Experiencia positiva: Not one to be negative but after sending several emails same day correcting my references (literally a few hours) I received no response. You could tell we were really hoping on a specific house and it was near impossible to reach anyone. Husband also didn’t receive any answer and no references were contacted. $90 later it’s a bummer outside of not getting unit (oh well it happens) this has been the least communicative company so far who seemed to enjoy avoiding. The websites nice, cute houses though listed ... as someone who’s been in the north end awhile I thought this would be the right company to help mistakenly.

Experiencia negativa: We moved out of one of their rentals may 31st, we have not received our deposit back. When asked they said they’re waiting on one more quote to get back before they give it to us. Then I mentioned it’s been 30 days (legally that is the timeframe they have) and now the check was cut the day before… doesn’t add up because the day before you told me you were still waiting on a quote. When asked on how much did we receive back and the breakdown… no repose. So I asked who else can I speak to about this, they said the guy is out until mid July. She then mentioned she will just keep forwarding my message to him, which won’t help cause he’s gone. So now we’re over 31 days, no deposit in our hands, no one to talk to about it, don’t know the amount and can’t get proof that they cut the check. Wouldn’t recommend this company.

We have an older home and needed an appliance replaced. Christy and Daniel were quick to assess the situation and within a week we had a brand new dishwasher installed!

Experiencia negativa: Fair warning: Take pictures of EVERYTHING before you rent through this company. I recently left a short term rental. The beginning was fine however when it was time to depart I did not get my deposit back within the 10 days per the contract. Additionally I was charged a $250 cleaning fee (had to pay a $150 cleaning fee already) on a mattress that was used and had stains on it previously!!! I tried talking to Justin and the owner of the rental about the situation but they have ignored my request of not charging me for something that was previously there. I felt used. If they treat service members like this, not sure how they treat everyone else. Beware and document and photograph everything!

Experiencia negativa: If you want to rent a home and actually live in it for the entire lease/contracted term, this is not the company to rent from. If you want to be lied to & kicked out, this IS the company for you. We moved into the home Feb 2022 and were given a 90 day notice to vacate the home in July 2022, because “the owner had an emergency & needed to move back” (I have this in a saved voicemail from Daniel). Unfortunately, in Next Step’s leases there is a clause that says they can terminate the lease at any time for any reason. As stressful and irritating as it was for our family with a newborn preemie baby to pack & move just 5 months after moving into the home, we did it because we thought it was an emergency for the owner. We were put in an incredibly emotional & financially stressful situation. After spending countless hours & a ton of money getting into a new rental, we left the house before our 90 days were up & left it in tip top shape for Daniel on Sept 30th. A few days later what do you know, the same house we just got kicked out of for no reason, was listed for rent 5 days later! Of course, for $400 more a month then what we were paying. Clearly, there was malicious deceit from Daniel. There was no owner emergency. The owner did not need to move back. It was all for more money. Funny part is, 3 weeks later the house is still for rent and the price listed keeps dropping. Possibly karma? Who knows! Either way, I would steer clear!

Experiencia negativa: I have read through the other reviews on here and I am sorely disappointed. If Daniel had spent as much time taking care of things when we called as he did defending himself on here, then I would give him a better review. I had a lot of problems with the lack of communication when things needed to be done. I felt as though I had to be assertive with my needs because Daniel simply did not care. At one point the AC went out and he told me to just keep the windows open because he didn’t feel it to be a necessity to fix at that time. This is just one example of many with the problems I had with his lack of communication and I know that is a very widespread agreement. If you are willing to be self sufficient and just fix things on your own with a lack of oversight then this is the place for you. Otherwise he is just money hungry and really doesn’t care about the well-being of his tenants no matter how upstanding and easy going they truly are. When you tell him you’re planning on moving out and give sufficient notice he will text you and ask you to leave sooner so he can get people in. Oh and charge you to move out…Then when you text him to say you left earlier than planned he won’t even have the slightest idea who you are. Don’t even try to get your deposit back because he will charge you for everything even though it wasn’t written on your final inspection. When you try to ask him about it, he’ll just ignore the messages and send the final notice.

