Experiencia negativa: Regarding your response to my post 3 weeks earlier. This upsets me because I had to bring the many accounting errors to your attention other wise they would have not been address. Second, you didnt reimburse me. Third, subsequently, I found more accounting errors where you overcharged me ongoing, for the management free for both properties. You said you gave it back to me but you couldnt tell me when you put it in my account. Lastly, I closed my accounts with you in July you havent deposited my portion of rents, you havent released my tenants security deposits, nor have you forwarded documents to the new management company in the specified time frame. Needless to say, Im in contant with The Department of Business and Professional Relationship anf Florida Real Estate Comission to file a complaint regarding RPME misconduct. Give me my $$ !!

Experiencia negativa: My wife and I rented through RPME for two years. I'm leaving this review to warn prospective tenants about what we experienced. From the start, our concerns about the property and maintenance requests were dismissed. The plumbing at the property was questionable. Every toilet flush produced a loud gurgling sound. When reported, we were told it was "normal." It was not. It turned out there was a broken sewage pipe beneath the house... discovered only when a plumber was finally brought in much later for an unrelated repair. That broken pipe was also the root cause of a rat infestation in our home. RPME's only response was to send pest control to set traps. No investigation into the source. It wasn't until we bypassed RPME entirely and contacted the property owner directly that a professional pest control company was brought in to locate the entry points. Even then, the rats returned... and again, RPME showed no empathy or action. Our neighbor in the rear unit had it worse. He repeatedly reported water leaking behind his shower wall. RPME dragged their feet on repairs until the bathroom developed a serious mold problem. It got so bad that he was forced to move out. When it came time for my wife and me to move out, RPME were very unprofessional. They nickel-and-dimed our security deposit at every turn. Management withheld half of our security deposit for standard wear and tear and damage caused by their own handymen. We left minor spots unpainted on the walls where we filled in nail holes. But how does that add up to $800+ worth of repairs exactly? When I requested a detailed, itemized invoice of deductions from the security deposit, I was given the runaround and they consistently ignored my calls. If you are considering renting through Real Property Management Empire, please do your due diligence. The one positive experience I had was with Kelsey Sparks. She was very helpful when we first moved in and personally came to take care of repairs sometimes.

Experiencia positiva: I previously had a horrible experience with a big name property management company, so I was hesitant to enter into another contract with a company. I tried managing on my own, but it was impossible. I found Real Property Management Empire, and the experience has been a breath of fresh air! The team is great. They have a really easy system to use to track the status of the house, and the team is very responsive. They've been responsive to me and the tenants. They found me qualified renter in a couple days. They are identifying things that need to be taken care of and notifying me after making all the plans. Couldn't be happier. EDIT: After almost 6 months under the management of Real Property Management Empire, I have been very satisfied with the handling of issues that have arisen. However, a key reason for engaging a management company is get renters and have a stream of income. I have had two significant problems getting PME to send me rental payments despite the renters paying on time. My renters starting paying in April. I didn't receive my first funds until July. This was after I notified the company and followed up multiple times. I was given wrong information about when payments would be made. Once it was fixed, I thought it was a one-time thing because bugs needed to be worked out. However, it has happened again. I have followed up with the company more than 5 times to get them to send me funds. They have told me time frames I would receive them, but I still have not been paid. Their online portal provides me insight into the financials on the home, so I know the money is there. It's just a matter of getting them to send it to me. They can't manage to pay me, but they always pay themselves on time. This is not adequate service. I have given PME opportunities to improve and have let them know, in writing, that improvement is needed. However, this problem is still persisting. I hope they improve because the rest of their service is great. However, since this is a financial relationship, the timeliness of payments is a critical part of the factors to consider.

Experiencia negativa: Would not recommend managing property.This company is a den of thief. The staff are nice to deal with, but they will make you false promises and never set foot on property. The company had me put an 800 deposit to handle any issues when I first signed up and now that contract is term and tenant has moved out, no word on my deposit money being refunded and it has been over a month. Plus, the company took so long to do the final check-up on my house, so I went in and did it and spoke to Dale, who was aware and said he would reimburse me and nothing. I have sent them several emails and calls. Spoke with a lady who said that I took too long to provide receipts, which all receipts were provided to them before the company did their own assessment of property. Beware you have be warned. Unless you want to be stolen from and cheated out of you hard earn money.

Experiencia negativa: Dale and Real Property Management Empire owe me a refund for a reservation canceled by the owner. Despite several promises, I've yet to see the refund. It's been 3 weeks. If you see properties managed by this company, RUN! It seems he's keeps other people's money for himself. In response to your reply below, let's get some facts straight. My initial deposit was not paid "right away." No money has been paid to me in the nearly 3 weeks since our initial contact. I filed the credit card dispute because you would not return messages. Prior to you ignoring me, you promised the refund would be issued "tomorrow" then "next week." You went as far as instructing me to cancel my reservation, which was outside the cancelation deadline meaning I would lose all of my money; I assume you would then laugh all the way to the bank. Funny how you took the time to respond to my review but couldn't be bothered to respond to my emails. I wouldn't have had to dispute the charge with my credit card or even be writing this if you had done the right thing and issued my refund "right away."

Experiencia negativa: Extremely unprofessional. I worked with Kelsey and Dale. I drove over an hour to a property. Apparently the property was rented out earlier in the day. Never received an update or phone call or text regarding the property no longer being available. Not only does this show lack of communication between parties but a huge dissatisfaction in service. Experiencia negativa: My property has been managed by Dale and his team since last August . It was a terrible experience. I have been very disappointed in the communication and management of property. He found two tenants for my property, the first tenant broke the lease. The second tenant is nightmare, they didn’t pay any rent since they moved in, I asked Dale to evict them out, it took almost 6 months to get them evicted and my house was destroyed by this tenant. Dale would never answer my questions. He ignored my emails and calls, it’s very hard to reach him. I didn’t get paid for rent for 6 months and my house was destroyed, I have to pay eviction fee and repair my house, but Dale still got all listing fees and management fees for every month even the month I got my house back. I decided to not rent out my house anymore and stopped working with Dale. I asked Dale finalize my account and he charged me a $1100 fee that I have no idea what it is, I contacted him to explain it, but as always he ignored me. I rarely give someone a bad review, but Dale and his team were so terrible. I do not recommend his services

I only was paid on time a few times. Dale would never answer our questions. He would ignore us. We had no choice but to fire him. I rely on the rental income as supplemental retirement income. It has been a very stressful year wondering if I will ever be paid. I do not recommend his services.

He is very hospitable and made it clear that he was invested in the process. In the past I have had awful experiences with property managers, so it was relieving to have people who listened and tended to my concerns/wants.
