Exceptional Property Management and Tenant Care
Wayzata Bay Realty has established a reputation for delivering an outstanding rental experience, largely due to the dedicated leadership of their property manager, Karen. The overwhelming consensus among long-term and short-term tenants is that the management team offers a level of personal care and responsiveness that is rare in the industry. Clients frequently highlight Karen’s friendly demeanor and easy accessibility, noting that she treats tenants like family and goes above and beyond to resolve issues, from emergency maintenance to simple questions. This family-oriented approach fosters a sense of community and trust that keeps tenants returning for multiple years.
Swift Maintenance and Operational Excellence

Reports indicate that when repairs are needed, the team acts quickly to address them, ensuring that living conditions remain safe and comfortable. The maintenance staff is described as professional and respectful, often handling urgent issues on the same day. This operational agility helps mitigate the natural wear and tear of older properties, ensuring that units remain clean, well-maintained, and attractive to residents.
Prime Locations and Community Atmosphere
Beyond management, the properties themselves are situated in highly desirable areas. Tenants frequently mention the convenience of living near Lake Minnetonka, local parks, and trails, making the locations ideal for those who enjoy outdoor activities. The buildings are often located in quiet, residential neighborhoods with a close-knit community of responsible and friendly neighbors. Many residents appreciate the affordable pricing relative to the location, finding a balance between cost and quality of life in towns like Wayzata and Maple Plain.
Professionalism and Trust
The agency is commended for its transparency and professional handling of lease agreements. Tenants value the open communication channel with management, which creates a secure and predictable living environment. Despite the prevalence of older infrastructure in some buildings, the proactive care provided by Wayzata Bay Realty ensures that residents feel valued and heard, resulting in high satisfaction rates and strong recommendations for anyone seeking a peaceful and well-managed home.

Fantastic experience: I love my small apartment. I only live here about three days a week. The apartment is comfortable, has everything I need. There has never been a problem to reach Karen, the manager. She is very friendly and clearly cares about the tenants. She sees to it that things get taken care of in a timely manner.

Fantastic experience: I live in an apartment complex in Wayzata owned by Wayzata Bay Reality, and i LOVE it!!! Karen (landlord) is amazing & is very accommodating. We had to get our locks changed, and she was able to get it done same day with no charge to us. Seriously, best renting experience i’ve had and plan to sign again when my lease is up in February!
Fantastic experience: We have been happily living in a duplex owned by wayzata bay reality for several months, it is an older home so things happen and are expected. With the few things that have happened Karen and the maintenance staff have been right on it! Great communication and fast repair service. We couldn’t be happier here.
Fantastic experience: Best landlord ever!!! Karen is the best!!! I'm so happy with the management and how I've been taking care of here!!!
Fantastic experience: Karen is a absolute angel! She has been very responsive and respectful every step of the way! Best landlord and apartment ever!
Fantastic experience: I really love my little one Bedroom Apt on May St, in Long Lake. The view out my window is perfect and I love the sounds, of the trains going by. I always wonder where they're headed to. Karen always answers my questions and has addressed all of my issues, that have come up, in a timely manner. It's a very quiet bldg with responsible and friendly tenants .
Positive experience: Had a great experience renting with them. Brought our first child home in our apartment, and it was a great place for her to start her life. The area was quiet, the staff was friendly and responsive. Would highly recommend renting with them.
Negative experience: I lived in Underhill Apartments for 2 years until I did not feel safe. Multiple tenants expressed safety concerns. We have asked for lights outside the building and a camera facing the parking lot, but the landlord said no. We also suggested a door lock after a certain time to have on the front door. We have had multiple car break ins and at one point I found a criminal sleeping in the laundry room at 6am. My packages have also been stolen. I lost electricity just in my apartment and it took maintenance a week to come. He then had to call an electrician because he did not know what he was doing for the 12 hours he was in my apartment. The location is great, but the safety of the building is a huge concern.
Fantastic experience: I have been renting for many years and have had a good experience. They were accommodating when I moved to a different apartment twice. Leasing agent and maintenance staff are friendly.
Positive experience: I lived at the May Street apartments, loved the community of everyone there, close to the park and trails. Easy living and simple. Has its own storage unit in the basement, grounds were always kept up. I can see why so of the neighbors have lived there for many years. My apartment was updated and clean. Always enjoyed working with Karen and her crew. Moved to another state, and have missed my little place there. I minus one star because the washing machine worked part time lol. Other than that, great little place!