Experiencia fantástica: Quite apartment complex. Lots of nearby parking and parking on site. Have loved living here and wish I didn't have to leave. Rent's very competitive with the current market. Laundry onsite is very easy to use. We typically do it late at night, so there is no one else using it. Others have been very courteous and will leave a sock if you miss one or any other small items. Mostly elderly neighbors who will say hi and ask how your doing, maybe even bring you mac and cheese or deviled eggs around the holidays. I will miss this place!

Experiencia fantástica: Since moving into my rent house in Boise, Feb 1st, 2019, I have had quick responses by Daniel Riley and his handymen to several major issues with the house. The first 3 issues happened simultaneously on move in day. There was a sewage block, the electric heating unit was not working and there was no water pressure in the kitchen and bathtub faucets. All three were dealt with that day and repaired. The sewage blockage being the worst and most extensive work to be done. The following month repairs were done on 2 nonworking fans, a major leak in the sewage pipe in the basement and replacement of 2 broken window blinds. Monday (March 26th, 2019) another major repair was done. The electric water heater quit working on Sunday and was replaced by the next day. Daniel Riley was quick to respond to my texts and his handymen were quick to come to my aid. In each of the necessary repairs, Thomas Aragon and his helper, Ryan were knowledgeable, efficient and thorough. Their work is done well and can be trusted to be done right. I appreciate Daniel and his team of repair men, Thomas and Ryan. More importantly I trust them.

Experiencia positiva: I'm currently in a rental with Daniel as the Landlord and have left multiple messages for him over the last several months about the same issue. His response in July was that the owner couldn't afford the repairs at that time. Then I met the owner by some miracle and mentioned it to him, and he told me he would ask Daniel to get it fixed. I am surmising Daniel lied to me in July because the owner had no clue there was an issue at all. Now I am counting down the months before I can move out. Don't get desperate enough to rent from this company. If this issue is miraculously fixed I will come back and update this review to allow the company a chance to make amends. UPDATE: Daniel and the owner worked together and installed a new door for both me and my duplex neighbor which was the issue mentioned above. It did take a long time to work out with a lot of cost to the power bills for heat going straight out the one pane of glass. There are still little things that prevent a full 5 star review, but for cooperation and reciprocating back communication on occasion 4 stars will do it.

Experiencia negativa: I was hopeful we could write a good review for Daniel, but unfortunately, that is not the case. Like many others, I would strongly urge caution when renting a property managed by Daniel and Next Step. We are a military family only in Boise for 3 years. We are home owners of two rental properties ourselves. We did not want to buy another “temporary” home. That being said, we signed a lease for 3 years for a home in SW Boise (we move around enough). Because we have rental properties ourselves, and because we have integrity, we care about the homes we live in. Unfortunately, just after a year of renting from Daniel, in July 2018, the AC in the rental house went out. It was the opinion of two different AC companies that the whole unit needed to be replaced. We were told by Daniel the owners did not have the money to replace the unit. We had just had a baby less than 5 months ago, and we really didn’t want to have to move, so we offered to pay for the replacement in exchange for an interest free 12 month loan to be paid back by the owners by reducing the monthly rent. We were told by Daniel they refused that offer and wanted a THIRD company to come out. This was unacceptable to us. We were forced to move out. Just over 2 weeks later we finally found a new home and were able to move our belongings out. We spent ALL DAY (over 12 hours), on a weekend, cleaning from top to bottom an unlivable home...in July with NO AC (the home owners still hadn’t replaced the AC unit). We asked for touch up paint to which Daniel said he could not supply and told us not to worry about...we would later be charged for touch up paint as stated below. We asked to be present at the walk through multiple times to which Daniel ignored these requests. The walk through happened 2 weeks after moving out. We found this out by an emailed list of “repairs needed.” This list of repairs included burnt out light bulbs that worked when we turned in the keys (we took pictures), exterior siding replacement for ROTTED siding, a master shower chip repair for a chip noted on move in inspection prior to us even living in the home, paint touch ups, replacing a brand new ceiling fan in the master bedroom because it “didn’t work” (it did), among other frivolous “repairs.” We could not believe the dishonesty. We wrote a response asking for a price breakdown as well as an opportunity to make other small repairs ourselves while disputing many of the repairs. This has not been afforded to us. In fact, Daniel has been extremely elusive and non transparent with the move out inspection details. We cannot get any answers from Daniel other than he has 30 days to return our deposit. Sadly, we thought Daniel would be a professional and honest property manager to deal with. He has not. We have had to incur thousands of dollars in unexpected moving costs because home owners couldn’t afford the necessary repairs to maintain a liveable rental property, and in the end, they nickel and dimes us at every turn, all while refusing to reimburse us for our temporary living expenses while we could not stay in the home prior to finding a new place. As landlords ourselves, we would NEVER EVER treat tenants in the horrible manner we have been treated. I would urge STRONG caution if you rent a home from Daniel. Understand he will not have your back under any circumstances.

