Experiencia negativa: I would strongly caution anyone considering buying or renting in a Lovett-managed building. My experience with The Lovett Company at 303 East 37th Street has been extremely frustrating. Residents are hit with significant additional charges with very little meaningful explanation, communication is poor, and even basic requests can require repeated follow-ups. The building itself has also had serious issues. It suffered a major fire several years ago, and more recently a pipe burst that caused severe flooding through the same line of apartments across all six floors. There is now extensive repair work as a result. Between the unexpected charges, serious building problems, poor responsiveness, and intrusive atmosphere, I have lost confidence in the current management. In my opinion, both the management company and the building’s board needs to change. I would think very carefully before buying or renting in a property managed by Lovett.

Experiencia fantástica: Our building switched over to Lovett Realty at the beginning of 2025. Lovett offers a very good online payment portal and an organized document system for both free and paid building information. The property manager for my building, Steven Greenbaum, and assistant property manager, Valery Lipari, have been with our building for decades and oversaw the transfer from an honestly awful firm to this one. Valery does a very good job reviewing apartment change requests and in balancing resident needs with the building’s physical and financial safety standards. It’s clear she takes the responsibility seriously and works to keep the process smooth and fair. I’ve also had dealings on a couple of occasions with the Camilo Ibanez, the Assistant Controller - I was extremely impressed with his expertise and patience.

Experiencia fantástica: Our property manager, John Kung, is the best. He is helpful and knowledgeable about what needs to be done for our condo. You can rely on him to tackle any situation that may occur.

Experiencia fantástica: I recently had the pleasure of interacting with Angie Avitabile at Lovett, in relation to the lease of my apartment at the building. While I regularly receive emails from Angie, keeping all residents up to speed with things happening at the building, this was a more extensive interaction involving a new tenant. I am sure there were several people involved in the process, such as Deirdre, and my sincere thanks to them as well, but Angie was my main point of contact and she handled everything so efficiently, she made the behind the scenes interactions appear seamless. I believe Angie has taken over the responsibilities previously held by Christine, who I thought would be irreplaceable, but Angie is doing an amazing job filling her shoes. Thank you, Angie, for always being there to help. You are an asset to Lovett and to the building residents and I look forward to our continued interactions in the future.

The support of their team, particularly Rich Llanos and Ian Mayglothling, has been outstanding. But I must say I reserve my highest praise for our building manager, Brian Rapaport. Brian has been incredibly responsive time after time to ANY issues that have arisen at Boulevard Apartments. He comes up with the absolute best solution to our problemsh. He also consistently picks up his phone whenever he sees a call from us- even if it’s after business hours! Brian is a real professional at his job and as an extra bonus, a genuinely decent individual and I feel very lucky to have his expertise (especially after hearing horror stories from friends about their management). They don't care about your safety, I am surprised that they are still open to be honnest. If other people want to join me I am down to do a collective action against them. You can find attached my kitchen since few months because of them.

Experiencia negativa: The worst management company you will ever deal with. Poor communication, total incompetence. Will waste loads of your time and your money. Brian Rapaport, in particular, is a bottom of the barrel property manager who has no idea what he is doing. His management of Hamilton Parc Condominiums, in Manhattan, is the worst I have ever witnessed. You will waste loads of your time trying to get him to respond in a logical way to any communication and get nothing accomplished in the end. You will end up doing his job for him.

Experiencia negativa: Unresponsive management company, dismissing health concerns related to the buildings they manage. Specifically Brian Rapport is extremely unresponsive and uncooperative to the concerns of tenants and property managers. This is one of many unprofessional examples, others including taking months to return security and carpet deposits- being unresponsive to calls and emails. Shameful place.

Experiencia negativa: This place is HORRIFIC. Radhica needs to be fired IMMEDIATELY. We have been in contract for 3 months and she is being nothing but RUDE and refusing to process our board approval letters so that’s we can move out.

Experiencia negativa: The worst management company in New York. They happily ignored emails and calls from a disabled person who wanted to purchase our apartment. This company is lucky they got away with as much as they did before we replaced them. Let this review serve as a warning to cautious renters, buyers and prospective Co op boards utilizing their service.

Experiencia negativa: Lovett/John B Lovett & Associates is extorting us by placing bogus charges on our maintenance statements, reclassifying the charge(s) as "Maintenance Arrears" for obfuscation, and demanding late fees which increase for every month we do not pay the bogus charges. If you have experienced this too, you need to, while writing concisely and in an organized way, tell the Attorney General and the FTC, that is, after Eugene Gardner & Ken Lovett fail to resolve the matter after an email -- or several emails, in my case.

Experiencia negativa: Very shady. Unprofessional. Horrible company. It's really not in my character to speak like this about anyone but they do not deserve to be in business. They seem to not understand that listening to their customers should be their most important quality and they LACK THAT. Members of the board seem to agree. They must go.

Experiencia negativa: This group is absolutely shady. They never respond to phone calls, emails, even certified letters in the mail. They also had the nerve to tell me that they don't use email but later said they received my emails but didn't check. The one time I was able to speak to someone, the man harassed and yelled over me in a condescending manner. They constantly raise prices and make ludicrous demands of property owners. This place needs to be sued for fraud or corruption. Where is all that money they demand from owners actually going?? They never help with repairs or any other service besides stealing your money.

Experiencia negativa: Absolutely horrific company. The property manager Roy would never respond and when he did he was rude and condescending as if he’s doing me a favor by doing his job. Work that needed to be done took months and was done so poorly that it needed to be repeated several times. Absolute corruption. After much pushing, our board went with another company! Good riddance! Good luck even trying to ever get a hold of someone!

Experiencia negativa: I don't know what I have to do, to get a call back from them. I don't know how many voicemails I have to leave for them to notice that I have something important that I am calling about. I just don't know. Decide wisely with this place.

Experiencia negativa: Im a property owner thats managed by this company. They are very unprofessional. Never reply to emails or phone calls. It takes forever to get repairs done. I hope the condo board fires this company soon. Property manager eddie duncan is especially unhelpfull.

Experiencia fantástica: I just saw a negative review of Lovett and had to respond. I don't know what bad experience that individual had -- it clearly made him/her angry -- but it must have been an isolated incident. I've had Lovett as a property manager for over 10 years and they've never been anything but professional and courteous with me. I also know they've been in business for about 30 years, and are successful at what they do, so that seems like a better indication of their competence and professionalism than one person's bad experience.