Fantastic experience: My wife and I have been tenants for over 13 years and have always received excellent service from the management team. The manager Karen and the entire staff are great at staying on top of things like keeping the common areas clean, doing routine maintenance and getting the parking lot plowed when it snows which is really important with my wifes disability. Great Job!
Fantastic experience: We're renting one of the apartments under WBR and it was a great experience so far. From the time we are looking for one to settling down, Karen and Rus are always there to help us. They come back to me with solution or alternatives. Efficient and highly skilled people.
Fantastic experience: Excellent communications with management. Quickly tries to fix any problems.
Fantastic experience: I worked with Karen, she was very helpful and always happy to answer any questions. Excellent job!
Fantastic experience: The apartment on May Street fit the needs of our family for 4 years. The unit was nicely renovated and if there were issues in the unit Karen was always responsive to the service need.
Fantastic experience: I love my apartment - it was beautifully updated right before I moved in, and they're quick to respond to maintenance requests.
Fantastic experience: Great company very family oriented loves the community
Fantastic experience: I've been at Manchester Apartments in Maple Plain for 4-5 mos now and I'm really enjoying it. The neighborhood is absolutely lovely with parks and places to walk, and my apartment is wonderful. It's a quiet building with quiet tenants, and there is plenty of parking and garages are included for free. The commute isn't bad for me - I work in downtown Minneapolis and just drive into Plymouth and catch the bus at the park 'n ride. I worked with Karen, who made recommendations as to which apartments might work best for me, we took a tour of the place I decided on and she helped me fill out the application and answered all of my questions. The caretaker on site has been nothing short of amazing - he always seems to be on hand and available to answer any questions I have. In general, I've found management to be incredibly flexible and easy to work with. They are attentive without being intrusive - which is greatly appreciated. At this time, I have zero complaints and would recommend renting with this company to anyone looking to move a little bit out of the metro area.
Fantastic experience: I like Karen the manager of my building 1880 she's good always on top of everything thank you Karen
Positive experience: Love the staff and the neighbors are kind and respectful of one another hope to stay for a long time!!
Fantastic experience: We lived in an ne of the R properties fir 3 years! Loved the Wayzata location! It was redone very nicely with new floors, carpets and fresh paint! New vanity in the bathroom. We enjoyed our time there. Karen was so great and knowledgeable. Anytime we had an issue she would respond right away and would even have suggestions on what to try on our own, which usually worked! If not, one of the team members would be out there to fix the issue.
Positive experience: Midfield Terrace on May Street. I’ve lived here about 18 months. Overall quiet living with great trails and a quiet neighborhood. There’s a train line about 100 feet from the building so it shakes. Not terrible. You get used to it. Most of the windows are huge which is nice but it can turn the units into a sauna in the summer. Definitely need the blackening curtains. Got new appliances before I moved in and was pleased wirh that. Very affordable for the location. Only improvement I would like is maybe credit card readers on the washer/dryer. Getting quarters every week so I just go to the local laundrymat. I’d be willing to pay a whole dollar more per load if they had an electronic method. Just a suggestion. Hopefully this helps.
Positive experience: We've lived in their 1811 building for roughly 3 years now, overall, we have had a very pleasant and quiet experience as a whole. We've always heard back from management when reaching out with questions or concerns and always had a timely response with maintenance. The area is absolutely beautiful and perfect for those with an interest in outdoor activities. Only complaint we really have is with the laundry, one washer dryer is simply not enough for a 10 unit building especially when they're not consistent in their operation. Unfortunately, it's been over a year since we've used their laundry facilities.
Fantastic experience: I’ve been with WBR for 5 years now It’s a nice quiet complex never had any noise issues. Karen is a great building manager I never have any problems getting In touch with her. I have not have one bad experience here any issues I have had they were always fixed. I definitely recommend this place
Fantastic experience: We’ve been with WBR about a yr now and we’re loving it! These are great apartments in a great area. They are a bit older and that could brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. I have loved my time here and will always recommend it to others.
Fantastic experience: I have rented from Wayzata Bay Realty for 1 year. It is a pleasant close-knit bunch who are attentive to needs. They are in communication and on demand.
Fantastic experience: End of March 2023, I needed to find a new home. I came to look at the apartment at Wayzata Bay Realty and met Karen the manager and instantly knew that she was understanding to my needs. Right away, I signed the lease and I love my new home. I’m very comfortable and love the minute walk to Lake Minnetonka.