Experiencia negativa: Beware with the company take your own photographs before leasing of inside and outside of any unit you rent from Daniel. He charged me $800 to remove 2 dead trees that were dead before i moved in. He lied about everything and never returned phone calls. It took 3 months to get my deposit back and could not provide justification for only returning $300 of my &1500 deposit when the house was in better condition than when i left in the inside AND outside. I wish i had the owner’s phone number to see if he charged the owner to remove the trees as well.

Always been able to get a hold of them regarding an issue and it's been taken care of; we had a really nice bathroom remodel done when something broke. Daniel's gotten back to us via email or phone if we tried to get a hold of him. Stinks that so many people have had bad issues or negative reviews but from my end, no issues & i'd recommend to someone.

He never responds to emails, work orders, or any problems you may have. We rented from him for almost two years and toward the end we thought we were in contract (which we never signed because he never would email it to us as we asked him many times to) come to find out we were luckily month to month. We were never told that but this gave us an out so we RAN!! Stay far away from this company!!! We have also not received an email about a returning deposit which we emailed Daniel about over a month ago. Go anywhere else!!

It was the hottest part of the year and you did say sorry for the inconvenience but it was the owner of the house who was at fault.

Experiencia negativa: The first thing upsetting to me was the hidden fees you pay every month. The next thing was the A/C unit went out June 2016 the hottest part of the year. I did not get my A/C fixed until mid July. It was very difficult to get any responses back from Daniel. He did not respond back until I said I was looking for a new place to live because we could no longer handle the living conditions. Daniel also provide the owner of the house my #. The owner contacted me to sell me his house for a value much greater then the market value. When I ask to buy at market value Daniel was upset with me and put the house up for rent at that time. I had strangers show up at my home at all hrs of the night looking to rent the house. Daniel was no help until I called the police at which time Daniel fixed the problem. I no longer felt safe in my home and we moved out. Daniel led me to believe he would refund my rent I paid if new rents could move in. I was still checking on the house when to my surprise there was someones things in the home, the doors where unlocked and Daniel was not responding to me. I was unaware the house had been rented to a new family until I yet again called the police yet Daniel expected me to maintain the yard and pay the power and gas for the new renter's.

It would have been longer, but we needed a larger place, and at the time we were looking, they didn't have anything that fit. This has been the best property management company we have worked with in Boise. Nothing is perfect, but they worked with us, responded quickly to urgent issues, and were reliably able to get non-urgent issues fixed in a timely manner. Just take care of your property, clean it well when you leave, and you will get your deposit back. We worked with Daniel quite a bit, and I would recommend him to anyone.
