Experiencia fantástica: As a real estate agent, I work with many HOA and property management companies, and I have had several very positive experiences with Shaben and Associates, Inc. The first was in the Broadmoor community, where I placed a “For Rent” sign without realizing that the HOA did not allow rental signs. I quickly received a courteous phone call from Shaben and Associates explaining the rule. I believe the gentleman’s name was Ed, and he was extremely polite, professional, and helpful. We later communicated several more times regarding the rental lease and mailbox-related questions. Even when a matter was not directly within the HOA’s responsibility, the staff at Shaben and Associates still returned my calls and patiently helped guide us in the right direction. More recently, in the Stone Moss community, my client replaced mailbox numbers that had fallen off, but the new numbers did not meet the HOA requirements. The notice from Shaben and Associates clearly explained how to correct the issue and kindly encouraged us to call with any questions. The matter was handled professionally and respectfully. As an agent who regularly communicates with HOAs, I truly appreciate a management company that is responsive, patient, and willing to help homeowners understand and resolve issues. Our property manager, Brandie Bays, has gone above and beyond and caught up on years of administrative neglect with an ownership as if she lived here. Since the heavy lifting, she is still managing to that standard and you can see it and feel it in the neighborhood. As a past HOA president I cannot recommend her and this company more.

We hired Shaben in 2006 to be our management company . CWP became a HOA at this time and in 2013 we became a POA . Under their guidance and leadership we have thrived as a community and have been active with the City of Braselton in helping shape some of their growth initiatives. Probably one of our greatest achievement was passing a No Rental addendum to our covenants. This was something that the board worked with Shaben and their legal counsel very closely.After many years of being involved with other HOA's and management companies I can say that Shaben personnel are professional representatives .

He has a strong knowledge of Real Estate. He is extremely engaged in Marina Bay and is very responsive many times even on weekends when we need help. As a land developer any new projects I build, I will requests John help us set up and manage our HOA.

Without fail, she turns my requests around super fast. (Even for next-day event notices.) And reimbursement requests get done immediately. I downloaded completed the online form and emailed at 4pm with a picture to request a tree removal approval. In less than 5min I got an email with a clarifying question from Brandie. I responded and next day I was informed my request has been sent to the committee and I’ll be notified when approved. Within the hour I got an email informing me it has been approved. Trully appreciate the clear, effective communication and the prompt approval so we can move on with our plan. Thank you Brandie.

Apparently we’re the only house in the neighborhood who can’t do anything to our house, was told to remove the reef from our door cause it was a “holiday reef” while other houses have easter bunnies & very festive reefs on their doors. Can’t even have lights on our walk way without being fined.

About every three years we take look at other Management Companies, just to make sure the Board is doing its "due diligence". We have never found a better Management Company for our HOA. Mike Shaffer and his staff are focused on service to our community in an honest and cooperative manner. Our Property Manager, John Everett, has been doing a great job for our community for several years and has always added great value to our HOA. John goes above and beyond when needed. John is a trusted professional. Highest recommendation for ShaBen and Associates!

I sought information on HOA fees, but Shaben and Associates not only failed to provide accurate details but also omitted certain fees relevant to a new buyer. In order to safeguard my client, I find myself absorbing a $400 cost because Shaben is unwilling to acknowledge their lack of diligence. Regrettably, there has been no willingness to address or rectify the situation.

Experiencia negativa: If I could give a negative star, I would. Dealing with Shaben & Associates has been a complete nightmare! We have been dealing with them for close to a year in regard to a house modification that we submitted. After receiving a few different details that needed to be changed (from different HOA board members AND our Shaben community manager), we continually asked-pleaded- for help. The emails we sent-too numerous to count-asking for a meeting or even a phone call were met with silence. We were so confused as to what they wanted us to change. Due to a time lapse, we received several letters from an attorney. Again, we continued to beg for someone to contact us for help! Finally, after 9 long and stressful months, we were able to meet with someone. We received the information we needed to complete our job; however, once we received verbal approval we requested an approval letter (which is typical) and, again, met with silence. It took several additional weeks to receive this letter from Shaben & Associates. We have had an additional question that we asked to the president/CEO (the community manager our community had was taken off as our contact due to issues in addition to ours) in which we received an email stating if we asked any other questions-we would be sent to an attorney. The treatment we have received from this company has been beyond disappointing. We have NEVER been treated so poorly! If you are looking for a community management company, I advise to please look elsewhere!