Fantastic experience: Always on top of things. Repairs are done quickly and great customer service. We should all be so lucky to rent from them
Fantastic experience: Lived in their 725 Wayzata Blvd E rental for 18 months and it was a great place for me to start my career in MN. The staff is super friendly, accommodating and got to anny issues immediately. I would highly recommend Karen and the staff at Wayzata Bay Realty
Positive experience: As far as realty company's go, they are good. Lived in Manchester Place Apts in Maple Plain, which is a nice little town/community. Apartments were not bad, but not great, employees were good and generally helpful. Kinda pricey but that seems to be how the area is. You still have to mail in checks for rent which sucks. The apartments were quiet which was nice
Negative experience: Reserve recommending Wayzata Bay Reality properties to your WORST enemy. My girlfriend and I lived in the 1811 May St location from 2021-2022 and it was the worst rental experience either of us have ever had. To start, about a month or two into our lease I became upset with the building manager Karen's repeated unnanounced appearances at our door for trivial things such as telling me that I "walk to loud." I reached out to her in a text saying qoute "a call and a knock on my door 5 min later will not do" in response which was met with her ignoring me for the rest of the year claiming I was "disciplining" her?!? After this, any and all requests for maintenance and etc. had to be done through my girlfriend, which was insanely childish on Karen's part. Also, any maintenance request we were able to bring to her attention were met with rude replies and lack of service. We ended up only filling out requests for emergency scenarios out of losing hope in dealing with her. Her constant rude antics and lack of people skills really added to our stress, as well as the other tenants we spoke to about her. The building itself is fairly run down and has many issues as well as an immensely depressing lack of space. We only moved into this property because we had a roomate bail and could no longer afford our last place, however, we deeply regret choosing this property and dealing with this rental company. And to top it off, we were charged $50 for some pieces of blinds that came undone due to natural wear and tear. 0/10 would absolutley not recommend. Unfortunately you can't leave 0 stars, so they get 1.
Negative experience: Does anyone work in their office to return phone calls?
Fantastic experience: The guy's at Wayzata Bay Reality are very kind and professional as well as the cleaning lady. That girl knows how to clean !
Fantastic experience: These are good people. Karen has been responsive and really shows she cares about our family. Would recommend them to anyone. Russ, the maintenance person, is a pretty fun guy too and has always been super respectful when we see him. A good business run by good people.
Negative experience: Its the winter, its below freezing - they won't fix my mothers heat. We've had to call the police, file a police report and are going to code enforcement for this.
Negative experience: We have not received our refund check after moving out in April and despite many requests. Please contact Tom or myself to explain why this has not been sent. We are very frustrated.
Negative experience: They really should have a no stars option
Positive experience: Wayzata Bay Realty has quality people in the organization. I especially have appreciated Karen's positive demeanor and quick responses to any issues I've had. The one thing keeping them from the 5th star is the outdated payment method of sending checks to pay rent. Other than that I was always pleased with the work and responses from maintenence and the buildings I lived in were very safe, despite not being an unsecured building. The community at Wayzata Terrace Apartments was friendly and kind with most people being super neighborly. Unless they put a bag over my head and rob me on my way out, I was extremely pleased with my experience and would recommend them to my friends.
Fantastic experience: Wayzata Bay Realty rocks my socks! I have been a tenant for about 10 years now (maybe more, it's been a long time haha!), just recently moved into a different building managed by WBR and I LOVE it! Fellow tenants are nice and respectful. Karen, John, Russ and team are amazing! They are responsive, professional, and great people! If there is ever an issue, Karen is on top of it - keeping open communication throughout the entire process. I've read through all the reviews and I am true believer that we all have our own experiences. My experience has been nothing but welcoming and extremely positive for over a decade! They have never let me down! Wayzata Bay Realty is a small team filled with quality people who take care of their tenants and the properties we live in. If you're interested in renting from WBR, I highly recommend! <3
Fantastic experience: I loved my apartment here! It was quiet and affordable. The building is older but I never had any issues. I only had to call maintenance for a small fix on a cabinet once and they promptly fixed it. The apartment manager Karen was very nice and easy to get a hold of. Great location close to downtown Wayzata too!
Negative experience: The only reason I'm not rating them as a single star is because Karen (who is new) is pleasant. Update: never mind. She's awful too.
