Arborside Properties, Inc

Experiencia fantástica: I recently had the pleasure of staying at this lovely condo at 944 Bakewell Court in Lake Mary. The place is exactly as pictured—spacious, with three bedrooms and two bathrooms, and plenty of extra storage. The amenities are fantastic, especially the complimentary pool. The location is super convenient, being right across the street from Topgolf and close to Target and Publix. The staff is excellent and incredibly responsive, getting in touch within hours. I was able to tour the apartment and move in the very next day, as they worked with my schedule. I highly recommend this condo!

Experiencia fantástica: I have had the pleasure of doing business with this company for five years . This company is definitely a reliable and trustworthy company. They are here for their clients. Ms Adriana Leon has been the best property manager I’ve ever worked with. She’s always a phone call away and will respond at her earliest convenience. She was there for me whenever I was need during my transition. She is very sweet and understanding. She cares about her clients and wants the best . Has offered nothing but beautiful and affordable properties for my family and I we are extremely pleased with our services during our time with Arborside properties.

Experiencia fantástica: Adriana is so amazing with her tenants. She is well mannered and reasonable. She is the only kind real estate agent I have ever worked with. I truly mean this and I have met a lot of agents and none of them were as kind as she was, none of them were reasonable like she was either. 10/10

Experiencia fantástica: Great experience with the Arborside time. Total professionals and I would go no where else but work with them.

Experiencia fantástica: Extremely helpful and caring staff. Their team goes above and beyond to resolve issues during the tenancy.

Experiencia negativa: If you’re Looking for a rental company this is not it, Extremely unprofessional.

Experiencia fantástica: This first time with a property management company where I am not just a number. Mind you, I have rented with several property manager/companies previously. Unfortunately, I have always felt like a number, a dollar bill and not like a human. Adriana has been an amazing from the day I asked to view the unit and thus far several months later as a renter. Her and her team respond to things promptly and with the appropriate course of actions. I had some unforeseen circumstances that came up in my unit when I first moved in. This was unavoidable as no one would have known, therefore, it was not due to neglect. At approximately 10pm, I had an emergency leak that came from the unit above. Not sure what to do, I contact her directly. Surprised, the phone was answered immediately. She assured me that it would be done accordingly which her team jumped on the task. 1. Ensuring we (solo parent, 2 toddlers) were taken care of and 2. No further damage to unit/investment. Sadly, many "Slum lords" take the "cheap" inexpensive route - With both renter and investor in mind, she handled everything with care. I would definitely trust her with any property needs. As a renter, you are safe, not disregarded and with customer service (now, keep in mind - we need to be realistic with our expectations). As an investor, she knows her stuff - you can trust your investment is in the best hands and her services will keep renters. I know, I will come to her first when I am ready to move up in bedrooms. She is a genuine soul, clear when explaining things and follows through! Thank you, Arborside!

Experiencia fantástica: Excelente servicio. Siempre pendientes de sus clientes.

Experiencia fantástica: Great management and service. This will be my 5th year with arborside rental properties.

Experiencia fantástica: The best management company ever..everyone is kind respectful and attentive..they actually listen and try to help however they can

Experiencia fantástica: I’ve been renting from Arborside properties for 2 years now and it has been nothing but the best experience. Adriana is a pleasure and truly cares about her tenants. She’s knowledgeable and attentive. Her responsiveness to my needs as tenant is remarkable. I highly recommend Arborside properties!

Experiencia negativa: Adriana Leon who represents Arborside Properties has been the most unprofessional person I have encountered. She had sent many threatening emails regarding a water leak issue that was affecting a unit my father owns. After letting her know that a plumber was called she continued to send unprofessional emails indicating my father does not perform maintenance on his unit. With her lack of knowledge and professionalism, she failed to perform her due diligence and gather the facts. As it turns out, the water leak was stemming from the unit she manages and confirmed by a plumber. Her tenant admitted to the plumber that he turns off the water every day. This leak created damage to my father's unit. Adriana was the one responsible to resolve this issue for her unit which she failed at. She decided instead to target my dad's unit and accuse us of not responding and threatening us with insurance claims. If Adriana represents Arborside Properties, I would stay clear of using them. There are better companies that will actually do their homework and provide actual customer services. Shameful.