Experiencia fantástica: I serve on the Homeowner's Association for a local community that selected Shaben as our property management company back in 2017. They inherited a tremendous amount of issues from our prior management company and had us in tip top shape within the calendar year. As of 2021 they are still our property management company and our assigned manager is Brandie. Often times the turn over right with property managers is constant. It seemed with our old company we had a new manager every quarter. We have only had one change in managers since 2017 which indicates to me that Shaben hires and retains the best. Brandie is not only knowledgeable on a broad range of property related matters but she responds to our emails with questions/concerns, etc... literally within minutes most days. She has championed our community and I feel confident that Shaben's involvement in our community has most certainty attributed to our increase in aesthetics and property value. In a world where property management comes by a dime a dozen, it can be challenging to select the right one for your community. If are in search or on the fence about who to pick, I would highly recommend Shaben.

Experiencia positiva: The Woodlands HOA began it contract with Saben on January 1,2021, and while this is a short period of time we have had a good start. Mike and our community manager, Dennis White, have responded when we needed assistance and sensitive to the fact that we are a new board.

Experiencia negativa: I will never again live in a community that Shaben and Associates manages. My community manager doesn’t care about my community. He claimed to be driving in the community once a week. Yet, we have residents leaving their trash can in front of their garage door or on the street for days after the trash company removed the trash. Many residents aren’t cutting or edging their grass and no enforcement ever done. When I contacted them with a list of basic problems. All I got was “I will look into it”. For a $750 HOA a year, this is straight ripped off. The sad thing is, it is always the same violators. ZERO ENFORCEMENT=Community will be trash if it’s not already.

Experiencia negativa: They don't listen to their customers. I joined my communities HOA board to find board meetings very long and topics repetitive. Since I was new, I thought is would improve. Over a year later, it became apparent that our Shaben community manager wanted to run things her way, and not as the board wants. This included her making our requests for competitive bids on large jobs very painful and not following up on projects (some taking 6-12 months to complete). Our board may be very particular on things, but I strove to be a voice of understanding and discovered a wall of resistance with Shaben in the end. Shaben terminated our agreement over something very surprising. We were upset that our manager didn't call or text the board when a police investigator needed access to our clubhouse cameras. Instead, Shaben's manager told the police that we were not responsive (she only emailed us once), and so the police issued a search warrant. I hate to think we burdened the system for this, access was always there.. So, a board member emailed Shaben about how frustrating this was (we were embarrassed the police had to issue a warrant), and Shaben replied to us with a 30-day termination notice. But it get's worse. We found a new management company, and I told Shaben that we wanted to make this transition as smooth as possible, so I set up a Gmail for Shaben to forward all non-financial questions/complaints/issues to so they can focus on gathering up our info for the new company and work with them on transition our community. We signed with our new community management company with just over two full weeks for the transition. Shaben did hand the checks over for our accounts at that time, BUT THAT WAS IT. Shaben made the new company wait until the final day of the contract, then handed over all of our information. And I don't mean digital and paper, only PAPER. Shaben did not provide recent budgets, reports, or other details, nor did they help clarify or be willing to correspond on anything going forward. I did my best to understand both sides, and put my best foot forward to leave Shaben in a way that would allow them to also be a positive player in the separation, but they chose to make it as painful as possible. It is so unfortunate that the owner didn't even wish to understand why things appeared the way they were, choosing to only listen to his manager. That is fine, he will sadly enjoy these issues in the future. The positives are that we have already had a great experience with our new company and ARE PAYING 30% LESS than we were with Shaben!!!

Experiencia fantástica: I have known the owner of Shaben and Associates for over 10 years. He runs a great company with Honesty and Integrity! All of his business over 23 years has come from word of mouth and referrals. He has an AWESOME STAFF which makes Shaben and Associates the Best in the Business in my opinion! I would highly recommend their service to anyone looking for a management company. The Staff does what they say they are going to do and care more about providing solutions and the best interests of the communities they manage!!!