Fantastic experience: The buildings are a bit old but kept maintained. My apartment was clean and remodeled just before I moved in. The coin laundry in the basement always worked fine. The management was excellent. Karen was great! She’s kind and prompt. I never had problems getting in touch with her. Overall my experience was very pleasant!
Negative experience: Worst place I have ever lived. Any time I needed maintenance, the maintenance guy would make sure to come and check it when I was not home. He always reported that he "didn't see anything wrong". I would report it again and ask that he come when I am home and the response was always "We don't work by appointment." I would usually have to report things two or three times before it would be addressed. When it was fixed, there would be a mess left, and dirt tracked into my apartment. When I tried to talk to the caretaker, Karen, about these issues, and my rent being raised by $80.00 she got angry, yelled at me and told me if I was so unhappy I should just leave.
Fantastic experience: Great place to live
Positive experience: Wayzata Bay Realty has recently come into new management. Since the transition I have nothing but positive things to say. You will get a response within 24 hours if you have a sincere concern. Their properties may be older, but well kept overall. Great company and glad I found them!
Negative experience: Absolutely the worst management I've ever come across. I could spend time writing about the thin walls that are decidedly not soundproof, the cigarette and marijuana smoke that comes up through the floor, and poor parking lot maintenance to start with, but instead I'll write about how the manager is childish and they carry out illegal practices. They refused to fill out tenant forms and we almost lost a new place when moving out; they illegally entered our apartment near the end of our lease and TOOK SOME OF OUR BELONGINGS, which we never got back (we moved out in November but paid for Nov/Dec per the lease agreement--they entered sometime in early December and took our remaining items and ripped the stove out of wall without our knowledge or permission. We were still paying rent/on the lease at that time). Helen refuses to send me the 2015 CRP form and has stopped taking my calls (I was able to finally get it from John, either their communication is terrible or she doesn't relay mesages) I cannot even begin to number the other complaints I have about her, but suffice to say that if you rent from these people, expect illegal practices and undue headaches. I did find the property to be spacious and suited our needs for a fair price, but when/if you do have a problem, it can be a nightmare to solve, so please take this with fair warning. The management does not have a physical office so you may struggle with getting what you need.
Negative experience: I see everyone's comments you are right. I leave there for about 6 years or so, I was always on time with my rent, only couple of months that I was behind but i was able to work something out with them but I guess that can be done by any other place. Yeap you are right it was an inexpensive place to leave but believe me the level of care of the apartments are very poor. The person who is in charge of showing the apartments is very rude and yes it is very difficult to get hold of her she never shows up for the appointment because I saw many times people waiting for her outside for an appointment and never showed up. The owners they can care less about the apartments, it is duty and good luck getting maintenance to repair anything you have to tell them you will send them the rent to court for them to pick up before they can do anything to the apartments. They raise your rent like crazy and never do anything to the apartments. 2-BDR for $815??? currently I am renting a beutifull 2 BDR apartment with a gym and all the wonderfull amenitiies for $715 and maitanence and everyone is very nice and polite because they care about their units and the people who leaves there. There is places in wayzata that is not own by Wayzata bay realty wehre you can get better units and good service. They don't even respect their own contracts. it indicates no dogs allowed but the landlord daughter has one. I reported it to the owner and they did not do anything. My recomendation DO NOT RENT FROM THEM, they do not care about the units it is gross. You may be asking why did she leave there that long? just because it was close from my husband's job and the stupid 2 month notice before vacating makes it difficult to find an apartment unless you wait one month before you move out. Byt he way do not believe you have to give a two month move out notice if you are no longer under the contract. You only have to give them one month notice. They need better management and landlord that cares about the apartments. The washer and dryers do not work and you have to pay 1.25 dllrs to do your laundry. I even offer to change the carpet if they will deducted out of my rent and they say no. i can only say Thank God I am no longer renting with them.
Negative experience: I drove more than two hours to visit two rental properties owned by Wayzata Bay Realty. I showed up at the first property and the woman that was supposed to be showing the apartment never showed up. I called, left multiple voicemails, and even made a visit to the local office (which seemed to be closed) and it's been 3 days and I still haven't heard anything. I immediately knew that I wouldn't be renting from them because they were literally impossible to get in touch with. You cannot possibly run a successful business without communicating with your customers.
Negative experience: The only reason this company is in business is because they have super low rent. Everyone that works for this company is SUPER rude, and talks to you like you're bothering them. There has been at least 4 times that I can think of that they've just no-showed on an appointment with me. It can take weeks (or even months) to get a return call or email- even if it's important.