Experiencia negativa: They don’t take accountability for service requests nor do they help when something goes wrong

Experiencia fantástica: Great service, knowledge and pricing for investors foreign and domestic!!!

Thanks for all your time and assistance. Your the best!!. Sincerely JoAnn

Experiencia negativa: The worst place to rent from ever please save your time and money....you will regret any money spent here no care for the tenant or quality of living. Less than quality apartments and poor poor poor response on any issues Maintenance related .Maintenance is no such thing and when you wanna move out they keep your deposit with fees that are meant to keep your money please please please I beg you do not waste your time and money with these crooks of real estate

This agency has been very reliable, responsible and receptive to me as a tenant. Anytime something broke, they responded very promptly with repairs. The online maintenance request option brings quick and satisfactory results. I highly recommend arborside properties. If I ever need services in rental again, I would definitely use the again.

Experiencia fantástica: Never had a problem from this company. They are strict when it comes to the properties but very understandable they never give me any trouble when I need maintenance done on the property

Experiencia negativa: STAY AWAY of these people. They will steal your money. Mo matter how perfect you give back the property, you will NEVER get your deposit back. We left the house spitless. However, the refused to return our deposit.

Experiencia fantástica: I bought my first house with Arborside Properties. The process was quick and easy. The entire process took about 45 days from the initial consultation through the closing process.

Experiencia negativa: They steal my deposits money . I have been renting for long time this is the worst people I have done business with

Experiencia fantástica: Excellent service labor and professionalism

Experiencia fantástica: Excellent company, I always use them, Adrianita is a good person.

Experiencia fantástica: Very professional people and really good company 10/10

They're the BEST in everything, they are professional at any moment and they keep searching to find something that you will not like but LOVE. You will never be alone in the process. I recomend them!

Experiencia fantástica: I've been working with Mrs. Adriana for a long time now and it has always been a terrific experience. She is very professional and good at what she does. She's managed my properties with a lot of responsibility and we have never had any inconvenience with her. I'd recommend this company 10/10 times.

Experiencia fantástica: Excellent company to rent from Pedro Gonzalez

Experiencia fantástica: It was a great experience to purchase our home with Arborside Properties , they went above and beyond to make our dream come true. Experience, professionalism, and always a great answer to all our questions at any time we need it. I will recommend this Broker to everyone , friends and family of mine have use their services Nd they are all extremely happy with their services.

Experiencia fantástica: Ms Adriana is a caring and loving person. She is a very hard working lady who takes her job seriously.

Experiencia fantástica: My friends mom is the best realtor in the world go see her now and every body that is saying bad thing about her buisness shut up, you don’t know nothing

Experiencia negativa: DO NOT MOVE IN TO THEIR PROPERTIES!!!!! These people steal your down-payments!!! We had a down-payment of 995$ and a 400$ pet RETURNABLE deposit and when we moved out we left the house spotless and I had a cat who did not damage a thing but they kept both deposits with no good reasons. We even had photos to prove that we left left everything the way it was given to us. The only damage we had was a few spots of paint that should have maybe been 200$ at most deducted from the 995$ but they gave absolutely NOTHING back. We tried talking to the company and the owner of the house but they didn’t care and ignored us. The only thing they said is to contact the owner who lives in Venezuela but they don’t even give a way to contact just an address which doesn’t even help. We also found out that they did the same thing to the people that lived in the house before us. They are scammers who steal your money so beware.

Experiencia negativa: This property management company is extremely unprofessional. I rented from them for 2 years and when I told them I was going to buy a house they told me they would extend my lease 1 month past expiration as a courtesy to me for my excellent rental history, since I've been such a good tenant. I have that IN WRITING. Now they are trying to go back on that and charge me $1600 which is money that I do not. They are essentially trying to steal money from me because they think I'm young and I don't want them to get away with it. There are also WAY too many inconsistencies in their lease agreements. They need to be shut down.

Experiencia fantástica: My mommy is the best broker EVER I would choose my first house/apartment ever bc of the great prices and low deposit

Experiencia negativa: Lived in the apartment over 2 years and never had a problem before they took over. They try to charge me things that was not in my lease and never replaced anything that was broken. I will never rent from them again.
