten the wrong people. Two thumbs down for me!

Fantastic experience: I love it because Brenda use proper words and the storage was nice and clean .And she had to get something and let us sit in a storage place with air. And mostly she patient, gently and said a lot of compliments.

Fantastic experience: My husband and I just used Epps to help us sell our home! Belinda Epps was great to work with and her high energy of her and her assistant is very helpful with everything! I enjoyed Belinda’s help every step of the way leading and teaching what I needed to do on my end while she took over the stressful work! We got an offer of full price after only 4 days on the market and closed without issues in timely manner. Over all selling and buying homes are stressful so I advise you to hire help, I don’t regret it at all! Thank you Epps and Belinda for taking good care of us!

Fantastic experience: Me and my family have rented a home that is managed by Epps Realty for right at 6 years now and we have had the best experience.We did our part in being great tenants and now are moving to owning our own home. They were prompt in taking care of our repairs and took care of our maintenance issues

Fantastic experience: Epps Realty leased me a home and they were THE BEST landlords I have ever had! Sarah (agent) and Melinda (property manager) helped us with everything. ANY time something needed to get done they went out of their way to make sure we were happy tenants. Sad to say we moved and no longer have them as our landlords but my family misses them terribly and will use them as our realtors to find our forever home! I would recommend to anyone! They clearly are going above and beyond to improve and make their clients happy

Negative experience: Unfortunately they do not allow me to put "0" stars. We had a terrible experience renting a home from Epps. We had to move because I was relocated for work. We tried to go about breaking our lease in the proper way. We were told that if we find someone to take over our lease and pay a fee, it would not be a problem. They ended up finding someone to take over our lease within a few days and we were served with an eviction notice. They then reported it to my credit and my husbands credit for a broken lease. We tried to handle everything professionally and Melinda Epps took everything very personal. As far as the home that we were renting, this was during the Winter and the heater did not work properly. We were freezing cold in our home but we were getting electric bills for greater than $300 every month. They sent out technicians but it was never fixed and we were not compensated for the outrageous bills. If we ever have to rent a home in the future, we would do better research on the company before leasing.

Fantastic experience: I highly recommend Epps Realty for selling or buying property. They are hard-working go-getters, stay on top of your deal and very responsive. Epps Realty will keep you informed every step of the process and you can have confidence they will handle your transaction professionally and in your best interests.

Negative experience: Epps Realty is a horrible and very unprofessional company to do business with. They will give you a list of repairs to perform at the property which they have went out and requested to have fixed there selfs when the work they have requested to be done is done they will add extra task and refuse to pay for the agreement made intell you do the extra work for free. Over all they will try to scam you out of your pay check.
